DAR JEDDAH Private Villa DAR JEDDAH is a signature house that is designed as a unique modern house within the elegancy of the Traditional Arabesque Architecture. However, DAR JEDDAH derives its strength from the dramatic experience that resulted from the transition between the various volumetric spaces from one to another; this unique experience is inspired from the old Islamic urban cities. Walking through several spaces narrow foyer, svelte pocket garden, big open space that strikethrough the main court that ultimately becomes the cementing feature that triggered aesthetics beyond the utilitarian. Suggestive Push and Pull Forms are balanced through monolithic forward imposing elements and between withdrawn reclusive ones creating deep shadows and deep expansive processional approach space. Thus, the main view of the house from the street consists of the two protruded heavy walls that are based on the main front fence to offer privacy for the garden, yet those two heavy walls are covered with a light elegant wooden canopy that reduces the building massiveness and covers the pocket garden as a shedding device. The center of the main façade is carved with an amazing Islamic pattern artwork that gives the house its characteristic identity. In addition, DAR JEDDAH consists of rich homogeneous materials: Jerusalem stone, brass and special treated wood. These materials create warmness, coziness and add serenity to the place. The internal spaces of the house flow freely, both horizontally and vertically, the house consists of one basement floor for services and car parking, ground floor for formal use, first floor privet use and finally annex for the maids. Finally, DAR JEDDAH house is a result of the integration between the Modern Contemporary Architecture with the Traditional Arabesque Architecture.

KING ABDU-AZIZ CENTER FOR NATIONAL DIALOGUE The king Abdulaziz Center for National Dialogue is a national organization which works to spread the culture of dialogue and establish it as norm for general conduct on the level of the individual citizen, the family and society at larg reflecting adherence to, and pride in, the Islamic religion. The king Abdulaziz Center for National Dialogue seeks to create a new environment which will facilitate dialogue among various sections of the society with the aim of promoting public interest and consolidating national unity based on the Islamic faith. This can achieved by realizing the following objective: 1. Consolidating national within the framework of the Islamic faith and deepening it further through comprehensive national dialogue. 2. Contributing toward the presentation of the true image of Islam inside and outside the country based on moderation through constructive dialogue. 3. Tackling social, cultural, political, economic and educational problems using dialogue channels and its mechanisms. 4. Promoting the concept and characteristics of dialogue within the society and turning them into a method for dealing with various types of problems facing the society. 5. Encouraging the largest possible number of people to take part in the dialogue and to further strengthen the role of civil societies with the aim of ensuring justice, equality and freedom of expressiom within the framework of the Shar’iah law. 6. SQUARE Mixed Use Building SQUARE is a signature high end shopping showrooms and offices consist of two floors and basement, the ground floor and mezzanine is allocated for shops, while the first floor is entirely for office space. The best utilization of the plot, to achieve optimum leasable space resulted to design the project in a “U-shaped� building with a central driveway for customers. The first floor is a full plate of hallow rectangle, creating a cantilevered piece above the entrance, acting as a gateway. The basement level is dedicated for parking.
MY ROLE Assisted the principal architect in the design concept studies, continued the design development, led the architectural design process, and issued the construction permit after liaising with Jeddah municipality.

SHEIK NAJEEB AL ESSA TOWER A property located in Jeddah King AbdulAziz Road with a potential of a high rise vertical building that may become a landmark within the city context.This building is divided into two clear zones, Service Core that supply all functions with needed service (vertical circulation, ventilation and power supply) and leasable Zone that varied in function (Commercial, Office Space Residential). The total land area of 2,457 SQM, the building occupies 58% of the land proving vehicles access to a parking in lower floors and landscaped entrances to commercial podium of two floors (ground and first). The body of the building which presents the offices space in 12 floors facing city view and sea view in opposite sides. Each floor dedicates 724 SQM to a clear open office space, able to be partitioned into two offices as well. The top of this context addresses two floors of penthouse residential villas in 476 SQM, provides a space of roof garden/ terrace overlooking the sea and the skyline of the city. The Overall height of 70M / 17 floors, stands up in King’s Road is a witness on the value of this part of the city to become what is called large district project in real-estate language.

THE PERFECT HOME Residential Villa The Emaar Economic City (EEC) has requested an assessment of how new features of innovation, construction methodology, systems, sustainability and smart technologies can improve residential products to open access to new customer segments in the KSA residential market. The objective is to design the next generation of homes optimized for aesthetics, efficiency, sustainability, technology and affordability. The approach is themed “The Perfect Home� and should provide a solution in assessing the pro and cons of the system features to target the KSA housing market and to differ KAEC.

NESAJ Residential Villa SC The brief was of similar nature to common private villas but what was proposed is a minimal design and modern layout. The architecture is a mixture of alternate walls finished with stone cladding and light paint. Perimeter walls high enough to prevent direct visual from the streets and to entigrate the driver’s room within the wall, also the wall has been treated with modern minimal aesthetic, an interlace of oversized wooden gate, textured stone, and white-painted wall to balance the holistic design. The building design is expressed in contemporary architecture to appeal to younger Saudi families.

