TOP PROPERTY TIPS FOR TODAY

Rob Druitt

BUYING property is a mission, whether as a primary home or investment. In addition, finding steadfast information is not always an easy task. Rob Druitt, REIWA president, shares his top tips for getting reliable information. Oh, we do love to be beside the seaside...

Enduring lure of the ocean If you are considering investing in a coastal property, there are several steps you should take before signing an offer, steps that could make or cost you money, an expert advises. PEARD Real Estate Group managing director Stuart Cox shares his tips on buying a coastal property. ■ Focus on the location rather

than the house. Some styles of properties in coastal areas are less favoured, such as federation-style houses, which tend to be less popular than Tuscan and Mediterraneanstyle houses. But if you find a federation-style home in a good location at a competitive price, then this might provide a lower-cost entry point into an expensive area.

Stuart Cox

■ Rental properties that are being offered for sale by investors should be seriously considered, because while they may be superficially in a poor

whether the property can be subdivided.

■ Invest in ocean views. If your

of the local council to determine if there are any plans for a new marina, hotels, restaurants or cafes in the coastal area where you want to buy a home. This type of new infrastructure will add significant value to surrounding property values, as has been the case with the Hillarys marina.

■ Check carefully if there are

any future zoning changes planned by the local council that would allow the property to be subdivided. If the property does not have mains sewage, then check with the Water Corporation on future plans to connect the sewage. This could also affect

■ Check the wind conditions.

Many people buying coastal properties underestimate wind conditions. A good tip is to view the coastal property in the afternoon because wind conditions can be stronger in the afternoon when the sea breeze is blowing.

1. FIND A GOOD AGENT Use a REIWA agent. They are properly trained, have professional indemnity insurance and must adhere to the institute’s code of practice and ethical standards. 2. BE MONEY WISE Get competent financial advice from your bank, borrower or lending institution if you are going to borrow. 3. FORWARD THINKING Talk to your local council about current zoning laws and any changes that might take place in the future. Also, confirm that any past additions to the property have council approval. 4. THOROUGH RESEARCH Check out historical data, sales records, price trends and suburb information. This information can be found on the Internet at sites like reiwa.com. 5. INVEST IN STATISTICS If you are looking at an investment property for future tenants, the Australian Bureau of Statistics can help with information on population trends and growth areas.

Mystery and myth of the dingo on the mill THE red dingo on the Great Southern Roller Flour Mill has been a visible icon from the land and sea for generations. So much so, it is often referred to as the Dingo Flour Mill. However, the origin of the icon and its original painter is still something of a mystery today. Stanley Connor, a managing secretary at the Great Southern Flour Milling Company, or more correctly, his son, is claimed to have been responsible for the famous Dingo brand. Connor’s granddaughter claims the dingo was a suggestion made by Connor’s son in 1913-1914 and Connor was so taken with the suggestion, he had a sign

writer from Melbourne design and paint the large red dingo on the water tank of the original Great Southern Flour Mill in Narrogin. However, according to the Fremantle Gazette in 1980, the original sign writer was a man named Horace Watts who originated from Hobart in the late 1800s and established a workshop at the back of Fremantle Town Hall. Another historical source attributed the sign to Les Nash of Davies Sign Services who it is said painted the dingo sign at a cost of £40. Although the artist is unknown, it seems widely agreed that the now famous dingo sign was painted in the late 1940s on the side of the silo facing Stirling Highway. During World War Two, the sign had to be painted out as part of the necessary war precautions. After the war, using the still visible outline of the original, the dingo was repainted. The Great Southern Flour Mill is one of the largest purposebuilt flour mills in the State, the only mill continuing in

operation in the metropolitan area and one of the most substantial buildings built in North Fremantle in the Inter-War period. In 2007, the owners of the mill received $13,500 through the Heritage Grants Program for the preparation of a conservation plan. Heritage Minister Michelle Roberts said the Dingo Flour Mill was an iconic

landmark recognised by thousands of Western Australians. “The grant would assist the owners develop a conservation plan for the iconic building and will also identify maintenance works to protect the site's important heritage features, and provide guidance for any future use or development of the site," she said. ■

