We're Motivated to Move Your Clients!

BEING THAT PERSON projection By Robert Orso

This article is not about projecting the future, but about what we project about ourselves and what our clients project to us. Do you pay close attention to what your clients and others you deal with project to you? More importantly, do you pay close attention to what you project to others about yourself? When you meet a client, do you have commission breath, or do you come across as genuinely wanting to help them meet their goals? When we project genuine concern and desire to help people, the relationship begins on a good foundation and relationship always precedes profit.

Do you want to be the kind of person that others want to be around? What we project determines whether people are drawn to us or pushed away. Not many people want to be around someone who is negative or self-absorbed. We must find a way to be positive, confident, and humble at the same time. The positive comes from the core of who we are, carrying our past victories into today, and leaving our defeats behind. The confidence comes from believing in what we are selling and that we can truly help our client improve their life. The humility comes from remembering that it is not all about us. The client comes first. Help them get what they need and want, and we will be rewarded.

person I want to develop a relationship with? Of course. Did he make me feel good about myself and what I do? Yes! Making others feel good about themselves is maybe the most important projection to develop and focus on. If they project that they are troubled or lacking confidence, find a way to lift them up. If they are misguided or confused, gently direct them to a better path. If they are arrogant and intolerable, address that with humility, calm and confidence. As I am sure you are wanting to do, I want to be that person that everyone wants to be around. Making others feel better about themselves, in a healthy and moral way, is a noble mission for life. Going to a gathering and finding the saddest person in the room to make them feel better is gratifying. Attracting others by what we project is the key to our success. I want to be that person, so do you.

A couple of days ago, I met with a top agent in Gulf Shores, who will remain anonymous. I have met with a lot of great top agents and had some pleasant meetings, but this lady was a master at projecting her positivity, confidence, and humility. Although she is a real estate rock star, she kept referring to other agents she admired. She had been through tough times and adversity but was focused on celebrating where her life is now. She exuded confidence and joy and was extremely easy to talk to and listen to. It was easy to see why she is so successful. Earlier that same day, I met with the broker of a large agency. I had a little trouble getting this meeting because he really was not interested in talking about himself in my magazine. Once I began to hear his story, his philosophy, and his care for the agents in his brokerage, I was glad the meeting was happening. He completely understood the concept and mission of Mobile Bay Real Producers and offered help and advice. Is he the kind of 12 • February 2024

Reese Rachel Romash

broker in charge By Jess Wellar Stephen Hinds, Eye Sky Video & Photo

SHOWING UP FOR SUCCESS “If I’m telling my agents to do something, I’m there with them doing it. I show up to a fault.” As the hard-charging CEO of Elite Real Estate Solutions (ERS), Rachel Romash Reese is not your typical broker-owner. With a background in personal training and a passion for fitness, Rachel’s deep dive into real estate began with an invitation to flip houses alongside her father, who exposed her to the world of real estate investment from a young age. In 2013, she took the bold step and founded ERS with a single agent, initially aiming to flip houses. Today, Rachel has grown ERS to 175 agents and is in the top 1% of real estate companies in Baldwin County by helping nearly 1,000 clients each year. Laying the Foundation Early

Growing up, Rachel’s father played a pivotal role in shaping her views on real estate. “I honestly don’t know if I would’ve ever considered real estate if it wasn’t for my dad,” Rachel explains. “He would take me to these investment conferences as a young girl, it was just me listening and hanging out with a bunch of older men taking notes and asking questions.” These early experiences instilled in her a deep appreciation for the financial opportunities within the real estate industry. Born and raised in New York, Rachel attended Stonybrook University. Armed with a degree in business management, Rachel went to work as a personal trainer and nutritionist for corporate women in the Big Apple for nearly five years. “I would go to clients’ houses at 5 or 6 in the morning and meet with them before they had to get their trains into the city,” she recalls.

14 • February 2024

But her exposure to those investment conferences and the potential for financial freedom ignited a passion that would drive her throughout her career. Her father’s nudging led Rachel to eventually obtain her license in 2004 to assist him with offers and finding properties for flips while she was still working as a personal trainer. “I’m just not made to sit in an office,” Rachel notes. “Going to those conferences really resonated with me the financial freedom I could have; I finally made the leap to full-time real estate when I moved to Alabama in 2010.”

Opening Her Own Doors

Establishing ERS in 2013 marked the beginning of Rachel’s ambitious ascent. With a focus on flipping houses, she started small with just one agent. With plenty of sweat equity, a serious commitment to follow through, and a keen understanding of the market, ERS has since blossomed into a thriving brokerage. Her hands-on approach and commitment to the success of her agents define her leadership style.

