Real Estate Questions & Answers CATHY & JIM HIGGINS Question: I signed a listing contract to sell my house with a 90-day kick-out clause, meaning I can end the agreement with 90 days’ notice. Recently I sent a letter to the broker to give notice. Unfortunately for me, he had included a $350 fee for reimbursable expenses. It was my impression that this $350 would be payable only if the house sold and would be part of the summary transaction. During this period, only one person he brought was interested in my four-year-old house and I was dissatisfied with the broker. Am I obligated to pay this amount? Answer: I don’t have access to the listing agreement, but if it says you will pay up to $350 for the broker’s cash costs if the listing

The fact that you’re dissatisfied with the broker does not mean the broker did not place ads, enter the property into the MLS, print flyers, post the property online, etc. Moreover, the fact that a home is only fouryears-old does not mean it is instantly or assuredly marketable. Free Copies of the Illinois Constitution ARLO KALLEMEYN If you don’t have a copy of the Illinois Constitution you will want to keep reading. Due to a donation from State Rep. Thaddeus Jones (29th District), Shopper readers can now obtain their very own copy. It is a 46-page booklet that contains the complete Constitution of the State of Illinois. Contrary to popular opinion, it is a very clear and concise document that is written in plain English. Here are some excerpts to pique your interest: Freedom of Speech – All persons may speak, write and publish freely, being responsible for the abuse of that liberty. Religious Freedom – The free exercise and enjoyment of religious profession and worship, without discrimination, shall be forever guaranteed. Right to Assemble and Petition – The people have the right to assemble in a peaceable manner. Self-Incrimination – No person shall be compelled in a criminal case to give evidence against himself nor be twice put in jeopardy for the same offense. Right to Arms – Subject only to the police power, the right of the individual citizen to keep and bear arms shall not be infringed. Limitations on Income Taxation – A tax on income shall be at a non-graduated rate. Real Property Taxation – Taxes upon real property shall be levied uniformly by valuation ascertained as the General Assembly shall provide by law. Free Schools – Education in public schools through the secondary level shall be free. The State has the primary responsibility for financing the system of public education. Pension – Membership in any retirement system of the State, any unit of local government or school district, or any agency or instrumentality thereof, shall be an enforceable contractual relationship, the benefits of which shall not be diminished or impaired. Copies of the Illinois Constitution may be picked up at The Shopper office located at 924 E. 162nd Street in South Holland. Next week, look here for more excerpts from the Illinois Constitution regarding the Bill of Rights, Powers of the State, and Local Government. “Redefined Redesigned” – New High School Offers Open House By Melanie Jongsma Ask Neil Okuley why a new high school is needed in South Holland, and his answer might include statistics, anecdotes, and references to books about education, business, religion, and history. But all of that passion and evidence can be summarized in one simple fact—the American educational model that was developed in the 1800s is no longer best meeting the needs of 21st-century families. “It can’t,” says Okuley (pronounced OAK-ly). “Too much has changed. New skills are needed. The jobs we are preparing kids for now did not exist in the 1800s—or in the early 2000s! The networks and technology and systems that surround us now— we have to incorporate those into our learning experience.” Okuley is the Academic Dean of the new Unity Christian Academy that will begin classes this August. UCA’s bold tagline is “High School: Redefined. Redesigned.” They want to make sure people understand that creating a high school for today’s

students means more than simply adding smart boards to every classroom or having a school app. It requires redefining the purpose of high school, and redesigning everything in order to achieve that purpose—the curriculum, the schedule, the relationships with local businesses, even the tuition structure. That kind of change can be difficult for people to wrap their minds around, so Okuley and UCA have been systematically hosting a variety of information sessions. The Open House scheduled for Tuesday, January 30, is the next opportunity available to the general public. The event will take place at South Suburban College, which is significant because SSC is partnering with UCA, making their science labs and classrooms available to the new school. The unique benefits of that partnership are among the discussion items at the January 30 Open House. Other discussion highlights include: • Unity Christian Academy’s curriculum overview

So we encourage families to attend as many events as they can!” An RSVP isn’t required, but it does help with planning. The RSVP form is available at www.WeAreUCA.org/openhouse. South Suburban College is located at 15800 State Street in South Holland, IL. The Open House will be held in the Kindig Performing Arts Center.