Left of entry, there is a large room with carpeted floors and double doors opening to the front verandah. Leading off at one side is an exit to an annex room, opening onto a front verandah. Like many rooms in the house, this one has ornate features such as picture rails and a ceiling rose to high ceilings. A highlight is a powder pink bathroom with all original fittings, including pink tiling, pink pedestal basin and porcelain toilet.

Extensions at the back open the original house to a tiled open plan family area, with Colonial-style french doors opening into a backyard. High ceilings remain here, with meals and family areas and a spacious, simple kitchen with white cupboards and benches, dishwasher, gas burners, fridge recess, built-in pantry and views over the backyard. Rustic-style brick paving surrounds a pool at the back, with neat, mature gardens providing privacy. Jeremy remembers long hot summers spent in the pool and playing cricket with his brothers at the side of the house. He said a standout feature of the home is its friendly neighbourhood, a factor which remains the same today. An updated bathroom is central to two double-sized bedrooms at the back of the house, one with views to the back garden and the other with a fireplace recess. Federation-style fireplaces with turned timber mantelpieces are found in two of the bedrooms.

See the river forever Panoramic river views add to the attractiveness of this property, reports COURTNEY NOTTE ITS position on a gently sloping block ensures the panoramic views across the Canning River from each level of this threestorey home will remain unobstructed. Its imposing facade creates a lasting impression, with decorative wrought iron balustrading on two balconies and a winding staircase to the main entry portico. Security gates protect the property and there is an audiovisual intercom at a gate for street access. Clever design features, such as side and bay windows, combined with the 25-metre frontage of the 550sqm block make sure that almost every room has river views. Behind its impressive facade the interior surprises with its spaciousness. High ceilings and a light, modern colour scheme in each room establish a contemporary trend. It has four bedrooms, each with a built-in wardrobe, two bathrooms with Grohe fittings, a formal lounge room and open-plan family, dining and kitchen area. NEW HOMES Living life on the city’s doorstep A desirable address in Mount Street becomes available. By ROMENA MANNING A RARE parcel of land on Mount Street is available with plans for two green title residences. Principal of Perth Property People, Michelle McGill, and director of Charter Property, Clyde Badger, have joined to offer the last piece of vacant land on this street. Michelle said it was development application-approved and the developers would start building once a contract was in place. Independent developers could also purchase the lots and complete the project. She said the approval for two executive houses was due to the rarity of property like this in the area, but there was potential for five upmarket apartments instead. Designed by Bollig Design Group, each upscale residence has five storeys comprising four bedrooms, living quarters, entertaining areas, an array of north-facing and southfacing balconies and a home theatre room. Built side-by-side, they have mirror-image designs and lifts from below ground levels to the top floors, where home entertainment

meets rooftop alfresco living. Simple and slick in design, the bedrooms and living areas are staggered across the levels, separating a guest suite, main bedroom and minor bedrooms. A car stacker pit shares lower floors with a wine cellar, guest suite and outdoor timber decking. At ground level, double garages and laundry and storage areas are at either side of an entry foyer. The first floor is dedicated to two bedrooms, each with an ensuite and walk-in wardrobe, while the main bedroom suite takes up the entire second floor. Lift access opens to a huge bedroom space with retreat area at one side and a dressing room at the other, which in turn leads to an ensuite with double vanity unit, spa bath and balcony. Kitchen, dining and living areas are on the third floor. On each building’s top two floors, aluminium bi-fold doors open to one of four north-facing balconies fronting Mount Street. Timber ceiling cladding and glazed balustrade features on the facades, with a stone-faced balustrade breaking up the repetition of the glass used on most floors. The pattern of stone cladding surrounding timber sectional garage doors is carried to

