Water is the new fire - What Montrealers need to know about flood season! The classical elements (earth, water, air and fire) are shifting and water is now “the new fire” according to The Insurance Bureau of Canada. Flood season – which has commenced its annual wreckage tour – already has homeowners and businesses feeling the impact across the country. Weather events and rainstorms have elevated the costs of flooding (now the costliest type of property damage) and the stakes for property owners and residents are at an all-time high. Consider that in 2017, floods caused over $590 million in insured damage across Canada (excluding government and the uninsured) and that approximately one-infive Canadian households are at a high risk of flooding. From urban sprawl developments on floodplains to the concrete landscapes of our country’s developing cities, the loss of absorbent ground is accelerating with ever-increasing amounts of water left with no place to go. Water damage, mould and property loss are only some of devastating outcomes when property owners are unprepared, or unsure of how to deal with the after-effects of a flood.

Here are 11 ways to protect properties against flood damage, whether commercial or residential. Safety comes first when in a flooding situation. We tend to put our material goods before our personal safety. Make sure to do a basic risk assessment first before anything else. If water is or has been above electrical panels, or a basement is filled with water don’t enter until a licensed electrician has completely disconnected the power. Waterproof your basement, fill any cracks in the foundation, and put weather protection sealant around windows and the base of ground-level doors. Install flood shields or barriers for basement windows and doors. Raise large appliances in the basement onto wood or cement blocks. If possible, raise electrical panels, switches, sockets, wiring and heating systems – otherwise protect them with a floodwall or shield. Anchor furnaces, water heaters, and/or oil tanks to the floor. Unsecured, they may tip over or float in a flood. A ruptured tank may leak fuel, creating a serious fire hazard. Check that all basement flood drains are not blocked

or covered. For extra precaution, you can install a water alarm to let you know if water is accumulating. Make sure your sump pump is working and install a battery-operated (or generator) backup in case of a power failure. Install backflow valves for drains, toilets and other sewer connections in the basement. These valves automatically close if water or sewage backs up from the main sewer. Clear debris from your roof and eavestroughs so that they drain properly during heavy rains. Downspouts should extend at least six feet from the basement wall, well away from your and neighbouring properties. Turn off the electricity ahead of time in flood-prone areas of the property if a flood is expected in your area. Talk to your insurance agent about flood insurance. Standard residential insurance many times does not cover floods caused by water overflowing from lakes, rivers and other bodies of water (called overland flooding) but may be available separately. The institution was not there anymore —it moved to the Glen Super Hospital in 2015— but the old building was still standing there, facing Cabot Square in the west end of Montreal. Until last week when the demolition crew started to tear down the last remains of what was once the Montreal Children's Hospital. I didn't grow up in Montreal so I never shared the experience of many Montrealers — during their childhood — of having to go to the hospital, whether for some minor or a more serious reason. However, through some of my friends who took their kids there, I had an indirect experience of the place, and what it meant to them at the time. I recall the experience of a former acquaintance who took her daughter there, the emotional ramifications of the experience and the sense of relief after her child was seen there, even for her relationship with her husband. www.mtltimes.ca

The Children's is now gone and according to the developer's plan for the site, four condo towers, some commercial and green spaces, will take its place. The developer has also promised to provide a location for a community centre at the request of the residents in the neighbourhood. However, another of the residents' demand calling for a public elementary school located there, was not considered. Other objections made during hearings such as the shading effect of the tall buildings on Cabot Square were not contemplated either. The project should be finished by 2021. In the end, the iconic building that still brings fond memories to many Montrealers is now gone, like many other landmarks in a city too eager to erase its past. Perhaps without paying much attention to whether what is replacing it with is much worthier.

Wine Suggestions for Easter Menu Terrazas de los Andes Reserva Cabernet Sauvignon 2015 ( SAQ # 13551371 $21.35)

Terrazas de los Andes was founded in 1999, in the heart of Mendoza, a renowned winemaking region in the west of Argentina, on an estate where the first un-grafted vines were planted in 1929. Its name comes from the “terrazas”, a series of terraced plateaus at the foot of the Andes mountain range, at different altitudes ranging from 600 to 1,500 meters. On these terraces, each of the grape varieties that they grow – malbec, cabernet sauvignon, torrentés and chardonnay – are planted at optimum altitudes to benefit from ideal ripening conditions.

