Tips To Be A Successful Seller

VILLAGE VOICE PARTY LANSING 2017

YOUR voice in Lansing’s government! From left to right Jerry Zeldenrust, Patty Eidam, Brian Hardy, Megan Roe, Michael Manno

MEET THE CANDIDATES

JERRY ZELDENRUST Candidate for Trustee “My years at the police department have taught me that solving complex problems requires the talent and resources of many parts of the village to come together in order to achieve a successful outcome. In these days of reduced funding and doing more with less, it is up to all of us to get involved and meet the needs of our village.” • Resident of Lansing for over 50 years • Retired Commander, Lansing Police Department • Retired Chief of Public Safety – Moody Bible Institute • Current Elder and life-long member of First Church PCA of Lansing

If elected trustee, Jerry pledges to:

• Create a Human Relations Commission tasked with engaging all resident demographics in the on-going work of strengthening community unity • Address the removal of unsafe trees in our village parkways • Re-establish positive relationships between the Village administration and the employees of all of its individual departments • Establish open communication practices between residents and village department heads • Foster a network of effective ties between village churches, volunteer groups and residents in need of assistance • Seek out the valuable insight and ideas of our residents for the betterment of our village 708-858-6101 www.LansingVVP.com

MIKE BUDER #1 BE COMMITTED TO SEL L ING : In a buyer’s ma rket w it h i n f lated inventories, short sa les and foreclosures, there is no place for a seller who wants to “test the waters”. Don’t even t hin k, “If I get my price”. You won’t! Today, money is only the secondary motivator to a serious seller. #2 M A K E SURE THE PR IC E IS R IGH T: A s k a few agent s for t hei r opi n ion. Consider a formal appraisal. Focus on bot h current active listings as well as recent sold comparables. Sellers shou ld rea li ze t hey seldom see their property objectively or know about t h e ot h e r h om e s t h e buyers have seen. # 3 S TA N DA R D M A I N T E NA NCE : Keep your home ready to show. Clutter eats equity. Take ca re of t he n ickel a nd dime repairs. Buyers see defects differently. That l it t le hole i n t he wa l l caused by the doorknob takes 50 cents in spackle and 5 minutes to paint. The buyer sees a $ 500 hole. #4 CONSIDER A LOCKBOX: New electronic lockboxes enable listing a gent s t o s e e w ho i s show i ng t he proper t y. Homes with easy access get more showings. #5 ALLOW A FOR SALE SIGN: If you don’t want your neighbors to know you are selling, re-read #1 above. People in your area will know with or without a sign your property is for sale. They may even have a friend or relative who wa nts to be t hei r new neighbor. #6 ABSORB ALL FEEDBACK: If one buyer says somet hing, ot hers are thinking the same. If several similar comments

are made, do something about the problem. Put your ego in storage with the excess furniture. # 7 BE F L E X I BL E : No showings usually mean t he pr ice i s too h ig h. No offers usually mean the price is too high. Be proactive especially if the market is flat or declining. Regularly adjust the price until an acceptable offer is received. #8 BE POSITIVE: Selling, buying and moving are stressful events. Tell your agent you appreciate their efforts. Ask them how you can help get the house sold. Ask them what they would do if it were their home. Ask these questions frequently. # 9 T I M E I S OF T H E ESSA NCE : T h is mea ns sooner is better than later. Do not under estimate the first buyer. They may be the best buyer. They may be the only buyer for a long time. A lower asking pr ice may net a sel ler more money in the long run. # 10 PA T I E N C E I S A VIRTUE: Ask your agent what t he average days on the market is in your area. The only way to get somewhere faster is to step on the gas if you are in a car. Or, reduce the price if you’re selling a house. If you a re look ing to buy or sel l rea l estate ca ll Mike Buder at RE/ MAX 2000 (708) 418-4444, E -m a i l : m i k e bude r @ r em a x . ne t , We b s it e : w w w.BuderHomes. com. Shakespeare’s The Tempest to be Staged in Unlikely Setting Theatre and Performance Studies students at Governors State University present Shakespeare’s The Tempest on a stage of epic proportions. Instead of a remote island, patrons will witness a tale of magic, love, and revenge in the renowned Nathan Manilow Sculpture Pa rk on t he ca mpus of Governors State University. This unique outdoor museum in the prairie, where art and nature are unveiled in inspiring ways, is t he perfect place to explore t he complexities of the human condition and the fragile division of happiness and tragedy. Per for ma nces a re schedu led on: Thursday, April 6 at 6 p.m., Saturday, April 8 at 2 p.m. and 6 p.m. and Sunday, April 9 at 2 p.m. and 6 p.m. A f ter yea rs of being ex i led w it h her daughter, Prospera, the rightful Duchess of Milan, summons a largerthan-life storm to trap her foes and exact revenge with the help of a roguish fairy. Shakespeare uses fantasy and magic to discuss the topics of romantic love, sibling hatred, parental love, the overthrowing of government, nature versus nurture, and innocence.

