The earth is now tilting back towards the source of all light, heat and sun tans. Since the days are get t i ng longer a nd t he nights shorter, this day marks the victory of Sun over the darkness. New Year – New Agent? MIKE BUDER Meet the new agent… same as the old agent… of course this is a play on “meet the new boss, same as the old boss.” What I a m add ressi ng here is that many people think cha ng ing rea l estate agents will help a listing that is not selling. They think one agent is a good a s a not her, s o i f one doesn’t “perform” then we just move onto the next. Commoditization of the work force seems to be the order of the day – so it is somewhat natural that buyers and sellers would treat real estate agents the same way. Somet i mes cha nge can be a good thing. If your agent isn’t doing a good job marketing your home, bringing in a new agent may be the answer. But in other cases, and perhaps more often than not it will make little to no difference in the final outcome. One dirty little secret of real estate is that an agent has a very limited abilit y to inf luence the final sale price. Agents c a n help y ou ge t t he most that the market will a llow…but beyond t hat they are at the mercy of market forces. The notion that a real estate agent can beat the bushes and pull out the ONE buyer willing to pay a premium for your home because of its special features is stuff of urba n legend. Look at it t his way: If Ford automobi les have gone down in price by 10%, can a Ford dealer realistically be expected to move them

for their original price? The answer is plainly no. And although there are no two houses identical, the ability of the agent to defy market forces is simply not there. You actually have to sell your house 3 times. Once the buyer says “yes” the home still has to pass muster with the inspector as well as the bank appraiser. So even if you find a buyer willing to pay $120,000 on a $100,000 value, there are several more “decision makers” in the mix that can kill the deal…and these decision ma kers a re not buy ing with their hearts-for them it’s all about the bottom line. So unless you find a cash buyer t he home will have to pass muster with the bank. The banks w i l l not f und a loa n if the home is overpriced. Ho l d i n g o u t f o r t h a t higher price, will get you less in the end. Re-listing with another agent under t he s e c ond it ion s w i l l accomplish nothing.