County. I will never take for granted what this county has done for me and my family.”

If I’m telling my agents to do something, I’m there with them doing it. I show up to a fault. I push myself extremely hard, even when my body says stop.

Rachel’s commitment to giving back is evident in Elite Gives Back (EGB), a charity initiative she founded in 2018. Through EGB, Rachel and her team contribute to community welfare, providing financial assistance for rent, mortgage, utilities, and even purchasing cars for families in need. On the Horizon

As Rachel approaches her forties, she envisions a shift in focus. “I have said since I was a little girl that the 40s are going to be my best years. I’m looking to slow down, take more time, and be fully present at home for my husband and kids,” she emphasizes.

“I show up,” she says simply. “If I’m telling my agents to do something, I’m there with them doing it. I show up to a fault. I push myself extremely hard, even when my body says stop,” she affirms.

While the specifics of her next steps are not entirely clear, Rachel hints at possibilities such as starting a podcast, coaching, or leveraging social media. “I know there will be a ‘next’ for me, I’m just not sure what that looks like yet,” she says frankly.

Having laid the groundwork with a robust rental portfolio for retirement and paying off rental properties, Rachel now values the freedom to enjoy the fruits of her labor. She notes her definition of success extends beyond personal achievements to helping clients achieve the American dream of homeownership. As both an active Realtor and broker, Rachel finds fulfillment in facilitating this significant life milestone for her clients.

As Rachel contemplates letting off the gas pedal to pursue other endeavors, however, her commitment to ensuring her agents’ happiness and giving back to her community remains paramount. “One thing is certain: I’ve put in the work, the sweat, and the hours to build up ERS to where it is now; and I don’t need to fill up every second of the day in my calendar anymore,” she concludes with a smile. For questions or comments about this article, contact Rachel at (251) 545-5215 or rachelrealty11@yahoo.com

Rachel’s advice to rising stars in the industry centers on balance and staying grounded, something she constantly strives for herself.

devoted wife and mother. Her and her husband, John, enjoy spending time with their blended family of four sons: Jacob, (17), Brycen, (13), Jayden, (7), and Bentley, (6).

“Never lose sight of going back to the basics,” she cautions. “A balanced life is key; when you go from a new agent to a seasoned agent, you lose sight of balance, which in return creates burnout.”

“And since I’m surrounded by men at home, my dog is a sweet Shih Tzu named Lacee,” Rachel smiles. “And Lacee is absolutely obsessed with me — she’s like my shadow!”

“Showing up is the key to everything. There is no direct path, but you’ll find your groove, and tomorrow is a new day,” she adds. “And remember, sometimes you have to say no now for a better yes down the road.”

Travel is a shared family passion, with Rachel’s brood exploring all 50 states and enjoying adventures abroad together as well. “I’m also really big on paying it forward,” Rachel points out. “Being a single mom in the beginning of my Alabama journey, I always knew I wanted to give back. I will always say I’m indebted to Baldwin

Pleasure was born at USA Hospital but her family moved to Austin, Texas to be closer to relatives when she was young. While growing up, she illustrated her bold spirit early by pursuing her passion for dance. “I admired my high school dance team, the Cadets, watching them perform at pep rallies and ballgames and wanted to be a part of that. I made it, loved it and was among only three African-American girls chosen for a team of twenty.” Pleasure said. Moving back to Mobile in 1991, Nikita finished her senior year at Blount High School while also performing as a majorette. Afterwards she embarked on a retail career and found success in sales management, working at shops in both Bel Air and Springdale Malls. During this time, she also embraced the role of motherhood welcoming her daughter K’ Lynn in 1995. In 2005, Nikita went to work for a company which (at that time) she felt would be the pinnacle of her career; Comcast. “I was hired and excitedly thought that life didn’t get any better than this.” she said. One year later, life did. In early 2006 a random trip to her nail salon altered Nikita’s trajectory towards her true calling. “Foxy Nails was busy that day so I picked up a magazine while waiting, coming across this article about a successful real estate agent from Atlanta. She looked like me and it resonated.” Pleasure said. “She was an African American female, very successful, and her story stayed with me. It was very inspiring

