Finding Your Certain Way

One of the most interesting reads I have done in the last few years is an old book by Wallace D. Wattles titled The Science of Getting Rich.

This was written in 1910, well before The Law of Attraction and other popular books about positive thinking came about.

The word “certain” has a couple of meanings. To do things a certain way means to do them in a particular or specific way. Certain also connotes a guarantee of results if we take a certain approach or path.

Wattles proposes that the ownership of money and property comes as a result of doing things in a certain way; those who do things in this certain way, whether on purpose or accidentally, get rich, while those who do not do things in this certain way, no matter how hard they work or how able they are, remain poor. It is a natural law that like causes always produce like effects, and, therefore, any man or woman who learns to do things in this certain way will infallibly get rich.

Being successful is not a matter of environment, for, if it were, all the people in certain neighborhoods would become wealthy; the people of one city would all be rich, while those of other towns would all be poor; or the inhabitants of one state would roll in wealth, while those of an adjoining state would be in poverty. But everywhere we see rich and poor living side by side, in the same environment, and often engaged in the same vocations. When two people are in the same locality and in the

same business, and one gets rich while the other remains poor, it shows that getting rich is not, primarily, a matter of environment.

Some environments may be more favorable than others, but when two people in the same business are in the same neighborhood, and one gets rich while the other fails, it indicates that getting rich is the result of doing things in a certain way. And further, the ability to do things in this certain way is not due solely to the possession of talent, for many people who have great talent remain poor, while others who have little talent get rich. A quick study of the people who have gotten rich will show that they are often average in all respects, having no greater talents and abilities than other men or women. It is evident that they do not get rich because they possess talents and abilities that others do not have but because they happen to do things in a certain way.

I believe this theory is proven out within the real estate community. In every market in the United States, between 5% and 10% of the agents produce ninety percent of the transactions and volume. This is the whole premise behind the Real Producers platform. For example, in the Mobile and Baldwin real estate market, there are 6,186 agents listed, and about 300 of them (you) carry 90% of the sales. Is this just because the top 300 work harder? I think not. All agents endeavor to follow their training and basically go through the same processes in gathering leads and listings. You all do some of the same things, but it is evident that the top 300 agents receiving and reading this magazine have found a certain way of doing things that has made you the best in the market. Sure, we all need to do the fundamental things, but the difference maker is how we do them.

Perhaps the lesson to be learned is that when we think we are doing the right things, but it is not working, consider the way we are doing things. When we figure out that certain way of doing a thing, our success is certain.

Q: WHO RECEIVES THIS MAGAZINE?

A: The top 300 agents in the Mobile Bay Area. We pulled the MLS numbers (by volume) from Jan. 1, 2021, through Dec. 31, 2021, in Mobile and Baldwin Counties. We cut the list off at number 300, and the distribution was born. For this year’s list, the minimum production level for our group is $7 million in 2021. The list will reset at the end of 2022 for next year and will continue to update annually.

Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE?

A: The process is simple. Every feature you see has first been nominated. You can nominate REALTORS®, agents, affiliates, brokers, owners, or even yourself. Office leaders can also nominate real estate agents. We will consider anyone you bring to our attention because we don’t know everyone’s story, and we need your help to learn more.

A nomination currently looks like this: Email us at robert. orso@realproducersmag.com with the subject line “Nomination: (Name of Nominee)” and explain why you are nominating the individual. Maybe the person has an amazing story that we need to tell, or perhaps someone overcame extreme obstacles, is an exceptional leader, has the best customer service, or gives back to the community in a big way. The next step is an interview with us to ensure a good fit, and then we put the wheels in motion for our writer to conduct an interview and for our photographer to schedule a photo shoot.

Better and More Balanced Life

The first impression of Tim Wallace, managing broker for the Roberts Brothers West office in Mobile, is that of an academic.

He perfectly paints the picture of a tenured business professor haunting the local halls of South Alabama, Springhill College or the University of Mobile.

From the outside looking in, it seems as if he were fated to fill the role that he currently holds, with a straight and narrow path immaculately planned and flawlessly followed for success.

Not so.

Like most trajectories in adult life, there were many twists and turns he dealt with before arriving inside the plush office surroundings found at the Roberts Brothers flagship office, where we sat to interview for his feature story.

Tim Wallace’s tale is a case study in preparation meeting opportunity, with a dash of destiny sprinkled in at key crossroads.

“I grew up in Chickasaw, went to a small private school called Chickasaw Academy and worked at my dad’s roofing company for several years. Later, he partnered with a real estate broker, and they decided to open a real estate firm in the early 1980s called Wallace and Dean,” Tim said. “Dad wanted everybody in the family to get involved with it, so my wife and I both passed the real estate licensing test.”

He went on to say that his father’s spinoff venture didn’t last exceedingly long, and so after moving away for a decade, living in Atlanta and St. Louis, due to his wife’s job promotions, the couple turned their eyes homeward once again in the early 1990s to start a family.

