Getting ahead on your loan For many, a home loan is the biggest form of debt that will be incurred in a lifetime. That’s why understanding the basics of how a home loan works, the amount of interest you will pay and strategies to pay off your loan sooner are crucial. There are two main components to a home loan – the principal (amount borrowed) and interest payable over the term of the loan. By making only the minimum repayments you will pay off your home loan by the end of the term but it’s in your interests to pay off this debt as soon as you can (particularly early on in the loan when the balance is at its highest). Ask an architect portal The Australian Institute of Architects has launched its new consumer engagement program, Ask An Architect, to the public. The shop front for Ask An Architect is a new website (askanarchitect.com.au), a portal that offers a wide range of information about architects and architecture. It contains tips, fact sheets, tools, videos, an events calendar and an inspiration gallery. What is Compact Haus? Compact Haus founders Martin and Daiva Tuktens saw modular, prefabricated houses manufactured by a Latvian company in a purpose-built factory whilst holidaying in the country, where both of their families have origins. Falling in love with the design, and the company’s ethos of efficiency, they decided to bring one home to Australia, with the intention of establishing the company ‘Compact Haus’ as an Australian importer. “You always tell others what to do, but you yourself don’t do it. So we kind of thought ‘well it’s time we started living and breathing the principles of the designs that we do for others,’” said Martin, an architect who has been working as a sustainability consultant in recent years. Whilst the Australian venture was initially conceived as a way in which to offer a quick and elegant solution to city dwellers wanting to capitalise on granny-flat friendly planning laws, Compact Haus looks set to become an innovative solution for energy conscious buyers across the housing market spectrum. “We thought that was where the market was. We thought the Sydney market was going crazy for granny flats. The granny flat market is serviced by the cheap end of the construction

and feasibility of importing and installing the Latvian built house in Australia. “We needed a prototype. We need to build one in Australia. Why Berridale? A: property prices are a lot cheaper than Sydney. B: We selfishly thought it would be a fantastic personal house to use as well, once we’d finished,” Martin explains. “We thought we were just prototyping a three bedroom version of a two bedroom granny flat and we thought “Berridale, let’s just put it into Berridale, we’ll use it ourselves and see how it goes”. During the three weeks that we were building it we had

changing, but I think people still have this fixation with the quarter acre block and a big house, but that comes at a cost.” How is it built? “The house literally gets built in the factory,” Martin explained, “In Europe they’re chasing the weather, so whatever they can do offsite they do.” The factory uses German equipment and the components are precisely measured, cut and packaged in a ‘flatpack’ style arrangement and then loaded into a shipping container for transport. It’s a process that takes approximately two weeks, after which the container will spend eight weeks at sea, before arriving in Australia. Martin explained that the pilot build was only held up by Australian Customs, who kept the container in their possession for several weeks.

Compact Haus has arrived... Continued from page 7... Builders from the factory travelled to Australia in order to assist with the build, which took three weeks and primarily required the assembly of different components using screws, providing Martin and Daiva with training for future ture projects in the process. The foundations for the Berridale house were supplied by UniPier Australia, a necessity, as the standard European specification foundations do not cater to Australia’s termite regulations. The piers, which will be used in future constructions ordered through Compact Haus, are height adjustable, and therefore the house can be situated on a sloping site. The house is not designed to accommodate a concrete slab. An electrician and a plumber were the only trades that needed to be engaged for the Berridale construction, and the ease of coordination this enables enhances the efficiency of the build build, according to Martin. “Everything’s de-risked apart from the plumber and the electrician, who are locally based.� What do you get? Berridale Haus: a case study. The speed with which the Berridale ‘Haus’ was assembled became a talking point throughout the neighbourhood and beyond. “Even the building inspector said after the second day ‘Martin, I can’t come back here every day, it’s just being built too quickly.’� Martin recalled. What do you get? Being a modular design, floor plans are simple and based on the notion of placing a series of box shaped rooms alongside one another. The size, if not the shape, of the structure is therefore highly flexible, and additional rooms are easily added on after the initial construction. Daiva explained that beyond the restrictions to the shape, and the placement of external components like windows, necessitated by a highly efficient production line, a Compact Haus can express its owners personality. Martin and Daiva opted to supply and install their own kitchen and bathroom this time around.

