n the week of Oct 11 to 18, the most expensive unit sold was a five-bedroom penthouse on the 51st floor of the 55-storey Marina Bay Residences. The 4,489 sq ft unit fetched $13.88 million ($3,092psf), according to a caveat lodged with URA Realis on Oct 16. However, an earlier caveat lodged for the same unit in June 2007 showed that the seller had purchased it for $16.16 million ($3,600 psf). This means the sale price is about 14.1% below the original purchase price six years ago. One of the appointed marketing agents for the penthouse was Eric Tay, associate group division director at PropNex, who says he was instructed to indicate a price tag of $16 million. However, the final transacted price was $13.9 million, and on a psf basis, it

was on a par with a 2,379 sq ft, four-bedroom unit on the eighth floor that Tay had sold in June for $7.35 million ($3,090 psf) on behalf of its owner. “But the views from the eighth floor and those from the 51st floor are worlds apart,” he says. “Yet, this 51st floor unit was sold for almost the same psf price.” The seller of the penthouse at Marina Bay Residences is believed to be a British Virgin Islands-registered company. The resale prices of these two recent deals at Marina Bay Residences are “out of sync”, according to Tay, and reflect market volatility. “Owners have many different reasons for selling their units,” he explains. “And once in a while, a buyer may find a good bargain like [the one on Oct 16]. But such deals are still rare, as most owners are still reluctant to sell at a price below market value.” Samuel Eyo, director of Savills Prestige Homes at Savills Singapore, agrees. “Not everyone is motivated to sell in this current environment,” he says. For instance, Eyo is marketing a penthouse on the 52nd floor of Marina Bay Residences. Unlike the unit on the 51st level, which is a simplex, the penthouse on the 52nd floor is a 4,435 sq ft, four-bedroom duplex. The owner’s asking price is above $4,000 psf and, according to Eyo, he is “not in a rush” to

lis. This is the fourth time the unit has changed hands in the secondary market. Prior to this transaction, the last time the unit was sold was close to the peak of the last property boom in August 2007, when it fetched $2.52 million ($2,851 psf). According to PropNex’s Tay, investor demand has slowed in recent months, owing to credittightening measures via the total debt servicing ratio (TDSR) introduced at end-June. As a result, most of the buyers in the market today are owner-occupiers rather than investors. “There are still investors out there, but they are pricesensitive and only willing to buy if something is priced below market value,” Tay says. “The property cooling measures have put a dampener on the property market in Singapore, so even units that are priced correctly will take some time to sell.” Tay is currently marketing a midfloor threeA fourth floor unit at Reflections at Keppel Bay was sold for $10.8 million ($3,185psf).
