Celebrating Our Differences Multicultural Wellness Network (MW N) is hosting Celebrat i ng Ou r Di f ferences : Yesterday, Today a nd Tomorrow annual awards and fundraising dinner on Saturday, November 7, 2015 at the Center of Visual and Performing Arts, Munster, Indiana. This year’s event is extra special because we are celebrating our 15th year of service to the Northwest Indiana and Chicagoland area. The event will include dinner, celebrity waiters, awards program and silent auction. We will showcase the past 15 years of MWN’s services, starting with its humble beginnings managing its first program, MOTTEP, Minority Organ and Tissue Transplant Education Program. The vision of founder and executive director, Shelia George, has blossomed into the current health and wellness organization we have today. The awards ceremony will honor individuals and institutions that have supported us over the years through partnerships, collaborations and financial support. Many of these organizations are continuously working hard toward promoting prevention, wellness, organ and tissue donation awareness and transplantation in our community. Our celebrity waiters are leaders from our communities who work towards improving the health and wellness of our population. Tickets are available for $60.00 per person. Multi-level sponsorship slots are still available. Monies raised at this event will benefit the community outreach programs provided by Multicultural Wellness Network. Year Four Is Successful One For Lansing Autumn Fest Earlier this month thousands of fest-goers in Lansing enjoyed the unusual but wonderful warm fall weather during the 4th annual Lansing Autumn Fest. The Lansing Autumn Fest is an event that brings together the community of Lansing as well as surrounding areas to celebrate the season with fun for the whole family. The Lansing Association for Community Events (L.A.C.E.) organizes the event and brings together the many amazing groups, volunteers and sponsors that put so much time and effort into the making of the fest. The fest features several family friendly activities in the KidZone, with fun for children of all ages. There were games, karaoke, inflatables, crafts, face painting, fall decorating contests and live kid-friendly performances that brought lots of fun to so many kids this weekend. The adults had the opportunity to browse through the Market Place and see all the handcrafted and artisan items made within the area. Some adults participated in games of their own, playing in a vintage base ball game that took fest goers back in time to the 1800’s. The players and score keepers added to the experience by dressing in authentic vintage clothing and playing by early day rules. Another unique event to the fest was a special 5k run/ walk held in honor of Lansing’s fallen hero LCPL Philip Martini and a ceremony dedicated to all of our military heroes – our ser v ice men/women, veterans and their families. The ceremony was executed beautifully with a special remembrance of T.F. South graduates lost during the

There was not a dry eye in the crowd. And where there is a fest, there is great food and music! People found their favorite fall treats as well as tried food from local restaurants. A crowd favorite was the chili cookoff. Locals from the community showed off their culinary talents and fest goers got a chance to taste their delicious chili creations. The winners (the Chilli Williie team took first place) were chosen from a special panel of celebrity judges along with an award presented for the People’s Choice.

South Choir, Dance, and Theater teams. The Visible Music College showcased their musical talent at the fest, as well, with a fall concert and open mic night. Bands RockZilla, Dick Diamond and the Dusters and the Hillbilly Rockstarz played a variety of classic rock, alternative, metal and some country rock. What makes this fest so unique is the strong sense of communit y pride. In t he words of Debbie Wa itekus, chairperson of Lansing Autumn Fest, “Our goal was to bring back the hometown to Lansing”, and in seeing how successful the event was and what a good time was had by fest goers, it seems her goal was met. As a one of 15 lead volunteers, she could not be more pleased with the success of the fest and how great weather was. She and her fellow L.A.C.E. directors cannot thank the many volunteers enough for all their hard work to make this fest happen. The fest started just four years ago and has grown each year and has the potential to keep growing. CATHY & JIM HIGGINS Question: I graduated from college last year and decided to move in with my parents. Since then I have saved a decent amount of money and am now thinking about the economics of moving out. I believe that I will stay at my company, and therefore in the area, for about five more years. I like the idea of buying a house to build equity, but I know I won’t be able to complete the purchase of an entire home in five years. Should I be looking to rent, or do you think I could pull off making a down payment on a house and then selling it if I decide to leave in five years? Answer: You don’t need to pay for an entire house in five years. If you have a fixed-rate loan then each year some of the mortgage principal will be reduced, a process ca l led “a mor t i zat ion.” In addition, prices can rise and fall. When you sell, if the price has not changed, you will owe less on the mortgage and thus get more credit at closing. If the price has gone up, then you’ll take away even more from settlement -- less closing costs of course. Question: We recently signed a contract to purchase an existing home for $236,000. We were all set to sign but the appraisal

came in at $226,000. We have already paid t he $ 300 appraisa l fee, t he $75 pest inspection fee and the $300 home inspection fee. If we now back out of the contract because of the low appraisal what are our liabilities? Will the seller have the right to sue/demand damages? If so, what will be the amount? Answer: You need to see what the sale agreement says. It may say, for example, that the deal is off and your deposit must be returned if the appraisal is less than the selling price -- unless the sellers are willing to take a price cut. Why? Because a lender will only provide financing on the basis of the sale price or the appraised value, whichever is less. Speak with your broker for specifics. Over $700 was raised for the National Niemann-Pick Disease Foundation. Jessica Buikema, Public Relations Manager at Patti’s All-American,

