The Hammond Public Library, 564 State St., displays wood burning art created by Mario Haro of Griffith. Haro is self-taught in the medium of wood burning, which is properly called “pyrography” or “pyrogravure.” He has previously exhibited at South Shore Arts in Munster. Haro’s works are exhibited in the galleries on the first and second floor, and may be viewed during library hours through Sat., March 1. In celebration of African American Histor y month, Governors State University’s Student Life Department will present the second annual awards show, “Black Women Rock.” The show honors and acknowledges the contributions of GSU students, faculty and community leaders at the + university and in the region. This red carpet event will celebrate women in grand style. The “Black Women Rock” Awards will broadcast live from GSU’s Center for Performing Arts, Feb 28 at 7:30 p.m., on Comcast Channel 16. The award show will include performances from De’Borah (contestant in season three of NBC’s “The Voice”), the Electric Ladies, Four Women, Arletha GET Bolton and the Blue Angels, and LavaInk. Dorothy Tucker, reporter for Channel 2 News, will be the guest speaker. “Black Women Rock” is a way of honoring, praising and ^ rejoicing the achievements of women in the community and thanking them for their contributions while honoring diversity. “Black Women Rock” is a free event that is open to the public. What Is PMI? DONNA HOLMER I’m a first time home buyer and have heard the term PMI but I don’t know what it means. Is it good to have PMI? Justin – Highland Mortgage insurance is an insurance policy that covers a lender in the event that borrowers do not repay their mortgage. Mortgage insurance is generally required on mor t g a ge s w hen dow n p a y ment s are less than 20% of the property value. It was created to help more people achieve homeownership – because let’s face it, it’s hard to save up a 20% down payment, right? Private mortgage insurance or PMI is included in your monthly payment along with your taxes and insurance. PMI can be cancelled depending on the premium pla n you choose. It must be ca ncel led automatically by the lender when the loan is scheduled to reach 78% of its original value through amortization. However, you may request that the mortgage insurance be cancelled once your loan reaches 80% of the original value. Using a new appraisal, you

may request that your lender cancel the MI if the LTV is 75% or lower and you’ve had your loan for at least 2 years. After your mortgage i nsu ra nce is ca ncel led, you r mont h ly mortgage payment will be reduced by the amount of the MI payment. S i n c e P M I i s t a x- d e d u c t i b l e f o r households whose adjusted gross income is $100,000 or less, homeowners who qualify can deduct 100% of their MI premiums attributable to the tax year. Lansing Roundball 5th Grade Basketball Classic The 5th Annual Lansing Roundball 5th Grade Basketball Classic, “Bringing Our Community Together”, will take place on February 13th, 14th and 15th. The Awards ceremony and the Championship game will be on Thursday, February 2oth starting at 6:00 p.m. All games will be played at Memorial Junior High School in Lansing. Several local businesses are supporting the tournament, with all proceeds from the tournament to be donated to Lansing charities. In addition to the tournament a school-wide Food Drive Contest is being held the week leading up to the tournament, with the winning school being announced at the championship game. The admission price is $1.00 for child, $2.00 for adult, and $5.00 max for a family. The championship night, no admission fee will be charged, but Memorial’s National Junior Honor Society is collecting canned goods for The Lansing Food Pantry. Lansing Mayor Norm Abbott, the Lansing Police, and Fire Departments are all pledging their support in making the event a success. Mayor Abbott will be on hand on Thursday, February 13th for the ceremonial first tip before Game #1. In addition to the boys’

games, members from each school’s 5th grade girls’ team will compete in a Hot Shot shooting contest at half time of each game throughout the tournament. The concession stand will be open all dates and before the championship game. Question: Two weeks ago I made an offer on a bank-owned house. The bank was impressed with the offer, however, the listing agent said there was another offer so I upped my offer $8,000. Four days later they told me they accepted the other offer which was $15,000 lower than mine because it was a cash offer. The house is still in contingency with the cash offer and I was wondering if I had any recourse about these terms. Should I wait in the background to see if the deal falls through because I really wanted this piece of property. A nswer: A sel ler is not obligated to accept the highest price because there are a variety of issues in a real estate sale agreement. That said, I would not have turned down an extra $15,000 -- but I’m not a bank. You could make a back-up offer. If accepted and the first offer fails, then you might be able acquire the property. New Generation of Blood Donors Young people have the power, and it’s a power of giving that comes from within. When young people, from elementary school to college, become involved with American Red Cross blood drives, they learn the importance and need to help save lives through blood donation. For many, it’s an experience that can shape adult behavior. “We want our youth to know they can make a huge difference in their community and the world,” said Sharyn Whitman, CEO, with the Indiana-Ohio Blood Services Region of the Red Cross. “When they ask their friends and family to donate blood, when they volunteer at a blood drive and donate blood themselves, they can start the powerful habit of a lifetime.” W hitman said it is crucial to educate young people about the importance of community service through blood donations. Currently, baby boomers, generally defined as those born between 1946 and 1964, make up a significant portion of Red Cross blood donors. However, as t his population gets older they may be less able to give blood on a regular basis. “We will be depending on a new generation of blood donors to take their place,” Whitman added. The Red Cross offers opportunities to engage youth. Programs like Pint Size Heroes help build awareness and provide blood donor recruitment opportunities among elementary and middle school-age children. In addition, high school and college-age students have the opportunity to sponsor blood drives at their schools, form and join Red

