ABOUT THE PROJECT
THE RENOVATION AND MODERNIZATION OF THE EXISTING HIGH-RISE HISTORIC COUNTY ADMINISTRATION CENTER (CAC) IS A MULTI-PHASED, MULTI -YEAR PROJECT OF OVER 325,000 SF OF COUNTY SPACE THAT IS BROKEN DOWN INTO OVER 23 SEPARATE PHASES.
DESIGN
THE PROJECT HOUSES THE OFFICES OF COUNTY GOVERNMENT EXECUTIVES, ELECTED OFFICIALS, AND VARIOUS COUNTY DEPARTMENTS.
THE MAJOR SYSTEMS RENOVATION PROJECT (MSRP) CONSISTS OF MODERNIZING AND/OR REPLACING THE BUILDINGS' MAJOR SYSTEMS SUCH AS FIRE PROTECTION, FIRE ALARM, MECHANICAL, PLUMBING, CONTROLS, ELECTRICAL, TECHNOLOGY, SECURITY, ELEVATORS, AND GENERATORS.
THE PROJECT ALSO INCLUDES INTERIOR REMODELS, ADA UPGRADES, AND THE REPLACEMENT AND/OR REPAIRS OF EXTERIOR ELEMENTS SUCH AS WINDOWS, ROOFS, AND EXTERIOR WALLS.
CONSTRUCTION FOR THE INTENDED WORK HAS AND WILL CONTINUE TO BE PERFORMED IN SUCH A MANNER THAT THE CAC REMAINS OPERATIONAL FOR COUNTY STAFF AND THE PUBLIC THROUGHOUT NORMAL BUSINESS HOURS.

ABOUT THE PROJECT
THE RAMONA COMMUNITY RESOURCE CENTER AIMS TO CELEBRATE THE DESIGN CHARACTER OF THE CITY AND PROVIDE SUPPORT THROUGH CLEAR AND EFFICIENT WORKFLOW FOR THE COUNTY HEALTH AND HUMAN SERVICES AGENCY THROUGH FLEXIBLE SPACES THAT WILL ALLOW ACCOMMODATION OF FUTURE CHANGES OVER TIME ALL WHILE ENSURING A LONG BUILDING LIFE WITH INTEGRATION OF ADAPTABLE BUILDING SYSTEMS AND INFRASTRUCTURE. THE PROJECT IS DESIGNED FOR ENVIRONMENTAL AND HUMAN WELLNESS AND TARGETS LEED GOLD CERTIFICATION AS WELL AS INCLUDES PASSIVE AND ACTIVE STRATEGIES TO MEET ZERO NET ENERGY.
THE NEW 7,500 SF RESOURCE CENTER WILL BE A TYPE V-B ZERO NET ENERGY FACILITY. THE RAMONA COMMUNITY RESOURCE CENTER CONSIST OF: RECEPTION SPACE, OFFICES, INTERVIEW AND MEETING ROOMS, A FITNESS ROOM, IMMUNIZATION ROOM, NURSE STATION, BREAKROOM, SUPPORT SPACES, STAFF AND PUBLIC RESTROOMS, AND PUBLIC AND PRIVATE COURTYARDS.
THE PROJECT AIMS TO SUPPORT THE CONNECTION TO NATURE WITH NATURAL DAYLIGHTING AND VIEWS TO THE OUTDOORS ALL WHILE CONFORMING TO THE IDEALS OF CRIME PREVENTION THROUGH ENVIRONMENTAL DESIGN (CPTED) IN ORDER TO ENSURE A WELL-PLANNED BUILDING THAT ENHANCES SUPERVISION AND EMERGENCY READINESS.

SAN DIEGO COUNTY
THE COUNTY OF SAN DIEGO DESIRES TO RENOVATE THE PSYCHIATRIC HOSPITAL WITH THE GOAL TO CREATE A FACILITY THAT WILL BE OPERATIONAL FOR ANOTHER 20 YEARS, AT WHICH TIME THE COUNTY WILL EXPLORE IDEAS TO REPLACE THE BUILDING AS PART OF THE NEW HUMAN SERVICES BUILDING COMPLEX.
