11 Critical home inspection traps to be aware of weeks before listing your home for sale

M

ontreal - According to industry experts, there are over 33 physical problems that will come under scrutiny during a home inspection when your home is for sale. A new report has been prepared which identifies the eleven most common of these problems, and what you should know about them before you list your home for sale. Whether you own an old home or a brand new one, there are a number of things that can fall short of requirements during a home inspection. If not identified and dealt with, any of these 11 items could cost you dearly in terms of repair. That's why it's critical that you read this report before you list your home. If you wait until the building inspector flags these issues for you, you will almost certainly experience costly delays in the close of your home sale or,

worse, turn prospective buyers away altogether. In most cases, you can make a reasonable pre- inspection yourself if you know what you're looking for, and knowing what you're looking for can help you prevent little problems from growing into costly and unmanageable ones. To help home sellers deal with this issue before their homes are listed, a free report entitled "11 Things You Need to Know to Pass Your Home Inspection" has been compiled which explains the issues involved. To order a FREE Special Report, visit: www.eleveninspectiontraps.info Get your free special report NOW to learn how to ensure a home inspection doesn't cost you the sale of your home.

Village areas; and the small Victoria St. along the McCord Museum of Canadian History. The underlying notion with this move toward making more room for pedestrians is that a city should be more humancentred than car-centred, such change of priority would also redefine the street not just as a road for circulation but also as a public place and as such, a whole new set of amenities should be considered. This policy should mean, among other things, more benches, better lighting, the planting of trees and flowers, in sum, the city streets should be made

Making streets friendly to pedestrians more apt to walking. A superb example of this approach is the area on de Maisonneuve and Guy just in front of the monument to Norman Bethune in the Ville Marie borough where there is even a piano available to anybody wanting to play. However, making the city more pedestrian-

friendly should not be taken as a kind of crusade against motorists, as some people with a tendency to embrace a cause with what I call a fundamentalist approach try to do. Some time ago there was a talk of making SainteCatherine a pedestrian street, indeed during the summer a large part of it is closed to traffic, but a conversion to an entirely pedestrian artery would not be a good idea since it would certainly hurt the stores in the area. And after all, one should not forget that the car culture is still too strong in North America. Public policies can discourage the use of

automobiles especially in the downtown area, but there are also limits to that, dictated by common sense. One has to take into account five months of winter, an ageing population that you are not going to make use bikes, and—very important—a public transit system that needs much improvement to attract and keep users. Still, the conversion of some streets to accommodate pedestrians, even if in some cases is only a temporary move during summer, should be regarded as a step in the right direction to give our streets a more human face.

s an avid tennis fan living in Montreal, there is no better way to get your fill of tennis than to volunteer at the Rogers Cup! Regardless of your knowledge of or talent in the sport, this is an opportunity for anyone of any age who loves tennis. Living in a city mainly focussed on hockey, it can be tough being a tennis fan but when the Rogers Cup comes around each year, you can be sure to be surrounded by fellow fans sharing their passion for the sport with you. It's a unique experience even in the world of tennis. This is the only tournament on the professional tour of both the women and men that features both tours in two alternating cities each year: Montreal and Toronto. Being the third oldest tournament in the pro tour - Wimbledon and the US Open being the only older ones - it is still a highly valued event, where top-ranked players come to collect higher

Coutu also claims that the three marshes are all connected and should be treated as one big marsh. “This is the largest marsh on Montreal Island,” contends Coutu. “We also have woodlands habitat and, on the margins is prairie habitat. Together with the adjacent Dorval Golf course, this must be the largest green space on the Island. Right now, Technoparc rivals Ile Bizard (a birding hotspot) for the number of bird species present, but I am sure that once migration

starts, this area will emerge as the number one birding location around Montreal.” The Times also discovered thirty foot piles of fine dirt that Coutu says are intended for filling in part of the marsh to create a parking lot. Plans for the Hubert Reeves Eco-Campus include preserving part of one of three marshes, but Coutu is very skeptical. Speaking of both Green Herons and Least Bitterns he said, “these are very shy birds and don’t want to be seen. After all development is finished, the birds will not come back.”

Nazih Chemali Continues to go the Extra Mile for Sun Youth

F

Jonathan Caisse Coordinator of Bike Patrol, Nazih Chemali General Manager of Toyota Gabriel, and Bike Patroller Anthony Mazzacappa.

or nearly 20 years Mr. Nazih Chemali has generously contributed to Sun Youth by providing transportation to the organizations through different initiatives. This year’s contribution of a vehicle by Toyota Gabriel to Sun Youth’s Bike Patrol was vital to the ability to function. Bike patrol is a joint venture with SPVM (Montreal Police) and is present in 9 neighborhoods with 28 patrollers working full time for 10 weeks over the course of the summer. The vehicle allows for a supervisor to travel between neighborhoods and to coordinate events like project numero which was created to combat bike theft across the city by engraving them with a unique serial number registered

48

with the SPVM.The 28 patrollers are deployed on bike paths and on the streets five days a week from 10 am to 6 pm to check parks, playgrounds, swimming pools, malls, subway stations and other places where there are children and elderly people (schools, day camps, senior residences), helping where needed, giving prevention tips and reporting violations. Patrollers are equipped with mountain bikes, walkietalkies and first-aid kits in order to lend a hand to people in emergency situations. Although Mr. Chemali is a big supporter of Sun Youth’s crime prevention efforts, his support also extends to other departments. In 2013 Mr. Chemali facilitated the donation of a new 100%

electric car through the Nissan Canada Foundation. Since then thousands of individuals and families have been helped through our home deliveries program and our Emergency Relief Program, and without the donation of the Nissan Leaf made possible by the Nissan Canada Foundation, our ability to carry out and continue these initiatives would have been made incredibly difficult, if possible at all. Mr. Chemali’s proven track record of helping to improving the quality of life for the people in the community is long and consistent and Sun Youth would like to extend its most sincere and warm thank you to Mr. Chemali for his continued support.
