New Year should be celebrated in September. September opens a new door each year for a return to school, a time when I chose book covers and got a new box of crayons with tidy points and crisp paper covers. White and brown saddle shoes were without scuffs and stiff. My mom was a fabulous seamstress and I would have plaid wool skirts and jumpers ready for school. I would wear them on the first day, even though the weather was still set on summer. It’s been many years since I (or my children) started to school in September. Yet the new-year feeling remains. Labor Day is still a transition time to put summer clothes in the basement and trade them for sweaters and long-sleeved shirts. In early September, Frank and I attended “America’s Largest RV Show” in Hershey, Pennsylvania. The first few days of the show are trade days and then they open to the public. RVs, and Park Models were displayed outside in a space as large as 27 football fields. More than 45 manufacturers and 120 vendors presented the latest products. Shopping for an RV? The most expensive item was a 40’ Nimbus from Foretravel with a manufacturer’s recommended price of $552,770. This price makes Park Models seem even more affordable. For that size investment you could buy a dozen Park Models and situate them from sea to shining sea. The Park Models at the show were lovely. Most of them have a solid, residential look with high-quality features. Customers can easily find a traditional look as well as more contemporary options. Many companies have custom options that let you design your ideal Park Model. Attending a show helps you see trends and get a real feel for the options. At GoRVing.com and RPTIA.com you can find links to events that feature RV and Park Models. We have added interns from the University of Akron to our Park Model staff. I don’t believe they brought crayons but they have brought energy and enthusiasm to our venture. Lindsey Whited will soon graduate with a major in Business and Organizational Communication. She is the Advertising and Promotions Director for Bassline Magazine. Ed Buchanan is completing a Master of Fine Arts degree in fiction writing. He received the Coulter Award for fiction writing for a short story titled “Persona,” and has published numerous articles in magazines and newspapers. We hear you! Your number one question is, “Where do I find Park Models?” With this issue, we publish the first Park Model Directory which lists parks, dealers and manufacturers. This premier directory is being mailed free to our subscribers and is sold on our website. We will publish an updated directory each quarter. Let us know how we’re doing. Letters to the Editor Wow! There is obviously a strong debate about whether we can live in our Park Model year-round. We have lived in a park in Arizona for five years and there are many people here full time. Maybe we are “under the radar” and I hope to stay there. This size is ideal and I don’t miss my larger home in Michigan. I can clean the house with minimal effort and we have great friends and activities here. I plan to stay full time until someone insists that I leave.

Mission Statement Park Model Living is a website and monthly magazine designed to provide information and resources for people who enjoy the Park Model Lifestyle. Park Models are recreational homes for seasonal living. They are factory built on a single chassis and are no more than 400 square feet for the essential building (approximately 34’ x 12’). any people add decks and awnings or porches to their Park Model. This can double your living space and accommodate small parties and outdoor relaxation. Home and garden shows and stores often have samples of beautifully landscaped decks. Before you order lumber or sign a contract, do some very important research. Since Park Models are designed to be moved, most communities do not allow a permanent fixture and some communities will not allow anything to be attached to the Park Model. Park Models are governed by both local zoning/ building regulations and rules for the parks where they are located. Determine what your community will allow, whether it is park restrictions or city and county rules on private property. RV park owners are usually well informed about zoning rules and can provide direction. Follow the park rules to determine the size. A deck could cost several thousand dollars and you don’t want to spend that money and then learn it must be removed. Do-it-yourself instructions for decks can be found on-line at a home and garden store or by purchasing a book. Deck building is not a project for a beginner. Some stores offer seasonal learning seminars. Many home and garden centers sell deck building kits. These can include all the materials (lumber, hardware and fasteners). You can also take your drawings to a lumber yard and ask them to prepare a bid that includes the list of materials. What shape would you like? It could be a square, rectangle, or something more creative. Remember that cutting curves requires more talent than straight edges. Be sure you “measure twice and cut once.” One of the special tips I learned was to cup your wooden boards. Look at the end of the piece to find the “c” shape of the tree ring. It’s important that the cup is pointed down to shed water, rather than up, to hold water. Over the time the boards will curve slightly and you’re less likely to trip when it curves down. 13 Park Model Living Magazine

