11 Critical home inspection traps to be aware of weeks before listing your home for sale WEDNESDAY
May 16, 2018
MONTREAL - According to industry experts, there are over 33 physical problems that will come under scrutiny during a home inspection when your home is for sale. A new report has been prepared which identifies the eleven most common of these problems, and what you should know about them before you list your home for sale. Whether you own an old home or a brand new one, there are a number of things that can fall short of requirements during a home inspection. If not identified and dealt with, any of these 11 items could cost you dearly in terms of repair. That's why it's critical that you read this report before you list your home. If you wait until the building inspector flags these issues for you, you will almost certainly experience costly delays in the close of your home sale or, worse, turn
prospective buyers away altogether. In most cases, you can make a reasonable pre- inspection yourself if you know what you're looking for, and knowing what you're looking for can help you prevent little problems from growing into costly and unmanageable ones. To help home sellers deal with this issue before their homes are listed, a free report entitled "11 Things You Need to Know to Pass Your Home Inspection" has been compiled which explains the issues involved. To order a FREE Special Report, visit: www.montrealinspectionpitfalls.com Get your free special report NOW to learn how to ensure a home inspection doesn't cost you the sale of your home.

How Quebec could allow Home-Growing marijuana? By: Bonnie Wurst / mtltimes.ca
MONTREAL - The inevitable legalization of recreational marijuana in Canada has been bringing up more questions than answers since the Federal Government ďŹ rst introduced Bill C-45, the Cannabis Act, in the House of Commons in April of 2017. The third and ďŹ nal www.mtltimes.ca
reading of the Bill by the Senate is expected no later than June 7th 2018, with Canada-wide legalization on July 1st 2018 - but there could be a delay of up to 2-3 months before legal weed is actually available for consumers.

The provincial and territorial governments need at least eight to twelve weeks following the ďŹ nal vote to be ready for actual retail sales - and one of the more challenging and controversial aspects of legalization is the 'personal cultivation' of cannabis at home. Bill C-45 will allow Canadians the option of growing up to four legal cannabis plants per residence - but Quebecers are being told they will not be able to grow their own. Manitoba is the only other province that will not allow it. Provinces and territories are being given the right to develop their own regulations and systems for cannabis production, consumption and sales. Along with those rights, Quebec has chosen to not allow people to grow their own cannabis at all, contravening the four-plant limit allowed under Bill C-45. www.mtltimes.ca WEDNESDAY

It is sure to create even more controversy as Federal Justice Minister Jody Wilson-Raybould clearly stated said that the federal law will prevail if it is challenged in court. But there is a very legit concern here. Not only does cannabis have a very strong smell when smoked (and inhaling second-hand smoke from pot has another element to it, as one can potentially feel its eects), but the plants themselves give o a very strong odour that can be smelled by one's neighbours, either indoors in buildings and even outdoors in backyards. It's not like alcohol at all in that sense. Concerns have also been raised about children having access to the plants or the potential mould that could arise growing it and even the amount of electric power being used - but there could be a solution to all of that, one the Quebec government should consider. Two popular options that have been around for some time now have been capturing the attention of Canadians poised to grow their own. For indoor cultivation there is what is called the 'Marijuana Grow Box'. It looks like a small cabinet or even a small fridge and is used to grow cannabis under controlled conditions. The boxes come with fans and ďŹ lters - and with most now having LED lights it minimizes
www.mtltimes.ca
electrical usage. Even then, the power used to run a typical grow box is nothing compared to the illegal grow ops we've seen in the news being raided by police. The advantage is that the plants are contained, there is no smell (unless you open it), no need to worry about mould and most importantly, Marijuana Grow Boxes can be locked - giving you the security of knowing nobody else can have access to it, especially young children. The boxes can range in price from a few hundred dollars for a smaller one, to several thousand dollars and up for a large deluxe box (more of an industrial model used to produce far more than one home would be allowed to). Given the four-plant limit allowed under Bill C-45, a small box will easily accommodate 4 plants and not infringe on anyone's right to breathing clean, fresh air. As for outdoor cultivation, the same applies as far as safety and strong odour is concerned - and why a Backyard Greenhouse, during the warmer season, could also resolve the same issues. You also don't need a very big structure to do so - and energy consumption is practically nil, as the only lighting you will need comes from the sun.

From generation to generation, roles and responsibilities between parents and children have transformed. The Gen-Ys or millenials are today’s young adults who have been stereotyped as entitled. According to the Statistics Canada 2011 Census, there is a significant upward trend of 20-29 year olds living at home longer especially in greater Metropolitan areas where finance is a factor but not the only one. The hard truth is that parents are babying their teens and taking care of their older children when they should not. By not allowing them to learn and take age-appropriate responsibilities, they end up developing bad habits and it’s holding them back. You may think that you’re encouraging your child for achieving a good grade at school or succeeding in an activity but think about it… shouldn’t they be expected to work hard and do well? Parents today are over-protecting their

children from failures, set-backs and even adversity which results in adult children who are shocked when things don’t go according to their imaginary plan or how they picture their reality. Parents may have stability in their own financial makeup but it’s not so that you can dig into your savings to support your children. Providing a financial safety net does not help your kids in the future. Adult children relying on parents to pay their bills don’t ever learn how to earn their own money or the importance of budgeting. The reason that many millenials are still at home could be that they depend on their parents for emotional or financial support. It may also be because the cost of housing may be too high or the pursuit of higher education or difficulty finding a job. Whatever the reason, parents and children can change and improve your situation. AMCAL Family Services provides family counselling for emerging adults with the goal setting boundaries and goals, and developing a long-term plan—so the young adult can function better as an adult and the family can establish a new equilibrium. Barolo vs. Barbaresco: Wine Royalty

WINE
Although both are born from the rustic, yet sophisticated Piedmont region and are produced from the same grape, there are subtle differences between these two powerhouse wines. Both are commanders of Piedmont’s most well known wines. (In fact, Barolo has been referred to as the ‘king of wine’). In general, Barolo is the more structured, powerful, complex and masculine of the two. Wine critics describe Barolo “stern and imposing,” but that is open to interpretation. Generally, it has more weight and acts like a French Bordeaux than its counterpart. Barolos are more expensive but age longer. Barolo and Barbaresco are natural partners with meat based risottos
Both Barolo and Barbaresco pair well with foods that offer bold flavors that can assert up to them. Robust meats, wild game, rich pastas and creamy risottos are all worthy partners. Barbera: Piedmont’s traditional everyday wine
Remember, Barbera is the name of both the grape and the wine. Historically, both have been treated more like ‘commoners’ when compared to their more royal Piedmont counterparts. Unlike the delicate Nebbiolo grape, Barbera is so adaptable it can pops just about anywhere. In fact, it can now be found in wine growing regions all around the world. Aldo Vacca, director of Produttori del Barbaresco
Produttori del Barbaresco is a 52 member cooperative with 250 acres of Nebbiolo vineyards in the Barbaresco appellation with an annual production of over 500,000 bottles. Its vineyards amount to almost 1/6 of the vineyards of the area. Each member is in full control of their land, growing Nebbiolo grapes with the skill and dedication they have mastered over generations. The Produttori uses traditional Piedmontese methods: an 18 to 21-day primary fermentation with aging for up to three years in botti (Large barrels). Such techniques allow them to make transparent wines, and let the terroir shines in their wines. The Produttori’s nine crus or vineyards lie on steep slopes composed of the firm clay and limestone marl of the Langhe. Those from the northern hills—Ovello, Montefico and Montestefano–have a higher clay content and are known for their rich earthy, meaty flavors, full body and firm structure.