“You can get a kitchen from the builder (in Latvia) but we wanted to minimise risk,� Martin explained. The kitchen is Ikea sourced, and the bathroom uses Caroma fittings – future customers can specify the bathroom and kitchen options they would like. “The customer can specify whatever tiles s they like, bathroom t kitchen, whatever k colour house, and c whatever colour w walls.� w “I hate painting,� Martin admitted. The Berridale Haus, a verycompact threebedroom floor plan, has been modified from the standard floor plan in order to reduce o the hallway width and

means no painting. Designed to combat the European elements, the Compact Haus comes standard with high specification insulation and double argon glassing. The Berridale Haus, which is currently available to rent as holiday accommodation, relies solely on a split system inverter to heat its three bedrooms, single bathroom and the kitchen/living/dining area, and so far the feedback from guests has been positive. “Winter’s stacked up really well, we’ve had good comments from people who stay here,� Daiva said. It has a Apricus evacuated tube solar hot water unit and, according to Martin, is possibly one of the only houses in Australia to utilise a system which systematically monitors the amount of air in the house. Daiva was keen to demonstrate the windows and doors, which are able to be left open without compromising the house’s security, or letting the rain in. Fly screens are of the retractable variety, allowing the view through the glass doors and windows to remain uncompromised. “I’ve had quite a few calls where people have not used a push stick to get something through a saw and they’ve run their finger through. “We had one patient trying to drill some holes in a metal sheet which was resting in his lap. He’s drilled through the middle and put the drill through his testicles.â€? Insp Brotherhood said that never, under any circumstances, should a person place their fingers or toes under a lawnmower while it was in operation. He said that the high number of Triple Zero (000) calls demonstrated that people took chances which had often proved disastrous. Other concerns included: • welders who don’t use a face mask and get the welder’s flash; DIY electronics where people suffer electric shocks; • using a chain saw without knowing how; • working on a car and leaving it on an unstable prop such as bricks; and • makeshift ladders and stands which are unstable and subject to collapse. Insp Brotherhood advised that if people wanted to undertake their own repair work, they should first seek expert advice, and carry out the job in the company of another. “In the event of a serious incident, ring Triple Zero (000). Bystanders should turn off the power, if this is a concern, and remove the patient from danger. “At the same time, stop any life-threatening haemorrhages. If you have severed any digits or a limb, stop the bleeding first and call an ambulance first, then look for or attend to the missing body part.â€? Insp Brotherhood advised that severed limbs and digits should not be put directly on ice. “Put them in a plastic bag; put that bag in another bag and then put it in cool, tepid water or iced water. But don’t freeze it. If you freeze the tissue, you’ll kill it,â€? he said.

He also advised that people wear protective gear when using garden sprays and weed sprays and to not use products without following the instructions. “We are often called to treat people who have poisoned themselves. They’re usually wearing shorts and a t-shirt, the wind’s blowing and they get themselves covered in it. “Make sure it’s a poison that’s safe and read the label, follow the instructions. If you are advised to wear protective gear, wear protective gear.â€? Other DIY safety tips include: •Power tools: - never use tools that are beyond your level of knowledge, skill or strength; - always use the safety guards supplied and use push sticks to guide timber while cutting; - keep your body, especially fingers, away from blades and disconnect power before changing blades; - do not use tools for any job they weren’t designed for; - remember, you cannot overpower a power tool. You would be unlikely to hold onto timber if the drill suddenly bit into it and jammed. Use clamps or a vice for your safety. • Ladders: - use a ladder on an even, stable, flat surface. Only use a ladder on sloping surfaces if it has adjustable legs; - wedge or cleat ladder feet to prevent slipping; - never over-reach; - never stand on the top two steps; and - don’t use a ladder when you are on your own.. • Hazardous materials: - be mindful that older homes can contain hazardous building materials such as asbestos, lead, treated and manufactured timbers etc; - dust contaminated with lead, arsenic and other heavy metals can also accumulate in ceilings, wall and floor spaces and in soil; - use appropriate respirator and protective clothing when dealing with toxic fumes. • Never do electrical work yourself, it is illegal and potentially deadly.

Inspired renovations

Stacey Hinton recently undertook a huge home project; she completely revamped her home’s hub – the kitchen. Aiming for a modern, sophisticated and clean space, she used local builders and suppliers to dramatically transform what many designers refer to as the major selling point of any house.