V i sit i ng Di re c tor E r ic a Va n non says, “What better way to experience t he ma g ic of t he i sla nd t ha n to stumble through the park WITH the shipwrecked characters themselves? I am so excited to be working with the students and communit y members here at GSU to bring The Tempest to the audience. I hope they love what we created as much as we loved making it!” The Setting: The Nathan Manilow Scu lpture Pa rk at Governors State University presents significant largescale public art, inspiring visitors to experience Art and Nature in new and unexpected ways. Showcasing thirtytwo master works of contemporar y scu lpt u re, ju x taposed aga i nst t he backdrop of the natural Illinois prairie,

South Suburban College ESL Class Helps The Homeless South Suburban College’s English as a Second Language (ESL) class once again participated in a “Mats for the Homeless” Workshop Service Learning project. The mats are created with plastic bags from the SSC Recycling Center. The students cut the bags into strips and make plastic yarn or “plarn.” They use the plarn to crochet mats for the homeless as a waterproof barrier. Millicent Collier, Service Learning Coordinator, said it takes between 600-700 plastic bags to make one mat. It is very labor intensive, and the ESL class has been a big help in this process. The students benefit from the workshop because it’s different than their normal classroom setting, and it provides a safe place for them to practice communication while helping the community at the same time. All students receive service learning credits in the process. Ms. Collier also noted that a lot of SSC instructors whose classes participate in these workshops see value in this Service Learning project because Wanted: Don’t throw it away! Community Humanitarian Award to Zuccarelli

page

8

March 7 was the evening in South Holland where well-deserving people in the community were honored at the Mayor’s Leadership Award Banquet. The 2017 Volunteer Appreciation Dinner and Mayor’s Leadership Awards Presentation, which was held at the South Holland Community Center, occurs every two years and honors people who have best exemplified citizenship, faith, family, future and humanitarian actions. These individuals stand out for their dedication and volunteer service to others. The 2017 awards were given to Dr. Kathryn Worthen, Frank Zuccarelli, Father Ignatius Anaele, Felecia Williams and Robin Scheldberg. Thornton Township Supervisor Frank M. Zuccarelli was awarded the Community Humanitarian Award. The award acknowledges his tireless work in creating a better life for youth, adults and seniors within Thornton Township. “I want to thank you for this honor because it means a great deal to me,” said Zuccarelli, of South Holland. “I really think public service is what I was made to do. Can you imagine having a job where every hour of the day you feel so good and fulfilled because you are helping others. It is a wonderful feeling.” For the past 23 years, Zuccarelli has served as Thornton Township Supervisor, the largest township in Illinois. A three-time Township Supervisor of the Year award winner, he created the Faith, Dignity and Respect Initiative bringing together elected officials, law enforcement and community leaders to develop proactive ways to stem the shocking amount of gun violence and community unrest that swept the nation in places like Ferguson, Baltimore, New York South Holland Mayor Don A. De Graff presents award to Thornton and Chicago. After hearing about a gunman murdering nine innocent people during a Bible study at the Emmanuel African Methodist EpisTownship Supervisor Frank M. Zuccarelli. copal Church in Charleston, South Carolina in 2015, Zuccarelli was affected not just by the tragedy but seeing how the community showed its Christian values and pleaded for a peaceful resolution even forgiving the confessed murdering. He brought a delegation to the state to learn how Thornton Township could foster an environment of peace and unity and find out how the South Carolina community could come together in the aftermath of such senseless violence. “The award acknowledges your outstanding leadership, bringing together elected officials, law enforcement personnel, and community leaders to develop proactive approaches to fostering an environment of peace and unity,” said South Holland Mayor Don A. De Graff. “By offering vital youth and senior services, by proactively engaging in job creation for constituents of Thornton Township, by reaching out to those who have special needs, and by creating and executing the Faith, Dignity and Respect Initiative, your lifelong work and commitment provide a higher quality of life for those you serve.”

