Personal Trainer to the Real Estate Consumer

To My Colleagues MIKE BUDER As Realtors, I know that sometimes you feel like you are fighting an uphill battle in today’s market. It’s hard to keep motivated after the deal falls apart or you run a buyer around for a whole day, just to find out that because of the market conditions it is impossible to purchase a condo because of the 60 % ow ner occupa nc y isn’t there for the complex. Constantly fighting with le nd e r s f or a ppr a i s a l v a lue s . E x pl a i n i ng to shell-shocked sellers that their homes are worth less than they owe on their mortgages. Our industry is like the stock market, scary to watch and even scarier to participate! I think it takes a ver y strong person, business w i s e a nd emot iona l l y to be a Rea ltor today. You need to constantly reinvent sk i l ls a nd navigate through endless problems and rule changes. I’m ble s s e d to h av e been in this business for 36 years. I have seen good times and bad, but I feel that we do not need ice water running t hrough our veins and nerves of steel to survive in these i ntere st i ng t i me s. We just need a hea r t a nd an outlook that can be focused on the good we do when we have a successful closing. One of my recent closings helped a young

c ouple get s t a r te d i n home ow ner sh ip. One of my closi ngs helped wrap up an estate so the su r v ivor s c ou ld move on and another closing helped a couple move into something much better suited to their retirement. It’s still a good business to be in…you just can’t spend much time thinking about the lender who torpedoes the closing at the last minute, or the divorcing husband that f iles for ba nk r uptcy in t he m idd le of a shor t sa le, or t he buyer t hat abandons you and buys a FSBO w it hout telling you. This business is a lot like a walk in the park. You can choose to ignore the dogg y poo and just step over it, noticing that it ’s a beaut i f u l su n ny d ay. O r you c a n step right in it because some inconsiderate doggy left it there, and complain about the dog the rest of the day. Choose the first option – at least the smell won’t follow you around all day! If you a re look ing to buy or sel l rea l estate ca ll Mike Buder at RE/ MAX 2000 (708) 418-4444, E-ma i l : m i kebuder @ r em a x . ne t , We b s it e : w w w.BuderHomes. com or Facebook Friend request Mike Buder: your c om ment s a re a l w ay s welcome. Bishop Noll Institute veteran English teacher Mar yBeth Johnsen was recently honored as a 2017 Lakeshore Chamber of Commerce Teacher of the Year. Johnsen received her award earlier this month during the Lakeshore Chamber’s annual dinner, with a theme of “celebrating our hometown heroes.” Formerly the head of the BNI English Depa r t ment, Joh nsen ha s bu i lt a tremendous reputation preparing students for col lege a nd beyond. She is a t r ue hometown hero, living in Hammond and having received her bachelor of arts degree i n Eng l ish/seconda r y educat ion f rom Calumet College of St. Joseph. She went on to earn her master’s degree in secondary education/English from Indiana University Northwest. She currently teaches English 3 and Advanced College Project at Noll. “Every English department has that one teacher,” said Kevin Burgun, a fellow Bishop

Noll English teacher. “The teacher to which all the other English teachers pay mad respect, the teacher who is the undisputed authority on all things English and teaching. MaryBeth is that teacher in the Bishop Noll English department. The rest of us all fit in one of her footprints.” Rose Mullaney, a Bishop Noll alumna and also a teacher in the Bishop Noll English department, said Johnsen inspired her first as a student, and continues to do so now as an educator. “As a student, I admired her excitement for English and appreciated the expectations she held for us as both students and young adults. Mrs. Johnsen’s dedication to her t rade wa s contag ious, a nd u lt i mately inspired me to pursue a career in English education. As a new teacher, I am privileged to have her as a mentor as I strive to live up to her constant example of hard work and excellence.”