and I wanted that life. What was it like? It seemed to involve working with people and sales. I was very good at that.” she continued. Determined, Nikita enrolled into the Academy of Real Estate at Roberts Brothers in 2006. With no background in the business, the courses proved challenging but she eventually passed and earned her real estate license on her birthday. She soon joined Exit Realty Lyon. Pleasure worked part-time in real estate for years while employed at Comcast, rising to the top of Exit’s rankings while also juggling responsibilities as a single mother. “I would show houses before going to work in the morning, on my lunch break and after work in the evenings. It was sometimes exhausting, but I had to make things happen.” she said. During this period, Nikita had been renting and desired a home for her daughter to grow up in. “I had helped so many other people purchasing a home and so started the process of getting my own. It was a

journey to get where I needed to be, but I was determined to make it happen.” Pleasure said. “I moved in with my sister to save money. It took two years and was a struggle, but I made it. This has become a passion for me as well as my assignment” she added.

I DON’T PROCLAIM TO BE THE BEST REALTOR OR TO KNOW EVERYTHING, BUT MY HEART IS PERFECT TOWARDS PLEASING GOD AND DOING WHAT HE HAS CALLED ME TO DO. THAT MISSION IS TO SERVE OTHERS.

Nikita’s Christian faith is a big part of her life. Since pursuing a career in real estate, her steps have felt ordered by a higher power. Faith has fortified her resolve to push into the unknown many times. On other occasions, she’s felt a divine hand pull her along the way. One nudge into next level success occurred in 2017. “In 2017, my life took a turn. I lost my job at Comcast in a mass layoff, leaving me with no security. I had bills to pay, a mortgage, car payments, and a daughter in college. Fear consumed me. Frustration pushed me to call a friend, who advised me that energy I was putting into someone else’s business could be channeled onto my own to succeed.” Nikita said. “After praying about it, I felt peace. God ordered my steps again, creating

Additionally, her innovative initiative in 2019 - a complimentary moving truck concept for clients with wrap around partner vendor advertising - was wildly successful. “When they close with me, they can use the truck for free. God gave me the idea” Nikita said Transitioning to IXL Real Estate in 2020 marked another milestone in her flourishing career. Nikita’s numbers have consistently placed her among the top tier of realtors across the region, and among the top 1% over the past two years.

Despite her outstanding achievements in real estate, Nikita’s focus has never been on money, but steadfastly serving her clients and establishing a lasting family legacy. This heritage now includes two grandchildren, Kholten and Kynsley.

circumstances within my life that provided me with the ability to work fulltime. My goal was to make $88,000 in the first year to survive.” she added. Pleasure accomplished that goal, surpassed it the following year and to this day has never looked back. Her tag line is “Experience Real Estate with Pleasure”. Another move she attributes to divine power was the implementation of an ambitious advertising 24 • February 2024

campaign soon after transitioning full-time into her career. “My pastor’s wife, the first lady, approached me during a church service one night and said, ‘God told me to tell you to do this. Use billboards.’ From there, we worked on it, set goals, and made it happen. It was quite costly, but God’s blessings prevailed. Eventually we erected four billboards in Mobile County, and my business skyrocketed.” Pleasure said.

With sights set on 2024 and beyond, Pleasure’s future goals include obtaining an associate broker’s license as well as rolling out a new business venture to compliment her remarkable journey in real estate. “Whatever I do, it is pursued to the best of my ability. I don’t proclaim to be the best realtor or to know everything, but my heart is perfect towards pleasing God and doing what he has called me to do. That mission is to serve others.” Nikita concluded. Seth

Williams

A SERVICE MINDSET Mobile Bay Real Producers February Spotlight Vendor Seth Williams, owner of Spanish Fort based Pelican Roofing, was born and raised in Bay Minette and is a homegrown product of Baldwin County. “I played safety on the football team, lettering my junior and senior years, and ran track. I was also a good student.” Williams said. Seth also worked every break, learning the ropes early while navigating black rooftops in the whitehot Alabama summer heat. “When off from high school, I worked for a family friend’s roofing company and got a good grunt level view of what was involved.” Williams said. After graduation, Seth joined the United States Marine Corps. “I’ve always been patriotic and had a service mindset. I went through basic at Parris Island, and served four years.” Williams said.

