What does it mean to have character? What is character? From Wikipedia, “Moral character or character is an evaluation of an individual’s stable moral qualities. The concept of character can imply a variety of attributes including the existence or lack of virtues such as empathy, courage, fortitude, honesty, and loyalty, or of good behaviors or habits.”
is actually a good answer, but character goes much deeper. In my research on this subject, I found some traits that I believe sum it up very well. Good character traits are:
Everyone possesses and projects a character, either good or bad. Ours is derived from the values, and principles we believe in and live by. The “live by” part is the most important because we sometimes believe in values and principles that we do not consistently follow in the way we treat ourselves and others.

If we were to ask anyone on the street, “What does it mean to have a good character?,” they would say something like, it means that you are honest, dependable and treat others fairly and kindly. That

Melanie Susman has energy—a lot of it. For most of her adult life, she channeled that energy into raising three children, volunteering with schools and organizations, purchasing and managing rental properties, and spending time with family and friends. After her children left home, Melanie redirected her energy toward the pursuit of a lifelong interest in selling real estate. Last year, she closed 52 transactions resulting in over $17 million in sales volume. The makings of a great agent
Melanie’s father owned a sporting goods store during her early childhood. When she was 10 years old, he became a real estate broker and started his own real estate company. By the time Melanie was in high school, her father had begun building houses. She spent a lot of time with him and paid attention to what he was doing. By watching her father, Melanie learned at a young age how to serve customers, solve problems and manage a business. She was keenly aware of his work and wanted to be part of it, especially his real estate and building business. “Most teenagers aren’t interested in that kind of thing, but I always wanted to see the houses my dad was selling and building,” Melanie says. “I was fascinated with every aspect of the business. Real estate just got into my blood through my dad, I guess.” Melanie had hopes of one day working with her father, but that never happened—he passed away in 1977 a few weeks after Melanie’s first child was born.
In May 2008, without telling any of her family, Melanie quietly passed the real estate exam. She joined Roberts Brothers in October 2008. “After passing the test, I told my family I was getting my license mostly for our personal use,” she said. “I wasn’t sure how it was going to go. But by November, I had my first couple of listings, and I have been a top agent ever since. I jumped in and never turned back.” When Melanie started her real estate career, she had one grandchild. Now there are eight. “Somehow, I have managed to stay involved with everyone,” she says. “It’s been amazing to see my career grow alongside my grandkids.” Real estate suits Melanie, but she does not pretend it is an easy job. She cautions new agents against believing a career in real estate can be successful while treating it like a side business or a part-time job.

Melanie is married to Billy Susman, who recently retired from the retail jewelry business he owned for over 40 years. Early in their marriage, the Susmans began buying rental properties, and Melanie developed a knack for finding just the right houses.

“I researched and identified properties, drove around and previewed them, and scheduled appointments to look inside any that were of interest. It was always an easy transaction for the agent who wrote the offer—I did most of the work. I was surprised that few agents followed up to see if we were ready to buy another house. It was a missed opportunity on their part. I learned from those experiences, and when I started my career in real estate, I understood the importance of following up.” “I jumped in and never turned back”
Around the time Melanie’s youngest child was finishing college, she decided it was finally time to get her real estate license. “I had been finding properties for friends and family for years, but of course, I was not compensated because I wasn’t a REALTOR®,” she says. “It was kind of like a hobby. I woke up one day in early 2008 and thought, ‘How much longer am I going to wait to do this?’”

“Once it gets busy, you stay busy. I don’t sleep a lot,” she says. “My phone is always in my hand, and I’m always doing something. There are marathon days of showing houses to out of town clients, listing appointments with potential sellers, hiccups to work out with contracts, inspections, repairs, photography, appraisal issues, and lots of paperwork, emails and phone calls. It goes on and on. Real estate is absolutely a full-time job.” A connector, not a salesperson
Melanie loves the fast pace and excitement of real estate, but she also loves the relational aspect of her career. She says successful real estate agents are not salespeople, but serve to connect all the dots for their customers to ensure a smooth transition. “It is so rewarding,” she says. “I love people, and I love the business. I treat everyone like they are my family. I try to help every buyer and seller make wise decisions and choices.”

