Judy Niemeyer loves selling real estate. The co-founder of Ashurst Niemeyer Real Estate, grandmother of eight and great-grandmother of five could have retired from selling years ago, but she can’t imagine a life without the excitement and satisfaction of her work as an agent. “I keep selling because I love it,” she says. “It’s been my life. I love meeting people, I enjoy solving their puzzles. It keeps my mind active. Yes, I could retire, but I don’t plan to.”

In 2020, Judy closed over 53 transactions worth over $28 million. Forty years later Judy is originally from Montgomery, but started her career as an elementary school teacher in Birmingham. She moved to the Eastern Shore from Birmingham in the 70s and wanted something she could do parttime while raising her two children, who are now in their 40s.

“I got into real estate because I thought I could do it part-time, and of course, that’s not true,” she says. “It did, however, give me flexibility to be able to attend their different sporting events and to be a room mom.”

40 Years of Professionalism

The industry and the area has changed immensely since Judy became an agent over 40 years ago. “Back then, an agent who sold a million dollars in a year was a big thing,” she says. “Today, that might be one house. It’s also amazing how many new agents are out there today and how the industry has continued to grow.”

professionalism. She says keeping regular office hours in a world where many agents work virtually has kept her focused. “I think I would find too many things to do at home other than focusing on my business, so I spend all my business hours at the office or with clients,” she says. “Having a designated workspace is so important.” In addition to her structured office time, Judy credits her assistant, Angie Hawes, with keeping her on track.

She’s seen the market rise and fall and has experienced just about every situation possible for an agent. “I’ve been through so many different cycles in real estate,” she says. “And what I’ve determined is real estate is one of the greatest industries out there for our economy. We always come out of it—people will always need to buy and sell real estate.” While her career began in the Mobile market, most of Judy’s time as an agent has been spent on the Eastern Shore, which has transformed from a few sleepy rural towns along a country road to one of the fastest-growing areas in the country. She remembers a time before Timber Creek or Rock Creek existed—when there was only one gas station right as you got off the Causeway and when restaurants were few and far between. “We had very little inventory on the Eastern Shore then,” she said. “When I first began, Lake Forest was the best new home market. It was the place to be, the latest and greatest. Down in Fairhope, everything closed on Thursday afternoons.” 16 • January 2021

Advice for new agents Judy is a successful agent, but she’s also a broker and the co-founder of one of the most successful brokerages on the Eastern Shore. Part of her work at the brokerage is interviewing new agents. She advises anyone looking to begin a new real estate career to have a savings account with at least three months of expenses.

Despite all the changes, Judy says the Eastern Shore has maintained its beauty and charm.

“You’ve got to be prepared—everyone thinks they are going to be making sales immediately, but it’s not as easy as it sounds,” she says. “And once you do get your first sale, it generally takes 45 days to close a transaction.”

“It’s still a neat little area,” she says. “It makes my job so wonderful. I’ve got a beautiful place to show people.” Professionalism Judy’s stellar online reviews have an obvious theme: professionalism. She exudes it in her knowledge and even the way she speaks, choosing each word deliberately and allowing for pauses to give the other person a chance to respond. “For me, professionalism is all about respect,” she says. “I have utter respect for the people I’m dealing with, and I think that causes people to respect me as well. I treat each client like they are No. 1 and am constantly focused on their needs, listening with great ears

Finding the right brokerage is essential for new agents. “You’ve got to find a good fit for you and your personality and values,” she says. “Our company is very family-oriented, and we are all very close to each other. You need to find your niche and make sure you have common interests with people, but also make sure you’re getting good training from the brokerage and ask what kind of inside support they provide.”

He is a veteran of the United States Marine Corps, where he served for eight years. And he also worked for several years in the mortgage business before moving forward and starting Mission 1st Mortgage, Inc. “Through my prior work, I saw the good and bad. In the process, I saw that the experience many customers received wasn’t fantastic in a lot of cases,” Bryan remembers. “I just felt, that at a company level, there just wasn’t that strong emphasis on providing that strong customer service experience.” One element Mission 1st Mortgage, Inc. has focused on is VA loans. “We did very well with that, and it’s something that has continued to be a point of emphasis for us,” Bryan explains. “We take pride in being well-versed in the VA process to make it easy for both the REALTOR® and the client.”

CREATING STRONG BONDS As Bryan says, the bond with real estate partners is a central part of success. “It’s all about relationships in this business,” he says. “When we do our part and keep those relationships strong with clients, we know we’re also supporting our real estate partners.” Education is part of the drive for Bryan in what he and his team do each day.

“We know that buying a home and going through the mortgage process can be super stressful for some people, with the amount of money and the timeframe involved, and the fact that, often, they have no concept of what’s going on. That all adds to that feeling of anxiety,” Bryan says. “Our goal is to take that anxiety away and to answer questions along the way. Our goal is to help clients be at ease and calm.”

