comedian. I am more like a high energy performance comedian,” he adamantly stated. “I am also a big wrestling fan, so think of my comedy as Bobby ‘The Brain’ Heenan and Randy ‘Macho Man’ Savage telling jokes, but I don’t get hurt as much.” Mike has practiced his brand of “high energy performance comedy” for over 15 years in both English and French at the Just For Laughs festival (where he has hosted his own series of outdoor shows over the past three years), touring in clubs across the province, on TV and movies (CBC’s “Edible Incredible” and “Confessions of A Dangerous Mind”, to name a few), and as one of the toy voices in the Quebecois version of Disney’s “Toy Story 4”.

On November 2, Mike will exhibit his trademark jocular, manic style of comedy with a one-night-only solo show at the Wheel Club, located at 3373 Cavendish Boulevard. “I like the Wheel Club, especially its country music vibe,” he said. “The first time I performed there was with seven other comics who were basically opening acts, and they constantly made fun of the club. When I went onstage and did my first couple of jokes, I immediately liked the place. Afterwards I told the other comics who were badmouthing the place that when they start going on the road and perform in nothing but roadhouse-type of clubs, they will all look just like the Wheel Club.” Mike’s performing roots began at Dawson College, where he graduated from its professional theatre program. From there, he began to write and produce his own original stage plays. “However, it got to the point where I couldn’t afford renting a theatre space to present my plays, so I went to the Stornaway Gallery and built a stage there for that purpose,” he said. “A lot of local comedians like Ryan Wilner, Pete Johanson and Jennifer Finnegan were starting to come by the gallery to see my plays, and asked me if I

wanted to become part of a comedy show they were putting together. It started with sketch comedy, then it evolved into stand-up comedy, and I started to do a lot of open mic nights.” “Stand-up comedy is a weird thing. It’s like an autobiographical art form that other people do. But when it comes to comedy, I do what I feel. There was one time that several veteran comics like David Acer and Neil Janna were actually giving me punchlines, so I could tell a few jokes in my act,” he added. As well, Mike is currently filming in Montreal a six-episode sitcom for Fox called “The Moodys” that stars Denis Leary and Elizabeth Perkins, and is an American reboot of a sitcom that was a big hit when it originally aired in Australia. “This is a Christmas sitcom event that is very funny and I hope it becomes an annual TV holiday tradition like ‘A Charlie Brown Christmas’,” he said. “I play a handyman who renovates the Moodys’ bathroom for so long, that I practically become a member of the family.” And Mike continues to tour Quebec with his comedy show. “I’m soon going to tour in northern Quebec with my French show, where one of my stops is a microbrewery, where I plan to rock out this place. This is an example of what my career is coming to,” he said jokingly. Tickets for Mike Paterson’s November 2 show at the Wheel Club cost $20 in advance or $25 at the door (and one free drink is included in the price of each ticket). Ariana’s Sparkle introduces new products to its makeup collection benefitting Autism Speaks Canada riana’s Sparkle is the autism awareness makeup line launched by Ray of Light Canada in April of 2019 as an offshoot of their jewelry collection. The new cosmetics, which include sheer sparkle lip-glosses and a selection of star powders, will be available for purchase year-round through the Ariana's Sparkle Etsy shop as of November 10th, 2019. Ray of Light Canada co-founder Charlotte Marie Flannery, makeup artist and mother of two children diagnosed with autism spectrum disorder (ASD), chose the new products to reflect her daughter Ariana’s continuing love of all things sparkly. “After receiving such a positive response to our initial launch in April, we decided to expand the collection in time for the holiday season,” said Charlotte. “It’s exciting and special to watch the collection grow as Ariana continues to grow.” The new lip-glosses, like the existing diamond liquid lip collection, can be worn on their own or layered over a favourite lipstick. These long-lasting glosses have a sheer, moisturizing texture and are enriched with Vitamin E. Five shimmery shades include a peachy pearl, a pretty pink called Girl Stuff (Ariana’s favourite), and a coral rose perfect for vacations down south. Bar-B Barn mouth watering Ribs & Chicken 2 great locations to watch the game

f you are craving a nononsense, generouslyportioned and wholesome dining experience, in an iconic setting that is a Montreal establishment, you’ll want to settle down to a meal at Bar-B Barn. We have all noticed the impossible-to-miss yellow and brown restaurants

I

Bar-B Barn delicious spare ribs and chicken!

