Beatniks on Conkey is glad to have Hammond Community Theatre back with their Christmas presentation, “The Christmas Spirit” a comedy by Fredrick Stroppel. Directed by Don Taylor. It’s early Christmas morning and Death has come to take Julia Dowling to the promised land but she’s not ready to go yet and she talks him into giving her a stay and invites him to Christmas dinner, something she hasn’t done in years. Now she has to round up the family, cook a traditional dinner and hopefully sway Death from taking her. Enter a broad array of characters from the grumpy older sister and henpecked husband, her musician son who is gay and doesn’t know it, his girlfriend a rising singer hopeful, the priest and a victim that Death brings with him. “The Christ mas Spirit” plays Friday a nd Saturday December 9, 10, 16 and 17 at 8:00pm and Sunday December 11 and 18 at 2:00pm, doors open 1/2 hour early. The Christ Our Sav ior Catholic School Drama Club presented “A Modern Day Christmas Carol” on Friday, December 9. A candle light dinner was served before the production. Literacy Program Seeking Volunteer Tutors Sout h Subu rba n Col lege i s seek i ng t utors a nd pa r t icipa nt s for t he Adu lt Volunteer Literacy Tutoring Program. The program is structured to train volunteers to become one-on-one tutors for adults in need of basic literacy skills. Instruction in basic literacy includes the development of phonetic reading skills combined with communication skills. SSC is encouraging resident s to ta ke t h is oppor t u n it y to volunteer as a tutor or encourage someone you know to take advantage of the free program. New Year new Beginnings! There will be new tutor training sessions taking place at the Main Campus on January 17th, 19th, 24th and the 26th of 2016. The tutor training is an 18-hour program that culminates with literacy training certification. Once certified, the tutors will go out to visit their adult learners at locations in or near their neighborhoods. Tutoring sites have already been established at the following locations: Acorn Public Library, Oak Forest; GlenwoodLynwood Library; Harvey Public Library; Phoenix Public Library; Calumet City Public Libra r y; Gra nde Pra irie Libra r y, Ha zel Crest; Homewood Public Library; South Holland Public Library; South Suburban College Library, Main Campus; Oak Forest Center Library, Oak Forest; Lansing Public Library; Dolton Public Library; Riverdale Public Library; Markham Public Library and Midlothian Public Library. Tutoring is
scheduled by the availability of the tutors and the learners, and the availability of space and hours of the tutoring sites. I l l it e r a c y i s a n i s s ue t h a t c a n b e debilitating in so many ways for adults who never received the proper instruction. Adults who are unable to read have a much more difficult time with many daily activities that others may take for granted, along with a clear disadvantage in today’s competitive job market. Houses in the area seem to be selling quickly and it seems like the house is well priced. On the other side of the house is an area with a sewage lift station encased in a brick building. It seems that people are not comfortable with the lift station beside the house, although the lift station does not look unsight ly in the least, especially since it is encased in the brick building. What can we do to make the home sell faster? Answer: The first step is to ask your broker how long it takes to sell a typical property in your sub-division. It may be that you need to do nothing to accelerate the sale. Sometimes it just happens that even with a great location, a terrific house and a wonderful price, homes do not sell instantly. Is the lift station loud? Are there odors? Does it attract trucks for maintenance? Are there safety concerns? If so, contact the town and ask for help. In my area electrical sub-stations are often housed in what look like brick homes. Few people even realize what they are. Have some patience. If your home is priced properly, in time it will sell.

Lord, Give Me What I Want! ANNA M. CAISON Sometimes God gives His way ward children what they ask for. Take ancient Israel for example in the days of the Prophet Samuel. The people no longer wanted God to govern them, they wanted a king to rule over them like the nations around them. Even after Samuel warned them of the cost (losses) they would incur in having a king they still demanded they be given a king. So, the Lord told Samuel to give them a king. The moderator, a Christian, gave the following analogy of the two front runners. He compared Obama to a sober Christian surgeon who lacked the practical experience of his opponent, McCain, whom the moderator compared to a drunken non-Christian surgeon. In an emergency, the moderator said he’d choose the drunken experienced surgeon over the sober inexperienced surgeon to operate on him. Well, for the 2016 election, God has given us just what the moderator (and those who believe like him) asked for. Pondering My Blessings MIKE BUDER In my first year or two in the business (early 80’s) a young couple wanting to buy their first home wa l ked into ou r of f ice looking for an agent to help them. That was my f loor time day, so I was happy to talk with them. They looked and seemed young – and they were – not even twenty yet. They were ex pect i ng t hei r first baby and were such a nice young couple. The young man was such an earnest guy wanting to find a home for his wife and soon to be 1st child. We talked for sometime and it was clear to me they couldn’t afford much. Our normal sale at that time was between $40,000 and $60,000 and I knew they were not going to be able to afford anything in our local market. They loved the area but it just wasn’t possible by a long shot. But I didn’t want to burst their bubble at that point because maybe they had some fol k s t hat cou ld help them out. I set the young couple up with a lender to get qualified and suggested that they call me once they knew what their budget was going to be. Several days later the earnest young man called me back and was proud a s he cou ld be to say they could afford to buy a home around $15,000. I had no idea where to find a home in that price range in our area since it just didn’t exist in our market. The young man said he drove by a home in a mobile home park some miles away and saw a home priced at $14,000, could they see it today? I was a bit taken back as I’d never sold a mobile home before and wasn’t sure at all what that was all about. I took a moment to ta lk w it h my broker (my Dad at the time) and he assured me we could
ha nd le a mobi le home sale. So off I went to look at this tiny home with the couple! They fell in love with it and saw it as their 1 st ca st le ! I remember thinking-How cool is this! We wrote up a contract on the spot and proceeded to move for ward. But… a ll heck broke loose as it wasn’t so easy to find f ina ncing for a mobi le home of this size and age. Somehow we made it all come together. This young couple was so g ratef u l to have someone ca re enough to see it through with them. Over the years, this couple has bought and sold many homes and referred other clients to me. On the day we closed, I became so aware that it didn’t matter so much as the price of the home but rather helping a truly sincere couple find their “dream home”. It was a big gift to both of us. To this day I’ve never run across quite a not her scena rio like this one but I’ve never forgotten it. As our local market took a dive from 2007 til 2013, I’ve been able to help many folks t h roug h some pret t y tough times and I’m glad t hat I could rega rdless of whether or not the big checks followed at close. I knew I had the skill and experience to help folks in need and honestly I have been personally blessed and am thankful for each and every deal. This can be a helpful tool for organizing your ac t iv it ies i n t he nea r future – but have you ever thought of developing a “to do” list for long-term goals, such as a com for table retirement? If not, you may want to think about it – and here are a few listworthy items to consider: • Examine – and re-exa mine – your pla nned ret irement age. You may have long counted on retiring at a certain age, but are you sure that this goal is the best one for your overall financial situation? Think about it: If you like your job, and you stayed at it for just a few more years, you could significantly boost the funds in your 401(k) or other retirement plan, and you might even be able to delay taking Social Security, which, in turn, would result in larger monthly payments. • Put a “price tag” on your retirement lifestyle. When you retire, do you want to travel the world or stay at home pursuing your hobbies? Will you truly retire from all types of work, or will you do some consu lt i ng or ta ke up part-time employment?
