W hen work i ng w it h sellers, arriving at a list pr ice, wh ich w i l l meet ma rket ac c ept a nc e, i s usually a bit of a chore. JOKE OF THE DAY: On his first listing appointment, t he new Rea ltor d id a great job of presenting comparable sales which i nd ic a t e d t h e s e l le r ’s house should be put on the market between $95,000 and $100,000. However, he didn’t actually mention that during the discussion. As they neared the end of the listing appointment, t he agent a sked t he seller, “Ok, based on the c ompa r a ble s a le s I’ve show n you, what pr ice do you think we should put on you r house ? ” The seller answered, “It should go on the market for $175,000 and I won’t sell it for a dime less.” The agent scratched his head and said, “Well, the comps are all low, but I think you should list it for $225,000 and expect to get somewhere in the range of $250,000.” The seller sat straight up in his chair and said, “Wow! Are you kidding?” The agent repl ied, “Yes, but you started it!” Being prepared to deal with a seller who c a n’t a c c e pt r e a l it y when setting the price is probably one of the most difficult skills to develop
in this business. You don’t want to disappoint them by telling them that their idea of value is totally out of line with the market, so some agents tend to compromise more than they should and take the listing at an unrealistic and unobtainable price. Sellers need to make sure t he y choos e a n a gent w ho’s e duc ate d a bout t he cur rent rea l estate ma rket, not t he one who’s going to tell them everything that they want to hear, like a high asking price not supported by comparables. In today’s real estate market buyers are NOT going to overpay for a home a nd if t hey ne e d f i n a nc i n g , t hei r lender is going to make sure of it by hav ing an appraisal done. For years, I have helped t o pr ot e c t t he s e n ior c it i z en cl ient s of t h i s insura nce agency f rom f i na ncia l ha r m due to mistakes in the Medicare s y stem. People ma ke mistakes. I just investigate the medical bill problems of our clients and expose the mistakes that others ma ke a nd ask t hem to correct those mista kes. B y doi ng t h i s, I h ave saved our clients over one million dollars. But, i n t he last f u l l w e e k of Ju n e 2 015 , I not iced a patter n w it h one significant medical ser v ice prov ider in nor t hwest India na a nd the medical billing firm i n Ind ia napol is t hat it used. It did not seem like a “mistake” pattern but a “fraud” pattern. Here are some details. I n t he s a me w e ek , two of our senior citizen clients forwarded medical bills to me to review for t hem . O ne cl ient w a s f rom Gr i f f it h a nd t he other client was from East Chicago in India na. In each case, the recent bill had been paid months ago by the client’s Medicare supplement i n su r a nc e c o m p a n y. T h e d a t e s pattern between the bill and the prior payment was too far apart to consider it just a case of a crossing of pay ment a nd bill in the mail. It was a definite pattern of an insurance compa ny pay i ng t he senior citizen’s medical bill, but the payment not being credited a nd t he senior being billed despite the prior payment. Isn’t this fraud? On average, t hese bills were about $100. If a medical billing service compa ny i s col lec t i ng money f rom insu ra nce compa nies but not
cred it i ng t he sen ior cit i zens’ bi l ls properly and accurately, then the senior citizens are being robbed, right? The seniors a re bei ng t r icked i nto paying medical bills that were already paid by their i n su r a nc e c ompa n ie s. This seemed to me like a v e r y c l e v e r w a y of siphon i ng money f rom insurance companies and seniors. If other seniors are just paying the bills without questioning them, t hen ma ny sen iors a re paying bills that they don’t owe. W it hout t he help of someone like me who knows how to investigate seniors’ medical bills, the bookkeeping trick would not be found because both the insurance company and the senior paid a bill and neither knew that the bill was paid by the other. It could be a scam that collects millions of dollars per year wrongfully. I could not determine if the bad bookkeeping of the accounts was the fault of t he med ica l ser v ice provider or the medical bi l ling f irm. So, in my letter to the billing service and the medical service provider, I citied the fact that the bill had been paid months before the bill was sent to the client. I cited the check or transaction numbers of the payments a nd t he d a t e s of t he pay ments. Then, I finished the letter with the following paragraph. “Finally, if your billing ser v ice fa i led to keep accurate records on this account, how ma ny ot her accou nt s were misreported as this one was? Also, if your firm did not get the money that was paid on patient accounts by insurance companies, who got that money?”

Neuromas
Neuromas are a scarring of a sheath surrounding the nerve. They usually occur between the 3rd and 4th toes but can be found elsewhere as well. Symptoms include feeling a click in the ball of the foot, or electrical shocks shooting to the ends of the affected toes. Surgery is nearly always needed to alleviate the symptoms although injections, padding or physical therapy can help. If you have any questions concerning neuromas or any other foot problems, please stop by or call my office during office hours.

