HUD’s New Fair Housing Rule A n importa nt new fa ir housing r e g u l at ion i s s u a nc e – a i me d at promot ing diverse, inclusive communit ies a nd overcoming t he negative effects of segregation – was a n nou nced yesterday by t he U.S. Department of Housing and Urban Development, Secretary, Julian Castro, during a press conference held on the south side of Chicago. Castro said, “Unfortunately, too many Americans find their dreams limited by where they come from, and a ZIP code should never deter m i ne a ch i ld’s f ut u re. This important step will give local leaders the tools they need to provide a ll A mericans w it h access to safe, affordable housing in communities that are rich with opportunity.” The r e g u l at ion i s de sig ne d to g u ide jurisdictions in complying with their existing obligations to “affirmatively further fair housing,” a key provision of the 1968 Fair Housing Act. It requires state a nd loca l gover n ment s a nd housing authorities to consider how to eliminate fair housing barriers for people of color, families with children and people with disabilities.

Local high school students have the opportunity to compete for thousands of dollars in scholarships and a trip to Washington, D.C. Students must write and record a threeto-five minute essay on the selected theme using an audio CD or flash drive and present their recording, typed essay and completed ent r y form to t heir loca l V F W Post by November 1. The 2015-16 theme selected is “My Vision For America”. Students begin by competing at the local Post level with an entry deadline of November 1. Post winners compete at the District level with the winner advancing to the state competition. A ll speeches are judged based on the sound recording submitted. CAISON There can never be reconciliation and healing without an acknowledgement of a wrong committed by one person/ group against another person/group. Today, a first step toward healing and reconciliation of the citizens of South Carolina was made when its lawmakers decided to remove t he Con federate Flag from the state capitol. It was a hard decision to make especially by those who viewed it as a significant part of their southern heritage. But for many others the flag was viewed as a symbol of hate. I’d like to share two articles I read this morning that express the struggle behind the debate to remove the f lying of the Confederate Flag, and the issue of race in

The common law of business balance prohibits paying a little and getting a lot - it can’t be done. If you deal with the lowest bidder, it is well to add something for the risk you run, and if you do that you will have enough to pay for something better.”
Answer: If they want to take the chance with one of their biggest investments, thinking that the discount commission broker will still attract enough buyers to get them top dollar for their home and sell it quickly.... well it’s their decision. But Consumer beware. Some discount brokerages take all listings at a flat rate, paying a cooperating fee on top of t hat amount to selling brokers. That cooperating fee is also paid by the seller. You might see a brokerage ad offering to list your house at a fee of $2,000. But somewhere in the tiny print, if it’s disclosed at all, will be a disclaimer that this fee is exclusive of the fee paid to the selling broker. This type of advertising is misleading to the consumer. Some discount brokers advertise that they will take a listing for 1% or 2%. Again, many of these brokers don’t draw attention to the fact that the selling broker, in most instances, is still paid an additional fee

These beneficiary designations a re impor ta nt because they can supersede the instructions left in your will. If you na me you r spouse as beneficiary of your IR A, he or she has opt ions u nava i lable to other beneficiaries. Here are two possibilities: • Roll over assets into a new or an existing IRA — Your surviving spouse can roll over your IRA’s assets into his or her IRA or use t he money to create a new IRA. And, if eligible, he or she can then add new contributions to the IRA. This could be a good choice if your spouse won’t need the money right away and would like to keep it in a tax-advantaged account for as long as possible. Upon reaching age 70½, though, your spouse will likely need to start taking required minimum distributions, unless the inherited IRA was a Roth IRA. • Convert the assets to a Roth IRA — If you are leaving a traditional IRA to your spouse, he or she could roll over the assets into a new or an existing IR A a nd t hen conver t t he assets into a Rot h I R A . T h i s move g ive s your spouse at least two potential advantages. First,
if certain requirements a re met, no ta xes a re due on the withdrawals. Second, a s ment ioned above, no w it hdrawa ls are even required — your sp ou s e c a n le av e t he money intact for as long as desired. However, taxes will be due on the amount converted to a Roth, so this conversion may only make sense if your spouse has enough assets available in a nonretirement account to pay the tax bill. I f you’ve na med someone else — perhaps your children or grandchildren — as the pr i m a r y b enef ic i a r ie s of your IR A, they won’t have the option of an IRA rollover. Instead, he or she can either take the money as a lump sum or t a k e d i s t r i bu t i on s over time - stretched out over your benef iciar y’s lifetime, spreading out t he ta x obligat ions. As a n a lter nat ive, you r benef ic ia r y c a n delay taking distributions, but he or she would need to withdraw all the money within five years of your death. So, she came to me. I made several phone c a l l s w it h her to her i n s u r a n c e c o m p a n y, a hospit a l, Med ic a re’s reg u la r phone nu mber and a special Medicare of f ice’s phone number. T hat ’s w hat it took to investigate and correct the problem. The nurse retired and started using Medicare on De c ember 1, 2014. She bought a Medicare supplement i n su r a nc e polic y t h roug h t h is i n su r a nce agenc y a nd t hat pol ic y sta r ted on December 1, 2014. Her former employer’s group health insurance coverage ended as of December 1, 2014 and Medicare was notified of this change. But, Medicare had not yet bot hered to update her file when we called on July 2, 2015. That means that Medicare was over seven months behind in updating our client’s file. The event begins with a 10:30 Mass in her honor and will be followed by a reception at the St. Columba Social Center. Sister Julita celebrated her 99th birthday on April 27, 2015 and has been a nun with the School Sisters of Notre Dame since 1935. Sister Julita was also the principal of St. Columba for many years and served in that capacity at different Catholic Schools in the Chicago Archdiocese prior to her coming to St. Columba. Sister Julita has great devotion to the Little Flower, St. Therese, and has written 2 books on that beloved Catholic saint. A small gesture of Sister’s kindness-she has kept a journal of her students over the years and prays for them on a regular basis. “I never forget them,” Sister remembers. “I always wanted only the best for them.” I am sure that those lucky students return the favor.
