EXECUTIVE SUMMARY When we purchase land, we know that it will work. We have our own “in-house” Civil Engineer, Andy Kann who is able to dig into all civil issues right up front. We have ready access to large reserves of capital. We are uniquely positioned with very deep pockets, ready to purchase land that fits our parameters. That allows us to MOVE FAST and to have SHORT WINDOWS to close.

Unlike other developers who will try to negotiate time that allows them to get permits, we ONLY need to get our entitlements approved and we are ready to close immediately without any further contingencies of any kind We operated for years in the Califor-

nia market. California municipalities are notorious for being very picky. To be successful as a developer you have to get really good at playing the game. Half of the game is with the municipalities. The other half is in public relations job you perform with the neighbors. In California, you have a very active group of “NIMBYs” which is an acronym for “Not In My Back Yard”. There is an art to the public relations needed to swing these neighbors into rooting FOR your project. This is done by getting enough of them to realize that *something* will be developed on the land, and that there are only a few options of what type of development it will be, and to maximize their quality of life, they will need to be rooting for the type of project that most aligns with their goals of maximizing their quality of life..

Prior to joining Revista, he was a vice president and chief market & data strategist for the National Investment Center for the Seniors Housing & Care Industry (NIC). While at NIC, Mike oversaw the development, growth and operations of the NIC MAP Data & Analysis Service. Under his leadership, NIC MAP grew to become the seniors housing industry’s leading data provider tracking revenue, occupancy, supply and construction data covering almost 13,000 properties and 100 metro markets. Mike is also an accomplished public speaker and subject matter expert. He has presented at many industry and real estate conferences and has been quoted in many trade journals as well as business press. Mike holds a Masters in Business Administration with a specialization in finance from Loyola College in Maryland, and an undergraduate degree from the University of Maryland, College Park.

It is Norway’s largest privately (family) owned construction company. Their annual revenue in 2014 was $475,000,000. In the 2000’s, Mr. Oftedal headed a commercial construction company headquartered in Southern California, Mammoth Equities, which built many large scale professional office buildings in the U.S.

For 10 years he was a civil engineer for Partners Planning and Engineering and for the last 7 years has been self-employed as President of Omega Engineering Consultants. Andy has worked with Jeff Tallman and LifeCenters Development for the past 10 years on many projects. Andy is so much more than a Civil Engineer. He has expertise in contract management, construction management, and overall project management.