South Holland Trustee Cindy Nylen introduces Thorn-

The township hosted a conference geared towards adult residents that focused on Community Policing, Mental Health, and ton Township Supervisor Frank M. Zuccarelli. Social Justice Issues that was attended by about 300 community leaders and residents. Wanting a comprehensive approach, Thornton Township worked with the National Organization of Black Law Enforcement to organized a Youth Conference last year attended by more than 1,200 Thornton Township juniors and seniors from six different high schools. It provided specific training on topics such as the law and their rights, and the importance of appropriate reaction in case of a traffic stop to best avoid unnecessary confrontation that could lead to excessive use of force. The purpose was to start a conversation about how we can treat each other with more respect and build strong, positive relationships. Zuccarelli has spent his life as supervisor tirelessly working for the youth, adult and the seniors of Thornton Township creating a better life and truly living by the township’s motto of People Working with People. Even before he became supervisor, his desire to help others was displayed during his time working at Ingalls hospital as well as being in the Air Force. Thornton Township was recently awarded Township of the Year. Zuccarelli, who has lived in South Holland for more than 50 years, said he immediately felt a connection to the community even though he joked “when my family moved here I didn’t even know what a Holland was.” He has come to know that and more about the community. “I love this community and I love the people I meet here every day,” said Zuccarelli. “There is something good about everyone. I was so fortunate to be elected township supervisor because everything we do in this community is about being a humanitarian.”

GOD WITH US

Trees: They Too Have A Story To Tell ANNA M. CAISON Trees, as far back into my childhood as I can remember, have always been a place of peace, tranquility, and beauty. My favorite spot at family picnics was to lie under its outstretched branches, looking upward at the sun and sky through its leaves. I’d marvel at the miracle of God’s creative work displayed in nature. As an adult, my favorite outdoor spot continues to be underneath the serene beauty of trees, where I’m always drawn into deep conversations with the Lord. Trees play a ver y prom i nent role throughout the Biblical narrative. For instance, they provided the opportunity of choice in the Garden of Eden; the Tree of Life and the Tree of the Knowledge of Good and Evil. Unfortunately, Adam and Eve chose the latter. The psalmist in Psalm 1 used the tree to describe the person who delights in God’s law and on it meditates day and night. He is like a tree planted by the rivers of water, bringing forth fruit in season with lush green leaves that will never wither, prospering in everything he/she does. It was under a Pa lm t ree t hat t he Prophetess Deborah sat and counseled Israel as a Judge before the days of the kings. It was a group of trees (Olives, Figs, and Vines) and a bramble Jotham used

to i l lust rate a nd foretel l t he fate of Abimelech who murdered their brothers (sons of Gideon) to make himself king over the people. Then, there’s the Fig tree that failed to produce figs at its appointed time, withered away under Jesus’ curse. And let’s not forget the Tree of Life, on either side of the crystal river of life f lowing from God’s throne, whose leaves are for the healing of the nations in the New Jerusalem. The trees that come to mind, as we watch the unveiling of corruption and possible col lusion su r rou nd i ng t he current administration, is mentioned in Habakkuk’s Hymn of Faith following God’s pronouncement of judgment on corrupt Israel. “Though the fig tree may not blossom, nor fruit be on the vine; Though the labor of the olive may fail, and the fields yield no food; . . .. Yet I will rejoice in the Lord, I will joy in the God of my salvation. The Lord God is my strength; He will make my feet like deer’s feet, and He will make me walk on my high hill.” (Hab. 3:17-19) For questions and/or comments, send an email to anna.a62@yahoo.com . SSC Women’s Conference

