ABOUT US MODIUM is an architecture practice creating various scale buildings, nationally and internationally. We are a collaborative team of architects, innovators and interior designers based in Prishtina, Kosovo. With an understanding that space is a spiritual dimension of architecture, the core of our design practice focuses on merging creative and integrated design processes by utilizing an intelligent applications of construction techniques. Through various spatial articulations, capitalizing on potential of form and time, our designs enhance the experience and quality of life of their inhabitants.

Aiming to amplify the relationship of the human being with nature, our vernacular hotel design capture the beauty of nature while harmonize with the surrounding environment. The Woden pitched volume and stone clad facade recalls traditional barns in the area and ensures the hotel it is a sensitive addition to its rural setting. The minimalistic and elegant details define our design as a contemporary reinterpretation of the local drawn architecture.
Located near the ski slopes of Kodra e Diellit, the new high-end hotel contains 20 rooms that range from doubles to large suites. Each room have a large pocket window framed through the large cut-outs in the facade. All the shared facilities including a bar, restaurant, and spa, have been positioned in direct connection to the mountain ski slopes.

Set next to the main Municipality Building and among the large residential developments, the eight-story structure will be an understated contemporary addition to the Pristinas urban silhouette. Thinking outside the basic square box we aimed to design a dramatic exterior that fits its purpose and establishes a positive dialogue with the surrounding environment.
The design concept for DMN Skyline had to relate and respond to the surrounding buildings, yet be individual enough to stand out from the crowd. The client required a building with original exterior design elements to create an eye-catching aesthetic statement. We applied our signature, holistic approach to façade design with a desire to create something both functional and emotionally appealing. After drafting a number of different concepts, we have decided on an angular, three-dimensional design for the façade. This would give the building singular points of visual interest, but also complement the area around it. Crucially, the unconventional and striking structure of the exterior also served apractical purpose, with exaggerated overhangs further sheltering individual apartments from the elements.

Blini aimed to create diverse living conditions with proximity to green open spaces, well-being and a strong sense of community. With the creation of versatile and strategically placed common spaces, people are encouraged primarily to interact and to work together in the offered recreation facilities.
The brief for project was to create a living environment far above anything else in the area. By incorporating large green recreation area, kids playground, sport fields and lifestyle, the project set new and higher standards for urban living.
The project has undergone a long design development process which gave us the opportunity to study the details at length. While designing the functional layouts of the apartments, the aim was to set the standard far above the norm and be generous in offering and proportion. The design allows for significant amounts of natural light and ventilation. We have proposed wider and larger bedrooms, able to accommodate king size beds and large wardrobe storage space within each apartment.
BLINI I-V
The brick façade, accented with white plaster, add depth and rhythm while blending with residential surrounding of the entire context. The idea to work on all the phases of the whole residential complex evolved during the 7 years of all 5 phases, all while maintaining the same concept of the neighborhood as a whole.

Designed for a corner plot at Tophanes neighbourhood junction, the residential tower will contain 65 residential units. The position between highly frequented street and quiet neighborhood on the back led us to design a building that aims to reflect both. The design of the 15 story tower was driven by the duality of its context. The form will step back from the street at the height of the neighboring structures creating green terraces facing the inner green park, while reaching the highest point at the corner where two streets meet. The window composition follow the context facades where they line up, and become larger as they get further

LAKEVIEW RESIDENCE
Lakeview Residence is the newest addition to the silhouette of the city of Tetovo in North Macedonia. Laid upon the river with a corner view towards it, the building is wrapped with light materials on the outside layer, and a heavier brick base underneath.

The natural light hits the building and is not stopped by the big and wide windows that create a perfect living experience that connects the nearby nature with the interior.

RESIDENTIAL COMPLEX FUSHE-KOSOVA, KOSOVO 2021
With an infinity shaped plan, the movement has a flow that allows you to easily go around the entire complex. The inside yards create a private area for the residents to enjoy, and the terraces recede as the floors get higher, in order to let the sunlight in. The combination of long windows and mostly white facade create an easy for the eyes environment, and overall light up the sheer size of the residential complex.

MODIUM, commissioned by BP HOME developers, offer a response to the current state of modern day suburbia and the village as part of the QERRSHIA VILLAGE development in Çagllavica, Prishtina. The residential project breaks apart the standard housing model and redefines suburban living through giving residents the affordable suburban lifestyle, with individuality, diversity and community spirit.
A wide range of variations on the Kosovar standard typology will be distributed throughout the site encouraging social diversity as well as a lively mix of different life styles.