works real estate part time when she isn’t at her “real job.” No matter who you “give” the listing to, it is a gift. They will receive money in exchange for your gift. After all, they didn’t do anything, you just gave it to them. A gift, pure and simple. If you want something for that commission, HIRE THE BEST. When you list your house, you need to employ someone to be your full-time agent, to be your fulltime marketing expert, to be your full-time negotiator and your full-time advisor. Most of all, the listing agent needs to be your “fiduciary.” That means he or she puts your needs ahead of their own. They are not going to urge you to accept a low offer just so they get paid. Your best interest is his or her duty (morally, ethically and legally). This is not a gift. It’s a professional employment contract. You get real value for signing the listing. Don’t give away your money…hire the best full-time, experienced, knowledgeable real estate professional you can. If you are looking to buy or sell real estate call Mike Buder at RE/MAX 2000 (708) 418-4444, E-mail: mikebuder@remax.net, Website: www.BuderHomes.com. Listing Season The biggest mistake some folks make when selling their home is not listing it. Are you going to try to defy all odds and sell it yourself, or are you going to put the odds in your favor by marketing your home with a Realtor in the multiple listing service (MLS)? Most people that try to save the commission by going it alone end up losing time and money. The For-Sale-ByOwner (or FSBO) approach only invites problems. The biggest problem for the seller is the bottom-fisher, the guy who is looking to “steal” your home. He knows you don’t want to pay a commission to get a Realtor’s expert advice, negotiating skills, and marketing efforts. So you must “pay” him. After all, he put in the effort to find you, he put in the effort to “view” the home (despite his limited assessment skills), and he knows that the home isn’t presented in its best light. So he “deserves” a discount—A HUGE DISCOUNT. He knows he doesn’t have much competition either; only other bottom fishers. You want REAL BUYERS. The “real buyers” are working with a Realtor to gain access to the homes they want to see, and to help them make an offer. So, once you realize that “For Sale By Owner” is not your best move, who are you going to list with? You could “give” the listing to your sister-in-law who has a license and

Open Auditions for New Comedy at South Suburban College The SSC Playhouse announces open auditions for its 2018 world-premiere of the hilarious down-home comedy, Happy Birthday, Henry Snikrep! written by Markham native, Wesley Perkins. Auditions are on Thursday, February 1st from 4 to 8pm and Saturday, February 3rd from 12 to 3pm in the Kindig Performing Arts Center of South Suburban College, 15800 State Street, South Holland, IL. No experience is necessary. Everyone is welcome. You will be asked to read from the script, but you do not need to prepare a song. Happy Birthday, Henry Snikrep! is Wesley Perkins’ first full-length comedy. The play is based upon Perkins’ own experiences, but as he himself admits, his work was greatly
influenced by Mr. Tyler Perry. In this wild comedy, the title character, crabby old Henry Snikrep, is about to have a surprise party, but don’t tell him that. He hates his family and a party would kill him—which it does. Now, just about every crazy relative is coming to his funeral. The question is: will any one of them survive the mess? Actors are needed to fill 16 roles that vary in age from 16 to 60 and every age in between. Rehearsals will be held Monday through Thursday evenings and middays on Saturdays, with a first read-through on Saturday, February 17. Not all performers will be required to be at all rehearsals. Performances will run April 25 to April 29, 2018 with Wednesday through Saturday
shows at 8 pm and Saturday and Sunday matinees at 2 pm. Since talent doesn’t discriminate, actors of all colors, ages, shapes, and sizes are encouraged to audition. Scenes from the play will be available for review at auditions. The production will be staged by Mr. Perkins under the direction of Bobbie Saltzman. For more audition information, you may contact Bobbie Saltzman at bsaltzman@ssc.edu or call the South Suburban College box office at 708/210-5741 to leave a message. Phone calls will be returned. Neighbor 2 Neighbor JANICE MINTON-KUTZ HAPPY BIRTHDAY TO CALUMET CITY M AY OR M IC H E L L E M A R K I E W IC Z QUALKINBUSH: The 4-term Mayor of Calumet City celebrates her natal day on Tuesday January 16th. Mayor Michelle has been in public service for most of her adult life. She worked for the city in her 20’s and was named Calumet City Clerk. From there she ran for Mayor. She lives just a few blocks from City Hall and lives, talks and breathes all things Calumet City. In addition to her love for her town, she adores her family, sons Zack and Paul, hubby Roland, her grand kids and extended family members. Few others can equal the Mayor’s immersion in municipal rules, regulations and laws. This reporter has often suggested that Mayor M could go any where in the countr y and with her knowledge of how cities and towns work, and get a high position wherever she chooses to go. But this Cal Citian prefers her town to any other! Happy Birthday Mayor Michelle—Sto Lot! ***
CALUMET CITY HISTORICAL SOCIETY HOSTS POST-HOLIDAY PARTY: Steve’s Lounge was filled with members and their guests who came for the much anticipated CCHS Sunday January 14, 2018. Pictured at top are the 2018 Board of Directors, and pictured below are Members Jerry and Lori Munda and Jane Rowland. Jane is the President of the Calumet City Public Library and President of the Calumet City Chamber of Commerce, along with Lori Munda, a director of the Historical Society and a well-known beauty consultant and author. Member of the Year was Marge Michel, who richly deserved her honor, noted Michael Wolski, President of the organization. The new Board consisted of Wolski, President; Vice President Marge M ichel ; Trea su rer, L ou is K rawcz yk; Secretary Marilyn Schultz; and directors George Petrich and Lori Munda. Jerry “Coach” Munda installed the board. As for entertainment—the group was enthralled with the singalong by Musician Robert Mockus. A host of raffle prizes were raffled off and most were donated by members and friends. The Historical Society meets monthly at the Society’s home in Calumet City on Wentworth Avenue. Praise was heaped on Wolski, who as President has breathed new life into the longstanding organization. *** LINCOLN O’S RESTAUR ANT CLOSES IN HIGHL AND, INDIANA: The iconic and much beloved restaurant in ‘old’ H ig h la nd, I N on H ig hw ay Avenue, closed abruptly two weeks ago. The only notice were signs on the doors thanking patrons for their 50 years of dedication and patronage. Owner Helen Stasinos was not available for comment, although she went on Facebook to basically thank everyone for their patronage and saying it was time to hang up her apron and close up shop. As one of her regulars, N 2 N was also taken aback by the abrupt closing, hoping for a more comforting explanation. But, as with all personal decisions, Helen knew it’s time to end the tradition started in 1963 by her Uncle (East Chicago, Gary, IN) and then Father George, Mom Catherine, Sisters Carol and Bunny, and herself. As readers of N 2 N know, we have written about Lincoln’s for many years, interviewing some of the counter staff, patrons and Helen herself. Kind-hearted to a fault, Helen was a regular local benefactor donating baked goods to nonprofits, schools and so on. We know Helen made the right decision for herself. She just left us with sadness and an unrequited love for her homemade pies. She had a sign in the restaurant that read “Pie fixes everything.” Now, what do we do, Helen? ***