Upon returning to the Port City, Wallace worked a year at a local music company before diving back into real estate.

“I got my real estate license again in June of 1993, and my daughter India was born Aug. 5, 1993, so it

was a big year. I went to work for Marie McConnell real estate for about two years and then joined a group of fellow agents as a partner. We left to open a small company called Southern Homes Realty.”

Wallace confessed that there was no preplanned path early on to pick real estate as his lifetime profession. Sometimes, it felt like he was guided by fate.

“Very randomly and early on, I remember that there were many friends from divergent backgrounds who didn’t know each other, simultaneously telling me to become a REALTOR®. It was as if maybe God was telling me something,” Tim said.

From the beginning, Tim was interested in continuing education opportunities within the industry.

“When I had been in business for two years, I decided to take the broker class but never had the intention of doing anything that would require a broker’s license. It just took the place of my continuing education classes at license renewal,” he said.

Additionally, Tim had opportunities to make influential connections as both a mentee and mentor.

“There was no such thing as mentors back when I first started out, so you just observed the successful REALTORS®. However, Marie McConnell did encourage experienced agents to take a new agent and ride around with them. That person for me was Elaine Sessions, who is one of my very top agents here to this day at Roberts Brothers,” Wallace said.

“She was a successful high-producing agent, even back then. Elaine invested time with me and helped me see things that I didn’t notice before, which made me more successful.”

Tim’s empathy made him a talented teacher. He loved assuming the mantel of mentorship early on in his career. While working at Roberts Brothers in Saraland, he first fully embraced this role.

“An interesting thing that happened at the Roberts Brothers office in Saraland. We had a fledgling mentorship program. No one really wanted to take the time with the new agents because it can be time-consuming, but I loved it. Just helping them to get started. Teaching, showing a path and seeing the light come on inside. I became the mentor for any new hire in the office,” Tim said

“One of the agents that came through at that time was Teresa Williamson. We met when she was brand new. She used to sit at this desk in my role and was also the general sales manager. When Daniel Dennis accepted an opportunity in Florida, Teresa was promoted to president of our company.”

Fast forwarding through other stops in Tim’s career show stints as a qualifying broker as well as picking up extra work to supplement his

income during the economic downturn of the Great Recession. During the difficulties, Tim’s wife, Dixie, was always an anchor and source of constant support.

“My wife was a major catalyst to my success. She would just encourage me, even from the very beginning in that first year when it was so hard. She said that it was going to work and that I needed to stay with it,” he said.

Moving into the future with his role at Roberts Brothers, Tim plans to keep all current staff in place.

“We would like to grow our office and hire more experienced agents to help raise them to the next level. If you trust me enough to come and work here, we want to help you. I want our agent’s business to be better. I want them to be able to live a better and more balanced life.”

The February 2023 Real Producers Top Agent, Stan Szapiel, seems to have successfully achieved the near-impossible task of mastering two full-time jobs at once. Currently, he deftly balances dual roles as both qualifying broker and general manager for Caribe Resort.

“Holding both titles for Caribe Resort, I heavily rely on the best staff on the Gulf Coast to ensure service and cleanliness are kept at all levels. No way could I do the sales volume if the support staff was not the best of the best,” Szapiel said.

During the interview, Stan supplied formidable statistics to back his claims.

In 2021, his personal real estate sales number was $54,701,124. Last year, he totaled $34,577,124 while managing the rollout of Caribe Seaside, a new condominium development by Caribe Realty Inc. that is owned by Larry and Judy Wireman.

“Currently, we are seeking funding for 115-unit new development which will include three- and five-bedroom con dos, a lazy river, beachside pool and our most unique amenity, a rooftop pool and hot tub area that will also include a bar with light food service. This new resort will be found across from the Cotton Bayou boat launch in Orange Beach. Information can be found at our new caribe seaside web site.” Stan said.

Raised in Maryland, outside of Washington, D.C., and graduating from Bowie High School in 1979, Stan, his wife Morgen and his two sons (Alec, 29 and Sam, 25) have called Gulf Shores home for nearly twenty years. Like most transplants, the white sands and beach resort lifestyle are very much to their liking.

Looking back on Stan’s life, one can see a dossier of hard work, focused ambition and exceptional success.

In 2000 Stan left Texas and moved to Gulf Shores to take the position of general manager of The Beach Club, an 86-acre destination resort with four beachfront condominium towers, a housing development, conference center, and retail operations, which included restaurants, a member’s club and spa.

During this time, Stan joined the local area chambers of commerce and also served as an executive board member for Gulf Shores Orange Beach Tourism.

He also later joined the Baldwin County Economic Development Alliance, where he served for six years, eventually becoming chairman of the board. During this tenure, Stan was heavily involved in the very early stages of the Bay Minette mega

site project, which sold last year to Novelis for $2.5 billion, creating 1,000 new jobs.

In 2007 Stan transferred to Caribe Realty Inc. in Orange Beach, overseeing the daily operations of both Turquoise Place and Caribe Resort. As general manager of both resorts and 1000 resort residences, he headed up the vacation rental program and oversaw the homeowner associations.

