Volunteer Drivers Needed Getting to and from medical treatments is one of the greatest concerns cancer patients face during treatment. To ensure patients get to those much-needed appointments, the American Cancer Society provides free rides through its Road To Recovery program. The Society is currently looking for volunteer drivers in Cook County so that all patients have transportation when they need it. According to the Illinois Department of Public Health, an estimated 25,965 residents of Cook County will learn that they have cancer this year; however getting to their scheduled treatment may be a challenge. “The free program provides patients rides to and from their medical treatment. To ensure that all patients have transportation when they need it, the Society is looking for volunteer drivers,” according to Sarah Little, mission delivery specialist for the American Cancer Society. Road To Recover y volu nteers a r ra nge t hei r ow n schedules, with some volunteering as little as one afternoon a month and others driving patients as often as twice a week. For Chicagoans, who have a car and some spare time, they can help someone keep a very important appointment. “The program not only helps patients, but is a lso rewarding for the volunteer. Several of our drivers have volunteered for a number of years and really enjoy helping a patient get to their lifesaving treatment,” added Little. For information about Road To Recovery or other Society programs and services, call 1-800-227-2345, or visit cancer. org.

Athlete’s Feet
Athlete’s feet is caused by a fungus which is commonly found associated with the feet. It is characterized by a burning or itching of the sole of the foot or between two toes. Many times the skin appears very moist but can also appear dry with peeling skin. It usually begins as small brown blisters with clear yellowish liquid inside. These usually turn darker when peeled to reveal red, sometimes raw skin. Prescription medications are many times needed to control the disease. If you have any questions concerning athlete’s feet or any other foot problems, please stop by or call my office during office hours.

CATHY & JIM HIGGINS Question: What is the difference between a comparative market analysis and a professional appraisal? A n s w er : T h e c om p a r a t i v e m a r k e t ana lysis, CM A, is used to determine current market value so that you can choose t he list ing pr ice where your home will sell quickly and for the highest amount possible. Real estate professional gets the information for the CMA from the multiple listing service, or MLS, where brokers and their agents pool information on listed properties for sale. The MLS also contains sold data & historical trends. The CMA includes recently sold homes and homes for sale in your immediate neighborhood that are most similar to your home in appearance, features, and general price range. Establishing a home’s fair market value is equally important to buyers and their lenders. When your buyer applies for a loan, the bank will order an appraisal. Where the bank appraisal differs from a CMA is that it is performed by a licensed appraiser - not a real estate agent. Even though the appraiser is hired by the bank, the appraiser has no vested interest in the transaction. The appraisal is designed to protect the bank, so that it doesn’t loan too

much money for a single property. The appraiser visits your home and compares it to other similar homes using square footage, finishes, age, condition, location, a nd more. The data is compa red to property tax records and recent solds as well as sales trends to determine the arc of prices up or down. Appraisers also use information from the local MLS. If an appraisal comes in lower than the asking price of the home, the bank will not make the loan, and the seller w i l l l i kely reduce t he pr ice for t he buyer. If you priced your home based on the information suggested by the CMA provided by your Realtor, chances are good that the buyer’s appraisal will support the sales price. If you price your home above the comparables, you are definitely looking at a longer market time to sell your home.

South Holland Garden Walk Uncovers Hidden Treasures Have you ever driven past a home in your neighborhood that had such an impressive front yard that you’ve often wondered what the backyard looked like? Well, the South Holland Garden Club’s 17th annual Garden Walk lets you in on a few of those secret gardens. The mother and son team of Bobbie Tremblay and Dan Fanelli of South Holland have been gardening on their joint properties for upwards of 10 years. Starting with ripping out the standard shrubbery in front of the Tremblay home, the two began with simple projects here and there. Inspired by landscape accents that became available at the big box stores, Dan decided he could replicate the best of what he saw on his own. Everything in the adjoining yards have been built by Dan, from the retaining walls, and the massive greenhouse any gardener would die for to the pleasant Koi pond that features many of the colorful fish and water based plants. Dan has become so hands on in the vegetable garden, that he actually became a beekeeper to get sweeter watermelon grown every season. Certainly the largest garden on the walk, it’s not to be missed. In Thornton, Paulette Pearson has been honing her gardening skills for more than 25 years. She has always been plucking away at a garden since she was a little girl. Her front yard is a glorious display of color, variegated hostas and perennials line the curved path to her front door. An angel For sale: Collectable bar neon sign, old style guitar. vistas in the backyard, including a secluded patio with a more formal f lower garden close to the house, as well as smaller areas featuring statuary and colorful structural focal points that border her property. Every garden has a story and these are just two of the six you will experience as part of the South Holland Garden Walk. Gardeners, young and old, novices and Masters will be flocking to South Holland on June 20th, for this year’s Walk. Whether you’ve been born with a green thumb, or would just like gather ideas for your own yard, the garden walk never fails to inspire. This year’s Walk will feature 7 homes and 6 gardens in South Holland and Thornton between 10am and 2pm. Tickets to the walk are $5 and will be available at the main entrance by the gazebo in Veteran’s Park on South Park Avenue on the day of the walk, rain or shine. Guided by the signs, the map on the ticket will lead you through the winding streets to the featured homes. The large brightly colored umbrellas will confirm you’ve arrived at your destination. Members of the SHGC will be manning stations outside each home where your ticket will be validated and the garden gates will be wide open, inviting you in. A re Re a ltor s w or t h t hei r com m ission? I k now t hat ever yone in this economy is counting dol la rs a nd cents, a nd Realtors are no different. With the current market conditions, a shrunken buyer pool a nd longer days on the market it costs more to market a property today than it ever has. So why are you asking your Rea ltor to reduce t heir commission when t hey sell your home? The fact is after a Realtor takes the r isk of ma rket ing you r home, ( because t hey don’t get paid unless it sells), and cover all of the marketing expenses, the cost of their phone bill, postage, time, fuel, etc. Split the commission with the co-operating agent, pay their broker fees, pay their error and omission i n su r a nc e, rea l e st ate board and MLS dues, the 1% reduct ion you have asked for is almost 50% of their profit. Also, consider this: while most agents are not HOME INSPECTORS – t hey sure k now a lot a b o u t r a d o n , H VAC systems, mold and more. While most agents are not L ICENSED MORTG AGE OFFICERS – t hey su re know the ins and outs of getting buyers approved for financing. While most agents are not LICENSED APPRAISERS – they sure know a lot about property values. While most agents a re not AT TOR N E Y S

