Get Control with a Place of Your Own

Whether you’re buying your first home, or you’re an experienced buyer, the goal should be to make the process as simple and effective for you as possible.

There is a plan…

STEP ONE is for us to sit down with your agent and discuss your alternatives. We’ll set an appointment to have an informal, relaxed, personto-person discussion and determine your expectations. Learn about buyer’s agency and establish your needs and wants for your new home.

Then we’ll go to STEP TWO, which is getting Pre-Approved. We will work together with your loan officer to explain financing options and find a loan that best fits your needs and establish a payment that is comfortable. You will need to provide your financial records

and they will run your credit and issue a pre-approval letter.

In STEP THREE we’ll actually get started Finding Your Home We will tour homes in your price range. I will set you up on Home Alert. We will prepare for making an Offer and review current comparables to be familiar with the fair market value of homes. You will select lifestyle neighborhoods and the Home that best fits you!

In STEP FOUR, once we’ve found the perfect home we decide on terms such as offer price, deposit, date of possession and repairs. I will present offer to listing agent and review the strengths of our offer. I’ll negotiate the offer, including price and terms as needed.

In STEP FIVE, now we are in contract we start our due diligence. I will recommend and arrange inspections of your choice and review results with you. I will manage transaction details and help ensure a smooth escrow. Select homeowners insurance.

While we are completing our due diligence and inspections…

We start STEP SIX, Processing the loan we will complete the loan application and provide additional financial

information as the underwriter reviews file. The appraisal is arranged. Final loan approval given and contingencies are removed.

There are many details involved in getting the sale Funded and Closed including the final walk-through of property. Obtain certified funds for closing, and arrange for utilities and movers. Signing loan papers at the Title Company.

Yes, purchasing a home is a big undertaking, but it doesn’t have to be a hassle.
