OBJECTIVE 1 NH-8
Envisioning SH-68 as the commercial spine of Naroda ward
Galaxy Rd SH-68
The Indian Road Congress defines state highways as roads that link important cities, towns and district head quarters within the state and connect them with national highway. They are laid and maintained by the state government. As for the SH-68 passing through Naroda, the road’s characteristics has changed over the years. As Naroda has slowly evolved from an industrial hub to more of a residential and mixed use ward, the state highway has largely started catering to the people at a city level not the state level.
Project 1: Ensure optimum utilization of public land along TOD TOD Belt
TOD Plots
Land use along SH-68
Public Plots Old Buildings (>30 yrs Private Plots
Plot Number: 1 Area: 17000 X Permissible FSI: 68000 Price of land: 200 CR
Plot Number: 2 Area: 2200 X Permissible FSI: 8800 Price of land: 25 CR
)
Medium (10-20 yrs)
Plot Number: 4 Area: 5500 X Permissible FSI: 22000 Price of land: 65 CR
Plot Number: 3 Area: 9800 X Permissible FSI: 37200 Price of land: 100 CR
The largest plot out of the 4 public plots which are free for development, is proposed as a neighborhood center in the AUDA DP for Ahmadabad, 2021. The other 3 plots can either be leased out or sold generating a revenue of 25+100+65= Rs. 190 Crores (cost of land in Naroda Rs. 30000/ sq m). Integrating all the scattered public services into one hub will enable us to lease out or sell the remaining public land and ensure their optimum utilization. On initiating a commercial service by the government sector, we can spur commercial development along the highway to ensure SH-68 develops as a commercial spine and attracts more economic activity within the ward. Existing photograph Non existent Bad Good The charge for pay & park: 10 rupees/hr for 4 wheelers 5 rupees/hr for 2 wheelers through a ticket system •The SH-68 is proposed as a 24 m wide road in the AUDA DP of 2021 •To develop the stretch commercially and attract developers, SH-68 to be made wider • Easy access to the shoppers and pedestrians. • Once here via BRT, wider integrated non-motorized lane will allow them to move safely (UTTIPEC suggests at least 1.8 m) •Parking is crucial to every potential commercial spine. •None of the complexes along SH-68 have under ground parking facility in Naroda •Paid parking can be introduced •Organizing ensures maximum usage of public transport and walk ability •Discourage private vehicles, thus easing out congestion and increasing the safety standards for the shoppers

A stretch of 100 meters showing how 24 street vendors can be accommodated, in blue.
•The Galaxy road stretches about 500 meters •Opens up to the National Highway 8 on one side and the State Highway 68 on the other •Prime location between 2 major roads along with its proximity to the Mini Kankariya makes it extremely attractive for the informal vending sector. •Developing the commercial spine along SH-68, a clash between formal and informal commercial is highly possible, congestion likely •To avoid that, the informal vendors along Galaxy road can be helped to get registered and licensed •Dsignated space on the sides can be allotted to them. 500 m is enough for containing 120 odd vendors.