When we think of the kitchen we think of the heart of the home. It’s a hub from which we cook, we entertain but we also feed and nourish; the kitchen provides us with the energy we need to face every day. So it can’t be good for the soul when the kitchen in your first home can only be described as “old, dingy, uninspiring and frankly – all kind of cream!� When Cooma local, Stacey Hinton was faced with this unfit homecardiac conundrum she did what any driven and inspired young person does, she started to dream. Following a very recent trend, series such as The Block and various interiors magazines sparked inspiration in this design addict - not to mention the countless hours of searching Instagram hashtags during late night moments of renovations dreaming. “When it came to designing my kitchen, I was very conscious about what it would look like in comparison

to the changing trend,� Stacey said. “So many ‘on trend’ ideas right now can easily age and thinking about this lead me to make my first concrete design decision, I wanted a neutral colour palette,� Stacey explained. The palette she chose is ageless and will serve her well, a smart design decision for someone who took on this large-scale project with absolutely no prior renovation experience. “Becoming an interior designer would be my dream job, I’ve always been confident with my design decisions but this is the first time in my life that I’ve been able to physically express these inspirations on such a large scale,� she said. “I just love it.� This passion is evident in the finished product and is coupled with complete sophistication, the clean edges of the stone bench top pair perfectly with the finishings of the Satin Heartwood Laminex features, bringing warmth to a bright and light space. “I wanted a clean design for this kitchen, but I really didn’t want just another white kitchen.� “Living in the country and having ties to the farm-style interiors of my parents house I really wanted to include timber, but I wanted to do it in a modern way. Luckily I loved the idea of a two-toned kitchen.� Through her consumption of every single series in history of The Block,

Stacey managed to pick up a few inspirational guidelines, like the necessity of striking features in pivotal spaces throughout the home. “I’m extremely happy with the layout, it’s fantastic. I’ve read countless interior magazines which reference the triangle between the sink, oven/cooktop and the fridge and that is exactly what I have.� Though having lived with her kitchen for a few months now, Stacey can still remember the classic renovation challenges that trial and error can only overcome. “I was faced with the same conundrum you hear about so often when attempting to revamp a space – what colour white should I use?� Indeed, it is always a challenge to discover what white is right and in Stacey’s case it took lots of swatches and many hours of contemplation. “I have looked at every white in the spectrum, from whites that were too clinical to too cream, something that I definitely wanted to avoid given the history of the kitchen, until I decided on the perfect shade.� Dulux’s Whisper White was the winner in the end, a perfect shade of warm white that brings a cosy feel to a space that is, well predominantly white. The second hurdle that this novice designer overcame was that of floorcoverings. Considering the rest of the house follows a rather dark wooden floorboard theme, which did not

fully extended into the kitchen in its entirety, Stacey had to decide how she would practically approach the issue of flooring. “I could never have matched the timber floors throughout my house

with a vinyl so I decided to go with th something to contrast – I chose Bondi di Vinyl Planks and I am just utterly thrilled with the white wash effect.� This contrast is acutely effective in dividing the space and symbolising

where the kitchen begins and the dining room ends – it allows zones to be formed, separating the two areas without physical boundaries. Now it’s time to talk local. “I really wanted to keep as much as I could local and what I could source and purchase locally within the limits of my budget – I did.� Stacey’s own father, Warren, tiled her splash back for her, the tiles themselves were purchased at South East Tiles and Bathrooms, a local store that provided incredible insight into their range. “They had exactly what I wanted. I have always loved the traditional subway tile and I fell s

head-over-heels for the Antic Blanco Matt tiles that they had there on display.� The rough edges of these matt finished tiles create a unique

character and add charm to the space, being able to find these locally was a thrill for Stacey. The stunning floorboards that arguably complete the room were purchased at Cooma’s Carpet Court, run by John Paske. Understanding heating and cooling options On average across Australia, 40 per cent of the energy we use at home is for heating and cooling. This doesn’t include heating hot water. The amount of energy your household uses will vary depending on your circumstances and the climate where you live—as well as the type of heating and cooling systems you install. Most homes will need heating or cooling at some time of the year, although with a highly efficient well designed home you may be able to avoid the need for additional heating and cooling appliances altogether. By targeting how best to warm and cool your home you can make your home cheaper to run, remain comfortable all year round and reduce greenhouse gas emissions. In addition to the type of heating and cooling solutions you choose, how you operate and maintain your system will also have a big impact. They can be cost-effective to install and low-cost to run. • Portable electric heaters can be cheap to buy but very expensive to run. Using water-efficient appliances and fixtures In your home, the appliances and fixtures that use most water will usually be the washing machine, dishwasher, shower and toilet. Water-efficient appliances and fixturess can save you a lot off e water and money in the long term. You can also make a big difference to Australia’s overall use of clean tap water. By 2021 Australians could save more than $1 billion on our water and energy bills just by using more waterefficient appliances and fixtures. More than a third of these savings will come from using more waterefficient showerheads, another third from more efficient washing machines and over 20 per cent from waterefficient toilets. Saving water You could be making some big savings. For example water efficient showerheads can save around $100-$150 annually on household water bills. The reduction in hot water means less energy is needed for water heating, and can save up to $200 on energy bills depending on the type of water heating system you use. • Save up to two-thirds of the water you would usually use by replacing an old

