The Indiana State Department of Agriculture (ISDA) is now accepting submissions for the 9th annual photo contest, which was created to showcase the hard work and contributions made by Hoosier farmers. The contest is open to the general public, and winning photographs will be featured at this year’s state fair. Contestants are able to submit up to five photos in digital form (horizontal or vertical) and each photo must be accompanied by an entry form. Entries must be submitted no later than June 30, 2016. Participants are encouraged to submit photos that reflect the wide array of agriculture, and the categories they can be entered under include: Conservation, Agritourism, Faces of Agriculture and On the Farm. All photos must be taken in the state by current Indiana residents. Contest winners will have their photographs featured in the Offices of the Lt. Governor’s Family of Business in Indianapolis. Winners will also be special guests during the Celebration of Agriculture taking place on Wednesday, August 17, 2016 from 3:30p.m. to 5:00p.m. in the Normandy Barn during the Indiana State Fair. Appraisal Issues MIKE BUDER In the South Suburbs of C h ic ago a s wel l a s many other parts of the c o u n t r y t h e l e n d e r ’s appra isa l becomes t he litmus test to the price negotiated between the buyer and the seller. Fair market price is normally determined when a seller and a buyer who aren’t under duress negotiate and agree on a contract pr ice for t he sa le of a property. If the buyer is cash and doesn’t need a lender then that’s it. In most cases, an appraisal isn’t done at this point, because t he buyer a nd seller agree on the value of t he proper t y. If t he buyer does need a lender, a s most do, t hen t he bank has to have a way to document the market v a l u e . T h a t ’s w h e r e t he appra isa l comes in. A n appraisa l is one person’s opinion of what a mortgage lender should be prepared to lend on a particular property, based on the recent history of sales of similar properties. W hat ca n you do if you have a n appra isa l i s s ue ? 1. T he Re a ltor c a n pr e p a r e a nd f i le a n appea l t hrough t he lender. That means the parties submit additional information and request that the appraiser r e c on s ider t he v a lue. Appra isers a re hu ma n too and sometimes miss s omet h i ng or m a ke a mistake just like everyone else. 2. The buyer a nd t he seller ca n agree to reduce the sale price to

t he appraised va lue. 3. The buyer ca n elect to come up with additional down payment and pay t he d i f fer enc e at t he closing table. 4. The buyer ca n wa l k away f rom t he dea l a nd get t hei r earnest money back. The contract should have an appra isa l cont i ngenc y, and if the buyer is getting an FHA or VA loan, that appra i sa l cont i ngenc y covers the buyer all the way to closing regardless of any other terms in the cont ract. If t he house do e s n’t a ppr a i s e, t he buyer gets their earnest money back . But t hey st i l l lose t he money t hey have i nvested i n inspections and the cost of the appraisal itself. In conclusion, the best way to handle an appraisa l issue is to avoid one! Both buyers and sellers should work w it h ex perienced Rea ltors. Thornton Township District 205 4th Annual College & Career Enrichment Summer Camps June 20 -24, 2016 An Exciting STEM/Media & Arts Summer Camp on the CSU Campus Partnerships that Prepare Students For College and Careers Thornton Township High School District 205 has partnered with Chicago State University to provide elementary students with a unique opportunity to experience one of two outstanding programs of study in a week of overnight summer camp on a college campus.

Grade Levels 10th and 11th Science, Technology, Engineering and Math (STEM)

The Chicago State University CMAT Enrichment Camp is a 5-day intensive experience for students. •  Taught by university professors and media professionals, students will be divided into two groups to experience a rigorous training in one of two areas, Studio Television or Acting. •  The Studio Television curriculum will focus on the essentials of television production including camera operation, directing, audio, pre-production and post-production. •  The Theatre component will focus on acting techniques including method acting and improvisational techniques.

The Chicago State University STEM department will host a nano workshop for students that will focus on the skills sets students need to excel in high school and college. •  Develop problem solving as well as critical and creative thinking skills through investigation of issues in math and science. •  Explore STEM concepts in the context of realworld challenges. •  Gain invaluable exposure to college campus state-of-the-art science equipment and labs.