Use Your Tax Refund Wisely BOB KRYGSHELD It’s ta x time again, if you’re going to get a refund this year, how can you use the money to your best advantage? The average amount in 2016 was $2,857, according to the IRS – so putting this money to work could help boost your progress towa rd you r f i na ncia l goals. Help fund your IRA. If you were to receive a tax refund of $2,857, you’d have slightly more than half of the $5,500 annual IR A cont ribut ion limit for 2017, although, if you are 50 or older, you can contribute an extra $1,000. Consequently, you may find it much easier to fully f und your IR A for t he year — and you should do exact ly t hat. If you have a traditional IR A, your contributions may be deductible, depending on your income, while your earnings can grow tax deferred. (Taxes are due upon w it hd rawa l, and withdrawals prior to age 59½ may be subject to a 10 % IRS pena lt y.) Wit h a Rot h IR A, your cont r ibut ion s a re not d e d u c t i b l e , b u t y ou r earnings are distributed t a x-f r e e, pr ov ide d you don’t sta r t ta k i ng withdrawals until you’re 59½ and you’ve had your account at least five years. He lp d i v er s i f y y ou r por t fol io. O w n i ng a n array of investments – such as stocks, bonds, certificates of deposit, and so on – can help prepare your portfolio to weather t he ef fe c t s of ma rket v o l a t i l i t y. B y a d d i n g new i nvest ment s, or increasing your holdings

of existing investments, you may be able to further diversif y your portfolio – and you can use your refund for this purpose. (diversification, by itself, can’t guarantee profits or protect against loss.) Cont r ibute to a 529 plan. If you have children or grandchildren whom you’d like to help send to col lege, consider usi ng you r ta x ref u nd to help fund a 529 plan. Cont r ibut ions may be deductible from your state taxes, and your earnings are distributed tax-free, If used for qualified higher educat ion ex penses. (Unqualified withdrawals may be subject to both income ta x a nd a 10 % penalty.) Pay of f some debt s. You ca n help i mprove your financial picture by reducing your debt load – but it may make sense to prioritize these debts. You might want to first tack le those debts that carry a high interest rate and that don’t allow you to deduct interest payments. After all, your monthly mortgage payment will rema in t he sa me even i f you ma ke a n ex t ra payment, but getting rid of some smaller debts, will free up some cash that you could use to invest for your future. Y o u r t a x r e f u n d represents an opportunity that you won’t want to waste. Overcoming Your Credit Card Crisis The battle with credit card debt can be a constant struggle against high interest rates and monthly payments that never seem to make a dent in what you owe. How is it possible to make monthly credit card payments and never get anywhere? This problem is caused by high interest rates that eats up most of your payments. Even though you make your minimum payment, you don’t make much headway eliminating the debt. Luckily, there’s a way to find debt relief without incurring more debts. Using certified credit counseling like Consolidated Credit, you can get

professional advice to identify the right solution for your needs. A certified credit counselor can review your options to see which solution is best for you. You can qualify for lower interest rates or even eliminate them, while consolidating your credit card debt into one easy payment to get you out of debt faster. Every financial institution differs, but most people see a reduction of total payments by up to 30-50% as they pay off debt faster. Freedom from debt can become a reality!

GOD WITH US

Knowing God When Standing Alone ANNA M. CAISON Have you ever experienced a situation in which you found yourself standing on the side of truth – alone? Have you ever felt pain from friends, who believe as you do, but because they fear losing the acceptance of the crowd, desert you? How do you handle that? Over two thousand years ago, there was a man, named Nicodemus, who served as a leader in a ver y powerful and prestigious organization. Although Nicodemus was a r ig hteous person, sincerely seeking to please God, many of his associates weren’t and they often t w isted the laws of the organization to suit their own purposes, even at the expense of destroy ing t he wea k and unfortunate. One day a new rabbi, named Jesus, appears on the scène, and begins to teach the people. Nicodemus knew from the moment he heard Him teach, and witnessed the miracles He performed that He was no Charlatan; this Jesus was the real thing, a man sent by God. Captivated by the way He confronted the hypocrisy of the organization’s leaders; Nicodemus, under the veil of darkness secretly went to visit with Jesus. They conversed for hours;

without doubt, he knew, “truly this man is the Son of God.” But in the morning, among his colleagues, Nicodemus silently stood with the crowd against Him. We’ve all been where Nicodemus was at this point when there’s a struggle between the established norm of the crowd (rooted in compromise, inconsistencies and lies), and standing on the side of truth. And for a chosen few, who sided with truth, like Jesus, stood alone. Don’t let what you don’t see in the natural blind you to what God is doing behind the scene in the spiritual. An awakening is occurring within the true child of God and in the unsaved who are foreordain for salvation. They are pondering the truths God spoke through you! And like Nicodemus and others who later, acted on the truth of the Gospel, they too will receive the message and allow the light of Jesus to burn within them----becoming fervent followers and proclaimers of the Savior. It wasn’t long before it became known to Gerta and Fritz precisely what role their father played in the uprising against the Sov iets a nd soon t heir family was being singled out by the Soviets. Their house was searched and people who used to be t heir f riends no longer spoke to them. The worst part was that shortly Fritz would come of age and must join the compulsory military service. Knowing that Fritz may share his father’s views against the Soviets and Stasi, it was possible that Fritz may never come home. Recovered Dog Determined to Find Forever Home