THE PSYCHIATRIC HOSPITAL IS CURRENTLY OPERATIONAL AND SHALL REMAIN OPERATIONAL THROUGHOUT CONSTRUCTION VIA PHASED CONSTRUCTION. THE EXISTING BUILDING IS SPLIT INTO SEVEN (7) DISTINCT AREAS LABELED WINGS A-E, FOOD SERVICES, AND A CENTRAL PLANT (MECHANICAL WING).
ABOUT THE PROJECT
PROJECT SHALL RENOVATE THE EXISTING PSYCHIATRIC HOSPITAL OF SAN DIEGO COUNTY. THE EXISTING FACILITY IS A 59,000 SF ONE-STORY, TYPE 1A BUILDING FIRST CONSTRUCTED IN THE MID 1980'S.
DESIGN
LOCATED ON 84 ACRES OF UNDEVELOPED, ENVIRONMENTALLY SENSITIVE COUNTYOWNED LAND WITH ENDANGERED ENGELMANN OAK TREES, CULTURAL RESOURCES AND OPEN GRASSLANDS, OUR TEAM WAS TASKED WITH BUILDING A SUSTAINABLE FACILITY AROUND SENSITIVE HABITATS, WHILE AVOIDING AND MINIMIZING ENVIRONMENTAL IMPACTS.
DUE TO THE NATURE OF DESIGN-BUILD DELIVERY, OUR TEAM WAS ABLE TO SAVE COSTS EARLY IN THE PROJECT TIMELINE BY UTILIZING SUBCONTRACTORS FOR THE MEP DISCIPLINES, ALLOWING US TO LOCK IN LOWER COSTS AT AN EARLY TIMEFRAME.
ABOUT THE PROJECT
THE OVERALL CHARACTER FOR THIS 6,500 SF FACILITY ILLUSTRATES THE HISTORICAL SIGNIFICANCE OF THE SITE AND FOCUSES ON ACHIEVING THIS THROUGH SUSTAINABLE DESIGN PRACTICES THAT CONNECT PEOPLE TO THE OUTDOORS AND PROMOTES THE COUNTY’S LIVE WELL GOALS.
ABOUT THE PROJECT
THE LEED GOLD 2-STORY CULINARY ARTS BUILDING IS LOCATED ON THE LA TRADE TECH CAMPUS. THIS 61,000 SF STATE OF THE ART FACILITY ENHANCES THE STUDY OF CULINARY ARTS WITH SPECIALIZED TEACHING & DEMONSTRATION LABS, GENERAL CLASSROOMS, FACULTY OFFICES, FRESH HERB GARDEN AND DINING HALL FOR THE CAMPUS COMMUNITY, AS WELL AS FOR SPECIAL PUBLIC EVENTS.
A PHOTOVOLTAIC SYSTEM ON THE ROOFTOP TAKES ADVANTAGE OF THE SOUTHERN CALIFORNIA SUNSHINE, WHICH IS CONNECTED TO THE EXISTING CAMPUS TO GENERATE ELECTRICITY AND REDUCE CAMPUS ENERGY COSTS. THE COOL ROOF REDUCES HEAT TRANSFER TO THE BUILDING AND REDUCES THE ENERGY NEEDED FOR AIR CONDITIONING AND OPERATIVE LARGE GLASS SLIDERS FOR INDOOR/OUTDOOR INTEGRATION MAXIMIZES PASSIVE DESIGN AND DAYLIGHTING WHILE ALSO MINIMIZING UNWANTED SOLAR HEAT GAIN. OTHER HIGHLIGHTS INCLUDE EXTENSIVE A/V COMPONENTS IN CLASSROOMS, KITCHENS, AND LABS TO ENCOURAGE HYBRID LEARNING. TEACHERS HAVE THE ABILITY TO RECORD AND STREAM CONTENT FROM ROOMS THROUGHOUT THE NEW STRUCTURE, INCLUDING THE MAIN DINING FACILITY.
