CATHY & JIM HIGGINS Question: I am going to be 79 years old next month and I would like you to sell my home and find me a Ranch style duplex home. I have always paid my bills on time, so I believe my credit is good. But I am concerned if I will be able to obtain a 30 year mortgage or is there an age limit from preventing me from buying again? Answer: Under the Fair Housing Amendments act of 1988 the provision of mortgage financing cannot be denied on the basis of age. Lenders, however, can require that all applicants, regardless of age, meet the usual standards for income and credit needed for a given loan program. There are people in their 70’s, 80’s and perhaps 90’s who can easily qualify for a mortgage based on their finances. The test in such cases is not the calendar, it’s the ability to meet all applicable mortgage requirements. Congratulations on your decision to find a new home! The excitement of getting a new home is ageless. Question: I’m interested in buying a house

that’s being sold directly by an owner. He has asked me to send him an offer. I don’t understand what he wants. Is he requesting a residential purchase agreement or a dollar amount? Answer: Hold On. STOP. A real estate offer is a complex document which reflects many considerations. For instance, do you have the right to a home inspection satisfactory to you? What kind of title are you getting? Who will hold your deposit? When is closing? Is your purchase contingent on selling your current home? Who gets the washer and dryer? Etc. Protect your interests. JOSH BOOTSMA Do you have faith? The Bible tells us it is faith alone in Jesus Christ that saves, but what does that mean and how do we know if we have it? I’ve heard it said that faith has three steps: cognition, conviction, and confidence. Think for a moment of an alien that comes to earth and has never seen a stool before. To explain a stool to him, you’d start by describing the materials it’s made out of and how its construction allows it to support a large amount of weight without collapsing. Slowly, the alien begins to understand what the stool is. That’s cognition. Then, you sit on the stool and it doesn’t collapse. You stand and jump on it and it remains solid. You explain that you’ve sat on this stool for years, and it’s always supported your weight. The alien believes you, and believes in the stool’s ability to hold weight. He now has conviction. The last step is confidence. The alien won’t be fully confident in the stool until he has sat on it himself. He does so and it holds him. He now has confidence. With cognition, conviction, and confidence, the alien now has a well-rounded faith in the stool. Where are you at in your faith? Are you cognizant of what Jesus Christ has accomplished? Do you know that He bled and died so that you and I can be saved from the punishment our sins deserve? That’s step one. Do you believe that Jesus died for you? Are you convicted of your sin and truly believe that He can save you? That’s step two. Have you lived your life in reliance upon God and His promises for you? Have you plunged into the depths of Jesus Christ’s love for you? Do you trust that God truly knows you and has a plan for your life? That’s the final step. A 3-C faith is beautiful, and more than your faith in a stool, your faith in Jesus is a relationship — a beautiful, loving relationship. The Lord will help you develop your faith if you only ask. CHRISTMAS AND FROSTY ENJOYING A LATE SUMMER BACKYARD OUTING. Like most people who sat out the yearlong pandemic, our dogs were/are very important part of our lockdown. We have a 14 year old Bishon named Frosty and a 5 year old Lasa/ Bishon mix named Christmas. We bought Frosty from a breeder in Dyer and we adopted Christmas as a ‘rescue’ from the Calumet City Animal Control. Both dogs are lovable companions, more like family, really. They sleep in our bed and are around us at all times, especially when we are snacking in front of the television (which is way too often, unfortunately). They frolic in the yard and chase the birds and squirrels and Frosty sleeps a lot given his age. I can’t imagine living without a dog in my life. I have a picture of me at 15 months in my playpen with my dog Fluffy, a white mixed breed. I’m holding my bottle and Fluffy is looking at me for a sip. If I can find it, I will post on line. These dogs are a lifetime (theirs) commitment. Thats why the adoption agencies call them ‘forever’ homes. We hope you love your dogs/pets as much as we do ours! *** CALUMET HISTORICAL SOCIETY PRESENTS DIXIE HIGHWAY IN ILLINOIS: On Sunday September 12, 2021 starting at 3 p.m. author James Wright will take us on a digital tour of The Dixie Highway in Illinois from Chicago to Danville. In 1915, Carl Fisher helped form the Dixie Highway Assocation to create the first fully paved road system from the north to Miami, Florida. Several towns in Illinois wanted to be on the highway route including Blue Island, Posen, Hazel Crest, Homewood, etc. By 1921, 136 miles of paved roads were complete with concrete or brick. In 1927, DHA disbanded, and the roads became owned by the state or local government. Today south of Chicago Heights, some of Illinois’ Route 1 follows the original Dixie Highway. CCHS is located at 760 Wentworth Avenue, Calumet City. For information call 708-832-9390 ***