After the military, Williams promptly struck out on his own, moving cross-country to Las Vegas. Seth showed his first inclinations towards entrepreneurship by opening an auto detailing shop. After running a successful operation for several years, Seth decided to move

back home after witnessing the events of 9/11 while living in Nevada. “My first thoughts after moving back to Daphne were to be closer to family then to rejoin the military and go fight overseas. That didn’t turn out the way I expected, however, with my ACL injury. I’ve also got two little brothers, my mom and grandmother all living there.” Williams said. Seth soon started a small construction company after relocating, which remained in operation for three years before deciding to join the Mobile Fire Department. “I kind of missed the sense of duty I was able to fulfill with the Marine Corps, as well as the fact that the fire department works 24 hours on and 48 hours off. It gave me time to make more money working on the side as an entrepreneur.” Williams said. “The city also offered a pay incentive to pick up a paramedic license because they were needed and they would rather hire from inside the department. I had the GI Bill and so I used it to get my license.” he added. On his off days from the fire department, Seth went to work for a local, well-established roofing company called W.C. Gafford Roofing to earn extra money. “They already had been around for 40 years and were a wealth of knowledge. We ran a crew of thirteen and the owner, Mr. Gafford, eventually became like a second Dad. He taught me how to run the management side of things. “ Seth said.

said that he would support me in any way and throughout my years working with him, I had built up a great network of real estate agent, mortgage brokers, insurance brokers and others.” he said.

In 2013, a family challenge presented itself that put Williams along the path that he follows today.

Fortunately, his roofing work had grown to the point where he could leave the fire department and remain financially stable and his wife Brittany could carry the family insurance after successfully completing her PhD from the University of South Alabama College of Medicine and Mitchell Cancer Institute.

Thus in 2018, Pelican Roofing was born, and the title felt apropos to lower Alabama culture. “I thought it was catchy. Baldwin and Mobile Counties are located on the gulf coast, we have a lot of indigenous pelicans that are representative of our area and it, in my opinion, is fitting.” Williams said.

their stride, Pelican Roofing was successful virtually from inception due to Seth’s established network. Sales volume doubled his second year, and doubled yet again moving into year three. “My struggle was getting out of the mindset of trying to handle everything myself. I needed to be able to trust a team and put a better infrastructure together. It helped that I brought over my crew from the other company and added administrative and supervisory personnel. I also did not have a ‘Plan B’ with employees and payroll to meet from the start.” Seth said. realproducersmag.com

Accolades followed excellence. Pelican Roofing has been recognized as one of the highest volume fortified roofing builders in the state for three years running, and his Google customer reviews have been nothing short of stellar since opening. “We are organized to be effective with our communication, getting high quality work completed quickly. reviews have said that we are one of the most honest contractors that they’ve ever worked with, which is high praise. I want to be around for a long time.” Williams said. Moving onto 2025 and beyond, Seth wants to build a new office in Spanish Fort, expand into doing more commercial work (currently 20% of his business) and add more quality employees.

For those inspired by his story to venture out on their own, Seth offered a simple suggestion “Surround yourself with great people. Don’t try to do it all yourself. Even if you got to sift through some people, find those to put in place inside your organization to make everyone successful.” Williams concluded. Work Ethic Wins

EMERSON

Whether you’re talking about a career in sports, music or business, there’s no replacement for the undeniable drive to keep moving forward toward goals. The same definitely holds true for a career in real estate. One of those who exemplifies that is “Captain” Joe Emerson. As a newly licensed Associate Broker with EXIT Realty Gulf Shores, Joe is proof positive that a strong work ethic wins when it comes to serving his clients and helping them achieve their dreams.

rising star By Dave Danielson Photos by Stephen Hinds, Eye Sky Video & Photo

“I have found that the real estate industry gives me a feeling of professional fulfillment. The business has helped me to develop many new friendships along the way, too. I get to know my clients, apply my efforts to assist with their real estate goals and when we achieve those goals together, it’s a great feeling,” Joe says.

That kind of active, engaged approach has been part of Joe’s DNA for a long time. Before getting into real estate, he was used to working long 10- and 12-hour days on the beaches and boats of Gulf Shores and Orange Beach.

Surprisingly, real estate was never on the radar for Joe. He worked in the maritime and tourism industry along the Alabama coast for nearly 15 years. But eventually, Joe decided it was time for him to find something less seasonal that offered more room for advancement.

“Shifting into a career in real estate was an opportunity to grow professionally and apply myself to a

Originally Joe had his sights set on upgrading his captain’s license and working overseas when a new direction was needed. “After upgrading my licenses, I was hired by an international offshore transportation company,” he recalls. “I was so excited to start on a new path when, out of nowhere, a medical

that takes on a number of community advocacy projects for the peninsula he calls home.

I ALWAYS TRY TO SHOOT STRAIGHT WITH PEOPLE. I WILL ALSO MOVE HEAVEN AND EARTH TO HELP OTHERS ACHIEVE THEIR GOALS.