By Anne McDougall mtltimes.ca at either of the two locations: Guy street downtown or Sources boulevard on the West-Island. The decor has not changed since the restaurants opened, and this will give you the impression that you are going back in time. Vintage barn-style wooden accents decorate the walls and ceilings, and comfortable table or booth seating awaits you. Calming Western-style chandelier lighting

illuminate the space, and the most special tiered bottle display at the West-Island location will certainly amuse you. Both restaurants offer the choice between a dining zone with big screen tvs and a sports game playing, or the quieter, more family-friendly area which is where we asked to be seated. The downtown location has five dining rooms and 225 seats, and the west-island location has 515 seats, so bring your friends and family without hesitation, you will be accommodated no matter how big your group is. The downtown location was opened in 1967 and the West-Island restaurant opened thirteen years later, in 1980. Bar-B Barn is fa-

mous for its ribs and chicken. Our host for the evening, co-owner Tom McQueen, explained to us that he and his partners Manny and Dalton Barnoff ship their products as far as Western Canada, to longterm faithful customers in Calgary and even the Yukon! My dining partner Wes and I decided that we wanted to try as many of the items on the menu as possible and our friendly waiter Nelson gladly brought us many dishes. We started with a Caesar salad ($7, or $10 with added chicken). It was quite good, served with plenty of bacon bits, big crunchy croutons and good

Bar-B Barn cozy atmosphere inside their downtown location 1201 Guy St. homemade dressing. The garden salad ($7), also a generous portion, is made with fresh crunchy vegetables, and offered with a choice of three dressings, one of which was a house dressing, and my favourite. Our next dish was a starter serving of chicken wings ($12 a pound), which came with three sauces ranging from mild to call 911 hot. The wings were plump and the meat was tender, and we left nothing on our plates but carefullypicked bones. We were then served our main dishes, a Whole Hawg ($31, 9 maxi ribs), served with a choice of onion rings, crinkle fries or homemade mashed potatoes.

This was an enormous portion, and since we asked to taste a bit of all the sides, so as to be able to write about it, I was able to say that the mashed potatoes were my favourite, and Wes preferred the fries, although we finished all of the tasty onion rings. The ribs, coated four times and cooked slowly for three hours, were quite tender and lip-smacking good. The second main dish was the quarter chicken ($10), also served with a choice of sides. The chicken is marinated for 24 hours in a dryrub, then also cooked slowly for two and half hours. The meat was buttery-tender and delicious. Even though the food was

very good, the portions were so generous that we ended up taking some home. Our desserts were just awesome. A rich plain cheesecake served with blueberry sauce ($6) and a slice of homemade apple pie ($4), which we chose not to have ice-cream with, but we could have, for an extra $2. Nelson asked us if either of us was celebrating our birthday, since, if that had been the case, and upon us showing our id. He would have given the birthday celebrator an up to $25 discount on our meal. The menu offers many different sized portions to please all appetites, and a kids’ menu to boot. If you want to take a step back to relax, and have yourselves a wholesome, no-nonsense plentiful meal, head over to either of the two Bar-B Barn locations. move by STM's management to break up their work schedules that would have them starting work earlier and ending later. The president of 'La Fraternité des constables et inspecteurs de la STM', Kevin Grenier, said in a statement today, “It’s totally unacceptable to have a twohour break in the middle of the day. Starting at 6:30am and end-

ing the day at 6:30pm, would upset the worklife balance… the inspectors are only paid for 40 hours per week, so it isn’t fair to make them work 12-hour days. The unionized officers will wear camouflage pants as a pressure tactic until the STM comes up with a better proposal to allow them to work decent schedules." as it doesn’t affect safety or the delivery of services.' Well, Montreal is a trendy city - and the latest fashion statement should once again be raising eyebrows.

