The pipe was repaired, the water quality was tested and by the following Saturday afternoon the beach was reopened - and swimming, as well as canoeing, kayaking and surfing were allowed. Free Report Reveals How to Avoid Getting Stuck Owning Two Homes

MONTREAL - West Island - Every month, thousands of homeowners are faced with the stressful dilemma of whether to buy first or sell first. You see, if you buy before selling, you could run the risk of owning two homes. Or, just as bad, if you sell first, you could end up homeless. It's what insiders in the industry call the Real Estate Catch 22, and it's an extremely anxious position to find yourself in. This financial and emotional tightrope is one you usually have to walk alone because most agents have no way of helping you with this predicament. But one local realtor is using a unique Guaranteed Sale Program which solves this dilemma. This program guarantees the sale of your present home before you take possession of your new one. If your home doesn't sell in 120 days, they will buy it from you themselves for the previously agreed price ensuring that you never get caught in the Real Estate

Catch 22. Before you hire any professional, you should research the market to find out who can do the best job for you. When interviewing agents, find out what kind of guarantee they are willing to give you with respect to the selling of your home. Unfortunately, you'll find that most agents simply cannot make such a guarantee. To help you learn more about this program and how it can make your move less stressful, a FREE special report has been prepared entitled "How to Avoid Getting Stuck with Two Homes". area - and it can be expected to happen again after any similar downpours. The waterways in and around Montreal are always being tested, but results can take up to 24 hours to determine whether it safe enough to swim. Our once pristine lakes, rivers, streams and other bodies of water are now polluted due to human activity and development. From fecal coliform bacteria coming from human waste to agricultural runoff, pharmaceutical products, plastics and even the chemical compounds found in all types of fragrances being used. We just keep on contaminating our water - and yet still find ourselves swimming in it, when the conditions are deemed safe enough. The beaches around Montreal are located in areas where the water quality is more often than not considered good. Verdun beach is actually in a good location, due to the nearby Lachine Rapids that naturally fil-

ters the water. Oka beach is also considered to be located in a good area, but you will still find the beach closed several times in the summer. Even though the information is not easy to find, it is always good to check out what the water quality is before heading out. Swim Guide has a website and a smartphone app for iPhone and Android that ‘delivers free real-time water quality information for over 7,000 beaches, lakes, rivers, and swimming holes in Canada, the U.S., Mexico, the Bahamas, Ireland, France, New Zealand, and Australia - including beaches in Quebec from Oka Beach, Cap St. Jacques, Plage Doré, Jean-Drapeau Park, Plage du Beach Club (PointeCalumet) and even the beach at Bois-de-l’ÎleBizard, as well as the many beaches up north and in the Eastern Townships. They can be found at https://www.theswimguid e.org/beaches/quebec. Have a safe and healthy summer!

Seniors at the Heart of Sun Youth’s Bike Patrol

E

stablished in 1984, the Sun Youth Bike Patrol is celebrating its 35th anniversary this summer. This year’s patrol is composed of 23 patrollers, including 4 teens on patrol and works in collaboration with 9 Montreal Police (SPVM) neighbourhood stations across the Montreal Island. The patrollers represent a diverse group of individuals who have in common the desire to work hard at bettering their community. All are trained in first aid and other public safety skills. Abdel Rouchdi is their new coordinator and has a real passion for his job. “I wanted to get involved because I liked the idea of managing staff,” says the 31 year-old who studied political science before joining Sun Youth in 2018. “For me, it’s also about getting in touch with the community and serving this community.” The first mandate of the Bike Patrol is to be the eyes and the ears of the Montreal Police. Abdel considers that by their only pres-

