Rebuilding our Community

2008-2009 Annual Report

In 2009, the GAHFH staff and board of directors decided it was time to shift our building focus. Amidst the challenges of a flailing economy, skyrocketing unemployment, and a devastated housing market, GAHFH elected to step outside the box and consider ways in which the organization could: be more cost effective, help the community, and continue to affordably serve low income families.

2119 Wedgewood court BEFORE

The “Rebuilding Our Community” initiative has proven to be one of the best and most popular decisions GAHFH has ever made. An outpouring of community support was evinced in a series of wonderful articles in the Greeley Tribune and was amplified exponentially by regional media coverage on three separate occasions. Additionally, GAHFH soon learned that when foreclosures were purchased in a reasonable price range these homes were considerably less expensive than new construction. Furthermore, the two completed rehab homes both included amenities such as a garage, a deck, or a full basement which are not offered at

AFTER

Habitat North. “Rebuilding Our Community” has also given GAHFH the opportunity to do a small part in helping to level out property values in communities devastated by foreclosure. While “Rebuilding Our Community” did present some new challenges, most were pleasant surprises. The organization considered the possibility of encountering NIMBY (Not-InMy-Back-Yard) attitudes. The reality was quite the contrary; GAHFH was welcomed by both the Buckeye and Wedgewood communities. GAHFH staff was invited to attend homeowner’s association meetings and neighbors in the Wedgewood community even helped to put up a fence at what would become Jennifer Cooper’s new home. Lastly, as staff nervously fielded media calls and planned television interviews the reward came in the form of: a flood of new volunteers, renewed interest from inactive donors, and as always Habitat homeowners who had finally achieved the dream of homeownership.

Pre-Health Professionals

Every year GAHFH sees an influx of UNC students who volunteer their Saturday’s to help build homes and hope. Pre-Health Professionals, a club at UNC that provides guidance for students planning on entering the medical field, is a group that has consistently volunteered their time with GAHFH over the years. In an interview with club president Shauna McWilliams, she says about Habitat:

“Habitat for Humanity is a great way for our Pre-Health Professionals club to give back to the Greeley community. Being able to help provide safe, affordable housing to deserving members of our community is an awesome opportunity for our club to participate in.” “I really enjoy working alongside the future homeowners. It is great to see that these families are always so committed and dedicated to the process. It also feels great to put in some hours of manual labor and see our results at the end of the day and know that we made a difference.“

The United Way Day of Caring is an annual event in which teams get together to make a difference in their communities. This year, CPA firm Anderson & Whitney volunteered with GAHFH for their Day of Caring project. The following is what they said of their experience: “Anderson & Whitney has been an active member of the community for over 40 years, and we value organizations that contribute to the well being of our region. Our experiences serving the community are invaluable to us, and Habitat for Humanity provided us with an opportunity to make a tangible difference.”

“As a CPA firm, many of the activities we assisted with were out of our comfort zone, new and challenging. The construction manager gave us the instruction and support to complete any task and having the opportunity to work alongside the homeowners on construction of their future home was inspiring. It was fun to see volunteers take ownership of specific duties and it was amazingly rewarding to see the impact we made at the end of the day. We also felt that our work was truly appreciated by the Habitat team and future homeowner.” “Anderson & Whitney plans to make volunteering with the United Way Day of Caring an annual event, and hope many of the days are spent with Habitat. The Habitat project provided our team with an opportunity to work together and make a genuine difference in our community.”

“The ability to give back is the most enjoyable part.” - Charlie Monfort It is hard to imagine that it all started on a small farm just north of Greeley. But there are a lot of amazing things about the philanthropy of the Monfort Family. Warren and Edith Monfort were educators by training and met while teaching in a small school near Sterling. After a few years they gave up the classroom for farming …and raising Richard, Margery, and Ken. In 1930 the Monfort Family started a feeding operation with18 steers. T wenty years later the number went to 8,000; by 1968 it reached 100,000; and, after a second facility was added, Monfort of Colorado was feeding 200,000 head—the most of any such operation in America. fter Ken joined his father in 1955, Monfort added A a packing plant. That triggered a whole series of industry-changing innovations and piqued the interest of several major producers. Food giant Con-Agra bought Monfort in 1987.