The Governor General’s Literary Awards

he Governor General’s Literary Awards (aka the GG’s), one of Canada’s most prestigious literary awards, announces its French and English-language winters on October 29 for the best Canadian writing in fiction, nonfiction, poetry, drama and children’s book (both text and illustrated).

T

By Stuart Nulman mtltimes.ca One of the nominees in the latter category is Montreal-based author/illustrator Isabelle Arsenault, for her latest book Albert’s Quiet Quest (Tundra Books, $22.99). The story centres Albert, a young boy who lives in the Mile End borough of Montreal, who is also an avid reader. His biggest dilemma is to find a quiet spot to read his books in his noisy neighborhood. Albert finally finds that quiet nook in a nearby alley, where a painting of a beach scene is destined for the trash, and Albert uses it to imagine himself reading on a quiet, deserted beach.

52

However, Albert’s quest for some quiet reading is constantly interrupted by his many friends, who keep asking him if he wants to play with them instead. Albert wonders whether he should just zone out and keep on reading, or search for another quiet reading spot in his Mile End neighborhood. Ms. Arsenault, who has won the GG’s on three previous occasions for her work on children’s books, said in a recent phone interview said that she was surprised that she was nominated for this book. “I didn’t expect the nomination. However, the rules have changed for children’s books because before that, books with just dialogue for text didn’t have a chance,” she said. “I consider myself lucky to be nominated because I find it quite rewarding and it helps me to keep on going forward.” Born in Sept Isles, Ms. Arsenault moved to Montreal to study in college. “I quickly became a Montrealer and I didn’t want to move back. When I had my first child, Montreal became a natural environment, and the neighborhood where we lived, especially the back alley, was a whole different universe where you had many friends and had the ability to do creative stuff

out of nothing. And that formed the basis of the neighborhood in my book,” she said. An illustrator by trade, Ms. Arsenault stated that the process of creating an illustrated children’s book is quite different when you have to start it from scratch and do both the text and illustrations by yourself. “First you have to write the manuscript and develop little scenarios that will get you the idea for the book,” she said. “Then you do the sketches to capture the visual end of the book. Putting together Albert’s Quiet Quest gave me the opportunity to see both aspects of creating a book at the same time. It’s like storytelling happening in images, with the text coming afterwards.” Ms. Arsenault still lives in Montreal with her husband – who is a book publisher – and their children, and realizes the importance of the book’s overall message of the joys of book reading, which is displayed quite vividly at the end. “Books are part of our lives, and we realize that they can be very powerful,” she said. “People can relate to the story in Albert’s Quiet Quest as book readers. Books are part of who we are, and are always part of our lives.”

