Hartsfield Village Resident Celebrates 100th Birthday
CATHY & JIM HIGGINS Question: When I asked my agent about staging my home for pictures, he said the home looked fine. Deep down I feel pictures are more important than he is telling me. Any suggestions? Answer: Your home’s first impression will not be one that is face to face with a prospective buyer. In today’s world, over 90% of home buyers start their search online. That’s an impressive figure, and one that means your home needs to make a strong, first virtual impression. A huge part of this impression is made through online photos. And as you begin the listing process, your agent will want to set up a time to come and photograph your home. Photographs should be taken with a professional camera with a wide angle lens, not a cell phone. How can you stage your home to be photo ready? Showing your home is about creating a story line. A home buyer is looking for certain amenities and specif ications dur ing t heir buy ing process, but in addition, they are looking for a home t hat w i l l g ive t hem t he l i fest yle & comfortability they seek. To answer this need, you must make sure your home has an ambiance that is appealing. A properly staged home can tell this story in pictures. A first step for all buyers is to remove
clutter. Grab a box and walk through each room. Pick up the kids’ toys and games. Take your old magazines and papers to the recycling bin. Nex t, clea n up. Buyers w i l l not ice messy houses and they will be turned off. So, vacuum, dust and clean all rooms, especially Kitchen & Baths. Now, make repairs. If you have very obvious issues in your home that need attention, there will be buyers who notice. Making these repairs before your photos are taken could increase the number of buyers who request a showing. You should show your buyers 20-25 pictures of your home, in order to give them the clearest vision of you home and its setup. One of the most important steps in helping our clients achieve a sale is to help them stage their home for photographs and actual showings. We cannot stress to you how important this is. A century in the making, Ellen Magerl celebrated her 100th birthday with family and friends April 24 at Hartsfield Village Continuing Care Retirement Community. On hand for the celebration are (left to right) Joan Garritson, Kurt Garritson, Liz Magerl and Jim Ogura. Ellen grew up on a farm in Minnesota. She was the only daughter along with three brothers. Living on the farm, she helped her mother by washing clothes and making meals for the family. When she got older, she worked milking the cows, feeding the chickens a nd even ma k ing homemade butter. She enjoyed working in the vegetable garden that was on their propert y. Her earliest memories include walking handin-hand w it h her fat her and attending
church on Sundays with her family. The first president in office that she can remember is Herbert Hoover (1929-1933). She married, had four children and two grandchildren. “I l i ke l iv i ng at Ha r t sf ield bec au se everyone is so nice,” Magerl said. “I also appreciate having the nursing staff available to help in case I need anything. The location is convenient and my family is able to visit with me every day.” Ha rtsf ield Village of fers independent living, assisted living, memory support, as well as a five star-rated, short-term postacute rehabilitation center and nursing care services all located on the same campus. Co-Sign Roulette MIKE BUDER in t he near f uture and you are approached by someone wanting you to cosign a loan, you should consider what the worst case scenario would be. If the worst case is that your credit would be damaged and you would not be able to purchase the property a s a re su lt , t hen you need to consider that as being within the realm of possibility. Again, most people want to help a person in need, especially a child or close relative who may not have any established credit or who is just getting their sta r t out of col lege, a divorce, a relocation or the like. In these situations it’s important to remember that your name and your credit are on the line and if your credit is tarnished, it m a y t a k e y e a r s t o recover from the damage. Personal Trainer to the Real Estate Consumer
This was a painful week for a prospective buyer on one of my listings. She found out after getting her offer accepted that a late payment was made in March on a car loan she cosigned on last year. The net result was that her credit score dropped below the level needed for her to get the mortgage. Most people want to be helpful and when a family member or f riend who seems to be stable needs a cosigner on a loan the temptation is there to lend a hand. After all, you know t h i s per son. T he y a re responsible, they pay their debts, they are honest. Ho w e v e r, s i t u a t i on s can change and despite someone’s best intentions, they may not be able to ma ke t he pay ments on time due to illness, job loss or other unforeseen circumsta nces. A nd when t hat happens, t he cosig ners cred it it a f fec ted. T he ot her thing to consider is that in most situations where two people are on a loan there is joint and several liability meaning that if one party bails, the other party is on the hook for t he f ull a mount of t he loan. If you are considering buy ing a home now or

To celebrate the 90th Anniversary of South Suburban College (1927-2017), we are creating a college historic wall and display case for the main campus atrium that will commemorate our school from its beginnings as Thornton Community College in the 1920s to the institution we know today. We are asking for your help to make t h is happen by donat i ng col lege memorabilia for our display case such as pennants, diplomas, graduation