washing machine with a water-efficient model. • Save around 18 litres of water a minute in the shower by replacing an old inefficient showerhead with an efficient showerhead. • Install low-flow taps o or tap aerators to reduce y your tap water use from 18 llitres per minute to 2 litres p per minute. Understanding your energy bill The best way to manage your energy use and keep bills to a minimum is to measure your current energy use and then take targeted steps to reduce it, monitoring your progress over time. Understanding your energy bill will help you manage and use energy more efficiently. When you adopt energy saving measures around the home you can see whether they’re having an impact on your overall energy consumption by comparing your bills— and then adjust your habits to save even more. The following information will help you interpret the information on your bill so you can get started. What are watts, kilowatts, joules and megajoules? To understand your bill it helps to understand the way power is measured. • Electricity is usually measured in watts—one watt is equivalent to one joule of energy per second. A kilowatt (kW) equals 1,000 watts. A megawatt (MW) equals 1,000 kilowatts. • The amount of electricity used over a certain time period is typically given in kilowatt hours (kWh). In one hour, a 500 watt appliance will consume 500 watts or 0.5 kWh of energy. • Gas is measured in megajoules per hour (MJ/h). A megajoule is 1,000,000 joules. • The amount of gas used by an appliance over time is measured in megajoules. In one hour, a 20 MJ/ hr appliance uses 20 megajoules of energy. What’s your energy bill telling you? The features on electricity and gas bills vary depending on who your retailer is— but all bills have key details in common. The important terms to understand are: • Average daily usage. This is measured in kilowatt hours (kWh) for electricity and megajoules (MJ) for gas. It’s normally illustrated on your bill with a bar graph. To get an idea of how much electricity your household uses, you can compare against your state’s average. For example, the average household in NSW uses 7,300 kWh a year. • Greenhouse gas emissions. The greenhouse gas emissions from the energy used—usually measured in tonnes and illustrated on your bill by a line or bar graph. The average Australian household emits around 14 tonnes of greenhouse gases a year, including personal transport. • Charges for this bill. The breakdown of the charges in your bill. This includes the type of tariff (peak or off-peak), different meter charges, variable and fixed charges, rebates and GST. • Fixed charges. The costs involved in supplying power including pole and wire maintenance for electricity and pipelines for gas. It also includes costs such as providing a 24-hour control centre and emergency teams to ensure safe and reliable power supply. These costs are calculated daily and shared equally by all customers regardless of how much energy they use.

What about conveyancing? If you want to buy or sell a home, land or investment property you’ll have to sign a contract. The legal work involved in preparing the sales contract, mortgage and other related documents, is called conveyancing. It’s possible to do your own conveyancing, however, most people get a licensed conveyancer or solicitor to do the work for them. This fact sheet explains what is involved with conveyancing. Who can do conveyancing work? Three options for doing your conveyancing are: using a licensed conveyancer using a solicitor doing it yourself. Before you start organising your conveyancing, it’s important to do your homework first. Using a conveyancer In NSW, conveyancers must be licensed with NSW Fair Trading. Most conveyancers hold an unrestricted licence that allows them to perform the full scope of conveyancing work for residential, commercial and rural property. Conveyancers are licensed to do legal work such as preparing documents, giving legal advice on contracts and explaining the implications. Before you decide to use a particular conveyancer, check if they are licensed with us first. To find a conveyancer, look them up in the Yellow Pages under ‘Conveyancing Services’ or call one of the professional associations listed on this fact sheet. Licensed conveyancers must have professional indemnity insurance to protect you in case they make a mistake or are negligent in their work. If they are dishonest with the money you have entrusted to them, you may have access to the Compensation Fund administered by Fair Trading.

