The necessary of Public Space especially in Jakarta, is it urgency. However, public spaces there are less able to channel the activities of art and less accentuates the character of the surrounding environment. It should be a public space can be used as a means of channeling the various human activities and still highlight the character of the surrounding environment. Problems: 1. Many of craft vendors who do not get a decent location and often made access hiccup. 2. Musicians and street artists spread across much of the Kota Tua area, causing less good view of the surrounding historic buildings. 3. The visitors difď€ cult to get a place to relax or eat food. 4. Road used by traders often make it difď€ cult for vehicles wishing to enter the parking lot of the Kota Tua.

Oud Batavia Art Space

Located in Jln. Pintu Empat Besar, West Jakarta. In this location it can be found a lot of souvenir booth special from Kota Tua, Street Artist, dan Antique Car Exhibition. This location is a potential for the restoration so that the Kota Tua can be tidier and can accommodate a wide variety of communities, artists and souvenir vendors and the food contained in the old town.

Ideas Form

Solution of the problems

The idea of the shape of this design derived form Engelsburg Bridge or Jembatan Kota Intan (present) from colonial times that are affected by the industrial revolution and adapts to the shape of architectural form around the site. The ornament and the others form an adaption from Betawi culture.

This design is made 2 oor (ground oor and frst oor) so the visitors do not overcrowd by various activities that converge in one place.

In the top oor in the design for open public space. Open public spaces is designed so the visitors can enjoy historical buildings around and can be place for relax.

The art market is in a transition zone between the zone of performances and public space, it is intended to let the visitors experience of the space from performance space to open public space.

Exhibition space located on the ground oor, it is intended that the visitors can enjoy the artwork or collector of art. Mural is in the ceiling, and antique car located in the side of the main road.

Performances Space located in the ground oor, connected with open plaza in front of Fatahillah Museum. The purpose is to make it easy reach the visitors around Kota Tua, and to continue horizontal space from open plaza in front off Fatahillah Museum.

Pedestrian Bridge is designed can connect three sides of the road, each of which there is a bus shelter, so that pedestrians can be accommodated without interruption

“Living in the garden”

The capacity of residential units at this apartment as much as 408 units of the calculation is obtained from research Colliers International Indonesia is at the breakdown to scale urban villages in South Jakarta, prioritized locations closest to the road T.B. Simatupang and most widely supported infrastructure.

To respon the natural site which many of trees, the idea of the building is to compare and to maintain the green open space implemented to the skin of the building. So that, the green open space can be maintained and can be accessed by occupants closely.

Site Description The Planning Location of Apartment Tanjung Barat is in Tanjung Barat area, Jagakarsa District, South Jakarta. Located in primary area of South Jakarta and near from Jln. T.B Simatupang, Lenteng Agung Gateway. Precisely in Jln. Lenteng Agung Raya, opposite to Tanjung Barat Station. Site located in a sub zone of vertical residential measuring 9.803,5m² plus 796 m² of garden city zone area.

Tanjung Barat Apartments consists of 408 residential units are divided into 124 units 1 BR, 256 units 2 BR, and 28 unit 3 BR. Divide into two twin towers, which is supported by a wide range of facilities which are divided on the ground oor (podium 1 and podium 2), skylounge, and the top oor.

At podium 1 there are retail facilities, club house, atm, food hall, and an outdoor terrace that is intended for visitors, guest visitors and residents. At podium 2 there is a facility that is more private that can only be accessed by residents and guests of residents. That is, daycare, pharmacy and clinic, minimarket, a multipurpose space for rent, outdoor terrace and ofce.

Skylounge placed on the 14th oor which is intended only for resident. The reason of placing skylounge on the 14th oor is for transition of 1st-13th inhabited units 1 BR and 2 BR type A, 14th-17th oor inhabited units 1 BR, 2 BR type A and B, and 18th-24th inhabited 2 BR type A and 3 BR.

The Idea of bring the green open space not only on the ground oor is developed with the green zone on every balcony in each units, skylounge on 14th oor and green area on 16th until 24th oor. On the top oor there is Swimming Pool, Jacuzzi, Spa, Sauna, and Fitness Center.

Pada tahun 2015 Daerah Kota Semarang Nomor 8 tahun 2003 tentang berkarat dinishing dengan Gedung Spiegel ini mulai beroperasi menjadi café setelah RTBL Kawasan Kota Lama Semarang, karena coating, sedangkan pada ornament lainnya dilakukan menimbang bahwa Kawasan Kota Lama Semarang direnovasi. pengecatan ulang dengan merupakan warisan sejarah pertumbuhan Kota warna yang menyesuaikan. Semarang yang memiliki nilai arsitektural, estetis, ilmu pengetahuan dan budaya yang tinggi sehingga perlu dilestarikan dan ditata kembali secara terarah untuk menyesuaikan dengan perkembangan jaman.

Selain langgam dan atribut bangunan, pemilik juga tetap berusaha mempertahankan sekuen ruangan bangunan. Beberapa bahan mengalami penggantian, dan bahan yang masih bisa digunakan, kembali dipakai dengan beberapa perbaikan.

Revitalisasi Gedung Spiegel Semarang

Pada kondisi aslinya l a n t a i n y a menggunakan kayu jati, namun pada proses revitalisasi, sangat sulit menemukan kayu jati dengan dimensi yang sama dengan dimensi aslinya, maka dari itu pemilik mencari solusi dengan cara menggunakan kayu jati dan bengkirai dengan dimensi yang hampir sama dan dinishing dengan coating. Selain itu, kondisi tembok di lantai dua yang sudah berjamur dan berlumut dipoles dengan cara plesteran pada tembok dihancurkan sehingga mengekspos bata merah.

Ornamen

Namun, tidak semua sekuen dan ornament bangunan dapat dipertahankan, dikarenakan harus menyesuaikan dengan fungsi barunya sebagai café, Gedung Spiegel mengalami beberapa perombakan. Kondisi eksisting bangunan yang tidak memiliki dapur, toilet dan gudang ditambahkan. Selain itu, beberapa ruangan yang tidak terpakai digunakan menyesuaikan dengan fungsi sekarang.

Pasal 44 “Warna asli yang digunakan pada bangunan kuno yang memiliki nilai sejarah harus dipertahankan, selain itu, warna pada bangunan kuno yang tidak memiliki nilai sejarah dapat disesuaikan dengan fungsi dan harus kontekstual.” Pasal 46 “Kewajiban pemilik atau pengguna bangunan kuno untuk, merawat dan menjaga keaslian bangunan. “ Tu l i s a n Spiegel y a n g t e t a p dipertaha nkan Penambahan furniture pada ruang dalam Spiegel, disesuaikan dengan fungsi café. Pemilihan furniture didasarkan pada keinginan pemilik Spiegel itu sendiri.

Saran Proses revitalisasi bangunan, peran pemilik bangunan sangat berperan besar dalam proses pelestarian bangunan itu sendiri. Pemilik harus bisa menerapkan konsep dan fungsi yang baru dengan peraturan konservasi dan preservasi dimana bangunan cagar budaya itu berada. Dengan adanya peraturan daerah tentang konservasi dan preservasi bangunan, maka bagi para pemilik bangunan kolonial yang ingin mengkonservasi, wajib menaati peraturan-peraturan yang ada dengan beberapa negosisasi dengan badan terkait konservasi bangunan setempat. Tahapan negosiasi ini tentunya tidak serta merta memaksakan konsep dan desain yang baru dan menghilangkan nilai-nilai kesejarahan yang ada. 35
