BEST HOME SELLING TIPS IN A COMPLICATED CANADIAN MARKET By Julie Achtermeier
The Canadian real estate market has seen its share of volatility over the past year with some areas slowly recovering, and others soaring ahead once again. Depending on where you live, selling your home may require a little extra effort to penetrate an unpredictable market. In the Greater Toronto Area, condominium sales have pulled the market out of the slump, barely. In Ottawa, house sales have increased 10 percent over the summer months and are solidly gaining speed. Other areas, like Vancouver, are continuing to suffer. Despite the changes in the market since the introduction of the foreign buyer’s tax, stress test and rising interest rates, if you’re in the market to sell, you want to give your home, and sanity, the best chance of success.
DECLUTTER AND REMOVE PERSONAL ITEMS.
Realtors for years have impressed upon sellers to remove items that make a home look cluttered, or too personal. Taking those extra steps to empty out the “extra” will go a long way towards giving the illusion that rooms are more prominent as well as make it easier for potential buyers to envision themselves in your home. In addition to removing clutter, remove all signs of your pet during showings – ensure the house does not smell like animals and remove litter boxes, dog beds or small animal cages. If your potential buyer is not fond of animals or has allergies, it may be an avoidable strike against you right from the start.
INTERVIEW SEVERAL AGENTS.
Many agents are vying for your business, so make them work for it. Look up sales statistics in your area and interview several realtors who sell in your area before deciding who to hire. See who brings you a CMA (comparative market analysis) and ask what they’ve done to sell other homes during a challenging market. Avoid hiring a friend, or friend of a friend. This is a business transaction and is better handled with a professional to whom you have no ties.
Price smart. Spend time with your re-
altor deciding on the right price for your home. Starting too high and having to re-list with a lower price is never
as enticing to a buyer as a home fresh on the market with a reasonable price upfront. Do your research and check trends over the last few months to see if prices have fluctuated, how long homes have been on the market and ask your agent for a recent CMA for the area.
Timing is everything. At the height of the market, you could have sold your house in the dead of winter without giving it a second thought, but times have changed. The market has resumed a more traditional nature, with spring (March-May) being the optimum time to list. Your agent can better help guide you and a good agent should be able to pinpoint the month, or week, that is the most successful. Do your own research as well and see what time of year boasts the highest sales figures. Ensure your house is stunning. After decluttering and purging the excess, wander from room to room with a notepad and make a list of any repairs, touch-ups or changes you will need to make to ensure your house shows beautifully. It may be as simple as hanging new curtains or may require a complete paint job. It may also help to have someone else go through the rooms and make their own list to give you a completely unbiased opinion. Some realtors will provide a staging report so ask if this is something they offer.