This Argentinian Cabernet displays a spicy nose that brings to mind nuances of white pepper complemented by dry fruit and walnuts, with explosions of red fruit, including cassis and sour cherries on the palate. Under the layers of fruit, developed sweet and soft tannins emerge to form a persistent finish. This wine has a natural affinity with lamb chops or prime rib roast.

Chardonnay Reserva 2016 ( SAQ # 13030786 $20) On the other hand, their Chardonnay has a very vibrant nose bringing to mind ripe nectarines, cappuccino creme brulé, finishing off with acacia and apricot jam. On the mouth, this wine is velvety and round with a nice crisp lingering finale. Harmonious and very elegant, this Chardonnay has more in common with Burgundy or Friuli than Argentina. This wine will pair wonderfully with mushroom starters in phyllo pastry or pastas with seafood and cream sauce.

Cline Viognier 2016 ( SAQ # 11089702 $16.65)

From Sonoma Valley in California, Cline Cellars has been sustainably farmed and family owned since 1982. Fred Cline learnt a great deal about farming from his Italian grandfather, then after at UC Davis where he met his wife, Nancy Bunting, who came from a farming family. Fred and Nancy chose to restore hectares of 100-year-old vines and craft Rhone style varietals like Mourvèdre, Carignan, Marsanne, Roussanne and Viognier. They also planted vines of what would become legendary Cline Cellars Zinfandel. In 1993, Fred and Nancy moved the winery to a 350-acre ranch in the famed Carneros Valley in Sonoma County. There the Clines planted Merlot, Chardonnay, Pinot Noir, and Syrah. Their Viognier has lovely bright peach and orange notes with hints of white flowers and honey. On the mouth, full body and fleshy with a delicious frutiness. Lovely, long finale. Pair it with glazed ham or roasted turkey.

The Domaine was created by Mathieu Jaume in 1826. Alain Jaume now manages the Domaine with the help of his family. The estate is located in the village of Orange and consists of 75 hectares. It encompasses four different appellations: Châteauneuf-du-Pape, Côtes-duRhône Villages, Côtes-du-Rhône and Lirac. As of 2012 the estate is certified organic. Here, soils are made of red clay and rocks (pebbles stones of quartz). In summer and during the day, the rocks temperature will increase to 55°C. This accumulated heat returns to the vines during nights . Day after day, this unique phenomenon allow the grapes to reach a perfect maturity and produce a unique wine This Côtes du Rhône, from a plot of vines located just outside the borders of Châteauneufdu-Pape, is a terrific achievement in a challenging vintage. On the nose, this gorgeous Rhone blend displays floral nuances of cistus, peonies and violets complemented by wild rosemary and leather, On the mouth, the wine shows textbook southern Rhone flavors such as deep and juicy black fruits accentuated by spicy pepper notes and a dense palate that while rich, it is balanced by a fresh acidity. Ideal for serving alongside steak, prime rib, or grilled lamb.

Mommessin Gamay’ Fizz ( SAQ # 11154857, $17.75) The roots of the Mommessin winery are in the southern part of Burgundy. The company is the legacy of those winemaking traditions, which for centuries were laid by monks of the Cluny order in vineyards, located around Macon. It was in the town of Grange-Saint-Pierre, formerly owned by the Cluny Abbey where Jean-Marie Mommessin, chose the headquarters for the company in 1865. The emblem of the house depicts the symbolic key of the city.

This sparkling Gamay is Incredibly fragrant, tender and fruity with notes of black currant and blueberry. On the palate, it has a beautiful mousse with a good balance of sweetness and acidity. It is very fresh, light and harmonious wine. Pairs well with chocolate based desserts, especially field berries based such as raspberry or strawberries.