2026 Buckeye Avenue

n earlier contribution from Monfort of Colorado was A greatly enhanced by a large gift from the proceeds of that sale. Since then the Monfort Family foundation has committed nearly $50 million to philanthropic activity. T hat includes providing funds for the building or renovation of ______Habitat Homes. Recently, while at the dedication of one of those homes, Dick Monfort told the new homeowner, “What I really like about this program is that your mortgage payment goes back into building more homes.” nd a better community. Thanks Dick, Charlie, Kyle, A Kay, Myra, Dave & Patty.

Giving Colorado Affiliates a Hand Up Habitat for Humanity of Colorado is:

a) a 501(c)(3) organization b) an organization that helps Colorado Habitat affiliates build capacity. c) a fundraising powerhouse securing funds, in-kind contri butions, and services. d) an advocate creating public awareness about Colorado Habitat affiliates and affordable housing issues. e) An entity that provides technical, educational, and networking support for Habitat affiliates. f) All of the above. Incorporated in November 1992, Habitat for Humanity of Colorado is one of only 28 Habitat for Humanity State Support Organizations. HFHC has managed to successfully raise over $16 million in matching funds for Colorado affiliates, fund over 700 homes, and house 2,500 people. Habitat home production in the State of Colorado has more than doubled in the past ten years; impressively enough, funds raised by HFHC account for nearly 30% of building capacity statewide. What does this mean to Greeley Area Habitat for Humanity? In FY 2009 alone, HFHC provided $532,087 in funds to GAHFH’s local program. This funding was awarded in the form of accelerated asset recovery, a combined campaign, energy efficiency grants, down payment assistance grants, and grants from private foundations. Funding awarded from HFHC in FY 2009 would completely fund the rehabilitation of five homes in the Greeley area. In addition to funding support, HFHC provides GAHFH with staff and organizational development opportunities as well as networking opportunities that help to strengthen local building and homeowner initiatives in the Greeley area. HFHI rates HFHC as one of the top State Support Organizations in the country and we couldn’t agree more.

The Family: Mother: Chantel Gallegos Father: Robert Rodriguez Children: Dijanae Gallegos - 4 yrs Current Housing Situation: We currently live in a basement apartment. The apartment is cold, it has mold and many bugs. The maintenance staff takes too long to make repairs. Chantel & Robert on Owning a Habitat Home: “Owning a new home is exciting because our family is growing. We will not have to worry anymore about living in an unsafe environment. We will be independent and the family will work as a team to keep the house looking nice.” “To be approved for a home is a huge step for three of us. We can hope for a better and more secure future.” “Dijanae is excited that we will have a place of our own and that she will have space to play..“

GAHFH embraces our tithe commitment as a privilege and an opportunity to build with families beyond our immediate community. GAHFH has historically tithed to affiliates in Mexico until 2009 GAHFH along with 29 other Colorado Habitat affiliates collectively committed to pledge tithe funds to “Project Decent Homes for Teachers,” a three year alliance between Habitat for Humanity Paraguay and the “Colorado Brigage” to facilitate the provision of housing for over 400 teachers in Paraguay in a three year period. Project Decent Homes for Teachers Statistics • Estimated number of teachers residing in Paraguay: 80,000 • Estimated percentage of teachers living in substandard conditions: 60% Program Objectives • Provide an affordable housing solution along with credit and technical assistance for Paraguayan teachers by 2011. • Contribute to the improvement of the quality of life for teachers in Paraguay. • Diminish overcrowded housing and improve overall housing conditions in the communities in which teachers live and work. GAHFH’s Support Through June 2009: $13,175.12

The premise of this initiative is derived from the Book of Malachi, Ch. 3, V. 10 which states: “Bring the whole tithe into the storehouse, that there may be food in my house. Test me in this,” says the LORD Almighty, “and see if I will not throw open the floodgates of heaven and pour out so much blessing that you will not have room enough for it.”

Family Testimony The end of CY 2009 saw the completion of the Villalba family. Saturnina (30), is a teacher and her husband, Ramon (36), is a private chauffer. The couple’s along with their children, Camila (6), and Juan (9), moved out of their one room house in Benjamin Aceval into a new home complete with water and electricity. Saturnina exclaimed “I am so happy with my own home, nothing like this existed before. There are no commodities or luxuries that we can compare with; there is no place like your own home. For 10 years we have rented a home and with the help and support from Ramon (her husband) we can now afford our own home.”