CATHY & JIM HIGGINS Question: We signed a contract to sell our Home contingent on the buyer getting a loan approved & closing it by a given date. The buyer did not get the loan & the deal was off. We started showing the house again, but have now found out that the buyers got financing through a different bank & they can close by the original deadline. Are we still obligated to close or can we change the contract to better ourselves?

acceptable— otherwise you would not have had a contract. The offer from the buyers may be the best you’ll get. Instead of seeking advantage from their difficulty, congratulate them for tr ying to meet the terms of the agreement & enjoy your check at closing!

Answer: Hold on a second. Go back to the part about the “deal was off.” Did the buyers agree the transaction was finished? Did they get their earnest money back? Or did they simply find a financial bump in the road? Their offer was fair &

Lowrider, the week before his surgery. ______________________________

Letting nothing hold him back, day after day, Lowrider continues to love life and spread his joy through others. Now, he’s on the search for his forever home. Lowrider was brought into the Humane Society Calumet Area as a stray by Dyer Animal Control. He had two large tumors and his tongue hangs out on the side of his mouth. Behavioral manager Rhonda Ag uilera fostered him until his recent surgery to remove the two tumors. “I just wanted to make him as comfortable as possible,” said Aguilera. Lowrider wants to be able to run around and enjoy life like many other dogs. He knows he’s a little different, but that doesn’t stop him. “No matter what he’s been through and despite his medical condition, he loved every second of running around in my backyard without a care in the world,” said Aguilera. He loves people a nd gett ing a lot of attention from them. He knows how to sit and enjoys playing with his toys. All he needs is a family to take care of him and give him a lot of love. “He’s goofy and super friendly. He inspires the workers everyday by just seeing the smile on his face and knowing that they have contributed to that happiness. “I love seeing major improvements in animals due to the work I have put in. No Record Found WOODROW WILCOX On Ma rch 7, 2017, I helped a senior citizen cl ient f rom Por tage, Indiana. She visited my office with bills for me to check. With our client in the office, I phoned Medicare. To o u r s u r p r i s e , t h e medical biller never filed one of the claims w ith Medicare. The medica l bi l ler w a s tel l i ng t he s en ior c it i z en to pa y $433.50 without first filing the claim with Medicare. T h a t ’s a v i ol a t i on of Medicare rules. Because the claim was not filed properly, neither Medicare nor our client’s Me d ic a r e s upplement i n s u r a nc e p ol ic y h ad a ny cha nce to rev iew a nd pay t heir portions of the claim. If this was caused by a mistake, it was a serious mistake. If this was caused by fraud, the intent was to “shake dow n” a senior citizen for more money than the Medicare system allows. I wrote a letter to the medical service provider and told its staff what we had discovered. I asked them to do the right and honorable thing and file the claim with Medicare Moving for sale: 8pc. Mah. China/glass $200; larg. Mah 2pc chest, $50; Mah. night stand, $25; leather recliner $50. 708-501-1388

and stop seeking $433.50 from our client. All the help that I gave this client was FREE OF CH A RGE. T he ow ners, managers, and staff of this insurance agency really do care about our senior citizen clients. We prove it by “going the extra mile” to prote c t t hem f rom f i n a nc i a l h a r m w he n t h e Me d ic a r e s y s t e m breaks down. Does your insurance agent or agency g ive t h is h ig h level of service to senior citizen cl ient s ? If not, maybe you should switch to an i nsu ra nce agenc y t hat does. Note: Woodrow Wilcox i s t he sen ior me d ic a l bi l l case worker at Sen ior Ca re Insu ra nce Services in Merrillville, India na. He has saved clients of that insurance agency over one million dol la rs by f ig ht ing m ista kes a nd f raud i n the Medicare system. He wrote the book SOLVING MEDIC A RE PROBLEMS (w w w.SolvingMedicareProblems.com) a nd posts a r t icles at w w w. WoodrowWilcox.com.