I have seen The Rocky Horror Show at the MainLine practically every year since it began about seven years ago, and I have to admit that this year’s edition is probably the most wild, raucous version of this cult classic that I have witnessed and experienced, and is filled with nonstop chills, thrills and freaky musical production numbers (not to mention callouts from the audience, which are greatly encouraged). But why have I come to this conclusion? Let’s start with Amy Blackmore’s masterful directing of this show, in which she allows a combination of familiar faces, new faces and little twists and turns that makes this show more than just an annual rehashing. tion of leader Katherine Paradis and the excellent choreography that was developed by the trio of Debora Friedmann, Holly Greco and Patrick Lloyd Brennan, which allows the large cast (principal players and phantoms) to give even more energy and excitement to their respective performances. And finally, there’s the cast. New additions Zachary Sykes and Hanna Nes bring a rather refreshingly bland perspective to their performances as, respectively, protagonists Brad and Janet, and are perfect foils to the collection of bizarre characters they will encounter during the course of the show. And for the “Rocky Horror” veterans, they just breathe new life into the characters they have portrayed on the MainLine stage for a number of years. Stephanie McKenna brings a leather-clad biker persona to Dr. Frank N. Furter (not to mention some breathtaking acrobatic moves); Kenny Streule is once again his best unflappable self as the show’s omnipresent and humble narrator; Maxine Segalowitz returns to “Rocky Horror” as the tap dancing Columbia, and her overdramatic reaction bits are hilarious to watch. However, special kudos go out to Meghan Vera Starling, who reprises her role as Riff Raff and gives a delightfully insane, creepy performance that just dominates the show. Seeing Ms. Starling in her all-black costume and eerie, shadowy makeup reminded me of the

spooky characters that appeared in the classic horror movies that Universal Pictures produced during the 1930s and 40s. In fact, if you would put her as Riff Raff back in time (circa 1939) in one of those black & white Universal horror flicks, she would fit in perfectly. Ms. Star-

ling is currently nominated for a METAs Award for her performance as Riff Raff in last year’s edition, and based on what I have seen, she should be a shoo-in to take home the prize next month. This year’s edition of “The Rocky Horror Show” has firmly solidi-

fied itself as a must-see Halloween tradition here in Montreal, and no Hallows Eve is complete in this city without catching this show at its MainLine Theatre home. So don’t dream it, be it and make it a point to catch Rocky Horror, so you can do the Time Warp again

and again and again. However, tickets for the remaining performances are going fast, with the October 31 show close to being entirely sold out. To get your tickets, call 514849-3378, or go to www.mainlinetheatre.c om.

community organization wouldn’t be what is without the people behind it. Such is the case of Sun Youth. With a regular staff of about 55 people, the organization can count on a diversified group of dedicated employees, each bringing something different to the table. Over its 65 years of existence, the organization’s cofounders Sid Stevens and the late Earl De La Perralle were able to surround themselves with valuable individuals who contributed each in their own way to the development of the charity. Each year the organization makes a point of thanking its employees for their hard work by organizing an appreciation day for all of them. This year’s activity was held at the St-Laurent Sun Youth warehouse on October 11, 2019 on what turned out to

A

be a bright sunny day. Participants were treated to a barbecue followed by an afternoon of party games. The staff was grouped into 6 teams competing against each other in a friendly way. They took part in a variety of physical skill games, games of chance and other party favourites. Because teams were made up of staff from different departments, people who don’t usually work together were able to socialize and get to know each other better. Again this year, the appreciation day was a fun-filled teambuilding activity. Within each team staff had to work together, putting their skills in common to get the best result. Thus, the teams that came in first place was the one where staff were able to work together the best but all

teams did great, showing how much the Sun Youth personnel is a cohesive group of individuals. Many of the organization’s staff started off as volunteers so volunteering is a great way to join the big Sun Youth family. Those interested can contact the organization’s Volunteers Coordinator, Lisa Perrault, at 514-842-6822 #251 or through email at bvt@sunyouthorg.com. The warehouse is also a great place for companies to organize team building activities. It can accommodate 3 to 25 people at a time for a half-day or a full day of volunteer work, where participants sort food donations and prepare food hampers which will then be redistributed to families in need through the organization’s emergency food bank.