ence, the patrollers increase the sense of security of seniors and children in Montreal. Seniors are at the heart of the Bike Patrol’s activities. “I think that along with children, seniors are our number one fans! Often when they see us with our bikes and our walkie-talkies, they take us for police cadets so the first question is: ‘Oh, you are cadets?’ It immediately sparks discussions. We are always very well received!” Abdel finds that working with seniors is a win-win situation for both parties. “An exchange with a senior that lasts only 5 minutes can change a patroller’s life because seniors have experience in a lot of things that younger people don’t. It’s all about sharing knowledge.” Likewise, Abdel finds that the relationship is also beneficial for seniors: “It can also bring them out of their isolation. Oftentimes, their exchanges with patrollers are the only these seniors will have in the day so it works both ways.” The relationship be-

hit.” The Bike Patrol also pays special attention to heat waves and helping seniors cope with them. “We take part in a Station 44 initiative called the Door-to-Door Project. A team composed of two police officers, two cadets and two patrollers go street by street knocking on the doors of seniors to give them useful information.” Beyond providing tips on how to cope with heat waves (drink plenty of water, stay in the shade and take refuge in cooled areas) they inform seniors on activities offered in their neighbourhood that Photo: Nicolas Carpentier might interest them. Sun Youth Bike Patrol Coordinator Abdel Rouchdi Once again, one of the The Bike Patrol also main goals is to get them tween the Bike Patrol of many seniors resiand seniors is not only dences. “So far, we have collaborates with the out of isolation. "It's a Hollywood movie," he says and it should be treated as such. cess to abortion in order to qualify for grants to hire students for summer jobs. Last year, in response to the outcry that the attestation was a political litmus test designed to "compel speech", the eligibility criteria were modified and changes made as to how applications would be assessed. However, since the changes were made two Christian Bible summer camps have filed legal challenges saying they were denied funding without explanation. There are currently eight other lawsuits from charities and businesses challenging the controversial Canada Summer Jobs attestation. While current legal debacles may create an impression of polarization many polls suggest that there is actually a large middle-ground of opinion. A recent Marist poll in the U.S.A. showed that a majority of pro-choice Americans actually sup-

port some restrictions on abortion based on gestational limits and other factors. Canadian polls have shown broad-based support for informed-consent and other measures that favor a reduction of abortion rates, as well as strong opposition to sexselective abortion (usually of female fetuses). So, what should the takeaway be from this film? Guzzo, a father of five, says if nothing else it highlights the painful dilemma of women who experience an unplanned pregnancy. He thinks we should have empathy for women in this predicament and ask ourselves, "How do we make a difficult situation less difficult?" There are always consequences though, whether it results in abortion or adoption, but also when the woman decides to keep her baby. "We have to consider the impacts," Guzzo says. "It's a mental health issue."

An emotional farewell at the Montreal Jazz Festival

By Sergio Martinez mtltimes.ca

resulted in practically no outdoor concerts cancelled. And, probably the most emotionally-charged occurrence of this event, 2019 marked the end of the involvement of the two co-founders, Alain Simard and André Menard, in the actual programming and operation of the Festival. Menard was fighting back the tears when he spoke during the final press conference when a balance of the Festival is presented before the journalists: "I'll be missing the gang, the staff, the backstage, the people who helped us…" He then added that he wouldn't disappear; he would simply be one of the spectators. Simard, also quite moved by the occasion,

remarked that when the first Festival took place, he "would have never imagined the dimensions this event would take." He not only referred to the music aspect "Montreal is the best place for a crossover of music from Europe, the Americas; in a bilingual city it is a meeting place," and certainly the Jazz Festival has contributed to that. He noted it even changed the urban landscape of that part of downtown. "I hope that the Festival will keep its DNA, the thrill of discovery and wonder. It's a big machine that must meet commercial and tourism expectations, but if my successors manage to keep the spark lit and to remain in touch with the present, it will be mission accomplished!"

