URBAN BLOCK+TOWER

Typological Explorations into High-density Residential Towers

Melbournisms deals with the urban typology of the podium tower, and aims to integrate it into the CBD through the network of streets and public spaces. CURRENT PODIUM TOWER RESIDENTIAL DEVELOPMENT

PROPOSED URBAN BLOCK+TOWER DESIGN STRATEGY

1. No control over adjacent development

1. Block-Level Design

2. No Tower Separation Regulation

2. Tower Separation

3. Small plots with limited practical setbacks

3. Distributed Development Contributions

4. Poor Apartment Environments

4. Solar Access to Living & Public Spaces

5. Duplication of amenities and uses

5. Shared Spaces and Amenities

6. Objectified Podiums

6. Fine Grain Opportunities

URBAN BLOCK TOWER TYPE: SOCIO-ECONOMIC OUTCOMES The Urban Block Tower typology tries to integrate the block into the life of the city by introducing inhabitable public spaces, homes and community facilities at the podium level, by leveraging on the benefits of development contributions and high population density from residential towers.

IMPLEMENTATION STUDY: OPEN ROW TYPOLOGY

URBAN CONNECTIONS Buildings with same ownership over more than one plot are opportunities for interesting urban connections.

TOWER ENTRY Access to the residential tower is scaled down to match the other frontages, and the rest of the tower foot print is used for community, commercial and residential uses.

SPEAKER’S CORNER TOWER SETBACK

A raised podium for photos, events and protests at the intersection of secondary streets in the block.

Tower is set back from small local streets, but does not need to set back from main streets.

BALCONY TERRACE Several residences share an external corridor, where they can also spend time and watch the city and local gardens. BASEMENT CARPARK Provision for carparking for the block is consolidated, minimising distruptive car entries.

PUBLIC PROGRAM Centerlink, Auspost, Lawyers and other public program can locate in the secondary street with lower rent.

STREET SKATEPARK Creates opportunities for youth to engage with the street and community.

COMMUNITY STREET Shared facilities, library, laundries, and other community functions are located along a secondary street.

SECONDARY STREET

LANDSCAPED BORDERS

Almost like a laneway, but with more program, planting and facilitates access to residences and offices.

Depth of landscaping increases around residential entrances and windows, maintaining a sense of privacy.

RETAIL/SOHO Perimeter street is lined with restaurants, cafes, offices and shops that benefit from high pedestrian traffic.

DOMESTIC/PUBLIC THRESHOLD A resting niche and gate into domestic open spaces, is a controlled and comfortable threshold between public and private space.

RESIDENTIAL ENTRANCE (INTERIOR) Entries in the interior of the garden yard encourage inhabitants to use the shared open space as an extension of their home.

Urban Australia

Envisioning a more natively Australian urban environment.

The vision is to recover the sense of place and belonging of St Kilda Road South through the underlying narrative of a native landscape and use of public space.

Natural Landscape The effect reminiscent of Australian nature will be created through street landscaping and design, as well as policy that governs the massing and planting of private homes and development. BUSH
