El la Fit zgera ld, “Di z z y” Gillespie, Lena Horn, Thelonious Monk, and so many more forever changed the musical landscape with their soulful, improvisational styles. To d a y, n e a r l y 10 0 y e a r s l a t e r, t hei r g rou ndbrea k i ng voc a l s a nd instrumentals continue to shape the experience of artists and fans alike. It would take an event of monumental proportion to adequately represent the vast influence of these centennial masters. So, in spring 2017, a new group in Chicago’s Southland is rising to the challenge. The Southland Arts, Municipalities and Business Alliance (S.A.M.B.A.) will present the Chicago Sout h la nd’s “L et T hem Eat Ja z z” Festival as their inaugural projectbringing together over 15 organizations, 9 venues, 5 hotel s, a nd mu lt iple restaurants in a 72-day festival of jazz and food. “We are thrilled to be working as an

organized creative force, in conjunction w it h t he Sout h la nd Convent ion & Visitors Bureau and sponsors, to bring t his importa nt festiva l to Chicago Southland residents and tourists. I have a long-standing belief in the power of arts and business collaborations to transform communities into vibrant economic and cultural centers,” says Eugene Varnado, founder and President of the South Suburban Small Business Association (SSSBA). “We are excited to see the impact of the festival on loca l restaura nts, businesses, a nd arts participation.” SSSBA’s Business/ Arts Cooperative’s mission to generate synergy between business and arts led to the formation of S.A.M.B.A. The festival will kick off with the 29th Annual Prairie State College Jazz Festival on February 17, 2017, and close at Governors State University’s Center for Performing Arts with the Orbert Davis’ Chicago Jazz Philharmonic on April 29, 2017. The 70+ days in between will showcase events, all celebrating 100

BOB KRYGSHELD If you are a “millennial” –born from the early 1980s to the late 1990s – in the ea rly chapters of your career, it may be a stretch for you to envision the end of it. But since you do have so many years until you retire, you’ve got the luxury of putting time on your side as you save and plan for retirement. H e r e are some suggestions for making the best use of that time: • Invest early – and often. Make investing a priority. At first, you might only be able to contribute a small amount each month, but something is far better than nothing – and after a year or so, you might be surprised at how much you’ve actually put away. • Take advantage of your employer’s ret i rement plan. If your employer offers a 401(k) or similar plan, contribute as much as you can afford. At the least, put in enough to e a r n you r employer ’s match, if one is offered. Your contributions can lower your taxable income, and your earnings can grow on a ta x-deferred basis. • Invest more as you r ea r n i ngs i nc rea se. A s you r ca reer adva nces, and your earnings rise, you’ll want to increase your contributions. And i f you ever “ma x out” on your a nnua l 401(k)

The buyers are putting in a lot of cash and are only financing $100,000 of the $600,000 sale price. We’re afraid that our house will not be worth that much, but does the lender care? Answer: Lenders care very much about value and risk. They will make a loan based on the sale price or the appraised value, whichever is less. If a buyer wants to pay more, that’s okay -- as long as the additional price is not paid with lender funds. You have a home selling for $600,000 and a borrower who is putting up $500,000 in cash. The lender is providing $100,000. The lender wants to be certain that in the event

of foreclosure the property has sufficient value to re-pay the loan. In this case, even if the property sold at a 75 percent discount from the sale price, there would still be enough value to re-pay the lender. From the lender’s perspective, this is a loan situation with virtually no risk because there is so much equity in the property -- that $500k put up by the purchaser. The rea l estate closi ng process is a complex task requiring teamwork and t he coordination of leaders, Realtors, title companies, municipalities, attorneys and of course buyers and sellers. It can get a little hectic especially toward the end when everything has to come together for t he closi ng. Nor ma l ly, buyers and sellers don’t even rea lize a ll t hat is going on because of the things happening behind t he scenes wh i le t hey are busy with their own pr e p a r at ion s l i k e t he moving process, changing utilities, overnight and travel arrangements just to name a few. But closing dates are often set far in advance and sometimes need to be cha nged because of u n foreseen circumstances that require more t ime. I f t h i s h a pp e n s w it h enough notice, it may be inconvenient but usually can be dealt with. This is quite different when somet h i ng comes up in the last minute that causes a delay. Lending requirements have become i ncrea si ng ly rigid in recent years, so many delays are caused by last minute requests from loan under writers for additional or updated paperwork. Other times it can be circumstances that are outside the control of anyone. Elaine Graham, to his work in law enforcement, w i t h t h e Ve t e r a n’s A d m i n i s t r a t i on , and the Department of Justice, and his community involvement with the South Suburban Action Council and Rainbow Push Coa lition as well as t he Ca lumet Cit y Cha mber of Com merce where he was a director for many years. Archie was honored for his love and support of his wife and family, his church and the community and his tireless optimism.