added the co-founder and Chairman of the Board. Prior to the farewell part, Laurent Saulnier, VP for Programming, was doing the customary artistic balance of the event, underlining some particular performances such as Charlotte Cardin's at the opening of the Festival, Norah Jones who performed at the Wilfrid Pelletier Theatre playing "piano and guitar, mesmerizing the spectators during 90 magical minutes," Peter Frampton, who visited the Festival to wrap up his major Peter Frampton Finale The Farewell Tour, Cuban pianist Roberto Fonseca bringing Afro-Cuban rhythms; drummer Makaya McCraven who "delivered a dazzling performance featuring the

The organizers also made references to the pilot project to set a satellite stage outside the primary downtown location. This year it was the borough of Verdun that hosted many concerts, and the experiment was a total success:

David Sebag

"For this first edition of the Festival de Jazz in Verdun,Wellington Street and the three spaces created for the occasion exceeded expectations. Boulevard, as part of OFF-JFL’s Canadian Spotlight Series. One thing that was quite noticeable was the cowboy-themed look to the show’s poster art, which is kind of reminiscent of what someone would have seen over 50 years ago to publicize one of Sergio Leone’s famed spaghetti westerns. “There was a very popular cowboythemed video game that came out this year called ‘Red Dead Redemption 2’. The word play was too much to resist and, in our own way, Reese and I are like the cowboys of parenting and comedy,” said Lyng in a recent interview. “We’re renegade outlaws who live only for the fortunes of fatherhood … and maybe actual fortune at some point. Spice your life with Rhone blend wines

T

By Marco Giovanetti mtltimes.ca

hey say variety is the spice of life and this is certainly true in the world of wine. I seldom drink the same wine, style or varieties. One region that is a treasure chest of styles and grape varietals is the Rhone Valley. Wherever you like perfumed whites from Roussanne / Marsanne, seductive earthy Grenache or floral Syrahs, there is choice for all your tastes and pockets. That’s why it is one of my favorite wine region after the Rousillon in France

That’s why you don’t have to be a wine expert to appreciate the virtues of Rhone wines. Let’s con-

sider the Petit Tracteur. This generous Rhone (60% Syrah, 40% Grenache) blend has terrific plum and cherry flavours with savoury garrigue-pencil nuances. On the palate, it has enough tannins to make your BBQ steak shine while its satiny palate will make you long for another glass. At your local SAQ for only $16.00 ( 14094933). Owned and operated by his Uncle Ed, a harddrinking, bombastic, tough as nails World War II veteran with the Signal Corps, Geist experienced his summer time rite of passage working in a family-oriented vacation hotel in an era just before motel chains like Holiday Inn and Super 8 dotted practically every highway in North America, and an By Stuart Nulman air of tackiness and eccentricity were the order mtltimes.ca of the day every summer that he worked there. in the summer of 1976. But no matter about the eccentric nature that surrounded the Arrowhead Lodge and its motley crew of employees, Geist credited his time there as a means of how it formed his writing and journalistic skills that ended up with an awardwinning career for him (and that was thanks to his humorous poems about the people of Arrowhead Lodge that were posted around the facility). Lake of the Ozarks will have you laughing and reminiscing about how your early summer job experiences – whether it be at a hotel, a store, a warehouse or a camp – was just as fulfilling for one’s personal and professional development as it was for one’s wallet (basically, it helped you earn life experiences on top of that much-needed pocket money). We need to rethink Titanium Dioxide

I

By Martha Shannon mtltimes.ca

t thickens, whitens, lubricates, and screens us from the sun. It is added to cosmetics, food, toothpastes, pharmaceuticals, food. Some peddle it. Some don’t. Is it safe? We do not know. The jury is out. When there is such indecision, I prefer to err on the side of caution. By 2020 France is banning it as a food additive claiming links to obesity and diabetes. Health Canada says no, as the studies were only done on animals. We need to look at what it may be doing to US. Our children are more susceptible to the dangers as their immune systems are still developing. Decisions relating to the use of titanium dioxide involve the size of the titanium dioxide particle. The size that enters the bloodstream is a crucial part of the debate. Our interest is looking at titanium dioxide’s use in cosmetics. Whether the titanium dioxide is micronized, micron sized or a nano particle is relevant according to the studies. Some believe the smaller the particle (nano) enters the bloodstream and can cause neurological dysfunction, genetic disorders and possibly cancer. We are at the mercy of the manufacturer as to the size of the titanium dioxide selected for formulation. The actual name ‘titanium dioxide’ may or may not be on the label. There are no discreet guidelines as to the actual size. Research has no definite conclusions. It depends on who is doing and paying for the research.