Earlier this year I went to see the much talked about movie “Selma.” My eyes were filled with tears as I thought about what my race had to endure to access freedoms and rights that were theirs as American born citizens. I normally don’t watch movies like this because of the deep emotions it evokes, stirring memories of personal encounters with racism. But a dear friend asked if I’d go with her to see the film, and I’m glad that I did. Later that evening I watched a PBS documentary that showed actual news footage of how African Americans were treated by law enforcement. Yet, in the midst of being attacked by police dogs, bodies being blown across the street by water shot from fire hoses, and being kicked and beaten by police with billy clubs; I heard the words of Christ through Martin Luther King Jr. say as he was being hauled away to jail, “We will not hate you! We will love you as our brothers!” The force behind God’s call to King to prick the conscious of a nation that led to a change in government was the coming together of the Body of Christ. It wasn’t just A frican A merican churches that
marched, but churches from all across the countr y of ever y race and creed, marching together, side by side w ith arms locked taking a stand for justice and righteousness. That was the power that brought change to Selma. Change that ref lects the Kingdom of God can only be realized through the united efforts of God’s people. We have been called to bring change to our families, neighborhoods, communities, businesses and government by living out the commands of Christ. Many risked (and lost) their lives during those civil rights marches, including our Caucasian brothers and sisters. They were not afraid to take up their cross and follow Christ. As racism seeks to regain lost ground through law enforcement and other areas of American life, the church must be ready and willing to push back the forces of wickedness with the Light of the Gospel in word and deed. For questions and/or comments, send an email to acaison@sbcglobal.net . Or you can write me at: Anna Caison, P.O. Box 529, Lansing, IL 60438.

BOB KRYGSHELD If you’re a dad, you’ll probably get some nice ca rds a nd presents for Father’s Day. But a gift you mig ht pa r t icu la rly enjoy is the satisfaction of providing your children with financial resources t h a t c a n m a k e a bi g difference in their lives. Here are a few methods for doing just that: • UGMA/UTMA — If you wou ld li ke to buy a nd sel l sec u r it ies for t he benef it of a chi ld, you may consider opening a custodial account known a s eit her a n Un i for m Tra nsfers to Minors or Uniform Gifts to Minors account. You would serve a s t h e c u s t o d i a n f or this account, giving you control of it until your child turns either 18 or 21 (depending on your state of residence), at which point he or she wou ld t a k e ov e r ow ne r s h ip. Investment income from an UGMA/UTMA account can receive favorable tax treatment (talk with your tax consultant for details). • Roth IRA — Even young children can contribute to a Rot h IR A, as long as they have some type of earned income from babysitt ing, mow ing lawns or any other type of employment. Withdrawals of contributions are taxfree. Roth IRA earnings are also tax-free, providing the investor is at least 59½ and has had the account for at least five years. A Roth IRA can be used to help provide retirement income for your children, but it also offers penalty-free withdrawals of ea r n i ngs w hen t he money is used for a firsttime purchase of a home.

• 529 Plans — If you would like to give your child the gift of education , earnings in a 529 college savings pl a n a c c u mu l at e a nd are distributed tax free, provided they are used for qualified higher education expenses. And a 529 plan is f lexible: If your child decides against college or vocational school, you can transfer the unused funds to another family member tax and penalty free. • Living and Testamentary Trusts — If you would like to leave a financial legacy for your children and/or grandchildren, but still ma inta in some control over when they receive the money and how they ca n use it, you m ig ht consider speaking with an estate-planning attorney about establishing a trust. Before you decide on any of t hese plans, consult with your tax and financial professionals to make sure the arrangement you’ve selected is suitable for your needs. However you choose to help your children, your generosity will make all the Father’s Days to come even more meaningful for you — so consider taking action soon.