THE HOLY FAMILY STATUE FROM ST. COLUMBA NOW AT ST. FLORIAN--Or rather, “Christ Our Light” parish in the Hegewisch neighborhood of Chicago. As most Catholics in the Chicago Archdiocese know, the “Renew My Church” program has concluded in Chicago and the south suburbs for the most part. In that, the church fathers decided there were too many unused or underused churches still being open and serving too few faithful. So, after much soul searching, meetings and polling of parishioners of given churches, some were phased out in lieu of a single church that would serve the needs of local residents in a given area. In the Hegewisch and Burnham those churches’ included St. Columba now owned by Chicago Public Schools, and Mother of God Church in Burnham, Illinois Both St. Columba and MOG have closed. St. Florian or “Christ Our Light” is the church now open for worship in the Hegewisch/ Burnham neighborhood. As an attendee at Mass Sunday September 5, 2021, the assemblage was apprised by St. Florian/COL Pastor Dave Simonetti that the new items decorating the altar and front of the church included the tabernacle, the altar chairs, and the Holy Family Statue from St. Columba. Also on the altar was the cross from Mother of God. All beautifully refurbished and artfully arranged in the church. In another picture we have a full view of the beautiful St. Florian/COL depicting the new arrivals. ***

Speaking Of Seniors

Financial Advice Column

Saved C.P. Client $1,272.92

Help grandkids prepare for the future

WOODROW WILCOX On the morning of September 2, 2021, the wife of one of our clients brought papers regarding a medical bill for $1,272.92. The client is a senior citizen from Crown Point, Indiana. I took the papers but was helping another client at the time. In the afternoon, I reviewed the medical bill and worked on the case. With some editing to protect the privacy of our client, here is the letter that I sent to the medical firm that sent the FALSE BILL to our client. Our client sent to our firm two bills from your firm for our review. The two bills were prepared and sent on 07/23/2021 and 08/20/2021. The bills are for the same balance. The bills seek a balance of $1,272.92 on Account Number XXXXXXXXX for services rendered on 04/09/2021. THE BILL IS FALSE. I phoned the client’s Medicare supplement plan insurance company to learn what it knew of this bill/claim. It reported that of the original billed amount, Medicare approved only $170.10. Medicare paid $136.08. The secondary insurer paid your firm the balance of $34.02 on 06/30/2021. Payment was made by virtual credit card. The verification token number is XXXXXXXX.

Your firm totally ignored your obligation to abide by Medicare rules when you failed to discount the Medicare disallowed amount and tried to falsely bill our client the entire balance without obeying Medicare rules. Also, your firm failed to collect and credit the payment from the secondary insurer. Maybe you need to find a more professional billing firm. If you need help to find and credit the payment from the secondary insurer, you may phone either XXXXX at 855-XXX-XXXX or the secondary insurer at 800-XXX-XXXX. Do not bother our client about this false bill any more. All the help that I gave this client was FREE OF CHARGE. This insurance agency “goes the extra mile” to help our clients with such Medicare related medical bill problems. If your insurance agent or agency does not give this high level of customer service, why not switch to use our insurance agency? Note: Woodrow Wilcox is the senior medical bill case worker at Senior Care Insurance Services in Merrillville, Indiana. He has saved clients of that firm over two million dollars by fighting mistakes and fraud in the Medicare system. Also, Wilcox wrote the book SOLVING MEDICARE PROBLEM$ which is available through bookstores and online.

Christians Against Poverty

Income Inequality & Credit Cards NANCY ZEKVELD While you may think that credit cards help you, we have seen they actually keep you poor or moving towards poverty. The reality is that the payment system in the U.S. only rewards those who use credit cards a lot and pay their bills on time; if you are not doing this, you are actually subsidizing the benefits received by the financially well off credit card user. Credit card companies make money off those who are unaware. They do this through fees and interest on balances carried and they reward the financially fit card user through tax free benefits that you know as points, perks, cash back, rebates or rewards. The main reason is that the payment system in the U.S. does not distinguish between the ways a consumer pays for a purchase. The merchant does not charge different prices for an item depending on the payment source. The credit card user that carries a balance does not have a great card with a low interest rate or lots of rewards. Offers that actually contribute to redistribution of income in favor of the well to do credit card user. You actually add to the problem of income inequality when your inability to use a credit card as it should be used moves money to those who are financially fit. If you are in a situation where you rationalize that you must use credit cards to keep afloat, you need to take a close look at how to live based on your actual take home pay. Your

paycheck will not keep pace with the growing cost of living in the U.S. Changes are being made now that may begin to address this, however none of us are in a position to give up our money to the well to do consumer. Perhaps that is a good way to begin an honest look at your credit card use. The CAP Money Course can be a perfect vehicle to help you determine how to keep yourself afloat and excel at taking care of yourself. Additionally, it can help you assess if you might benefit from the credit counseling help offered by CAP to get out of debt quickly and move toward financial independence and control. CAP Money is a simple budgeting course that includes three sessions that teach you to build a budget and acquire basic financial management skills. Sign up for the next local course held at Covenant Fellowship Church in South Holland. Course dates: Sept. 29, Oct. 6 and 13 starting at 7pm. Contact Nancy 708 527 4844 or capamerica. org/capmoney. Nancy is the South Suburbs CAP Debt Center manager in partnership with Covenant Fellowship Church in South Holland. Wife of Pastor Richard Zekveld and mom to Anton, Annika, Autumn, Augustin, and Adamina. Nancy loves to connect with her community through Christians Against Poverty.