organized the silent auction and was able to present Krissy and Roger Florkiewicz w it h a check for $733. M r. a nd M r s. Florkiewicz’s daughter Kailey, suffers from this debilitating childhood disease and was a student at Patti’s All-American. The money will be directly donated to the National Niemann-Pick Disease Foundation in honor of Kailey. Repair or “As-Is”? MIKE BUDER L a s t w e ek , I l i s te d a home t hat looked terrific, but the central air had come to the end of its functional life. Oh it powered on w it h its loud grinding motor, but it ’s cool i ng day s were obv iously over. I called out two of the area’s HVAC experts to take a look. I received two competing bids to replace the central a i r c ompr e s s or. T he cont r ac tor bid s w here enough money to make t he sel ler t h i n k about not replaci ng t he u n it and just selling the home with the AC “as-is”, with a disclosure that the unit was dubious. Now, that is option one. Doing the work and replacing the AC unit will cost the seller a bout $ 2 ,8 0 0. But my concern was that buyers, once they realized they would have to repair or replace the unit, would deduct a lot more than that from their offer. Over t he yea rs, I’ve not iced t hat most buyers overestimate what it will cost to fix anything that needs to be repaired or replaced in a home that they are considering buying. I will often use the example of t he bedroom doork nob t hat put a hole i n t he drywall. The seller knows that to repair the wall will take $10 in material and

an hour on a Saturday and that hole is history. But, when the buyer sees that hole “it’s a $500 hole”. Sel l i ng a home “asis” has the advantage of relieving the seller of the hassle of having to fix stuff and if the seller lives far away the hassle factor can be substantial. But there is a cost. In addition to the buyer overestimating t he e x p en s e of doi n g repairs, there is another c on s ider at ion . Bu y er s d o n’t s e e m t o m i n d spending money on things they can see-like remodeling a kitchen or buying new furniture. But doing repairs to systems or fixing structure issues m ig ht ju st send t hem running to find another place needing less work. One wise person once wrote – of the making of many book s t here is no end. However, there are some books that have staying power. I was given one of these books recently by one of my favorite people. The book is called ‘This Splendid Journey’ written by Joel Nederhood. Now that name may be familiar to some of you since Dr. Nederhood has dedicated h is l i fe to sha r i ng t he Word over the air waves of the Back to God Hour. ‘This Splendid Journey’ is a book to be enjoyed over 100 days since it comprises exactly 100 devotionals. As soon as I read the table of contents, I knew the pa ge s held somet h i ng special. Titles such as ‘Self Denia l Has Not hing To Do With Chocolate’ and ‘Gat her i ng Wood’ a nd ‘Shooting Stars’ just beg to be read. These and many more i nt r ig u i ng t it le s ma ke t his book one to keep close at hand – next to your favorite reading chair. If you are looking to get reacqua inted with real words on real pages – pick up ‘T h i s Splendid Journey’ by Joel Nederhood. You’l l f i nd yourself looking forward to being reminded of the truly important things in life.

In this age of electronic gadgets, words can now be displayed on little screens like phones, tablets, laptops and even watches. It seems l i ke people really like reading electronic words on little screens since practically everyone is staring down at their phone. Our moms told us to look both ways before crossing the street. Well these days you have to keep a sharp eye out just wa l k i ng dow n t he sidewalk. A ‘texter’ may just run into you. Twitter, Fa c e b o o k , e m a i l , t h e stock market, the weather and text massages all are t u r ned i nto elect ron ic words on little screens. These words so important in the immediate moment, however t hey soon become as old as ye sterd ay ’s he ad l i ne s. Electronic words and fish do not age well – both have a very short shelf life. A book on the other hand is a pleasure to be enjoyed at a slower pace. You need to prepare to read a book the right way. First f ind your favorite chair or couch. Then turn off t hat inferna l phone that beeps, rings, buzzes and dings. When you are c om for t a ble, f i nd t he page where you left off. (I go back and reread of few pages to get back into the story.) If you do it right, the words on the page come to life. But in other areas of life, such as the investment world, you may need to watch out for some seemingly scary entities. Here are a few of them: • The Horrendous Headline – Big, glaring head l i ne s r a rely of fer any comfort to investors. W het her it ’s p ol it ic a l squabbles at home, conf licts in the Middle East or t he debt cr isis in the eurozone, there’s always something happening that’s perceived as jeopa rd i zi ng t he stability of the financial markets. Yet these threats a r e of t e n o v e r b l o w n , a nd t he ma rket s have proven qu ite resi l ient for decades. Here in the United States, the most powerful economic engine in the history of the world has of fered investment opportunities as crises have come and gone. • The Terrible Tipster – He or she could be anyone – your neighbor, friend or relat ive. But w hatever t hei r or ig i n s, Ter r ible Tipsters have one thing in common: They like to tout “hot” stocks or “can’t miss” opportunities. The problem is that by the time you actually hear about a hot stock, it may already be cooling off. And the “can’t miss” opportunities often do i ndeed m iss. An Observer Comments WOODROW WILCOX On Friday, October 16, 2015, my friend Delano Scaife observed me for five hours as an assignment from his college professor. Delano works for the Lake County (Indiana) sheriff’s office. He was wounded and takes a college class while he recovers. The professor wanted him to observe a business person who was in some for m of sa les or marketing. I don’t really “sell” insurance policies at this insurance agency. But, I do “sell” the idea that this agency is unique because we “go the extra mile” to help our clients when something in the Med ic a re s y stem goes wrong and could hurt a client financially. I believe that good service is a great selling point in all sales and marketing. Delano obser ved me helping three clients that day. At t he beg i n n i ng of each meet ing, I introduced Delano and got permission from the client for him to observe. At the end of the day, I noted to Delano that one letter that I wrote for just one of the clients should result in a savings to the cl ient of about $1,500. Then, I listened to his

comments. “ Ye s . Yo u d o s a v e money for t he cl ient s. But, also, you save them st ress a nd a n x iet y. I n each case, I noticed that t he cl ient rela xed a nd was relieved to know that someone who knew the Medicare system very well was helping to resolve the problem,” he told me. I h av e not ic e d t he same thing. All the help that I gave these clients – and all clients – is FREE OF CHARGE.