The same thoughts going on and on, over and over during the night like a broken record we can’t turn off. We can learn how to turn that record off. We need to live more in the moment. Living in the moment—also called mindfulness—is a state of active, open, intentional attention on the present. Mindful people are happier, more exuberant, more empathetic, and more secure. They have higher self-esteem and are more accepting of their own weaknesses. Anchoring awareness in the here and now reduces the kinds of impulsivity and reactivity that underlie depression, binge eating, and attention problems. Mindful people can hear negative feedback without feeling threatened. They fight less with their romantic partners and are more accommodating and less defensive. As a result, mindful couples have more satisfying relationships. There are many paths to mindfulness—and at the core of each is a paradox. Ironically, letting go of what you want is the only way to get it. In the following weeks I will explore ideas about Mindfulness and share some of the tips to becoming “Mindful”. Montreal Chimney Sweeping - Can I still use my chimney? By Ryan Dohnalek Montreal Times

weather rolls into town. Everyone who heats with oil, gas or wood has a chimney. Yearly maintenance ensures the good working condition of your appliance and keeps your houshold safe. Get your chimney sweep today! Can I use my chim-

ney? We hear this a lot. For those living in the city of Montreal the short answer is that you now need an low emission fireplace insert. These inserts still burn wood, and are designed to heat the house. Residents of Montreal can still use

their old fireplace in the case of emergency, or a blackout of 3 hours or more. Please call Montreal Chimneys for more information and a free estimate for EPA certified low emissions fireplace insert. For those who live in a de-merged city, you can still use your fireplace or wood stove as usual, whenever you want to! Chimney sweeping is a historic profession which many think has gone extinct, however having your chimney cleaned and inspected is still important as ever. Some common issues including animal nesting, soot build up, deteriorating brickwork & water damage can all be fixed by a chimney sweep. We spoke to Valerie Adams of Montreal Chimneys, the only fe-

male chimney specialist in the region, about the fate of her profession: "Wherever you live, chimney maintenance is still necessary to keep your home safe. Small repairs can make a big difference before damage gets worse and more expensive." Says Valerie, who has over 15 years of experience, she goes on to explain, "If you are not going to use your fireplace we can seal the chimney flue with insulation and a metal crown to prevent cold drafts, and water infiltration. It will help to save on heating bills. Later, if you choose to upgrade we can easily re-open the crown and install a wood burning appliance that conforms to the new regulation. It is important to get a professional to check the condition of your

chimney yearly. Go outside and look up at your chimney. If you see bricks crumbling you should get that repaired before winter. A chimney crown and cap are also very important." Valerie is a popular chimney sweep servicing the island of Montreal and surrounding areas. Customers agree that her attention to detail, professionalism and cleanliness sets her apart from other companies. Montreal Chimneys includes a visual inspection with each chimney sweep and a free estimate for repairs. Meth and the 5 W's By Martha Shannon mtltimes.ca

hen we hear the word METH, we often associate it with the crystal drug and related addiction. The addicts ‘ON METH’ smoke, inhale, snort, ingest, inject. This abused substance’s full name is Methamphetamine. It is a scary drug. This article is about another meth. Methylisothiazolinone. Not only is it a challenge to pronounce: meth’-ill-eyes’-ohthigh’-ah-zoh’-li-known, it is also a challenge to avoid. Let us look at the What, Why, Where, When, and Who of this additive. WHAT it is Methylisothiazolinone aka: MIT or MI is a possible neurotoxin, with potential health risks to unborn babies.Allergic reactions have been known to occur. Contact dermatitis and skin irritations. It may have a negative effect on the lungs. This substance is scary. It is used in skin care. Below is a list of aliases. No one is expected to learn them. The list is overwhelming, but it does illustrate the enormity of our confusion and how easily we are duped. What you need to know is to shop carefully for your skin care. Be concerned. MIT is in the Isothiazolinone Family of Products. The aliases are 5-Chloro-2-methyl-4-isothiazolin-3-one 2-Methyl-4-isothiazolin-3-one 2-Methyl-3(2H)-isothiazolon 2-Methyl-2H-isothiazol-3-one Acticide Algucid Algricid Amerstat 250 Benzisothiazolinone (increasing usage, found in paint, ad-