As Caribe Realty Inc. position of property management was sold to a partner, Stan acquired his real estate license in 2014 and began selling real estate for Caribe Realty Inc. while maintaining his dual role as a GM. Right out of the gate, and as the country was coming out of recession, he made significant gains in real estate sales.

In 2023, Stan is still the general manager of Caribe Resort, but last year added the position of qualifying broker to his resume for Caribe Realty Inc. and is currently working with the development team to make Caribe Seaside a reality for the Alabama Gulf Coast.

To say that Wendy Butler, the February 2023 Rising Star for Real Producers, has done a lot in a short span of time is an understatement.

If Wendy’s name sounds familiar, it is perhaps due to a healthy dose of recognition received when she, along with her real estate partner Trae Corte, was lauded last year at the Downtown Mobile Alliance’s massive, standing-room-only annual banquet. Their DeTonti Place residential project was honored with DMA’s award for “Excellence in New Construction.”

Not skipping a beat, this year, she is now the brand-new co-owner of Legacy Real Estate & Development, in an evolving partnership with Corte. Their new Fairhope-based firm will manage both residential and commercial real estate deals covering the entirety of lower Alabama.

“I received my real estate broker’s license early last year and opened this company that includes a full-service concierge brokerage as well as a development component,” Butler said. “I will focus on sales and marketing, and Trae will oversee the development aspect. We are currently

working on a project similar to DeToni Place but will be located on the Eastern Shore. An industrial warehouse project in Loxley is also planned.”

To fully grasp Wendy’s rapid rise into the realm of real estate, it is necessary to rewind the clock back a bit to learn more about her success.

Born in New Orleans, Wendy moved to the Mississippi Gulf Coast at an early age due to a job change by her father. After graduating from high school, she enrolled at USA in Mobile to pursue a career in medicine.

“I graduated from the University of South Alabama with a bachelor’s degree in nursing and worked in a trauma center as an RN and flight nurse. A few years later, I went back to school at The University of Alabama at Birmingham to earn a master’s degree in nurse anesthesia. I began working as a Certified Registered Nurse Anesthetist at Thomas Hospital in 2004 and spent most of my time doing anesthesia for open heart surgeries,” Wendy said.

After flipping my second house by myself and realizing the value of having a mentor, I connected with long-time proven real estate developer, builder, and broker Trae Corte in my triathlon group. I began asking him questions every day, and he always knew the answer.

In 2014, while active as a CRNA, Wendy started focusing her attention on learning about flipping houses and starting a business. A major fan of YouTube, she started watching numerous videos by Bigger Pockets, Grant Cardone, and others. One of the biggest lessons she learned was the importance of having a mentor, so she flipped her first house in January 2015 with a friend, Fairhope interior designer and remod-

“I learned a lot on that house, especially the importance of hiring a top-level REALTOR®,” Butler said. “After flipping my second house by myself and realizing the value of having a mentor, I connected with long-time proven real estate developer, builder, and broker Trae Corte in my triathlon group. I began asking him questions every day, and he always knew the answer.”

She went on to say that they started flipping houses in midtown Mobile after developing their business relationship. After the foreclosure market started drying up, they turned their focus to new construction.

“I bought a piece of property in downtown Mobile, and together we split the property up into smaller lots, designed some houses that were reminiscent of the past but had all of the modern conveniences, and DeTonti Place was created,” Wendy said.

Wendy’s full transition into real estate is astoundingly recent. She relinquished her CRNA duties less than two years ago and has found stellar success in a short span of time.

“My transition from medicine into full-time real estate occurred during the COVID-19 pandemic,” Butler said.

“During the pandemic, operating rooms across the nation moved to emergency cases only in order to conserve supplies of ventilators, masks, gowns, and other medical equipment that were needed to take care of the COVID-19 patients. Overnight, we went from a full OR schedule to a few emergency cases. They started sending all of us home.”

She went on to say that, as a single parent, Wendy had to consider pivoting over to work that, at the time, was merely a lucrative side job. The irony is not lost on her that a medical career is usually considered one of the more stable professions.

“I never thought I would ever have a problem with a hospital job. At that time also, the real estate market really started picking up. I was able to sell more houses and was getting busier and had to decide what career to choose. You really can’t do either one of these jobs halfway but need to be fully committed to being successful in either one of them. That’s when I decided to leave the hospital and begin doing real estate full-time.”

For those wanting to follow in her footsteps, Wendy emphasized the importance of finding a good mentor

to help along the way. A big proponent of self-education, Wendy also listens to podcasts daily.

Wendy also finds time to balance a full personal life in addition to her real estate ventures.

She recently remarried Rhett Butler from the Washington D.C. area. Together they have a total of five children who are scattered across the country, except for their 15-year-old, who is currently attending Fairhope High School.

“I have a passion for marketing and love highlighting homes to show their maximum potential for buyers. We understand the importance of representing a client and working hard to get their house sold!”