I Got Some Great News! WOODROW WILCOX On May 31, 2016, I got some g reat new s. T he doctor who runs a major department at a hospital i n nor t her n Ind ia na phoned me with the good new s. His depa r t ment ca ncel led t he cont ract w it h a medica l bi l ling firm in central Indiana that had been messing up bills for our clients. The medica l bi l ling f irm had repeated ly fa i led to repor t a nd deposit payments to the hospital department by insurance companies for our clients. Our firm had at least a dozen clients who received bi l ls for balances due when their insurance company had already paid the balance and nothing was owed. A s t he cl ient s sent me bills, I investigated each scenario and found a pattern. I sent letters cit i ng t he facts a nd asking the medical biller to correct its records and send new statements to our clients which showed t he cor rect ba la nce of zero. Re c ent l y, I st a r te d helpi ng ou r cl ient s to f i le compla i nt s w it h t he I nd i a n a A t t or ne y G e n e r a l ’s C o n s u m e r P r ot e c t ion O f f ic e . I n each case, the Attorney General sided w ith our client. The medical biller ca ncel led some cla ims and refunded money to one of our clients. But, the w rongful bills kept coming. I decided to contact the chief executive officer of the hospital involved. I asked for the person in charge at the department of t he hospita l t hat was using t he medica l biller that was causing problems for our clients. We c o n n e c t e d a n d I informed him of what was happening and that it was harming the reputation of the hospital with our clients. As I suspected, the medical billing firm never

informed its client of any pr oblem s – i nc lud i ng compla i nts aga i nst its c l i e nt f i l e d w i t h t h e Indiana Attorney General. The doctor who managed the department with the medical billing problem checked on what I told him and found it to be true. He phoned me with an apology and told me to let him know about any of our clients who had been harmed by the medical billing firm so that he could mark their accounts as paid and put an end to the problem for them. In a letter that I sent to the doctor, I thanked him for treating our clients fairly. Then, I told him that I was sorry for other patients who had been harmed but did not have an insurance agency that wou ld f ig ht to protect t hem f rom f i na ncia l harm caused by mistakes or fraud in the Medicare system. I asked the doctor to expand his efforts to include all the patients who were harmed by the bad bookkeeping of the medical billing firm that was used. I hope he will do that. A l l t he help t hat I gave to ou r cl ient s i n this matter was FREE OF CHARGE. This insurance agenc y d ist i ng u ishes itself by “going the extra mile” for our clients. PATR IOTISM A LI V E A ND W ELL IN THE SOUTHLAND. The Memorial Day weekend dawned bright and beautiful last weekend and our towns f lew Old Glory every chance they could. Remembrances were especially on gorgeous display at the Lansing Memorial, Lansing Dyer Road and Burnham Avenue, Su nday May 29t h, 2016. T he bu f fed a nd caref ully tended Memoria l sported a new sig n a nd t he Vetera ns were in f ine form. Representatives from The Lansing Veteran’s Memor ia l Ceremon ia l Honor Gua rd (co-founders Larry Grzywinski, Lansing and Rich Dominiak, Calumet City) coordinated t he event which drew hundreds from t he southland and NW Indiana. Guest speaker was Tom Clark, History Teacher at Lake Central High School and a historian ‘Rock Star’ in his own right! Tom was voted April Teacher of the Year and was partnered with Saint Xavier University (they gave the LCHS $1,000) and WGN T V wherei n t hey out l i ned how h is boundless energy and curiosity has inspired class after class of Lake Central Students to not only appreciate history--but to embrace it! No small feat in 2016! Tom told of his research into a Lansing solider, Thomas Padilla, and how the soldier’s story came full circle with one of his students actually being a relative after some artful sleuthing. Other memorable moments t hat day included t he St. Victor Celebration Choir and Friends of Calumet City and their songbook of patriotic favorites along w ith a surprise soloist Harold Hull, a US Army Veteran from Post 66 in Griffith giving a stirring rendition of similar popular songs. Not a dry eye in the Memorial after that! The invocation was given by member Chuck Mabry of Dyer and family members and Boy “Scout Troop 276 of Lansing placed flags at the wall from deceased service members, Taps by Neil Venhuizen, HG member from South Holland and a Tribute to the deceased members of the Honor Guard: Ernie Paolone; Tom Boren; Tom O’Connor; Bob Flores; Bob Martz; Vic Tanis; Ron Orzel; Jim Diers; Frank Opiola and Tom ‘Doc’ Noch. The theme was to celebrate the 25th anniversary of the founding of the Lansing Veteran’s Memorial Ceremonial Honor Guard and observing the half century since the Vietnam War with the raising of the 50th Anniversary flag and the Tribute to the US Flag. Other participants included American Legion Post 330, Calumet City; Amvets 43, Burnham, Il; V FW Post 8141 Calumet City; VFW Post 697 Lansing and the spectacular Post 697 Legion Riders in their patriotic leather vests ! They are pictured here carr ying the f lag during the ceremony. Others pictured include the St. Victor’s Choir, and Tom Clark. As patriotic displays go, the 2016 Memorial Day Service at the Lansing Memorial was a team effort that should make us all proud to be an American!