I usually rely on simplicity as the key. I get just as confused as the next person so the less I have to read, the better. WHY is it used It is a preservative, active against bacteria, yeast and fungi. WHERE it is found Used in hair care, skin care, sunscreen, body wash. We wear it, our skin ingests it, we may inadvertently inhale it.The website Default to Nature describes MIT : “It and its variations go by a long list of names, and can be found in paints, glues, adhesives, industrial water storage tanks, paper processing, mining, deodorizing sprays, liquid laundry detergents, deodorants, lotions, body washes, liquid hand soaps, dish detergent, liquid dishwasher rinse aids, shampoos, conditioners, sunscreens, toilet paper, tissues, air conditioner freshener (used in hotels and other public places), household cleaning products, polishes, wet wipes, stain re-

movers, pet odour cleaning agents, carpet and furniture shampoo, leather conditioner, hand sanitizer, makeup, and more, including some medications’ carrier agents.” WHEN it started It was first introduced in cosmetics and other products in the 1970’s. The use of methylisothiazolinone has been restricted in Europe. But some increases, not decreases, are occurring in North America. Canada is aware of the situation and is thinking about regulations. WHO is responsible Never an easy answer. It is a combination. The FDA and Health Canada. Big corporations. Those who wish to preserve the product they are selling. Understandably. No one wants the product to go bad too quickly. Unfortunately, the consumer suffers the consequences. Natural Alternatives Vitamin E, grapefruit seed extract, organic lemonseed extract and certain essential oils help to preserve skin care products. These are the naturally healthier preservative choices. Just remember Methylisothiazolinone or any of the aliases are not good. Choose alternative preservatives. Best to try to select products with a natural orientation. Natural skin care products with natural preservatives should be used daily or kept refrigerated for longer shelf life. Makeup Tips From Auschwitz by Tommy Schnurmacher (Tellwell, $19.95) ast year, Tommy Schnurmacher hung up his microphone and retired from CJAD after 20 years of hosting his own mid-morning talk

show, where he talked about politics and the issues of the day in his own inimitable, yet sometimes combative, style. And before that, he spent the previous 20 years as Montreal’s best-known gossip columnist, entertainment reporter, and bon vivant for the Montreal Star, the Montreal Gazette, CFCF, FM-96, CHOM-FM, and a number of American entertainment publications, not to mention authoring three books. And like any new retiree who just ended their working career that took up about half their lives, Tommy must have thought about what is he going to do next? So last summer he decided to share some stories of his life and career, not to mention life with his mother Olga, who passed away last spring at the age of 100. However, Tommy chose to write and share these episodes from his life in a manner that is rarely utilized these days. Echoing the examples set by Charles Dickens and Stephen King (in particular, his 1996 novel The Green Mile), Tommy

wrote his autobiography in quasi-daily installments that he posted on his Facebook page. As the late summer of 2018 wore on, many of Tommy’s Facebook friends and followers (myself included) eagerly awaited every morning for every subsequent autobiographical installment that he churned out. Why? Because each installment that Tommy chose to share with us gave us a glimpse not only into his fascinating media career, but also into his private life that not many readers were aware of, especially the exploits he had with his mother, who was not only a brave soul, but also feisty, audacious and compassionate when it came to her husband, son and daughter. These installments were entertaining, funny, and at times, heartbreaking. By the time Tommy decided to end the Facebook installments of his life, the demand for more was overwhelming. That’s when he decided to take the next step, and put these installments not only on his website, but finally into book form. And the end result is his fourth book Makeup Tips from Auschwitz. The book is a collection of 51 “pieces”, many of which originally appeared on his Facebook page, with a few new stories added especially for the book. And like those Facebook installments, you want to read each subsequent “piece” as eagerly as you would have originally done so via that mode of social media. First of all, you get a well-rounded portrait of the public and pri-