Throughout the material composition and spatial arrangement, the project combines tradition with elegance, experience with experimentation, quality with quantity, sharing the ideal of variety and social access with innovation and realization. Through encouraging a range of different inhabitants to live in the area MODIUM hopes to transform the modern idea of village life with segregated households, into a rich diverse community where individuality and quality of life are the focal point.
Each household has a unique private garden, whether it be for the children to run around or for growing vegetables.

The project aims to achieve a community where the kids can run around in the street, where your home is exactly what you dreamed it to be. Whether it be students or the elderly, individualists or large families, QERRSHIA VILLAGE design fulfils the individual needs of future inhabitants by not only giving them a house that suits their living needs perfectly, but by offering them complete individuality with their dwelling.
The 32 houses, split into three main types, will be arranged based on a predefined ratio of living types, making the diversity inevitable and, unlike in most residential area, community isolation will be avoided.

Each backyard is seperated by greenery, which lets the open spaces breathe more while at the same time creating the privacy people want in their home. The window openings that lead to the backyard are long and wide, letting the open space of a garden and the warmth of the inside merge into one big area.

Qershia neighborhood is the biggest one in the country, consisting more than 1000 houses with 3 different types. Type A is divided in 4 different parts in one shared building, with separate entries and private yards. The facade is mostly brick, and has some easy tones to balance it out. Type B and C are individual separate 2 story houses, with a more private feeling and individual front and backyard. The three types have the same materials and the same feeling, similar shapes and sizes.

LH HOUSE is part of the Haxhaj neighborhood, located in Bresje, Fushe Kosova. The house consists of two independent living units, which interconnect through the double height entrance hall. The hall is a multiuse space which opens toward the outdoor space and connect both units with the pool and the fire-pit. It is a perfect space to enjoy the refreshment from the bar, while chilling by the outdoor pool.
Each living unit, consists of the double height living room, 2 bedrooms, 4 bathrooms, and the master bedroom with a closet and transparent large bathroom. The basement level with 6 garage spot, houses all the recreational spaces such as home cinema, fitness and cigar room.
FH RESIDENCE
PRIVATE HOUSE SWEDEN 2019
Situated in a historic residential neighborhood, we aimed to create a contemporary interpretation of a traditional house which would represent the time it was built and tune with the adjacent traditional Swedish houses. The two dominant two-level pitched-roof volumes, each in proximity with the adjacent streets where treated with minimalistic archetypal expression drawn by the surrounding context.
In contrast with the stucco and stone facade of the surrounding houses the volumes are cladded partially with distinctively horizontal profiled larch and zinc clad on the upper part of the building. This material composition divided the house into several volumes, adapting to the scale of the neighborhood at its most.
TIRANA
Located in the capital city of Albania, with the best view of the city, this neighborhood of villas sits on the mountainside right across the lake of Tirana. Surrounded by olive trees and green fields, the concrete filled cascade villas peak from the earthy toned dark colored stones. The windows are tall and wide letting all the natural lights in, while at the same time creating the privacy from every neighbor needs..

With overpopulation and non-renewable resources, currently most of the house developing companies are focused on modular housing as a solutions to the urgent demands and issues of our time. So does the Faktor18 from Dusseldorf, Germany. Specialized on off-site construction, they did ask from our company to develop a modular pre-fab housing concept for social purpose.
We came up with the idea of stacking the containers of angular ways which seem seems to be flexible and adaptable in various plot sizes and orientations. Having a larger facade surface, we were able to create openings on different side of the modules, create small balconies, and what is more important we could create a privacy between the units. Depending on the plot orientation, the opening direction would be determent.

Whilst perfectly utilizing the compact living demands, the angular stacking creates this dynamic composition, which would complement any urban or suburban surrounding context. Experimenting with different module layout, we were able to create Single Module House (18 m2), Double Module House (36 m2) and Triple Module House (54 m2), each one facilitating perfectly the compact urban living.
Not settling with external metal stairs, pushed us to look at the alternative ways of linking the housing units together. We came up with a staircase module which creates access to 3 units per floor in a minimal communal space. Challenged by the prefabrication, the transport and all the technical difficulties, did not stop as creating a perfectly balanced façade composition, enriching a modular stacking housing with house-like feeling.