A senior citizen client brought a bill for $741 and other papers to our office for a review. He wanted to know why he was being billed $741. The retiree i s f r om C r ow n Poi nt , Indiana. I took t he papers from him and reviewed t hem. Then, I phoned his insurance company to learn what its records showed about the bill for $741. The response from the insurance company was very unusual. This was a very unusual case. It s e em s t h at bot h t he hospita l a nd t he emergency room ph y s ic i a n s bi l le d ou r client for exactly the same services on the same date. Med ic a re pa id on t he claim that it received first and denied the claim that it received second. I wrote to both parties and informed them that each had billed our client f or e x a c t l y t h e s a m e services on the same date and that Medicare ruled that the second bill was a dupl icate a nd wou ld not pay on it. I told them t hat our client did not cause this problem and t hat no sen ior cit i z en should have to pay one p en ny more t h a n t he proper calculation on any claim. I suggested that

June 23, 1945 Dear Maurie, Marie and Sandy: (Perth, West Australia) Hello Folks, I am sending this letter to your house Maurie, but it is a letter for everybody in the family, and the reason I am sending it to you is because I am going to write the whole experience, as much as I can think of anyway, about (what happened), and you said in one of your letters to me that if there was anything about it I didn’t want Ma to know, I should write

it to you, so I am sending this letter to you, and I am going to let it up to yourself and the rest of the kids to decide whether it would be alright for Mom to hear it all or if you think she would worr y about me too much, but be sure and show everybody else including Pa. Use your own judgment about showing it to Mom, but I know she would like to hear about it. Well, I’ll start from the beginning from the time we left the States on the 31st of December (1944). We got on the boat on the 29th, but then we had to load all the mules on first, which came in boxcars. 317 mules, and it sure was a job to get them on the boat—we sure had to club their ears to get ‘em on the boat. Maybe mules have an instinct and knew—but they sure didn’t want to go on anyway. Dear Sir or Madam……How to avoid rental scams ARTHUR V. VEAL IV If you have t r ied to look for an apartment or house for rent then you have probably gotten one of the emails that start off with, Dear Sir or Madam. This is a common sign of a large rental scam that has been going on around the counrty for the last few years. Activity of these rental scams has picked up in t he last few mont hs or so. I know this because the number of calls that I receive at my office from someone who ask me if we are the out of town owner has increased in the last few months. What typically happens in these rental scams is you check local advertising for a property to rent and you come across a really nice property that seems pr ic e d lower t ha n t he rest of the market so you send an email or try and call a phone number. The supposed owner calls or emails back and tells you to go look at the property but they are out of town. You go to see the property and there may even be a sign in the yard but the owner tells you that the sign is from his old realtor a nd d isrega rd it. A f ter you see the outside of the property the owner tells you to send a low down pay ment a nd t hey w i l l send you the keys to the house. Now surprisingly many people end up sending the scam artist some money.

In fact I had a situation where a woma n ca l led my of f ice a nd a sked about a property and she told me t hat t his exact t hing happened to her. The only reason she was not scammed is because she saw the sign on the property and decided to call it. The woman found out that the person she was talking to all along was NOT the real owner. These scam artist go onto popu la r websites a nd si mply copy t he picture and information on a real property that is being rented. They then run there scam and try to get people to send them money. Don’t fall for this. In my opinion about 15% of the rental ads out there are probably this sort of scam. These guys are relentless. Don’t send anyone money until you see the property AND you sign some form of paper work, a lease, a receipt, something. Keep you eyes open and be leary of anything that sounds too good to be true. It may be a good deal but don’t be afraid to ask questions or turn down a deal if it doesn’t sound right.