Those For One site quotes: ‘Titanium dioxide is typically micronized and coated for use in cosmetics products. The micronizing makes this somewhat heavy-feeling ingredient easier to spread on skin, plus a bit more cosmetically elegant. Micronized titanium dioxide is much more stable and can provide better sun protection than non-micronized titanium dioxide. Micronized titanium dioxide doesn’t penetrate skin so there’s no need to be concerned about it getting into your body. Even when titanium dioxide nanoparticles are used, the molecular size of the substance used to coat the nanoparticles is large enough to prevent them from penetrating beyond the uppermost layers of skin. This means you’re getting the sun protection titanium dioxide provides with no risk of it causing harm to skin or your body.’ Large corporations like Proctor and Gamble, Burt’s Bees (now owned by Clorox), Neutrogena, all regularly use titanium dioxide and claim it as a safe cosmetic. Those Against Dr. Mercola comments on the danger of the nanoparticle. ‘Titanium dioxide nanoparticles may lead to neurological dysfunction, genetic disorders, and possibly cancer. Candies, sweets and chewing gum, along with toothpaste and sunscreen, have been found to contain the highest levels of titanium dioxide nanoparticles. Children may receive the highest exposure levels (two to four times more than adults) of titanium dioxide nanoparticles.’ Such opposing views. No wonder the jury is out.

A recent article (Can Your Toothpaste Kill You in the Montreal Gazette May 5th, 2019) quotes new research showing that nano particle titanium dioxide is suspected of causing colorectal cancer. One major problem is we are not always aware we are consuming it in food or wearing titanium dioxide in skin care. If you see the word ‘color’ on a label, titanium could be hidden in there. Labels are a ‘Pandora’s Box’ of confusion. Titanium whitens and consumers like ‘white’. As in white toothpaste. We think if it is white it must clean and be clean. We are so spoiled. Our Earth to Body ‘no titanium dioxide’ tooth cleanser is not white. It is green. You can get used to green. Our cleanser is a unique and worthwhile experience. Years ago, when researching zinc oxide vs titanium dioxide to make our zinc blend, I decided on zinc. Titanium Dioxide contains the toxic heavy metal, titanium. Zinc is safer. Zinc is a mineral nutrient that is healthy. Our blend is creamy coloured and massages beautifully into the skin. I was assured it was not nano. Rethink the use and consumption of titanium dioxide. You must take charge of your own health starting with keeping your own health records Y ears ago I wrote about the need to keep a copy of your own health records. People should take charge of their own health. Records are

By Donna Byrne mtltimes.ca

about you and your health. It used to be that doctors were reluctant to give chart information to patients. Nurses were not allowed to tell patients their results or talk to them about them until a doctor had done so. How archaic! More and more we hear about how to be healthy, what food to eat and what to avoid in the latest trends. It is all very

confusing but the one thing that is clear are the results of tests done once we feel ill or get older. These measures are not good enough but are a start. At least we can get a baseline from which to expand or make changes to improve. We can only do this if we have the findings and learn how to read them. What does a high blood sugar mean? What causes it and what can we do to lower it? What does Hypertension or high blood pressure mean? How can we lower it? What does high creatinine mean about kidney function? How can we look after our kidneys? And on and on……. There has been talk about Electronic health records for years but because health care is a provincial jurisdiction not all provinces approach the subject in the same way. It is amazing to me that they cannot come to some agreement that electronic

records are important and the use of technology can make talk a reality. Why come up with so many different solutions and why take so long to do so? Finally Quebec has come up with a plan. Health Minister Gaétan Barrette announced that Quebecers will soon be able to consult their entire medical files