Melanie says many of her clients become close friends. Something Melanie offers all her clients is a wealth of knowledge of almost every community in Mobile and Baldwin counties. As a lifelong resident of the Mobile Bay area, she knows just about all
there is to know about south Alabama. In addition to helping people find their dream homes, Melanie serves as a resource as well. “I can be a resource for almost everything,” she says. “People I sold a house to 10 years ago might call and ask for a referral for someone to glaze their windows. I set up appointments for school tours, help clients find sports programs for their children, help with club memberships, recommend remodelers—whatever it is they’re needing, I usually have a connection.” In return, her clients recommend her to their friends and family. “Almost every buyer or seller is a repeat client or a referral from someone I have done business with,” she says. “I work with young people to older people and everyone in between. I work with lots of buyers who are relocating to Mobile and Baldwin counties, and I work with buyers and sellers at any price range. I never want to be thought of as someone who only sells luxury homes or only sells Springhill.” 12 • October 2020

The next generation
Just as real estate got in Melanie’s blood, it’s been passed down to a third generation in her family. All three of Billy and Melanie’s children invest in rental properties. Her son-inlaw, Nathan Handmacher, is a commercial real estate broker, and her daughter, Jill Susman Lyon, is a licensed REALTOR® with Roberts Brothers. Jill and Melanie work side-by-side in the same office and sometimes work together as co-listing agents and co-buying agents. “It is gratifying to watch Jill follow in my footsteps with the same dedication and passion I have for the business,” Melanie says. realproducersmag.com

year, I realized how much I missed where I came from and I knew I wanted to come back.” So she came back to Alabama and transferred her college credits to Auburn, where she earned her degree in Elementary Education. When she graduated, Jill immediately started teaching in Mobile, enrolled at the University of South Alabama, and went about the work of earning her master’s degree in Elementary Education. “I taught for five years until I had my first daughter, and then I had my second daughter. I stayed home with them for 10 years,” Jill recalls.

As Jill’s first marriage ended, she had a pivotal conversation with her mother, Melanie Susman, a very successful local REALTOR® in her own right. “My mother had some turnover, and she asked if I would be interested in coming and working with her,” she remembers. “I jumped on the opportunity, and trained with her assistant.”
Each day, Jill poured herself into learning the business. “I still never thought I would go into real estate sales,” she says. “But I was learning about the industry behind the scenes as my mother’s assistant.” In the process, Jill had a change of heart. “After a month, I knew without a doubt that I wanted to start in real estate,” she smiles. “During my behind-the-scenes work, it was a great foundation for me to learn about the contracts and paperwork, getting to know other agents and setting up appointments. I studied to get my license and jumped in.” Jill had started as an assistant in March 2017. By July, she had earned her license. Terrific Transition
As she made her transition, Jill was pleasantly surprised that it went better than she had expected. Her background in education had served her very well. Mobile Bay Real Producers • 17