Keynote speaker Caprice O’Bryant inspired those in attendance at the Chicago Women’s Conference & Expo with her journey from adversity to success. ____________________________________________

Can’t is a word Caprice O’Br yant doesn’t have in her vocabular y. As the keynote speaker at the 9th Annual Chicago Women’s Conference and Expo sponsored by the Business and Career Institute of South Suburban College O’Br yant inspired attendees with her journey through adversity. In 2007 at age 14 she sustained a traumatic brain injury (TBI) and was unable to walk after a car accident. It took six months for her to learn how to walk again. Her goal was to run track but she was told she would never be able to do this. “Of course I can,” she said, and that is what she did becoming conference champion from 2008-2011. A second car accident in August of 2010 re-aggravated her TBI and she began to experience grand mal seizures. She was told that she couldn’t be a college student because she was a health risk but again she refused to take no for an answer. Her fight however, was not over. In June of 2012 O’Bryant experienced a severe seizure resulting in retrograde amnesia. She didn’t know who she was and didn’t recognize her mother. She was later diagnosed with epilepsy. It took time, but again she recovered. “I knew I was kept here for a reason,” she said. “My family said there is healing in what you have to say.” O’Bryant became a NASM certified person trainer, fitness and nutrition specialist and boot camp instructor. She had a dream of operating her own business and by the age of 22 she opened Excuse Free Fitness in Homewood, and in two years doubled the size of her space. Her business focuses on more than fitness. “I sell confidence, hope, life and resilience,” she said. Her goal is to increase her clients’ confidence to connect with their inner power. Motivation is isn’t enough to run a business, O’Bryant said. “You also have to be a little crazy and have a sickening work ethic. You have to dig deep and ask yourself what do you want to accomplish and write it down, do your research, and get help. You also have to consider the cost, study the industry. Don’t compare yourself to others,” she said. “Keep yourself focused, and never lose sight of your way. Believe you can and you will.” In keeping with the conference theme, “We Can,” a panel discussed how they have been able to make a difference and the motivation behind the organizations they created. Dena Hirschberg has always realized the importance of social justice. Growing up my family always stressed the importance of volunteering and helping others,” she said. Hirschberg started a social justice enterprise called HHP (Helping Hands Partners). The non-profit’s mission is to help create jobs for the difficult to employ. By creating partnerships with other organizations HHP has made a difference. “I love to see the transformation of people’s lives once they become employed,” she said “They go

from not knowing what to do to realizing that they have opportunities.” Colleen Kisel’s personal experience was her inspiration to start the Pediatric Oncology Treasure Chest Foundation. Twenty four years ago at the age of 7 her son was diagnosed with leukemia. During his four year-long treatment she discovered there was nothing to help the children going through this experience. She imagined an organization to distribute toys, gifts and gift cards. Today the organization has its own warehouse and serves 15 children’s cancer centers in 18 states serving 10,000 children. Her goal is to continue to expand every year. The impetus behind starting The Closet at Eisenhower High School also came from personal experience. Shirley Jones struggled with homelessness growing up and the difficulties of being a teen mom. She became a police officer and later a security guard at Eisenhower after an injury ended her police career. She noticed that a lot of students were struggling. “I saw kids going through the same things I did and wanted to help,” she said. They lacked basic necessities. She started collecting clothing, school supplies and toiletries. Jones’ said her goal is to be in all of the District 218 schools and to eventually expand into the community because there is a big need that extends far beyond her school. When Nancy Plax moved to the west side of the city she saw a need to build community relationships to strengthen her neighborhood and the surrounding area so she started Connecting 4 Communities. “I like to say we’re here to put a hub around the community.” The organization develops programs by partnering with schools, organizations and Call The Plumber. the Chicago Police Department to discuss and bring about solutions for issues facing the community. It also works to develop cultura l and educationa l programs in the community. The panel said that it is important to find good people to help you and put them in the right positions to support your organization’s growth and development. They also advised reaching out to others and developing partnerships to strengthen and sustain your organization. This year’s conference attracted many first time attendees. Rachel Lassiter from Schererville and Paige Anderson from Michigan City said they were interested in the empowerment aspect of the conference and to hear the keynote speaker. “Her story is so inspirational,” Lassiter said. “It makes you believe that you can accomplish anything.” Calumet City resident Mary Chamberlain came to the conference to explore options to maximize her involvement as a volunteer. The retired teacher is active in a local art league and is interested in working to promote self-esteem in young people. “I’m getting into the rhythm of retirement and want to explore the options available,” she said. Later in the day Chamberlain said the conference exceeded her expectations. She said the keynote speaker and workshops were excellent. “I would definitely recommend it to others,” she added.