vate Tommy Schnurmacher; his celebrity stories are a joy to read, and proves how fearlessness and a degree of chutzpah can get you places in the showbiz media world (check out his stories about how he got to cover the Oscars for the first time, his somewhat disappointing encounter with Richard Dreyfuss in 1974 after the world premiere of “Duddy Kravitz”, and of course, how he managed to ease his way into John Lennon and Yoko Ono’s suite at the Queen Elizabeth Hotel during their May 1969 “Bed-In for Peace”, and ended up being a babysitter for her daughter Kyoko). But if this book has a star, it’s his mother Olga, who truly defines what being a survivor is all about. Born in Hungary, Olga survived the hell of the Auschwitz concentration camp, where her affinity for self-respect, dignity and keeping up appearances (she managed to get herself some needle and thread and altered her issued – and ill-fitting – camp dress to fit her dress size) caught the attention of Irma Grese, aka “the Beautiful Beast of Auschwitz” and her gutsy explanation to why she altered the dress saved her from certain death (hence the book’s catchy title). As well, she survived the violent Hungarian Revolution of 1956 and escaped the turmoil with her husband (Tommy’s dad, who was a rabbi and started his own congregation) and a young Tommy to the safety of Canada, in particular, Montreal. The picture you get of Olga Schnurmacher is

that of a strong-willed, fearless, sometimes hard-to-please and very loving, empathetic wife and mother whose dark, attractive looks she was quite proud of, and never failed to mention that she could be a dead ringer for Elizabeth Taylor. The pieces that deal with her and Tommy (he as the dutiful, patient good son) boldly shows how complex and dynamic a mother-and-son relationship can be, and are vividly exhibited with such incidents as trips to New York City (where she allowed Tommy a 15-minute visit to the museums of

But be warned. The final pieces in the book that deal with her last days, as she was dying from

heart and respiratory problems, will require a few sheets of Kleenex to be within arm’s reach. Makeup Tips from Auschwitz is a book that many of Tommy Schnurmacher’s longtime admirers have been waiting for, and it is certainly worth the wait.We get to discover what made Tommy Schnurmacher the multi-dimensional personality that he is, from gossip columnist, to celebrity and showbiz maven, to spiritual being, and most important, to loving, devoted son.

A fundraiser/food drive in honour of Ruth Wilensky’s 100th birthday O ctober 3, 2019 would have been Ruth Wilensky's 100th birthday. In her honour, Wilensky's Light Lunch held a fundraiser/food drive for Sun Youth on that occasion. Mrs.Wilensky, who passed away in 2018, ran Wilensky's Light Lunch with her husband Moe Wilensky, who died in 1984. The restaurant, opened in 1932, was immortalized in Mordecai Richler's 1959 novel The Apprenticeship of Duddy Kravitz (and subsequently in the 1974 movie of the same name) and is one of the icons of Jewish food in Montreal with its signature sandwich, its handmixed sodas and its immutable establishment. The restaurant has always been a great supporter of Sun Youth and its 85th anniversary in 2017 was also host of a food drive for Sun Youth with Mrs. Wilensky cutting the cake for Wilensky’s 85 candles. On October 3rd, each person who donated money and/or non-perishable food was eligible

The Wilensky family presenting their donation to Sun Youth’s Ann St Arnaud. Photo: François Turgeon. to win a prize such as a free meal at Wilensky's and some of the restaurant’s memorabilia. As a result, while donations are still coming in on the Sun Youth website, over $ 4100 was raised, including a donation from the Wilensky family in honour of their late mother, and dozens

of food items and hygiene products were collected for the Sun Youth Food Bank. Sharon Wilensy, Ruth’s daughter had this to say: “It just seemed natural to put the two events together. We had Sun Youth here at the 85th and she almost threatened not to come if Sid

Stevens wasn’t there. She really felt that attachment. I know she would have liked that.” The organization would like to thank the Wilensky family and the many donors for their generosity. For sure Ruth Wilensky would have been proud of this gesture!