side gateways, with landscaping and updown lighting the final touch to their street appeal. Ms McGill said the buildings would provide for various buyers. “It could suit the empty nester that still have family coming and going… or overseas clients or companies that have family or staff coming to and going from Australia… and there is enough space to accommodate a

large family,” she said. Bollig Design Group is an award-winning company, in 2005 placing as an Australian Steel Institute WA Award finalist and winning an RAIA Commendation and MBA Certificate of Excellence for Aspects of Kings Park. Developers are offering the land with approved plans from $3,300,000, or the finished houses priced by request. ■

Rain tanks can be a stylish addition Each one of us uses about 635 litres of water per day on average. That is about 70 nine-litre buckets, and most of it is drinking water quality, reports AMANDA RANKIN RAINWATER tanks are hardly a fashion statement in rural WA, where they've been the main water source for more than a century. But, in the city, rainwater tanks are well and truly back in vogue. Urban dwellers have plenty of options that allow tanks to be a stylish addition to their homes as well as a cost-effective way of harvesting water. According to Superior Water Tanks director James Grayling, rainwater tanks can easily be an architectural feature and some of his company's biggest and most striking installations are in western suburbs homes. “There are some home owners who incorporate the rainwater tank into the initial design of their home and who

have a strong belief in the importance of collecting rainwater,” Mr Grayling said. “But I do think the vast majority of people don't really care, at least not while water is relatively cheap.” Mr Grayling said WA was lagging far behind the rest of Australia in the purchase of rainwater tanks, yet we are the highest per capita users of water. Each one of us uses about 635 litres of water per day on average. That's about 70 nine-litre buckets, and most of it is drinking quality water that goes down the drain. On average, a roof area of 100sqm in Perth can collect about 50 kilolitres of water a year. When this amount is plumbed for internal and external uses, that can add up to

Rebates are now available of up to $600 for tanks greater than 2000 litres plumbed into the house

about 20 per cent of a household's water needs. The rainwater collected can be used to top up the pool, water the garden and wash the car without the guilt and extra expense of using scheme water. If the tank is connected to the home's internal plumbing, the water can also be used for toilets and washing machines, and this is where you really start to help save the State's dwindling water supply. In 2003, in recognition of the contribution rainwater tanks could make to household water supplies, the State Government implemented the State Water Strategy. Rebates of up to $600 for tanks greater than 2000 litres that are plumbed into the house and $50 for smaller tanks that are not plumbed, are now available. There are several types of rainwater tanks, available in a range of shapes, colours and sizes to suit just about any house. Metal tanks can be made from galvanized steel, Aquaplate, Colorbond, Zincalume or even stainless steel. They can be corrugated or flat designs but should be lined with polyethylene to ensure good water quality. Polyethylene (poly) tanks can be used above or below ground, are lightweight

and easy to install and come in a wide range of shapes, sizes and colours. The poly tanks are food grade so are suitable for drinking water. Concrete tanks are commonly used below ground and if a load-bearing lid is fitted to the tank it is possible to install them unobtrusively beneath driveways or decks. Flexible bladder tanks are the latest in rainwater collection and can be fitted snugly under a house or deck with all downpipes diverted to the inflow pipe of the bladder. The size of the tank will depend on the space available and the needs of the household but the slimline tanks can be tucked away against boundary fences and are very suitable for narrow blocks. Water tanks for domestic use vary from 450 to 20,000 litres, with 5000 litres being the minimum size needed if used for gardening, car washing, toilets and laundry. Ideally a tank should be installed in a cool position, preferably on the southern side of the building and away from leafy trees that might clog the strainer or contaminate the water. A tank of up to 5000 litres generally requires only one down pipe. Last year the government announced stage one of the Five Star Plus new building standards, which require all new homes to have water and energy saving devices such as water efficient taps, showerheads and toilets. ■