Postal Service Asks Customers to Please Clear Snow and Ice Winter is here to stay for a while, as temperatures fluctuate from high to low, and sometimes below. The rise and fall in the temperature makes for icy and sometimes dangerous conditions. The Postal Service is asking customers to clear snow and ice from sidewalks, stairs and mailboxes, to help letter carriers deliver the mail. “Maintain a clear path to the mail box, so accidents can be prevented, said Central Illinois District Manager Mark Tovey. “Preventing a slip or bad fall can be as easy as putting down salt or sand on slippery surfaces. Ice is particularly dangerous on steps and any walking surface, especially painted wood or concrete, such as stoops and porches. When there’s a warm spell, and the melting snow runs or pools, a quick freeze can make a cleared sidewalk slicker than ever.
carriers or when snow is plowed against mailboxes. “The Postal Service curtails delivery only after careful consideration, and as a last resort, says Tovey. “Any curtailed mail is attempted the next delivery day. Blue collection boxes also need to be kept clear for customers to deposit their mail and for the Postal Service to collect the mail for delivery. Residents and businesses with collection boxes near their property are asked to keep them clear of snow and ice. “We want letter carriers to be safe, adds Tovey. “We can only do this with the help of our customers. The Postal Service receives no tax dollars for operating expenses and relies on the sale of postage, products and services to fund its operations.
Customers receiving door delivery should make sure their sidewalks, steps and porches are clear. Customers receiving curbside delivery should remove snow piles left by snow plows to keep access to their mailboxes clear for letter carriers. “We’re making a concerted effort to raise public awareness of the importance of keeping walkways, sidewalks, and approaches to mailboxes clear from snow and ice in the interest of neighborhood safety, said Tovey. “In addition to enabling letter carriers to provide safe and timely mail delivery, clear paths also are much safer for family members and neighbors traveling to school, going to work, and shopping at nearby businesses. Delivery service may be delayed or curtailed whenever streets or walkways present hazardous conditions for letter