Homosexuality is as old if not older than prostitution. It has always been around; it was just done in the dark. The push for same sex marriage to become law has been in the making for a long, long time. Ten years ago the schools began indoctrinating children at the preschool age to accept same sex relationships as an “alternative (family) lifestyle.” And don’t think for a minute that the passing of this law is the doing of sinners only, many professing Christians have played a huge role in the passing of this law. Prominent pastors and choir directors of several churches in Chicago during the 60’s were known homosexuals. Because t hese leaders were cha r ismat ic a nd gifted, and the church prospered under their leadership, the church condoned their immoral lifestyle. And during the 80’s numerous gay and lesbian pastors and bishops from mainstream Christian denominations across the nation came out the closet stating the time had come to reinter pret scr iptures t hat spea k against homosexual behavior to ref lect the current cultural norm. The passing of the same sex marriage law haven’t increased the number of homosexual relationships. What it did was ma ke homosex ua l relationships acceptable. Those who practiced same sex

relationships under a cover of darkness can now uncover and practice in the open. The church was birth into a culture that was deeply rooted in homosexuality. But nowhere in scripture do we see t he apost les pet it ioning t he Roma n government to create laws that banned homosexual relationships. What we do see is the church preaching the gospel of salvation and deliverance. We see the church teaching believers that the vices (homosexuality, adultery, incest, fornication, etc.) of fallen humanity are not practiced in the Kingdom of God. We also see a church apostle denounce the immoral practice of a prominent church member that prevented his sin from festering and spreading throughout the congregation. “Purge out the old leaven,” Paul admonished the church that the offender may experience God’s discipline that leads to repentance, deliverance and restoration. If the law could make sinful men holy and righteous there would be no need for a Savior. For questions and/or comments, send an email to acaison@sbcglobal.net . Real Estate Questions & Answers CATHY & JIM HIGGINS Question: We are ready to sell our home. We’d like a 2nd opinion from you on what we need to do to get our home sold.
In June, Patti’s All-American hosted two free open gyms for kids of all ages in the local community as a way to celebrate “Olympic Day”. Oly mpic Day was created by t he International Olympic Committee and was celebrated this June in over 160 countries. It was created as a celebration for youth around the world to observe the Olympic values of excellence, friendship and respect. Patti’s decided to host open gyms so all children had a chance to work on all the equipment and burn energy while having fun (at no one inch hard suction hose or non-collapsible hose and 1 inch soft discharge hose. 708-532-8337
Answer: First, don’t overprice your home. If your asking price is too high, you will get few showings. You run the risk of having your home sitting on the market a long time with no takers. Your home shou ld look fabu lous, sparkling clean & as updated as your budget allows. Have you ever noticed the used cars on a new car dealer’s lot? Dealers are getting top dollar for those used cars because they gave the cars a 100+ point safety inspection, repaired or replaced broken items, and fixed the dents and repainted the scratches. They’re also cleaned and polished inside and out. They are in like - new condition. Don’t ma ke you r home d i f f ic u lt to show. If you’re serious about selling your home, then you must make it easy for potential homebuyers to see it. If you make it difficult, you’re telling buyers that you’re not really serious about selling your home, and they’ll move on to the next available listing. Buyers want to see your home on their schedule, not on yours. Your home should be on a lock box and ready for showings at all reasonable hours during the week. Don’t be the star attraction during show ings. How you feel about t hose sa lespeople who fol low you a rou nd the store while you’re trying to shop? Do t hey irritate you? Ma ke you feel
cost to mom and dad). All activities were supervised by Patti’s well-trained staff. Patti’s All-American celebrates their 46th business a nniversa r y t his yea r. uncomfortable? That’s how potentia l home buyers will feel about you if you’re the star attraction during showings. So get out of the house before a scheduled showing. Rejecting that first offer. Real estate agents will tell you that they have seen this happen many times: The first offer is often the best offer. The buyer who makes the first offer on your home is motivated and ready to make a deal. However, that first offer might be lower than you’d like. Instead of feeling insulted about it, take a deep breath and be willing to negotiate. If you reject that low offer, you run the risk of having your home sit on the market for a longer period of time and you could end up taking much less than what the first offer would have brought you. In a buyers’ market, many buyers make a low offer to see how negotiable you might be, but may be willing to make a much higher offer, if you’re willing to negotiate. Don’t reject it. Counter their offer. Remember, you don’t have to sign the contract unless you are agreeable to all the terms.