Doing your own conveyancing Doing your own conveyancing can be risky because you can’t get the same insurance available to a licensed conveyancer or solicitor. This means that if you make a mistake you are responsible and there’s nowhere you can go for financial compensation. For example, your solicitor or conveyancer may fail to make sure the vendor has disclosed everything they are legally required to, such as an order to demolish the place. Barbecue safety a must, say experts With the mercury starting to ascend, it’s time to dust off the barbecue, scrub the tongs and wash the apron all in preparation for a big season of summer sizzling. But before firing up the barbie for the first time, it’s important to take a few safety precautions to ensure the barbecue is ready and safe to use, experts warn. “Each summer season we see incidents in relation to gas barbecues that are easily preventable with a few quick and easy safety measures,” says Graham Brake, managing director of Australian appliance company, Black & Stone. With more than twenty years experience in the gas appliance industry, Mr Brake suggests that checking gas cylinders and hoses to ensure they are intact and that all connections are tight and leak free are important steps before hitting the ignition. “Many Australian’s don’t realise that barbecues are an appliance, much like your oven, that needs love and care all year round, and shouldn’t be left standing unprotected to the elements,” says Mr Brake. One simple measure that is easy to use and a cost effective solution to avoid barbecue mishaps is the Black & Stone Gas Safety Gauge. Install a greywater system Installing a greywater treatment system lets you re-use some of the water that would otherwise go down the drain. Using greywater instead of tap water for low-risk activities like watering the garden and flushing the toilet is a great way to help protect our future water supplies. An average Australian household produces about 200 litres of greywater per day. Re-using this water means using less tap water that is usually treated and transported to your home. Vegetation Clearing Entitlement Code of Practice amendments The 10/50 Vegetation Clearing Entitlement was created to provide people living near bushland with the ability to increase their level of protection against bush fires, following concerns raised by homeowners after devastating blazes destroyed more than 200 homes last year. Introduced on August 1 2014, the entitlement allowed property owners living within 350 metres of Category 1 and Category 2 Bush Fire Prone Land to remove trees within 10 metres of their home, as well as vegetation within 50 metres, without state or local approval, on their own land. National research shows historically 99 per cent of homes destroyed by bush fires were located within 350 metres of bushland. It was for this reason that the entitlement area covers homes within 350 metres of Bush Fire Prone Land. Since its introduction, a number of councils and community groups have raised concerns regarding the 350 metre entitlement area particularly on small parcels of land. NSW Rural Fire Service (NSW RFS) Commissioner Shane

Fitzsimmons today announced changes to the 10/50 Vegetation Clearing Entitlement, which have been made following site inspections, an interim review of the Code of Practice and community feedback. The changes are: The 10/50 entitlement area for Category 2 Bush Fire Prone Land is now 150 metres, reduced from 350 metres (Category 2 is areas where the vegetation poses a reduced fire risk.) The NSW RFS has also brought forward the formal review of the 10/50 scheme to commence October 1. This will provide communities across NSW the opportunity to provide comment and feedback. Details on where and how the community can provide its feedback can be found on the NSW RFS website. “These changes address council and community concerns while maintaining an appropriate level of protection for properties and the community,� Commissioner Fitzsimmons said. The 10/50 online assessment tool at www.rfs.nsw.gov.au has been updated to reflect the changes.

With a team of four experienced staff members now including Claire Caldwell, who has 20 years’ experience, there will always be someone there to help and provide advice. Claire has recently joined the team at Mitre 10 after a long run working with Cooma Gas and Garden. She not only has great experience in retail nurseries but she also has a massive knowledge of our area and of which plants can cope with the harsh Monaro environment at different times of the year. “I was looking for work and Mitre 10 approached me and so I jumped at it. I’m here to help with any gardening questions and can also help with pest and plant identification,” said Mrs Caldwell. “We’re very excited and lucky to have Claire here for her knowledge and experience,” said Mitre 10 nursery manager, Leonie Donkin. Mitre 10 nursery has a wide range of trees and shrubs to suit any garden on the Monaro. They also have seasonal plants and at the moment the nursery is bursting with colour, seedlings and vegies to get planted in time for the warmer months. “Jack frost should have disappeared by now and it’s time to start planting vegies and seedlings,” said Ms Donkin.