House price forecast for greater Montreal

S

Upward momentum continues

urvey released today shows that the Greater Montreal real estate market is continuing to pick up speed, despite expectations of a slowdown in price appreciation halfway through the year. In the second quarter of 2019 (and for the fourth consecutive quarter), the Greater Montreal Area experienced a higher home price appreciation rate than both the Greater Toronto Area and Greater Vancouver, seeing a 5.8% increase in the aggregate price1of a home, reaching $410,828. "For several quarters now, the Greater Montreal real estate market has been outperforming Toronto and Vancouver in terms of price growth, but the data needs to be put into perspective as homes here remain far more affordable," says Dominic St-Pierre, Royal LePage vice president and general manager for the Quebec region. "If we applied Montreal's current appreciation rate, it would take 13 years for Montreal to catch up with Toronto, and 19 years to catch up with Vancouver," he says. Maintaining the momentum of the previous quarter, two-storey homes continued to be the hous-

ing type most in demand, due to weak inventory, with their median price rising 6.1% year-over-year to $516,820. During the same period, the median price of a bungalow increased 5.7% year-overyear to $325,730. Condominiums also experienced a steady 5.1% increase, bringing the median price to $331,721. "Looking at the Montreal market's current rapid and sustained appreciation compared to other domestic markets, it would be tempting to make comparisons to the price spikes that hit Vancouver three years ago, and then Toronto," says St-Pierre. "However, the appreciation rates experienced by these two cities increased by more than 25%, which is far from being the case in Montreal." Greater Vancouver first experienced a spike of 27.3% year-over-year appreciation of its aggregate in the second quarter of 2016. Greater Toronto's appreciation peaked at 25.3% in the second quarter of 2017. For the past three years, Greater Montreal saw far less significant appreciation rates, ranging from year-overyear increases of 3.4% to 6.1% for all property

types combined. Effect of foreign buyers noticeable for first time In Montreal, the most recent data indicate that the share of foreign buyers in the region increased from a marginal ratio of less than 2 % a few years ago to 3.4% in 2018. Significant price appreciation in Montreal east and centre Montreal East home prices recorded the highest aggregate appreciation rate this quarter (8.3%), followed by Montreal Centre (8.2%). The price of a two-storey home increased the most in Montreal Centre and Montreal East rising 10.8% and 10.4% yearover-year, respectively. Conversely, the price of a two-storey home in Montreal West fell by 1.6%, resulting in a slight correction that stabilized prices. During the same period, the median price of a bungalow had the greatest appreciation in the West, with a 12.3% price increase year-overyear.The price of a condominium increased most in Montreal East, rising 6.4% year-over-year, followed by the South Shore where the median price rose 5.6% during the same period.

Is there a rental housing crisis in Montreal?

skyrocketed, leaving many residents out of a place to live. Since 2016, countless stories have been reported about tenants being evicted, condo units being used as short-term rentals causing disturbances and even tenants subletting to others without the consent of their landlord. Recently, 13 Little Burgundy residents were evicted following a change of ownership of a 6plex on Notre-Dame St W. The new owners plan to convert the units and offer them on Airbnb as short-term rentals. (CTV MONTREAL 2019) On April 18, 2018 we heard the story of Andrew Chapman, who found himself surrounded by short-term renters in his 9-unit condo building. Instead of having regular neighbors, there were different people coming in and out like it was a hotel. (CBC NEWS 2018)

If these regulations are not enforced and shortterm rentals are more lucrative than the traditional 1-year lease, this business model will not go away. In the shortterm, this is a fast-growing industry and going full steam ahead to fill a need, without considering the consequences. However, in the long term if this continues, Montreal will experience a shortage of good quality long term rentals and potential hikes in rents.