Jeddah Gate Plot E3 | Emaar Middle East Jeddah Gate Development is planned and envisioned by the developer, Emaar Properties (EME ) to be a unique mixed use development that consists of residential, commercial and recreational components along with public/common facilities to serve the whole development that sits on an almost 500,000 sqm property. Emaar envisions this Project as one of the first steps in its pursuit in expanding and delivering its high quality communities internationally and in Saudi Arabia in particular. It is presently one of the active, noticeable projects in the Old Airport District, and should be a catalyst for successive developments in the area. Jeddah Gate Lot E3 is in one of the radial plots facing King Abdullah Road and is part of the initial phase of the development. It has an approximate floor area of 12,300 sq.m. It is composed of an amenity podium and 3 residential towers which ranges from 17 to 21 storeys and approximatey 326 residential units. The development is to provide a range of accommodation such as 1,2,3 bedroom flats intended for high-end Saudi Market. HAK’s role was to provide detailed A&E for Plot E3 buildings. The on-going construction is also managed by HAK through its PM department.

HR Community Residential Complex
Competition | Client: Hadia Abdul Lateef Jameel Won the First Prize The project is an atrium building block consisting of 1 basement, GF with Mezzanine, 1 Floor, and Penthouse Level. It has 149 apartment units for the mid-to high tier population. Utilizing a contemporary minimal exterior look and an efficient rectangular circulation applied on the floor plan , We managed to generate 7,350 sqm of apartment floor area and 2,800 sqm. of ground level retail. The floor layout also allows a sufficient ventilation and daylighting though the atrium, while the penthouse units offer generous decks and patios for the luxurious tenants. One side of the buildings has units that comes with balcony feature that’s not so conspicous looking from the outside A patch of green and garden areas are injected on each floor for those who need relaxation spaces in addition to the gym and common pool amenities at the base of the atrium.

ARRAY Business Park Array Business Park is two (2) mirrored buildings of staggered, tri-level modular office blocks. The linear lot, located in the corner of Sari and King road, has dimensions of 82 x 280 meters, limiting the construction to a linear layout. HAK conceived a site plan wherein two buildings are mirrored along an open pedestrianized driveway and parking in the middle. The modular blocks was designed under the parameters of prevailing minimum office space demand and projected leasing returns. To achieve an innovative design, HAK developed a modular office blocks that were lined up in a staggered layout, creating a uniform but interesting faรงade of modernist architecture. The use of blank walls and aluminium-louvered glass compliments the geometric forms while ensuring privacy amidst the daylighting intent. Each office module has two mirrored units served by a stair and dedicated lifts , with each of the G+2 floors having dedicated pantry and washrooms. One of the design feature is the provision of open green space at the ground level , a private breathing space for the tenants , which is confined within the perimeter wall of the particular module. The modules was dsigned to offer an average of 340 sqm of office usable space.

The Site is located in Al Sulaimania district east of the old Airport area in Jeddah, bounded by King Abdullah Rd. from the South and Ali Almurtada St from the west. The total gross site area of approximately 143,000M². Client’s objective is to hire a consultant to prepare development pre-conceptual design for his land parcel named Al Sulaimania, aiming to promote his site as a mixed use development project in highly important location due to its proximity to Jeddah main train station, Jeddah new city center, and other mega development projects in the area. The development project envisioned to interface with (HHRL) station, featuring possible pedestrian and vehicular connectivity with the (HHRL) site, as well as possible connectivity with the LRT rout coming from the main future public transportation Hub which will be developed by JDURC in their city center site forming a TOD type of project. The project shall feature a pedestrian-orientedenvironment embodied in a high density mixeduse urban landmark that offers a wide range of Market place (signature brands from high fashion, jewelries, accessories, fine-dining restaurants, coffee shops, and boutiques), hosptality, and workplace.

AL TAHLIA DEVELOPMENT Concept Masterplan | Urban Composed of 12 blocks of prime commercial complex at the intersection of King’s Road and Tahlia Street, HAK was asked to conduct a development study for the entire property with the end product being a development program that will solicit optimum use and profit for the Client. With the existing blocks and gridlock street networks limiting the potential for expansion to vertical structures, HAK instead proposed that the axial corridors be pedestrianized to create more usable open spaces and improve the energy and commercial use of the site. The study focused on the main access from the major roads, and internal circulation as well as specific entries to address vehicular movement and designating most parking on the basements and parking building that allow more pedestrian on-ground movement. This in turn translates to an expanded option for retail use because of better people movement and convenience, allowing neighborhood retail,al-fresco dining,and community services to be po sible, and offering vibrant, high-quality places. Urban design direction is also part of this exercise. HAK also proposed concept building plans and density distribution along the complex based on allowable FAR’S, as well as zoning strategies to determine tenant-mix, lease rate schedule based on location, and projected cost of development.