Although the specific plot was determent we have been looking at ways of designing a concept that can be adjusted in different plots, orientations and land sizes. This made us look deeper on stacking the modules in a particular way that can allow us to adjust the proportions while always having the proper insulation, orientation.

Brezovillage is located in the mountains of Brezovica. The facade is a mix of an earthy rock facade, supported by wood decking to balace it, and the entire villa is covered by a sharp roof that mirrors the mountain silhouette. The villas are face to face with each other in this very private and secluded street.

BALAN
MODULAR OFFICE ADDITION MUNCHEN, GERMANY 2020
Adding a floor to the existing building, not interrupting the ongoing business, seemed like an ideal pre-fab modular project. Having designed a numerous modular project for Faktor18, we were commissioned to design a floor addition to this office building in Munchen. Facilitating the office needs into a 6x3 module and lining the modules in a row did not seem to satisfy our vision. We were aiming to create a memorable expression of new addition within the urban context. The existing linear flat building was lacking a presence on the urban silhouette. On the other hand, adding more office space into an already busy building, made us think of adding some recreation spaces.
We came up with a concept of lining the modules into a curve shape, where the pocket spaces would be used as green outdoor areas, and the curved volumes popping in and out would add a building more dramatic appearance and enrich the urban silhouette. The frameless full glaze facade creates a duality in function and aesthetic. During the day, the building reflects everything around it rendering it almost invisible when viewed from the street as the line separating sky and structure is neatly obscured. At night time as internal lights are switched on the addition becomes a glowing lantern.

Making a good impression, however, is about more than some dealerships seem to realize. Indeed, the way the space is arranged, and the amenities it offers to the visitors can have a massive impact on the sales teams performance. How the dealership appears on the outside is just as important as its interior. Not it only want to send the right message to customers who have already stopped by, but the facade should let everyone on the road know that it is ready for business. Instead of blending with the background, the building should standout and act as a strong advert for the business.
Keeping these principles in mind, we did create a standout buildings which through the dynamic linear façade, create the feeling of the motion. Horizontal bands of red and yellow light tubes cycle through light pattern sequences, mimicking the ribbons of headlights on adjacent freeway. The façade opens toward the entry, creating a welcoming feeling for the potential clients. The wide transparent façade on the front, creates a visual contact of the interior with the high frequented adjacent freeway.
INSTABUILT
With its two separate production buildings of 20,000m2 each and 5,700m2 creative workspaces, InstaBuilt is the biggest modular house factory project on the region. The plant was designed to produce up to 4000 modular houses per year, representing the future of pre-fab construction in the region and more Situated on a plot size of 140,000m2, the two production buildings and the innovation center, were designed to utilize the entire process from the design to fabrication, assembly and finishing.

Initial concept
Architectural details designed to evoke the characteristics of prefabrication are incorporated throughout the spaces. Concealed guttering and flush large windows, are just a few details that reflect the dedication to the details involved on the process of designing and prefabricating the modular houses.

Spanning at 100m in width, 200m length, the production buildings were designed to allow maximum flexibility through minimal obstruction by construction elements. Standing almost 13 meters high, the buildings ceiling space allows for tall manufacturing equipment and could be used to store pallets. The factorys services ran along the perimeter, fitted around large to the ground windows, where the staff could enjoy daylight and views to the green park from the factory floor.

ISPE
COLLEGE PRISHTINA, KOSOVO 2019
The narrow sloped plot, perpendicular to the main street, determent the linear building, inward looking around the main hall. It is about what goes on inside. Following this concept, we came up with a rectangular block building organized around the central double height hall. The contrast between the raw brick façade and smooth surfaced interior, accentuates the shifting of the spatial experience from a raw
outside world into a smooth prosperous future. While trying to connect the social science, security with the infirmary medical studies, our concept was to break down some of the barriers between different study departments. Buildings can either break or enforce a division mentality, and we managed to brake them down.
The four level building, with who and the half levels beneath the ground, facilitates six different study departments on 4500 sq.m. A multi study college of this level, needs a mid-size and big amphitheaters, which are located on the basement level. The big amphitheaters right beneath the main hall, while acoustically performing at its best, it provides a magnificent spatial qualities. Its diamond shape in perfect harmony with the above. Double height hall, it is the core of the spatial experience.