It’s about delivering a benefit that lasts long beyond the deal. “We want to help clients by turning them into confident consumers. We want them to know they can come back to us as a resource after the fact too,” Bryan emphasizes. “We’re in the process with them and we understand their fears. We’re here to do whatever we can to make sure it’s not as overwhelming for them as they thought it would be.” TANGIBLE BENEFITS Mission 1st Mortgage, Inc. is a mortgage broker. We understand what’s going on and constantly working together, even when we’re not working.” In their free time, Bryan and his family enjoy being outside, kayaking, exploring nature and visiting local points of interest. They also look forward to time spent visiting family. Bryan also has a passion for cooking. STRENGTHENING THE COMMUNITY Giving back is central to Bryan’s world, too. He participates with

the Marine Corps League and the American Legion, and has served at every level of local leadership over the past 14 years. He also serves as Chair for a local 22-kilometer suicide awareness hike. “It’s a peer-to-peer networking event for veterans where they are paired up with someone who will be there for them whenever they’re having those tough times,” Bryan explains. As Bryan considers the difference he and his team are proud to deliver to clients, one paramount characteristic comes to mind first. “Honesty is at the heart of how we serve,” he says. “We’re available to talk with them and we put things in easy-to-understand terms. We tell them exactly what we can do for them

upfront, and we don’t backtrack that later on.” In the process, they provide a level of service that is made to last — seeing clients through on the path that they’re on. “We don’t just deny people and send them on their way. We find a way and a timeframe to get them qualified,” Bryan says. “We always make sure they know what it takes to get on the path to get a home and you can call us at any time to ask us questions. You don’t have to pay us. Just give us a call and ask us questions. He encourages me to get out there,” she says. “And the brokerage has been a big help with all of the support that they provide.” TREASURED MOMENTS Away from work, Susan treasures family time with Pierce, and their daughter, Elizabeth Kate. “Elizabeth loves real estate, too. I feel like maybe she will be my helper someday,” Susan smiles. In their free time, Susan, Pierce and Elizabeth have fun making family memories.

“After I graduated from high school in 2004, I worked at Meyer Real Estate in the vacation rental department,” she says. That’s where Susan met her future husband, Pierce. “Pierce was in sales there at the time,” she remembers. “It wasn’t long before he decided to open his own construction company. I ventured off with him.” OPPORTUNITY KNOCKS While she had earned her real estate license in 2006, a new opportunity came a couple years ago. As Susan says, “Two years ago, Pierce’s construction business really started to take off, and so we felt it was a good time for me to take the lead in real estate at that time.” Susan calls her transition into full-time real estate exciting and challenging.

“I love getting to know our clients … building relationships with everyone we work with, and hearing about their families and stories. I really like becoming part of that and helping them reach their goals,” she explains.

According to the Real Estate Staging Association (RESA): homes that are staged sell 60-70% faster than an un-staged home and typically bring in 16-17% more revenue on the final sale price of the home!

STAG I N G In many cases, people assume that staging is all or nothing, but that is not the case. There are lots of different ways you can work with a home stager to properly prepare a home for sale. Home staging is about so much more than cleaning and decluttering a house, it is about bringing to life that magic that lays dormant in a home. It is about evoking an emotion from your buyer that says, “I can see myself living here.” All of that is done by creating the most beautiful scene possible in each room, one that represents the way life would be lived in that space. You may be asking, “How does home staging work?” Here are several different services that a home stager offers and how it can benefit you and your homeowner. A home staging consultation is when you hire a stager to enter the home for a short period of time to access the space and determine what needs to be completed. The stager will either tell you or write out their findings and usually put a proposal together for work. You can also do this with an online e-staging consultation by providing the stager with photos of the property. The stager may have a service where you can hire them for a few hours to make it more appealing in photos or you can hire them to do a specific project. An owner-occupied staging is when the stager will rearrange and remove items, accessorize, and 32 • January 2021

sometimes complete small repairs. The stager will usually use what is already in the home but may also bring in key accessories to update the look. Many times, the seller will have homework to complete, like cleaning, packing, or organizing items prior to the staging day. A vacant stage is when the stager will install furniture and accessories to dress up an empty space, so it is show-ready. Stagers may also offer organizing or even design services that you can take advantage of. Now, I believe that every home needs home staging. Sellers may just need some advice or an action plan to follow while others may need the stagers to complete the work. The seller can be as involved as they want, depending on the needs and budget. Here is what happens when you team up with a home stager. Know what you are talking about: You know what staging can do for each one of your listings. Many agents only call upon stagers when the home is vacant or does not have a good layout, but the truth is every

Beat out Competition: By listing home staging in your listing presentation, you are staying one step ahead of your competition. Did you know that only 34% of seller agents stage all homes according to NAOR? So be unique and add value to your client’s experience by offering home staging. Avoid Awkward Conversations: Avoid having those dreaded conversations with clients about how ugly the home looks. Offering them advice from a third party like a staging expert and giving them free resources to learn more about the process is an easy way to get out of looking like the bad guy. Attract more Buyers: We all know that 90% of buyers start their home search online and you will need some amazing photos to get them to the door. Staging properties make your listings shine.