As he reflects on his career, Joe offers helpful advice for others thinking about starting their own career in the business. “It’s all about cultivating relationships and working to make your name synonymous with real estate. After that, make sure that you are putting in the work and effort. This isn’t the kind of business where you can wait for it to come to you. Don’t cheat yourself, you have to go out and get it.” issue stopped me in my tracks. I was quite lost and not sure what I would do next when my mom encouraged me to consider taking the Alabama real estate exam.” In 2015, his mother, Kathryn Emerson, earned a license and started her career at EXIT Realty Gulf Shores. “My Grandfather and his brothers were all very involved in the local real estate market back in the 1960s, so I took her advice and jumped into the ‘family business.’ She then encouraged me to join the team here at EXIT Gulf Shores, and looking back, it was probably one of the best decisions I’ve ever made,” he says with a smile. Those words definitely make sense. Ever since he joined the team, Joe has been among the top producers at the brokerage. Opening New Doors

The process of opening new doors and helping people achieve their dreams has also opened plenty of new doors for Joe. 36 • February 2024

“I’m learning more and more about the community I grew up in. I’m also getting to develop strong relationships with clients and industry friends; I really enjoy that,” Joe says. “The more I interact with different folks, the more I realize we’re all striving for a lot of the same things. We’re all alike.”

Those who have the chance to work with Joe and call him a friend and appreciate his honesty and fair dealings.

Away from work, Joe likes to stay on the move pursuing his favorite pastimes, including getting out on the water. “Saltwater has always been in my blood,” he emphasizes. “I enjoy offshore fishing and taking surf trips when I get the chance. I also love having access to the Gulf and being able to renew my energies with a trip to the beach.” Giving Back

Joe is also actively engaged in helping the local community. It’s not uncommon to see him coordinating environmental cleanup efforts in Fort Morgan and organizing community fundraisers. Additionally, he is President of the Fort Morgan Civic Association, a group

“I always try to shoot straight with people,” he emphasizes. “I will also move heaven and earth to help others achieve their goals.” Congratulations to Joe Emerson for the real impact he has on the lives of residents in the region. As he demonstrates, when it comes to achieving great things in life and business, work ethic wins. ABOUT THIS MAGAZINE

Welcome to Real Producers! Some of you may be wondering what this publication is all about, which is why we have created this FAQ page. Here, we will answer the most commonly asked questions from around the country regarding our program. My door is always open to discuss anything regarding this community — this publication is 100% designed to be your voice!

Casey Roberts

Real Estate Specialist

Q: WHO RECEIVES THIS MAGAZINE? A: The top 300 agents in the Mobile Bay Area. We

pulled the MLS numbers (by volume) from Jan. 1, 2021, through Dec. 31, 2021, in Mobile and Baldwin Counties. We cut the list off at number 300, and the distribution was born. For this year’s list, the minimum production level for our group is $7 million in 2021. The list will reset at the end of 2022 for next year and will continue to update annually. Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE? A: The process is simple. Every feature you see has

first been nominated. You can nominate REALTORS®, agents, affiliates, brokers, owners, or even yourself. Office leaders can also nominate real estate agents. We will consider anyone you bring to our attention because we don’t know everyone’s story, and we need your help to learn more. A nomination currently looks like this: Email us at robert.orso@realproducersmag.com with the subject line “Nomination: (Name of Nominee)” and explain why you are nominating the individual. Maybe the person has an amazing story that we need to tell, or perhaps someone overcame extreme obstacles, is an exceptional leader, has the best customer service, or gives back to the community in a big way. The next step is an interview with us to ensure a good fit, and then we put the wheels in motion for our writer to conduct an interview and for our photographer to schedule a photo shoot.

Q: WHAT IS THE COST TO FEATURE A REALTOR®, AGENT, OR TEAM ? A: Zero, zilch, zippo, nada, nil. The feature

costs nothing, my friends, so nominate away! We are not a pay-to-play model. We share real stories of Real Producers.

Q: WHO ARE THE PREFERRED PARTNERS? A: Anyone listed as a preferred partner in the

front of the magazine is a part of this community and will have an ad in every issue of the magazine, attend our quarterly events, and be a part of our online community. We don’t just find these businesses off the street, nor do we work with all businesses that approach us. One or many of you have recommended every preferred partner you see in this publication. We won’t even meet with a business that you have not vetted and stamped for approval, in a sense. Our goal is to create a powerhouse network for the REALTORS® and agents in the area and for the best affiliates so we can grow stronger together.