In her free time, Jill enjoys exercising, cooking and meal planning and she just completed a lengthy home renovation. Part of her why is re-energized each day. “Some children have no idea what their parents do for a living. For me, it’s important and special for me that my kids know what I do. They’re excited to know which houses I’m working with and they love to help put up signs. It’s really cool that real estate allows that, so they can somewhat be involved in the experience,” she emphasizes. “They know what my goals are every year, and they know what I’m working for. They cheer me on along the way. It’s almost like a family business, and I hope the whole experience is teaching them to choose a career that will give them bal-
ance and allow them to be hands-on moms and successful women.” Passion for People
Jill’s passion for people is very apparent. “I love people and I often find myself striking up conversations with people I meet all over town. We’re quickly getting to know each other. I love hearing everything about them,” she smiles. “That’s one of the best parts of real estate … meeting people and building relationships and seeing how those evolve. Sometimes these people become clients or customers of mine. And by the end of the transaction, we’re pretty much family.” Every day, and in many ways, Jill Susman Lyon shows the kind of focus and caring that makes a lasting difference for those around her.
F U LL S ERV IC E HOM E STAGI NG “As an educator, you are constantly teaching and explaining, and you have to have a lot of patience and make sure that the people you’re working with are following you,” she says. “Also, when I was a stay-at-home mom, I became a fitness coach with Beachbody. In the process, I got my feet wet in sales and customer service. I would sell to my clients and then help them through the program.” Through that time, she built many relationships, and grew her social media network. “That experience also taught me how to serve people and take care of them…and to really listen to their needs. I think that lined up really well with helping people through the process of buying or selling their home and coaching them through it.” 18 • October 2020
In 2018, Jill was the Roberts Brothers Rookie of the Year with sales volume totaling nearly $3 million. She followed that up with nearly $5.7 million in sales volume in 2019 and earned a spot in the Top 10 for her company. While Jill has reached many tangible signs of success with her growing production, that’s not how she defines achievement. “For me, it’s about the quality of relationships. I don’t want to go through life with things and shallow relationships with family and friends. I want to have strong, meaningful relationships with people,” she says. “It’s about balance for me. I want to be successful to provide wonderful experiences for my family, but also I want to have plenty of balance so we have time to enjoy each other.”
At the heart of her world is Jill’s family, including her fiancé, Preston, and his 8-year-old daughter, Grace, and Jill’s daughters, including 11-year-old Rose, and 10-year-old MaeMae. She also gives a lot of credit to her parents. “They have always been huge supporters. As part of that, my mom has been a great mentor for me in the business,” she says. “When I started my career, we moved in with my parents and we lived there for a year. It was such a luxury and a blessing to spend that time with them.” Jill is thankful for the village of support she has enjoyed. “Through time, I have had wonderful people caring for my daughters while I work…awesome friends who have been with us for years,” she says. “That allows me to stay focused on serving my clients during my work hours.”

There are some people in this world who, when you meet them, you feel a little better off than you were before. That’s the way it is when you meet Morgan Ashurst. As Co-Owner and Broker of Ashurst and Niemeyer, Morgan definitely makes a positive impact on those he comes in contact with. “Each day, we have so many opportunities that are presented to us through our clients, friends and strangers,” Morgan points out. “I don’t want to miss those opportunities to make an impact or to help someone…whether it’s through a smile or lifting them up.”

If we are a product of our environments, then Morgan’s mother and business partner, Judy Niemeyer, deserves a lot of credit for the person Morgan is today. As Morgan came of age, he moved to New York City after college, where he traded for a company on Wall Street. He also did similar work in Atlanta for a period of time. After college, Morgan moved to New York City and traded for a firm on Wall Street. In time, Morgan felt the pull to return home. “I decided that I was going to move back home, and joined Niemeyer Realty, the family real estate business,” Morgan recalls. “My family has been in the real estate business since the 1970s.” A big day in Morgan’s life occurred on January 1, 2009. “That is the day my mother and I opened up Ashurst and Niemeyer,” he remembers. “Obviously, in 2009, the market was not the same as it is today, but Mom and I were excited about our new adventure.” @realproducers

The Best of All Worlds
The experience of growing the business together has been a rewarding one through the last 11 years. “It’s been the best of all worlds,” Morgan says. “In a situation like ours, I get to be in business with my mother and my best friend. We have a lot of fun doing this together.” One of the most enjoyable parts of what they do revolves around their agents and staff. We have been blessed by the incredible agents and staff that make up Ashurst Niemeyer. “We,” Morgan emphasizes.

