That was the lead line of a recent article . . . and it says a lot of what you need to know about the 2023 real estate picture. This was a national publication, and the number is impressive; but the statistics in our local market are even more telling. It will be a few years before we catch up with the backup of Buyer demand, since we are fortunate to be in one of the most desirable spots in the world.

We aren’t experiencing the same level of “feeding frenzy” that existed during the last two years; but this is actually a positive development. Some of the newly licensed Realtors now need better strategies than just putting a sign in the ground and requesting “best and final” offers.

Properties in most parts of our area that are priced at market value are selling quickly and for little or no discounts. And the horror stories that the media is spreading about “falling prices” aren’t happening here.

When prospects and clients ask me to comment on this, I have been saying that this isn ’t a Sellers’ Market . . . and it isn ’t a Buyers’ Market. I believe that it is an OPPORTUNISTS ’ MARKET . . . which means that those who are prepared will have the best chance of success. Of course, this means that you should surround yourself with professionals experienced in EVERY TYPE of market.