“We work with the customer to plan before they build,” says Jacolyn Brown of Lone Oak Campsites in Connecticut. “We have a maximum width and length we allow. They’re not restricted in use of materials. Traditionally we have used pressure treated lumber or it may be composite materials.” Any wood that will touch the ground or be exposed to the weather must be treated, exterior grade lumber. Plastics and extruded lumbers may provide more options including a variety of colors. When you want to minimize upkeep, select products that don’t require you to seal or stain. The most common choice is pressure treated pine, redwood or cedar. Byron Boyd of Chestnut Ridge Log Cabins in Nebo, North Carolina says, “We definitely use the best materials. your deck is completed it begins to age. Sun, rain and snow can wear down the wood and the sun discolors and dries it. When you move furniture or scuff dirt and sand into the surface, it breaks down. Select a finish that gives you the look and preservation you desire. Some finishes are high-maintenance. Plan your deck with the future upkeep in mind. What will the deck sit on? The rules apply again. In most areas you cannot pour a foundation for a structure intended to be temporary. One system uses “floating” decks which sit on notched concrete blocks placed on a level surface. “Because of local zoning, we can’t pour a foundation. We build the deck in four foot sections,” Brown tells us. “That way, if we have to move the Park Model, we can. We do not attach the deck or awning to the structure.” Boyd agrees, “We attach the decks in such a way that the Park Model can be pulled away from it.”

Do you intend to put an awning over the deck? Because you may build in stages, plan ahead for a future all-season room or screened porch. Brown says, “Some owners want a deck and awning now but plan to create a room later. We need to know in advance if they plan to expand later so we can build what they need.” Boyd says more owners want custom options. “We find a covered porch or deck is a given. I don’t think we’ve built any uncovered.” Brown sees more customers enclosing the porch for an additional room. “As we get more seniors, they want the room enclosed and curtained. You want to consider sound and insulation when you build an awning.” Awnings have many options, from a roll out cover to an insulated, fixed structure as part of a room. As with decks, determine the rules for your area before you spend time and money on your purchase. You can install awnings yourself or hire an expert. Roll out awnings are similar to window shades, easily attach to your Park Model and come in many color options. Seasonal issues are important with awnings. Do you need protection from the sun or something that will hold up under snow-loads? Several companies provide DVD instructions and show you how to install your own awning with or without screens. “We found our neighbors were the best experts about decks and awnings,” says Bill Adams. “We waited two years to install ours and asked lots of questions. This helped us avoid some problems and make the best choice for our location. The deck and awning were worth every penny.”

Families are finding great value, more activities for the kids and scenic outdoor settings by renting Park Models. Ozzie Martinez has nothing against hotels. But he’s found a better way to travel with his family. He stays in campgrounds with recreational park trailers or Park Models. “A park model is like a cottage equipped with everything,” said the 33-year-old Miami resident after spending a long weekend with his family at Tropical Palms Resort in Kissimmee. “You’ve got a kitchen, a barbecue. And my kids really like the loft.” Martinez is one of a growing number of travelers who stay in Park Model rentals when they travel. These 400 square foot units, which resemble small cottages, typically come in one- and two-bedroom models, complete with a living room, bathroom and kitchen with full-size appliances. Some units have lofts, which are popular with the kids. And most have front porches, enabling travelers to sit outside and enjoy the sunshine. At Tropical Palms Resort, which has 115 Park Model rentals, the units are clustered in groups of four, which give visitors a sense of privacy and a chance to meet their neighbors without the feeling of being in a crowded setting. Because Park Models are technically classified as recreational vehicles, they can be placed in campgrounds and RV resorts, offering travelers a scenic vacation setting with more activities than they could typically find at a hotel or motel. Martinez said staying in a Park Model is hard to beat. “It’s like being out in nature with activities for the kids. We’ve got a volleyball court, a pond where you can fish. And you can ride bikes here, too,” he said. The price, he said, is less than someone would pay to stay in a hotel. At Tropical Palms Resort, Park Models rent for about $100 a night, while popular chain hotels in the Kissimmee area typically charge $150 or more, said Jim Gran, 17 Park Model Living Magazine

Tropical Palms’ general manager. “It’s a great value,” he said, adding that they are currently offering packages which include local attraction tickets to Disney World, Sea World, Universal Orlando and Old Town. While many campgrounds and RV resorts across the nation offer Park Model rentals, you may have to do a little research to find them. That’s because most people simply buy these units and use them as weekend cottages or vacation homes. Roughly 3,900 of the nation’s private campgrounds and RV parks have developed a side business leasing their campsites to Park Model owners on an annual basis, including Tropical Palms, which currently has 125 sites available to Park Model owners. Tropical Palms Park Models, which are placed on leased campsites in a separate section of the resort, start at just under $50,000, while lease fees are $6,300 per year. Forty-nine families currently own Park Models at the resort, leaving another 76 sites available for future owners. First Aid and Safety Take a few basic first aid classes before your trip. You can search online or your local newspapers for information on classes in your neighborhood. YMCA and Red Cross chapters are good sources for this information as well. Get the entire family involved as these basic skills are helpful all year round, not just in your Park Model. Humans are the only animal allergic to poison ivy. Contracting it is an annoyance so learn what it looks like and stay away. If you feel you have come into contact with it, wash with soap and cool water. Hot water will only open your pores and allow the oil to seep into your skin and cause a greater rash. There are special soaps and creams available at drugstores or online that help to minimize the rash and the spreading of it.
