Real Estate Questions & Answers CATHY & JIM HIGGINS Question: We have an accepted contract to purchase a home. When we made our offer, there was an attractive concrete walkway in the front yard. Since then, the sellers hired a contractor to inspect the septic tank. The contractor had to cut out two sections of the walkway, but when he replaced the pieces, he set them in a way that is uneven, unsightly, and could cause someone to trip. Your agent, not theirs, should step up to the plate and demand that this be done.

Answer: Nothing surprises us anymore, especially where common sense should prevail. The sellers and their agent are entirely out of bounds. You made an offer to purchase a property in the condition that existed when it was marketed. Since the offer was accepted, that condition was adversely altered by contractors who were hired by the sellers. The excuse offered by the sellers and

Women’s Conference at SSC South Suburban College (SSC) proudly announces Judy Ferraro as the Keynote Spea ker for t he 2016 Chicago Women’s Conference on Friday, March 18, 2016, located at the college’s Main Campus in South Holland, Illinois. This year’s theme “Reach for The Stars” marks the 8th annual event that the college’s Business and Career Institute (BCI) is planning for women of all backgrounds ages 18 and up to come together for one day dedicated exclusively to women. The posit ive feedback a nd participation has grown tremendously since the event’s inception. Last year over 350 participants and 50 vendors participated in this truly unique opportunity. Studying in Chicago’s comedy circle, Judy uses her comedic background and excellent interactive skills when building seminars that are informative and fun and emphasize the importance of listening, the art of asking good questions and the ability to laugh at oneself. In addition to an exciting keynote from Ms. Ferraro, this year’s event will again

include networking, shopping, and will feature over 15 speakers on topics including Personal Empowerment, Health & Wellness, and Business & Finance, along with a panel discussion “Stars – Straight Talk About Real Stuff” that will feature poignant discussions on the many areas of a woman’s life. The cost of admission is just $25 per person with advance registration, or $35 at the door. The conference fee includes a continental breakfast, lunch, and admission to all of the break-out sessions. A br a h a m b e g a n h i s jou r ne y to knowing God with a call to leave his father’s house and travel to a place God would later show him when he got there. Throughout Abraham’s journey we see him stumble through the process of trusting God with his life and the life of those that made up his household. When Abra ha m w i l l i ng ly su r rendered t he dearest thing to him, his long awaited promised son at God’s request-----we see he had reached the place where he trusted God with everything concerning him. from the little things that we don’t mind giving up, to the things that are difficult, we come to the place where we hold nothing back from Him. Bel iev i ng a nd t r u st i ng i n G od’s unwavering love for us is the prerequisite for living a surrendered life. When we truly accept the fact that God loves us and has a plan for our life that includes a glorious future and a full and purposeful life in the present, we can let go of fear and walk in fellowship with Him. As we continue to grow in His love, surrendering to His will becomes a sought after desire of the heart. Our days will begin with, “Good morning Gracious Father, thank you for a good night sleep. Financial Advice Column

Should You Retire in “Stages”? BOB KRYGSHELD For many people, the concept of retirement can be scary, both emotionally and financially. If you, too, feel somewhat a n x ious about what awaits you, y ou m i g ht f e e l m or e comfortable in knowing that, depending on where you work, you might be able to retire in stages. As its name suggests, retiring in stages typically involves reducing one’s work hours from full-time to part-time, and then, eventually, to complete retirement. If you enjoy the social relationships of work, and you define part of your identity with what you do at your job, this type of gradual transition may be easier for you to accommodate than the abr upt t ra nsit ion f rom “worker” to “retiree.” As for t he f ina ncia l aspects of such a move, you w i l l wa nt to pla n a he a d . A “ph a s e d-i n” retirement can affect your investment and income strategies in several areas, such as these: • Socia l Securit y – You can start collecting Social Security as early as age 62, but you r mont h l y payments will be much sma l ler t ha n at “f u l l” retirement age. And the payments get larger from t here, unt i l t hey “ma x out” at 70. So, if you had planned to retire at 62 but i nstead ret i red i n stages, you could possibly a f ford to delay ta k i ng Social Security until your checks were bigger. You could work and receive Socia l Secu r it y, but i f your earnings exceed a cer ta i n a mou nt, some of your benefits may be w ithheld, at least until you reach full retirement age – after which you can earn as much as you want w ith no w ithholding of For sale: Antique microscope in wooden box h o l d e r ( 5 0 ’s v i n t a g e possibly) $150. 317-3487895