What Is The Secret Of Achieving Successful And Fruitful Life? God is looking for “PHDs” - those who are poor, hungry and desperate for truth. God has assigned His Spirit to be our guide and will deposit His wisdom in our lives. Our lives are more than just physical timeline and our physical death does not determine the length of our days. God has given each of us an eternal assignment to tutor the future generations of His children. What is the secret of achieving successful and fruitful life? It all comes down to what you do with God’s words. When we read His Word and speak His Word we are actually putting it into our hearts and meditating on it. That very action prepares us to tap into the power of the Holy Spirit. We are learning that even though our earthly path may not be as comfortable or easy as we would like, we have an eternal destiny. You cannot pick and choose which biblical truth you want to follow. God is

either real and represents truth or He is not. The question is whose voice will you listen to? W hen we k now int imately even t he smallest facts of God’s genuine character we are equipped to detect a counterfeit voice. God created us to have a conscience that guides us to make decisions. It is like we instinctively know what we are to do. “I have set before you life and death, blessings and curses, now choose life, so that your children may live and you may love the Lord your God, listen to His voice and hold fast to Him.” Deuteronomy 30:19-20 What a privilege to serve in a community that honors God. If you add up Illinois st ate a nd loc a l t a xe s, I l l i nois resident s have the ninth-highest overall tax burden per person in the nation, according to i l l i noi spol ic y.or g. T he Cook County Board must not be satisfied with that 9th position overall. They have a plan to move up t he ta x bu rden leaderboard. The Cook County Board will be considering a one penny increase in the sales tax that you pay at the register. Now one penny doesn’t seem like a lot, but when you add up that penny on the things you purchase over a year, it cou ld cost a fa m i ly hundreds of dollars. Guess who this one penny will rea l ly hu r t? T he sma l l businesses in the border tow ns of Burn ha m, C a lu m e t C it y, D olt on and Lansing will feel the brunt of this new tax. It’s human nature to go where prices are the lowest. Take a drive dow n Burnham Ave. in Calumet City and Ridge Road in Lansing to see how hard it is for small busi nesses to compete with lower sales tax just over the border in Indiana. W hen businesses close – jobs d isappea r. W hen Cook Count y Commissioners are running for re-election you will hear each of them say how important jobs are. If they really believed

Purdue Universit y Ca lumet professor Yueqi Zhang presents in Taiwan as part of the 2015 Purdue Global Research Abroad Program __________________________
A professor from the Communication and Creative A rts depa r t ment of P u rdue Un iversit y Calumet has had several artistic works displayed in ex hibitions across the country in the past year, including his most recent watercolor Nostalgia. Yueqi Zhang, an associate professor for the Communication and Creative Arts department who has his Master of Fine Arts, recently was awarded the Gold Level Richeson Award for his work Nostalgia at Pikes Peak Watercolor Society’s International Watermedia 2015 Exhibit in Colorado Springs. Zhang said Nostalgia communicated the complexity of a spiritual world by conveying a subject of harmony between humanity and Vintage Marlboro mug set, 4 different black and red cowboy and horse mugs. As a professor, Zhang said he views his works as research to present new material to his students so they could develop as artists. Seventeen of Zhang’s works have been displayed in 2014 and 2015 from California to New York. “I would like to know the thoughts of the students about the different cultures,” Zhang said. “I’m so glad to see culture come together.” Z ha ng a lso recent ly was a pa r t icipa nt of t he P u rdue Globa l Resea rch Abroad Prog ra m of 2015

He also visited Chinese Cultural University where he said they have opportunities to do research with color psychology and other aspects of art. “I wou ld l i ke to send P u rdue students to Chinese Cultural University and invite teachers to our university for short term teaching,” Zhang said. “It should be a great opportunity for both sides to understand different cultures.”

It’s summer vacation t i me a ga i n. You work hard all year, so you can greatly appreciate your time off. But as someone trying to reach financial goals, you won’t want your i nvest ment s a nd you r investment strategy to ever stop working for you. How ca n you avoid “taking a vacation” as an investor? Here are a few ideas: • Don’t let your portfolio get “lazy.” Laziness is fine for vacations, but it’s not so great for an investment portfolio. When you invest, it can be easy to let things drift along and stay the same as they’ve always been. But over time, things can change: Your goals, f a m i l y s it u at ion, a nd even your invest ments themselves may change. Review your portfolio and your investment choices regularly, possibly with t he help of a f ina ncia l professiona l. You may not need to make drastic changes, but even modestseem i ng adjust ment s may make a big difference down the road. • D on’t c ho o s e a n i nvest ment m i x t hat j u s t “s it s a r ou nd .” I f you were to put all your i nve st ment dol la r s i n c on ser v at ive veh icle s, such as cer t i f icates of deposit (CDs), you r principal would likely not experience much volatility — which is good. But your money almost certainly would not have the growth potential to help you reach your long-term goals — wh ich is not so good. That’s why you will need to own some investments, such as stocks and stockbased instruments, that offer growth potential. It’s