(Withdrawals for expenses ot her t ha n qua l i f ied education expenditures may be subject to federal a nd state ta xes a nd a 10 % pena lt y on t he earnings portion of the distribution.) Furt hermore, you have complete cont rol of your 529 plan assets. You decide who will get t he mone y a nd w hen he or she will get it. You c a n e v en c h a n ge t he benef icia r y to a not her family member. Keep in mind, though, that your 529 plan w ill be counted on the Free Application for Federal St udent A id ( FA F S A) , although schools typically only consider up to 5.6% of parental assets when ca lcu lat i ng f i na ncia l a id. ( For mor e i n for mat ion on how a 529 pla n m ig ht a f fect you r ch i ld’s f i na nc ia l assistance, you may want to consult with a college’s financial aid office.) Give some thought to a 529 plan—it might be part of the solution for helpi ng you r ch i ld ren earn a relatively debt-free degree.
You pr ob a b l y w on’t see it on your calendar, but May 29 (5/29) is 529 C ol le g e S a v i n g s D a y. T h is day, na med a f ter the 529 plan, a popular college-savings vehicle, is designed to promote people’s awareness of the need to save and invest for the high costs of higher education. And that need has never been greater. Consider the following: C ol le ge pr ic e s k e e p moving up. College costs just keep rising. For the 2016-2017 school yea r, the average cost (tuition, fees, room a nd boa rd) wa s about $ 20,000 for in-state students at public u n iversit ies a nd more than $45,000 for private schools. T hese costs a re l i kely to cont i nue climbing. S t u d e n t d e b t i s a t record levels. Of the Class of 2016 g raduates who received loa ns — about 70% of the total student population—the average i nd iv idua l debt wa s $37,172, a record high. What can you do to help your children graduate f r om c ol le ge w it hout having to provide a big “IOU” in exchange for a diploma? You might want to consider investing in a 529 plan. It’s certainly not t he on ly mea ns of saving for college, but it does offer some attractive benefits. For sta r ters, contribution limits are qu ite h ig h—you ca n accumu late more t ha n $200,000 per beneficiary in many state plans. And you can typically invest in the 529 plan offered by any state, even if you don’t reside there. If you do invest in your ow n

W hat We Found in the Sofa and How it Saved the World by Henry Clark River, Freak, and Fiona thought it was their lucky day when a sofa appeared at their bus stop. No longer will they have to stand to wait for the bus. However, t he trio did not expect that their new sofa would bring about an amazing experience that gave them answers to questions they d id n’t even k now t hey had. W hile sitting on their new sofa, they dug into the cushions to see if there was any thing of worth. They found items that you would normally expect to uncover within a couch: a coin, a double six domino, a sock, and a zucchinic olor e d c r a y on . A f t er a litt le bit of resea rch, t hey d iscovered t hat the crayon was actually incredibly rare and worth t hou s a nd s of dol l a r s . River, Freak, and Fiona discussed what to do with the money they could get from an online auction when selling the crayon. Conscience creeped up on t hem a nd t he y realized that perhaps they shou ld f i nd t he ow ner of t he crayon. T here’s only house that the sofa cou ld have belonged to. The Underhill house was a thing of legend in t he neig hborhood. No one rea l ly k now s w ho l ives t here. W hoever they expected, it surely
wasn’t Alf, the eccentric, one-socked old man who knows quite a bit about them. A l f d id h is best to explain things to River, Freak, and Fiona. It was quite a bit of information to process, to be honest. Sofas ca n telepor t. Alternate dimensions exist and an evil man Edward Disin is currently trying to open up a portal to his home world with hopes of w or ld dom i n a t ion . Mysterious Flash Mobs are infesting the town. Snack foods and cell phones are brainwashing people. A certain six-sided domino c a n t a l k . C ompu l s i v e Completist Disorder is a real thing which has quite possibly saved the world multiple times. The sofa did not appear at t hei r bus stop by accident. Alf sought out River, Freak, and Fiona in hopes that they could help h i m defeat Disi n and stop the portal from being opened. River and Frea k a re some of t he only kids in town without a cell phone as a security blanket. It’s up to them to save Hellsboro. GOD WITH US
Befriending Judas