Life’s Highlights
Morgan and Judy dedicate themselves to being there for their clients and their team members.  “Proverbs 27:17: ‘Iron Sharpens Iron, As One Person Sharpens Another.’ That same thing holds true here with the relationship we have with our company,â€? Morgan says. “I want everything I do to lift someone else and sharpen them. Real estate is more than selling houses. It’s about the relationship that’s built behind that. That’s the point where we really have the chance to make an impact on people.â€? Â
Away from work, Morgan feels blessed with his wife, Allison, and their three children, including 12-year-old daughter Scarlett, 10-year-old son Hugh, and 7-year-old daughter Julia.  In his free time, Morgan has a passion for competing in triathlons. In fact, he’ll be competing in a half-Ironman this fall. Morgan and his family also like to get away and explore, whether by boat or RV.  Giving back to the community is a top priority, too. The advent of television shows that revolve around real estate, remodeling and interior design have made buyers increasingly interested in a home’s aesthetic, and professional staging shows a home’s potential like nothing else can. According to Forbes, 95 percent of staged homes go under contract in 11 days or less—at a 17 percent higher price than non-staged homes. Kim Odom, owner of the Mobile and Baldwin franchise of ShowHomes, a 34-year-old home nationwide staging company, says the real estate market in the Southeast has been a bit slower in implementing staging, but it’s becoming more and more of a necessity.
“Here lately, REALTORS® who have been doing this for 15-20 years are calling me and saying ‘We’ve never had this issue before—this home just isn’t selling,’” Odom says. “It just goes to show you, people are more selective when shopping for homes now. When they walk in, we want the home to draw their attention and want them to visualize themselves living in the house.” Filling a Need
Before moving to South Alabama, Odom lived in Birmingham, where she worked in interior design. Seven years ago, Odom and her family moved to Fairhope. “While we were in the process of looking at homes, we noticed we were seeing a ton of empty homes 24 • October 2020

With the pandemic, a lot of people are working from home, and they don’t want to have to worry about having painters come in while they’re in their home. So it’s always best if you can paint and do any type of updates before the home is on the market.” Many clients are so pleased with Odom’s work on their old home that they hire her to help set up their new one. All furnishings are for sale if clients want to purchase them for their new home, which helps keep Odom’s inventory fresh. “We also do a lot of design work for our clients,” Odom says. “We can come into their new home and help them select furniture, update light fixtures, and choose paint colors and flooring.” Results That Speak for Themselves
on the market,” Odom says. “At that time, home staging was something you saw on HGTV, but it wasn’t being implemented in the real world. I saw a big need for home staging in this area. I decided to buy the ShowHomes franchise five years ago, and it’s been growing ever since.” Odom says buyers expect move-in ready homes, and staging helps them see a home’s full potential. For empty houses, Odom can fully stage every room, and for occupied homes, she advises clients what to change about their existing furnishings, art and design and can bring in supplemental items. Every home staged by ShowHomes receives professional photographs as well.
Many times, Odom says home staging is either the first option or the last resort. “We get a lot of calls from clients whose home has been sitting on the market for two years,” she says. “Most of the time, we come in and stage, and it’s under contract in a week. It’s really amazing.”
“Photos are usually the buyer’s first impression of your home, so they are very important,” she says. “We want the home to stand out among everyone else’s.”
Odom says she wishes all customers would make staging their first option.
A Different Kind of Design
Home staging is different from interior design, Odom says.
“Think of it like this: your first price drop is generally $10,000 to $15,000,” she says. “Our staging services are cheaper than that price drop. So in reality, staging saves you money because it makes it much more likely you’ll sell the home for more money, more quickly. When we get those messages telling us the house under contract, I still get excited to hear that every time. I love what I do, and I love helping people.”
“It’s not designing for one person’s specific taste,” she says. “We want to appeal to a large group of people. We try to get owners to neutralize the home—for example, we need to remove football stuff or any kind of personalization. You’d be surprised how much of a turnoff that can be for a buyer.” @realproducers
