You don’t know what a fair price for a home is. You aren’t sure what types of things you should be looking for. You don’t want to overpay for a property. But you also don’t want to underpay and get stuck with a damaged property. The pricing strategies are so different from the area you currently live in. You know you need help but aren’t quite sure where to find it. This is a big investment and you are worried you might make the wrong decision. You love the Telluride area. You love to come into the mountains to ski and experience the outdoors. But the hotel bills are adding up. You spend so much money flying back and forth and staying in hotels that you aren’t sure if it is worth it anymore. You want to be able
to purchase a second home so that you don’t acquire any more unnecessary bills. The weather can be unpredictable and having to stay in a hotel two or more nights than originally anticipated because of a storm is becoming very costly. STEP ONE: INITIAL CONSULTATION -

In our initial consultation I just want to get to know you. I want to learn about your lifestyle needs. Do you like to ski? Is hiking your thing? Do you enjoy mountain biking? After I get to know a little about you it’s time to discuss the type of property you are looking for. Let’s talk about how you will use the property. Once we have figured out the lifestyle you are looking for in Telluride it’s time to talk numbers. We want to make sure you can put forth our strongest offer so a pre-approval is typically necessary. If you already have a lender, that’s great, if not I can recommend one. We want to include them in conversation as soon as possible.

GETTING TO KNOW YOU
This initial consultation is going to be one of our most important meetings. And it will take time. So get comfy! Let’s discuss the style of home you are looking for. How many bedrooms do you want? Do you want to be in town or in the mountains? Do you need storage for skis or bikes or snowmobiles? Is room for extended family important?
STEP TWO: INITIAL CONSULTATION - GETTING TO KNOW THE MARKET
I will put together a whole comprehensive market snapshot which I can present to you via zoom or in person. This snapshot will show you how the market is looking. What homes have been available, what they are selling for, and generally how long it may take a new home to come onto the market.
As an out of town buyer it can be difficult to find that second home. Traveling back and forth can be expensive. But that’s where I come in. I will help you get familiar with the market. I will show your properties that have sold who fit within your criteria.
Remember we are creating a lifestyle here so the buying process may take a little longer. We may not find something right away, which is okay. There is never a hurry to purchase, there will be no pressure from me. Finding that perfect second home can take years, especially in a small community like Telluride.
It is very important to understand the market so we don’t’ waste time chasing after properties that are out of the Buyer’s league to avoid feelings of frustration and disappointment.

Now that you understand the market it’s time to find your property.
Viewing homes when you are out of town can be tricky as often you’ll not be here when the perfect home hits the market.. But I will be your eyes on the ground.
Once we know what we’re looking for and the Buyer understands the nuances of the market, the fun part starts, we start looking at properties that check those boxes. It’s important that we know what those ‘checkboxes’ are before we start looking to maximize our time and prevent Buyer fatigue.

After viewing the walkthrough tours we will discuss which home you feel suits your lifestyle. I will work with you to draft up your strongest offer and will present it to the selling agent. It is not uncommon for out of town buyers to not view their home until their offer has been accepted.
STEP THREE: THE HUNT
I will be able to provide you with video and facetime tours if you aren’t here in person. We often write offers sight unseen, so don’t be worried. I will guide you through the process. I will also provide you with a 3D walkthrough tour of the home. Which you will be able to view on your own. It will help you to visualize how the flow of the home works as you virtually walk through each room.

STEP FOUR: THE POSITIONING
It’s important that the Seller understands the market thoroughly before putting the property on the market so they know what they can expect as far as offer prices when they start coming in and how long their home might be on the market. The home must also be ready to show before it hits the market, first impressions are key.
We want to take some time to get to know the market. I will show what the competition is and what has sold in the area. We will talk about price bands and see where within the band your home falls. Then we will work on pricing your home accordingly. We want to make sure we are not only being competitive but keep your goals in mind when we are pricing the Afterhome.ourprice is right, it’s time to prep! We will bring in a stager to help us get the home magazine ready. We will help you to declutter and depersonalize the space. We want buyers to be able to envision themselves in your home. We will take photos and videos to use in our marketing materials. We will also create a lifestyle video so potential buyers can understand how the property lives. We will show footage of someone sitting by the fire enjoying a glass of wine or cup of tea. We will show someone skiing or biking away from the property on the nearby trials. We will show a family gathering for dinner in the kitchen. We will really paint a picture of how the home functions and show buyers how they can live within the space. We will use the photos and lifestyle videos to market your home. We will be posting on the MLS boards, we will create social media posts both paid and organic. We will also send out a ‘did you know eblast’ about the property to our network. Once offers roll in we will discuss them and I will help you to determine the strongest offer. Which may not be the one with the most money. We will talk about the conditions and counter back if needed.
STEP FIVE: BRINGING IT HOME

Once your offer on your second home has been accepted we will get to work on the paperwork. Because this is your second home there aren’t typically any moving costs associated with this move. Most, if not all, of the properties will come fully furnished. We will get an inspection done on the home. I will find the appropriate people to inspect all aspects of the home. We will get a title review done and if anything needs to be looked into further we will reach out to an Weattorney.willalso have an appraisal done, which will be ordered by the bank. I will make sure you understand what an appraiser might see and how it affects you. We will constantly be checking in with your lender to keep them up to date and ensure there are no hold ups. Typically clients close remotely, which is not an issue. I will be in constant communication with you. I will make this transition as seamless as possible. Once everything is closed and the keys are in hand I will leave you with a list of hiking trails in the area so you can explore. I will also leave behind a beautiful book about the area that includes all the mountain names. I will leave a contact list of services and service providers in the area. I will be available all the time if you need me. I am your realtor for life and will check in quarterly to see how you are enjoying your new lifestyle. This is the ‘bringing it all home’ part, once we’re past negotiations and we’ve secured a purchase agreement, the steps of the contract unfold, we work through them one step at a time, thoroughly and without stress, making sure the whole process is simple and fully understood.

I grew up in Bellingham, Washington with my sister and brother (I am the oldest). My father was a public defender and my mother ran the ship at home, keeping the three of us and the family in line. We spent our winters skiing and our summers mountain climbing and sailing around the San Juan Islands and inlets of Vancouver Island, Canada. I always thought I had my future figured out. I knew what I was going to study. I had an idea of what my career would look like. But things don’t always go according to plan. I attended college at Western Washington University, where I studied History Education. After two years I decided that History wasn’t really my direction. Being a skier I decided to take a year off to go skiing. I moved to Jackson Hole, Wyoming where I ended up meeting my now husband. We were both ski instructors there. After a year I went back to Seattle. My (now) husband and I kept in touch and he convinced me to go to Durango, Colorado to finish my degree at the college there, Fort Lewis College. Which I did! And we have been together ever since. In Durango we decided to bring our love of rock climbing to the town by starting a climbing gym. At the time I was 24 and he was 27. We ran that gym for nearly 10 years!