WIU Cadet Commissioned as Second Lieutenant
ANNA M. CAISON At this stage in my life I seem to be doi ng a lot of ref lect i ng. L i nger i ng over coffee after breakfast I said aloud to myself, “You’ve certainly done some stupid things, Ann! Why?” The “stupid t h i ngs” bei ng, I k now i ng ly a l lowed people into my life who would cause me heartbreak. As I began to chide myself I was reminded (divinely, I’m sure) of Jesus’ relationship with Judas. O n s e v e r a l o c c a s i o n s J e s u s acknowledged that He had chosen each of His disciples and one of them was a devil. When Jesus met Judas He knew the pain Judas would cause Him. Yet, He welcomed Him to the group. He treated Judas as He did the others, like a brother. He loved him, instructed him, included him in ministry events, and even gave him a position among the disciples as the ministry team’s treasurer. Why? Aside from the role Judas would play in ushering in God’s plan of redemption for us, Jesus was compelled to share His life with Judas so that when Judas became confronted with the sin of his betrayal of Jesus, he would know that he could be forgiven. Unfortunately, he became so overwhelmed with grief and agony at what he did, he took his own life. I rea lize now t hat it was God who compelled me to extend my hand in
fellowship to my Judases, to befriend them, and to allow them access to my hea rt. Even t hough I saw t heir tr ue intentions, I knew the risk and invited them in. And then it happened, betrayal . . . slander . . . oust. L i k e Jud a s, t he y h av e t he s a me opportunity to be forgiven. Two of my Judases repented and fellowship was restored. Another two, I saw at separate times in the grocer y store. Upon eye contact they rushed off. One of them I caught up with and embraced her. With nervousness in her voice and trembling hands she responded to my “How are you?” After replying, she hurried off. And then there are those whose hearts are so hardened that when I run into them they remark how surprised they are that I look so well and rested. “Bye,” they say as they curtly turn and walk away. Swallowing the last sip of my now cold coffee, I understand God used those painful relationships to produce in me His genuine love, forgiveness, grace and mercy to others as He continues to mold me into the image of His Son. In order to attain this level of recognition, teammates put their lives on hold for the four-week period of the competition and focus on rowing and one goal, according to Joe Arias of Schererville. “We row from six to eight hours every day – two or three hours or so in the morning, then again in the evening,” explained Arias. “You have to be dedicated. You really have to set yourself a goal and stay focused to do your best every day.” “There is an amazing camaraderie among the rowers,” said Sue Arias. “You have to give up a lot, putting your life on hold for one month, but that’s ok. We do it and we get back a whole lot more in support, encouragement and friendships.” Community Hospital Fitness Pointe helps individuals achieve life-long health and fitness through innovative, quality programs, state of the art equipment and highly credentialed staff. By Claire Boone Let’s face it: Summer is an expensive time to have children. After all they don’t have school which means you feel like you have to keep them constantly entertained. Not only that but is it only my kids that seem to eat wayyyyyyyyy more during the summer? All that fresh air and playing means they snack all day long and I need to have tricks up my sleeve. The boys are now 6 and 9 and the Princess is 8 months so we have a trampoline and a cheap Intex pool that makes it a very happy summer for me. Add in a few activities and I can enjoy it too! Here are some of our favorites: 1. Set up a scavenger hunt. Children

Holding a real human heart is a science lesson not soon forgotten for students of Bishop Noll Institute who studied cadavers at a local college. During two field trips last month, about 40 Noll students visited the cadaver lab at Purdue University Northwest in Westville. “Specia l emphasis was placed on the sacrifice made by the person who donated their body to science. It also means to bring home some ice cream for after the picnic munchies. When my son Spencer was growing up in South Holland, we always planned our summer holidays around stocking up on fresh produce, burgers, hot dogs, beef for shish k bobs, and of course salty snacks like potato chips. One of t he important aspects of our holiday picnic, usually spent at Veteran’s Park were the delicious prepared salads. Then as now, potato salad, Dutch cabbage slaw (sweet and sour and delectable) and my Dad’s favorite, 3 bean salad were/are part of the fun of eating out at a picnic table and chatting with the neighbors who came out just for the occasion as well. This year we will be back at Veteran’s park on Memorial Day and will be accompanied by Spencer’s 4 daughters, 21 year old twins, Alex and Tina, Julie Anna, 18 and newly graduated from high school and the ‘baby’ Jennifer Danielle 11 who is really happy to see the school year come to an end! It’s nostalgia all over the place shopping for holiday groceries at Walt’s and then bringing the picnic to Veteran’s Park. While we can’t turn back the clock we can certainly fast for ward to the present--a gift really--enjoyed together as a family. We also take time that day to remember our fallen heroes, those who served so honorably in the military, some who gave the ultimate sacrifice and never came home. The picnics are fun but the ‘reason for this season’ is observed across the country in cities and towns paying tribute our family members who have gone before us and to the bravery of our military. Let’s remember our men and women in uniform, past and present, on Memorial Day. As we enjoy the holiday and the picnic surrounded by family and friends, lets say a prayer for those not with us. It used to be called “Decoration Day” (as we decorated the graves on this day) and now called Memorial Day! The first holiday of the Summer of 2017! Blessings to all! *** REBELS REMEMBERED AT WALL OF HONOR DEDICATION CEREMONY: The dedication at Thornton Fractional South High School takes place on Saturday May 27th, 2017 at 11 a.m. in the T.F. South Grand Lobby. We are invited to come and honor fallen classmates and all who have served with Rebel Pride! Performances by the T.F. South Band and choir. All are Welcome!