Prayer to the Blessed Virgin

(Never known to fail.) Oh, most beautiful flower of Mt. Carmel, fruitful vine, splendor of Heaven, Blessed Mother of the Son of God, Immaculate Virgin, assist me in my necessity. Oh, Star of the Sea, help me and show me, herein you are my mother. Oh Holy Mary, Mother of God, Queen of Heaven and Earth! I humbly beseech you from the bottom of my heart to succor me in this necessity. There are none that can withstand your power. Oh, show me herein you are my mother. Oh Mary, conceived without sin, pray for us who have recourse to thee (3x). Holy Mother, I place this cause in your hands (3x). Holy Spirit, you who solve all problems, light all roads so that I can attain my goal. You who gave me the divine gift to forgive and forget all evil against me and that in all instances in my life you are with me. I want in this short prayer to thank you for all things as you confirm once again that I never want to be separated from you in Eternal Glory. Thank you for your mercy toward me and mine. The person must say this prayer 3 consecutive days. After 3 days, the request will be granted. This prayer must be published after the favor is granted. MTM

BOB KRYGSHELD When you retire, some of your expenses may go down – but health care is not likely to be one of them. So you may want to plan for these costs well before you leave the work force. How muc h c a n y ou ex pect to spend on health care during your retirement years? Consider these statistics: • A 65-year-old couple who retired in 2016 will need about $288,000 (in today’s dollars) during retirement just to pay Medicare Parts B, D and supplemental insurance. If out-of-pocket costs such as deductibles, co-pays, hearing, vision and dental are included, the lifetime figure rises to about $377,000 in today’s dollars. • The national average for a private room in a nursing home is more than $92,000 per year. And the services of a home health aide cost more than $45,000 per year. Medicare typically pays very little of these costs. K now i ng t he si ze of a potential health care burden may help motivate you to put as much as you can afford into your retirement accounts. Even when you’re retired, part of your portfolio should be devoted to g row t hor iente d i nve st ment s, such as stocks, to help pay for rising health care costs. It’s true that stocks will always fluctuate, and you don’t want to be forced to sell them when their price is down. However, you ca n help you rsel f avoid t h is problem by also owning a good mix of other investments, such a s bonds, gover n ment securities and certificates 3/8 Craftsman electric drill $20; electric travel iron, $10; bocco set, $20; Conair haircut kit, $10; Craftsman level $5, like new. 708-8496273

of deposit, whose value may be more stable. A not her way to help defray the costs of health care is to work part-time a few years after you had or ig i na l l y pla n ne d to retire. This can help you delay tapping into your IRA and 401(k), thus giving these accounts a chance to potentially grow further. Plus, you may be able to put off taking Social Security, and the longer you wait until you start collecting benefits, the bigger your checks will be, (they top out at age 70). But what about longterm care expenses, such as an extended stay in a nursing home or t he need for home hea lt h care assistance? These costs can be enormous. Fortunately, the financial marketplace does provide s om e c o s t- e f f e c t i v e solutions for long-term c a re – s olut ion s t h at may help you avoid “selfi nsu r i ng.” A f i na ncia l professional can prov ide you w ith some recommendations in this area. It’s probably u navoidable t hat you r health care costs will rise, and possibly keep rising, when you’re retired. But by being aware of these expenses years in advance, and by following a diligent sav ing a nd investment strategy – one that may also include a long-term care component – you can improve your “financial fitness”.