Selling like a pro: the 5 P’s of selling your home he traditional way of selling a property was to “Put up the Sign, Place the listing on the MLS site, and Pray”. Homes used to sell

mtltimes.ca like this for many years. Presently, the market conditions and consumers have evolved, and I can tell you from experience that the old ways just don’t cut it anymore. Even in a seller’s market where supply of homes is low, and demand is high, you need a solid strategy to sell a home at top dollar. Our job as realtors is to get the most people in the door, since real estate is a numbers game. The more people in the door, the higher the chance of obtaining offers and the more offers the higher the sale price. The process of selling needs to follow a sequence of planning and it is an art. Your realtor will put this plan together with you and it should start with a property evaluation and include a pre-approval for your next purchase, preparing

the home for sale, pricing strategically and finally presenting and promoting the property! 1- Property EvaluationPlan An experienced realtor will complete a property evaluation which will help with every step of the plan. Create a detailed plan with your realtor. This may include calculating the potential proceeds of the sale. Discussing whether you will rent or buy after selling and how this will be coordinated. For example, the next step may be for you to obtain a mortgage pre-approval so that you know how much you can afford. Part of the plan may also include small repairs and renovations, which leads us to the next step. 2- Preparing Once you decide to sell, your home becomes a product, like with any market it needs to be competitive. If you can afford the time, and effort a huge clean-up is needed, from windows, walls, floors and everything in between. This step is crucial, in showing your property it it’s best light. Next you need to consider if there are any major or minor repairs. If your property is a fixer upper, then consider selling it “as is” at a competitive price. The preparation stage should take up quite a bit of time and effort, which will pay off. We had a property that took 30 days to prepare, and only 1 week into the listing, we had 3 visits per day and an offer

accepted after the first week! More time preparing and pricing properly, will equate to less time on the market and more offers! 3- Pricing Your professional realtor will research the sold properties and complete CMAComparable Market Analysis. By adjusting the prices of recently sold homes, the analysis gives you a very clear price of what a potential buyer will pay for your property, “on paper”. With the estimated market value in hand, a savvy realtor can take that number and project how much higher your property will go for. This will hinge on any positive “variable factors” which may not have been accounted for in the market analysis. I am not talking about a pool here. If your asking price is too high it drives people away and by the way if your property is NOT selling, this is the #1 reason. You are helping other proper-

ties to sell. The tendency I see is that sellers often OVERPRICE because they want to “leave room for negotiations”. The other mistake I see, is pricing according to the neighbors. As a broker who has been through several hundreds of transactions, I can tell you exactly what buyers are willing to pay more for. Example, a completely renovated and move in home will sell for higher than market value, because everyone wants a renovated home. With the help of your realtor and what you feel comfortable with, you can price your property above market value, around market value or under market value, and attract multiple offers. 4- Presentation Depending on your property’s category (condo, single home, plex etc..), the presentation and promotion stage may differ. First impressions count a lot,

now that all buyers watch HGTV! Think about the product you are selling, and who it will appeal to? Now make sure that the way your product is being promoted matches the potential buyers. Your realtor will provide more of the work in this part, but will need your cooperation. For example if you are selling a single home in a family area, the home should be presented in such a way that appeals the most to families – rooms and basements should be kid friendly, assets such as a large finished basement, backyard and extra storage spaces need to be showcased. As a condo seller, your condo needs to compete with the new modern construction condos being sold- sleek, clean and modern without too much fuss. 5- Promotion As part of promoting your property make sure there are incentives and added value provided by you the

sellers or your realtor such as notary fees included with condo purchase, high end appliances included, and flexible closing dates. Ask your realtor which high traffic web sites or social media your property will be featured on, since 98% of buyers will find your property on the internet. Professional photography and staging is a must! The photos of your property should stand out and get noticed. These photos should attract buyers to come visit the property. The price along with the photos are the 2 most important aspects of your marketing! In our agency we sell our client’s properties using these philosophies and tailor it to suit each individual property.