Gardening advice The spring season is coming to its end with November here already. So far spring has been a mixed bag in regards to the weather. The wet autumn and the regular showers throughout winter is showing through now with plenty of green growth in the landscape. Many dams are full and there seems to be good soil moisture. It has been a typical Monaro spring with plenty of wild windy days and a lot of changeable temperatures. The recent frost wreaked a bit of havoc to any unprotected frost tender plants, some soft new plant growth and a sad goodbye to tomato plants. Let’s hope November is a bit calmer and not too hot so the garden can recover and we can plant out all those summer food crops. Planting. Vegetable and edible garden plants are the main focus of

planting in November with Melbourne Cup Day being the benchmark day for getting in and growing - tomatoes, cucumbers, zucchini, pumpkins, capsicum, corn, beans, squash and any other frost tender plants. Vigilance will be needed to make sure if there is a hint of frost then protection will be needed. There are also many herbs available to add interest to the edible garden as well as attract beneficial insects to help control the unwanted ones. Herbs will also add interest and flavours to summer

cooking including the good ole barbie!!! Ornamental Garden. There are heaps of plants for planting into the ornamental or flower garden now. November is a good time to plant just about everything from annuals to trees. Annuals. Dealing with a mould problem in the house Here’s how Step 1 Remove a tile where the fan is to be installed, ideally fairly high up the roof but at least two tiles down from the ridge. To slip out a tile, slightly lift those above and overlapping at the sides and lift slightly so the lugs at the top can clear the batten. Also remove two tiles above the fan position. Step 2 Where narrow tiles are used, adjacent tiles may need to be trimmed slightly so the fan can fit. This can be done by nibbling carefully with a pair of tile nippers or pliers. Fit fan with the straps pointing down into the opening. Step 3 Push the upper flashing under the edges of the adjacent tiles. safety glasses and a respirator while using it. Dealing with a mould problem A mouldy ceiling is caused by excessive moisture generation in the house and a humid roof space. Fixing a leak is the first step in controlling the problem. Installing a roof fan Only get up on a roof if it is dry and rain isn’t pending. Wet roofs are treacherous. Cleaning and painting Step 1 Put on rubber gloves, goggles and a face mask and open the doors and windows. Make up a solution of 1 part bleach in 3 parts water. The bleach contains hypochlorite which will nuke the mould or mildew and the spores. Be careful using some of the other popular solutions, as while they do wipe away the mould, they don’t kill the spores. Step 2 Scrub all the walls and ceilings with bleach solution and a gentle scourer and wipe with a sponge. Just because you can’t see the mould colony doesn’t mean mould is not there. Let dry. Step 3 Once dry, paint wall with a stain killer such as Dulux shellac-based Prep Lock, to cover any residual marks from the mould left after scrubbing. It dries quickly so you can put your final coats on within an hour or so. Cut in around the edges and corners with a brush, then use a roller to cover the rest. The stain killer is thin, so expect some of it to flick off the roller. Step 4 Paint walls with a final coat of Dulux Wash-n-Wear (we used Stowe White) with 50ml of VC175 Mould Killer added to 10L of paint. This material is an irritant, so wear safety gear when mixing. Paint ceilings in ceiling white with the same mould killer added.

Potential fire danger from halogen downlights Fact Over the past five years there have been a significant number of fires in NSW related to halogen down-lights. Halogen down-lights create a lot of heat and if they are not correctly insulated, installed and maintained they can cause a fire. Halogen lights generate very high temperatures which can get anywhere up to 370C. Halogen down light fire safety Always use a licensed electrical contractor to install the halogen down-lights and ensure the lights meet the current Australian Standards. Never install halogen down-lights near structural timber members such as roof, ceiling or floor beams. Ensure the lights and transformers are not covered by ceiling insulation such as pulped paper, rock wool, fibreglass batts or polyester batts. The heat from the lights can cause the insulation to smoulder or ignite. When having renovations or work done to the home, ensure the existing ceiling insulation does not come in contact with the halogen down-lights. Down lights and their auxiliary

equipment must be installed in such a manner that necessary cooling air movement around them is not impaired by thermal insulation or other material. Where thermal insulation is of a type that is not fixed in position e.g. loose fill, a barrier or guard constructed of fire-resistant material shall be provided and secured in position to maintain the necessary clearance. These covers must meet AS 60598.1 and 60598.2. Check and maintain the lights to prevent a build up of wind blown debris, such as dust and leaves, in the roof cavity near the down-lights. Vermin often like to nest within roof and floor cavities. As the halogen lights and ceiling insulation provide heat for nesting, regularly check for damage caused by vermin activity that could potentially cause a fire. Additional safety tips Smoke alarms will only detect smoke below the ceiling, to detect smoke

in the roof space install smoke alarms in the roof area of your home. Consider replacing the 50W bulbs with 35W Infra-Red coated bulbs. These emit similar light to the higher rated ones. If bright light is not required, a 20W Infra-Red coated bulbs will often be sufficient. Halogen bulbs use up to six times
