NEW RESTAURANT TO OPEN in the former Kalahari Grill space at Vistancia Marketplace A new full-service sit-down restaurant with liquor license (beer, wine, & liquor) will be opening. The opening date will be subject to liquor license approval. This will be a new restaurant with new ownership, located in the space of the former Kalahari Grill in the Safeway center, just behind Chase Bank. A children’s menu will be available. There will also be a separate dining room for private parties. Ted Friedman, Designated Broker of Friedman Realty Associates, represented the restaurant in lease negotiations with Shea Properties. A LOOK AT VISTANCIA VILLAGE RE-SALES CLOSED: 12 re-sale homes were reported closed (7 short sale-SS, 2 Foreclosure properties) since our last newsletter, June 28, through this newsletter, July 27, 2010. List prices ranged from $135,000 to $618,942. UNDER CONTRACT: 64 homes were under contract as of July 27, 2010, per MLS. 63 were re-sale (including 47 short sale homes, 7 foreclosures) and one was reported in MLS from the new-home sales offices. List prices ranged from $125,000 to $799,900. ACTIVE: 62 homes were currently active as of July 27, 2010, per MLS. 57 were re-sale (including 30 short sale homes, 12 foreclosures) and 8 were reported in MLS from the new home sales offices. These numbers are compared to the 57 homes active as of June 28, the date of our previous newsletter. Of those there were 49 are re-sale (including 26 short sale homes, 8 foreclosures) and 7 are reported in MLS from the new home sales offices. Current list prices range from $111,900 to $649,900.

Real Estate and Economic News / July 2010 (per National Association of Realtors Magazine 7.22.10) Sales Slow but remain above last year – Re-sale home sales nationally fell 5.1% in June 2010 compared to May 2010, but they were 9.8% higher than in June 2009. These numbers were in part due to the home buyers tax credits and also due to interest rate levels. The 30-year, conventional, fixed-rate mortgage fell to 4.74 % in June from 4.89% in May, compared to a 5.42% rate in June 2009. Lawrence Yun, National Association of Realtors’ chief economist, explained that due to the surge in home purchases due to the home buyers tax credit there would be a resulting decline in homes sales following the surge. He stated that ‘only when jobs are created at a sufficient pace will home sales return to sustainable healthy levels.’ (per USA TODAY 7.21.10) Record low rates drive mortgage applications up 7.6% – According to the Mortgage Bankers Association (MBA), in mid-July applications for home loans Continued on Page 3

rose as the rate of 30-year and 15-year fixed rate loans sank to the lowest levels recorded by the MBA since they began keeping a record in 1990, 4.59% for 30year and 4.05% for 15-year fixed rate loans. This interest rate decrease resulted in an increase in applications of nearly 7.6% from a week earlier. Refinancing loan applications also climbed by 8.6%, accounting for 79% of the applications, the most since April last year. Mortgage rates have been falling since mid-April when investors began switching their investments to the safety of U.S. Treasury bonds after becoming concerned about European debt problems and the global economy. (per Phoenix Business Journal 7.21.10) Home prices edge up in some areas, but likely to flatten – Msedian home prices overall in the Phoenix market have gradually risen 1.8 percent from June 2009 to June 2010. April was the first month since the recession began that a year-toyear increase was shown by the overall Phoenix market, reaching a median price of $135,000 for single family homes. In June 2010, the median price was slightly lower at $133,000. According to this report from the W.P. Carey School of Business at ASU, foreclosure prices are increasing slightly and non-foreclosure prices are decreasing at double digits. (per azFamily.com) State pays up to 22% to buyers of foreclosed homes in Arizona – The Arizona Department of Housing is sponsoring a program that allows people to purchase homes with government assistance. The program, Your Way Home, has helped hundreds of people buy foreclosed properties in Arizona. At a recent auction, it afforded buyers the opportunity not to have to compete with the pros at auction. In August there will be 140 homes on the auction block and the Arizona Department of Housing is urging people to take advantage of the program before it runs out in September. There is formula for qualified buyers and several requirements. Not everyone qualifies for this government help. For example, a potential candidate for the program cannot earn more than 120% of the area’s median income. More information is available at www.yourwayhomeaz.com.

TRILOGY NEW-SALES INFORMATION As of July 28, there have been five sales at the sales office so far this month. Construction is moving along rapidly on the six new models in the new model park. Tours, by reservation only, are being offered to current Trilogy residents and your guests. Contact the Member Services desk at the Kiva Club for reservations. The sales offices began offering the six models, as well as two others new floor plans, on May 29. The following floor plans will continue to be offered but there will no longer be models for them when the new model park opens: Libertas, Civitas, and Stellare. The relatively new models of the Sidus and Suscito will become part of the new model park. All of the other previous models are still available for viewing and are available to be built only until the new model park opens. At that time the following older floor plans, Luna, Rivas, Flora, Montis, Solis, Novus, Serenitas, Accredo, Aurora, Spiritus, and Vesta, will no longer be offered.
