What is Part Exchange? A Part Exchange scheme involves trading in your house as part-payment for a new build property. The house builder buys your existing house and then subtracts its value from the cost of your new home. What is Negative Cashflow Part Exchange? If you’re building retirement homes the chances are your customers are downsizing. Conventional Part Exchange plans expect a minimum 30% uplift between the value of the old home and the new one but it’s quite possible that the family home is worth the same or even more than their new home. We can help you offer the same powerful incentive using a Negative Cashflow model. Put simply, once values are agreed and contracts are exchanged, the housebuilder takes ownership of the existing property and the customer moves in to the new one. Moving Made Easy then puts the old property on the market and, once it’s sold or after a specified period (usually six months) - whichever comes first - the difference between the agreed values is paid to the customer.
