Cornwall expects a rise to £3,582 a year, compared to the regulator’s prediction of £2,800 a year. Then there’s the UK’s new Prime Minister. By the time you read this, either Rishi Sunak or Liz Truss will be in Number 10. During their campaigns, neither candidate tabled a solution to the energy crisis, but one thing’s for sure, it will be high on the to do list of whoever wins the vote, whether they like it or not. So yes, there’s quite a bit of uncertainty in the UK at the moment, but what does it mean for the UK property market? Though this is to be expected. Asking prices always drop in August and this is on a par with the average August drop over the past ten years.

Walls were insulated externally at the side and rear, and internally at the front with wood fibre. Insulating internally at the front has allowed the original Edwardian facade to be preserved. Masonry nib walls were retained on the ground floor to avoid energyintensive steel box frames. Natural materials including stone, timber, and lime plaster were used throughout rather than cementbased products.

14 n Edwardian terrace in Muswell Hill was extended and refurbished to create a comfortable, low-energy house. The original structure of the house was revealed, its modest beauty celebrated. Energy requirements are reduced dramatically by insulating, triple-glazing, and improving airtightness. New additions include a rear extension and a loft Asconversion.thehome of Ben Ridley, Director at Architecture for London, this project aimed to be an exemplar for the sustainable refurbishment of a typical terraced home in London, with a constrained budget. Both embodied energy and energy in-use have been considered in depth. Design features include timber structure, triple glazing, a continuous airtight layer, and insulation to the entire building envelope.
The rear extension was built in highly insulated 172mm SIPS and all existing building elements achieved a Passivhaus standard U-value of 0.15 or better. An MVHR system provides pre-heated fresh air, creating a warm and comfortable home. The system also filters the incoming air, removing pollen, diesel particulates, and NOx to create a healthy indoor environment.

The recent movements in Bank of England Base Rate have sent shockwaves through the mortgage marketplace and even borrowers that are putting down higher levels of deposit are struggling to secure finance at less than 3% PA – less than six months ago it was possible to secure five-year fixed rate products at approx.. 1.2% PA.

Furthermore, statistics from UK Finance, a trade organisation, estimate that approx. 1.8m homeowners will be facing higher mortgage costs as their ‘short-term’ mortgage deals expire in 2023 – as many as half a million borrowers could see their monthly payments quadruple as deals expire with current lenders. Clearly, increased mortgage payments coupled with the higher cost of food & energy this will put an enormous squeeze on families up and down the UK.
15 n 19th July 2022, a new temperature record was set in the United Kingdom – for the first time ever, temperatures exceeded 40 degrees! Coningsby, Lincolnshire trounced the previous record by over 1.5 degrees which was recorded in Cambridge back in 2019. The current conditions have reminded many of the summer of 1976, which saw one of the longest heatwaves in living memory. Back in 1976, the mercury soared for well over a fortnight and alongside it came the worst drought in over a century. Unfortunately, the unbearable heat is not the only parallel that can be drawn between 1976 and 2022! In the aftermath of the 1973 oil crisis (October 1973), when the members of OPEC announced an oil embargo – resulting in the price of oil increasing by 300%inflation in the United Kingdom climbed to almost 25% (24.245 in 1975 & 16.54% in 1976). Fast forward to 2022, Russia’s war in Ukraine is causing havoc in the global energy markets, and we are once again facing double-digit inflation (10.1% in July 2022) – right now it feels very much like a case of history repeating itself. To help combat inflation, The Monetary Policy Committee at The Bank of England have resorted to one of the few tools they have at their disposal – they’ve started hiking interest rates. Bank of England Base rate has jumped from 0.1% in December 2021 to 1.75% in August 2022 – this is bad news for anyone looking to borrow money, but great news for anyone looking to save their hard-earned pennies.
Unsurprisingly, there has been a massive uptick in the number of borrowers looking to secure mortgage products with a longer fixed-rate period – there is even talk of the UK’s first 50year fixed rate mortgage being introduced in the very near It’sfuture.hard to know if lending rates will remain elevated or if we will see further rate hikes to come if interest rate rises are needed to calm inflation.