benefits. However, your Social Security could still be taxed based on your income. • Re q u i r e d m i n i mu m d i s t r i but ion s – W hen you reach 70 ½ and must sta r t i ng ta k i ng money f rom you r t r ad it ion a l IRA and your 401(k), you m ig ht be able to keep t hese w it hdrawa ls to a minimum, rat her t ha n tapping heavily into these a c c ou nt s r i g ht a w a y. In t his way, you cou ld potentially keep more of you r ret i rement f u nds g r ow i n g i n y ou r t a xdeferred accounts. • Investment mix – If you pla n ned to ret i re at a certain date, you might have created a specific mi x of invest ments designed to provide you with sufficient income to last your lifetime. But if you continue to work, you may not have to rely so heavily on your portfolio – that is, your IRA, 401(k) and all investments held outside these retirement accounts – to help you meet your income needs. C on s e q ue nt l y, du r i n g t hese ex t ra yea rs of work, you may be able to withdraw less from your portfolio, thus potentially hav i ng more a ssets to provide for your income needs down the road. A s y ou c a n s e e, a “phased-in” retirement could help prov ide you with options in making a v a r iet y of f i na nc ia l decisions. So, pla n carefully before you exit the workforce – a gradual departure may be a good way to say “goodbye.” This article was written by Edward Jones for use by your local Edward Jones Financial Advisor, Bob Krygsheld 501 W Exchange St Crete, IL 60417 (708) 672-2892.

Athlete’s Feet

Athlete’s feet is caused by a fungus which is commonly found associated with the feet. It is characterized by a burning or itching of the sole of the foot or between two toes. Many times the skin appears very moist but can also appear dry with peeling skin. It usually begins as small brown blisters with clear yellowish liquid inside. These usually turn darker when peeled to reveal red, sometimes raw skin. Prescription medications are many times needed to control the disease. If you have any questions concerning athlete’s feet or any other foot problems, please stop by or call my office during office hours.

CALUMET CITY CHAMBER GUESTS B R AV E S N OW F O R S P E C I A L LUNCHEON: Despite t he inclement w e a t h e r o u t s i d e , o n We d n e s d a y Febr u a r y 24, 2016, a l l w a s w a r m and cozy in the Calumet City Public Libra r y where t he cha mber hosted their February membership meeting. Specia l hostess for t he event w a s Ca lu met Cit y Michel le Ma rk iew icz Qualkinbush who gave a “State of the Cit y” add ress a nd out lined a l l t he positives which took place in the City of Calumet City during 2015 and into the New Year of 2016. The mayor also featured a charming video produced by the city in 2009 which demonstrated a south suburban communit y filled with an administration and citizens who truly care for their town! During the Mayor’s ta lk on Wednesday she mentioned the public works speedy removal of the snow as we watched it quickly piling up under the library’s windows. The main thoroughfares in Calumet City were being plowed, salted and cleared as quickly as possible to keep things running smoothly. That same aspect of the cit y is ref lected in other departments she singled out for praise such as the esteemed fire department’s new fire safety center, the police department (which had Chief Edward Gilmore tapped to head up the prestigious US Marshall post in Chicago this past year), ESDA and most notably the City Clerk, Nyota T. Figgs. Nyota personally delivered 50,000 bottles of water to Flint Michigan this past month and for her efforts is being honored at a local church this Sunday. More on that in next week’s N 2N. The city also enjoys an “A stable” bond rating and as liquor commissioner, the mayor has whittled the liquor licenses in Calumet City from 68 in 2003 to 38 in 2016.”Some of the licenses have retired and others we got out of the neighborhoods,” the mayor asserted. “In restaurants they are fine,” she noted. “Not in neighborhoods however.” The City also gave $10,000 each to the American Legion and VFW and in answer to an oft asked question-how is River Oaks Center doing and is Macy’s stay ing? The a nswer is a resounding “Fine and Yes, Macy’s is staying.” The Mayor also explained that the mall, previously owned by Simon has been bought out by another firm and the relationship with the City is very good. All in all, the City of Calumet City is doing very well and thriving despite the economy not quite cooperating. And, the Mayor has been at the helm for 12 years as Mayor and before that as City Clerk and before that, born and raised in her ‘town.’ To say that the Mayor is in love with her City is an understatement and that love was very evident in her talk to us last week. The residents of Calumet City are lucky indeed! Pictured
