What Happens Next – Your Guide To The Marketing Phase Of Your Property Sale

Now That The Property Is For Sale Do I Have To Move Out ? No. There is no requirement for you to move from the property. We sell dozens of rented properties every year for our clients and in almost all cases the tenant remains in the property until the owner decides to take the property off the market or the property is sold to someone who wants to live at the property.

Do I Have To Keep The House Neat And Tidy All The Time ? Our object is to sell the property to an investor who will keep you as their tenant. You can help us with this goal by keeping your rent payments up-todate and by presenting the property in good condition at all times. Remember, if an investor comes to inspect they will be more inclined to buy a property and keep the tenant when things look ship-shape. Keeping the house looking good also makes the whole sale go faster. Well presented properties sell more easily and faster. If the sale drags on for weeks and weeks it will be become frustrating for you and for the landlord.

Once You Find A Buyer How Much Notice Will I Get To Move Out ? If you are in a current, unexpired lease you cannot be asked to move out until at least theend of the lease. If you are in an expired lease the minimum notice period is 30 days after the property is sold. This usually allows plenty of time for most tenants to find another property.

What Happens When The Property Is Sold ? Whilst your property is for sale there will be a FOR SALE sign out the front. Please let us know if it becomes damaged or disappears altogether – we will be relying on you to keep us up to date. Once we find a buyer we will put an UNDER CONTRACT sign over the existing sign. When the property is actually sold we will put a SOLD sign over the existing sign. Once the SOLD sign is erected we will issue you with 30 days notice in writing.

Hopefully, we will sell your property to an investor and you won’t be required to move out at all. If this is the case your property manager will let you know by calling you when the SOLD sign goes up.

Will You Help Me To Find Another Property ? Absolutely ! We value great tenants and since you were able to help us during the sale of the property we will ensure you get the “red carpet” service. Your property manager will alert you whenever a property is about to come on the market (before the general public) so you can have the first opportunity to submit an application. And (subject to the owner’s approval) you can simply move from one property to the other. Your property manager will try to make things as easy as possible, so stay in touch as often as possible.

What Do I Do When You Want To Show A Buyer ? On 31 January 2011 legislation can into force in NSW which regulated the sale of rental properties. Now a tenant and an agent must agree on the most appropriate day and time each week to conduct inspections. One of our staff will make a time to visit you, discuss your circumstances and agree on those days and times. In this way you will have certainty as to when your property will be available for our sales staff to conduct inspections and / or open homes. Our sales team are all registered with the Office of Fair Trading and are highly trained professionals used to dealing with the security aspects of a property. Prior to any inspection with a buyer our salespeople take all relevant details from the buyer (name, address and phone numbers). During the inspection they will escort the buyer (or group, such as a family, etc) through each room taking care to observe the buyer at all times. And, if you are not home at the time of the inspection, they will exit the premises taking care to lock the home correctly and securely. (You can help us with inspections by making sure nothing valuable is left within easy reach – simply put things away. As a rule our salespeople and their buyers do not look inside drawers) If you are home during the inspection there is no need to leave the property. Simply remain doing what you would normally do if we weren’t there. Most inspections take about 5 minutes, so we won’t get in your way for long.

How Do Open Homes Work ? At Prudential Real Estate we do OPEN HOMES a little differently. OPEN HOMES are conducted on Saturday’s and selected days during the week. If your home is chosen for an OPEN HOME we will ring and advise you of the time. This will be during one of your agreed inspection periods OPEN HOMES are for 30 minutes only. During the OPEN HOME one of our team members will stand at the front of the property and take every visitor’s details (as above). When this is complete another salesperson personally escorts the buyer or buyer group through your home. Until this inspection is complete we do not take another buyer through – only one buyer (or buyer group) at a time for the duration of the OPEN HOME.