true t hese investments will fluctuate in value, and there’s no guarantee you won’t lose money on them. You can help address this risk by focusing on the long term and by creating an investment mix that is suitable for your situation. • Don’t become a “spendhappy” investor. As an investor, be more careful w it h you r spend i ng than you might while on v ac at ion. Spec i f ic a l ly, avoid f requent buy i ng and selling, which can prevent you from following a consistent, long-term i n v e s t m e n t s t r a t e g y. As mentioned, you w ill need to make changes as needed, over time, to your por t fol io, but ma k i ng moves such as chasing after “hot” investments, or g iv i ng up on ot her i nvest ment s a f ter one bad period, will likely not benef it you a nd cou ld prove detrimental to your progress. As someone who s p e nd s m o s t of y ou r l i fe work i ng, you may ver y much appre c iate you r vacat ions. But a s some one t r y i ng to achieve important financial goals, such as a comfortable retirement, y ou s hou ld n’t t a k e a “vacation” from investing — and you shouldn’t let you r i nvest ment s ta ke one, either. As you know from your career and your other activities, making a consistent effort may pay off — and it’s the same with investing.

MARY, KATHY AND THERESE INVITE US FOR SUMMER TREATS AT CUNIS CANDY AND ICE CREAM: The three generation candy and ice cream makers are pictured here behind the counter o f t h e ve n e ra t e d So u t h Ho l l a n d confectioners recently. Located at 1030 E. 162nd Street (708-596-2440), Cunis proprietors Mary Biesiada, 28 in center, Kathy Biesiada, 60 at right and Therese Kubiak, 86, had just turned out some fantastic turtle candy. They had already pitted pounds of Michigan peaches for their fresh peach ice cream and prepared many pints of blueberries for their fresh home made blueberry ice cream (N 2 N is in peach and blueberry ice cream heaven here so you must forgive the drooling!). The generational interest is sparked by Mary who plans to keep the ice cream and candy coming for years to come after Kathy and Therese have retired, although that does snot seem to be any time soon. The family has a background firmly rooted in education with son Daniel, 27, who is a Math teacher at Thornridge High School (the family has lived in South Holland for many years), Angela, 25, and a freshly graduated law student, Theresa, 31, a physician in Michigan (though Theresa manages to spend December of each year with the family helping out with holiday candy preparations). Father John Biesiada is the chief Chocolate fetcher, bringing in hundreds of pounds of the gorgeous stuff each month. Cunis is a family enterprise and is seen over lovingly by a family member at all times. “People ask us why we don’t franchise out our business, and I tell them there are not enough family members to go around,” Kathy noted recently. But accolades go to Mary who is the chief cheerleader for the store and who knows most of the clientele by name. “This is now and always will be a family affair,” Mary said when N2N visited recently. “We plan to keep it that way forever!” If you are looking for a summertime treat (or an any anytime treat all year long) do visit Cunis Candy and Ice Cream soon. The place is heavenly-filled with heavenly concoctions so good you would think they were divinely inspired! Maybe they are! ***

CAIC HOSTS MEETING AT IIT: In our second life, N2N wants to come back as a professor at the Illinois Institute of Technology. Pictured here with 5 esteemed educators during last week’s high tech informational event, are David Baker, Jeremy Alexis, Mazin Safar, Don Brozek and Tom Jacobius. Not pictured is Jerry Doyle, Vice Provost for Student Access, Success and Diversity Initiatives at IIT. This sun drenched place of higher learning right here in Chicago rivals institutions of higher education any where in the world. As most know, IIT is an international think tank for developing technology and placing students in the forefront of industrial technology and management. What one can learn there is mind blowing and beyond the 21st Century. The educational and intellectual pedigrees of the teachers/professors is without peer. It is amazing to have that kind of talent in one place. It stuck N2N while sitting in on this program is that if young people today (or even not so young who are transitioning into another career) want a recession proof career (or as close at it can come to one) IIT is the place to start. And in keeping with keeping up, IIT has a MakerLab network for innovations that will help to serve our needs in the decades to come. Just come here and exercise your creativity. This is how technology came up with a way to use 3-D to create car parts and candy (simplified). IIT was founded in 1890 and continues to serve as a window to it’s distinctive community. As IIT President John L. Anderson said, quoting Shakespeare, “The Best Is Yet to Come.” For more information on IIT programs visit www.intm. iit.edu ***
CAIC INTRODUCES 10TH WARD ALDERWOMEN SUE SADLOWSKI GARZA: Immediately following the IIT meeting, members and guests of the Calumet Area Industrial Commission came back to Hegewisch and Steve’s Restaurant to meet newly elected 1 0 t h Wa rd C h i c a g o A l d e r w o m a n Sue Sadlowski Garza. Those present were delighted to listen to the new Alderwoman outline her plans for the ward and pledge to work with everyone. The 2015 battle for Alderman was long and contentious and only settled by a re-count, but things are looking promising as wounds heal with time and community. *** For inclusion in Neighbor 2 Neighbor, please call Janice at 708-302-8585 or write to her C/O Coldwell Banker, 20 E.