SUBMITTED BY PATRICK ZAMKIN If you’re a grandparent, you don’t need Grandparents Day, observed on Sept. 12, to remind you of the joys of having grandchildren. Yet, you might want to use this day as an opportunity to think about ways to help provide for your grandchildren’s future. The type of gift or support you provide will be different at various stages of your grandchildren’s lives. Here are a few suggestions: When they’re born… Open a 529 plan. It’s never too early to start saving for college or other types of advanced education. To help your grandchildren meet these costs, you could invest in a 529 education savings plan, which offers potential tax advantages if the money is used for qualified education expenses. If the grandchild for whom you’ve established the account ends up not using it, you can change the beneficiary to a qualified family member of the original beneficiary. (Be aware, though, that a 529 plan could affect your grandchild’s financial aid prospects.) If your grandchild doesn’t go to a college or university, a 529 plan can also pay for expenses related to apprenticeship programs offered through trade and vocational schools and registered with the U.S. Department of Labor. When they’re children… Open a savings account. It’s important for your grandchildren to develop good financial habits – and one way you can help is to open a savings account for them and encourage them to contribute to it. You might even offer an incentive, such as matching their contributions, either in whole or in part. Consider shopping around for a high-yield savings account that’s free to open and charges no monthly maintenance fees. Establish a custodial account. You may want to introduce your grandchildren to the world of investing by starting a custodial account (known as UGMA or UTMA) in their name. You can put most types of investments, such as stocks and mutual funds, inside this account and track their progress along with your grandchildren. Children often enjoy learning about investing – and they may like owning shares of companies that make familiar products and services. The earnings generated by these investments can have tax implications, so you’ll want to consult with your tax advisor before opening the custodial account. And you can’t hold onto this account forever – once your grandchildren reach the age of majority, they gain control of the account, so they can do what they please with the investments. When they’re young adults… Help with the down payment on a home. Once your grandchildren are out in the world, they may well want to become homeowners. And, as you know, it can be challenging to come up with a down payment, so, if you can afford it, you may want to help in this area. You’ll be doing your grandchildren a big favor, because home ownership is a key element in building wealth. Provide financial guidance. As your grandchildren join the working world, they could benefit from advice and guidance on various issues, such as setting short- and long-term goals, managing their 401(k) plans and choosing an appropriate investment mix. So, consider making an appointment for them with a financial professional. By helping your grandchildren at different points on their road through life, you can make their journey more pleasant – and, in the process, you’ll gain a lot of satisfaction. CAUTION: Affordability Curve Ahead! MIKE BUDER From the beginning of 2020 through today the steady rise of home prices has been for the most part great and sustainable. Interest rates have been historically low and personal incomes have been rising along with jobs growth. The supply of homes available for sale remains a bit too low considering millennials and generation Y are now hitting their prime home-buying years. Focusing forward, the pace of price escalation we have seen this past year is not sustainable – this is an objective mathematical certainty. Affordability becomes the issue as the average selling prices of homes are rising faster than the pillar metrics can keep up with. Wages are not rising proportionally. Interest rates have been skirting along the floor level for a couple years now and can’t slide any lower considering inflation is running at its fastest pace in over a decade. In short, affordability metrics are moving in the wrong direction. As Realtors, we could start seeing this back in May, when we noted the sticker shock that was hitting the faces of prospective homebuyers. There are a couple important factors pushing up prices that will probably soon dissipate. The pandemic has been the biggest of these. COVID-19 initially sent city-dwellers scampering for a way out of the city and into the suburbs. Many big city employers embraced and promoted the zoom economy into full swing. It’s hard to gauge how much of the work-from-home trend will have staying power once COVID-19 financially recedes as a national health concern. But certainly enough companies are still riding the remote work train to keep motivating a large demographic of people to

seek homes in the suburban and rural area. Another reason our area’s experiencing one of the fastest growing sales paces in the country is because the Midwest has the lowest average selling prices of any region in the U.S. and folks are begging for anything affordable, anywhere. We are already seeing one of the ripple effects of home prices that are rising to fast…People stop wanting to pay them. Some prospective buyers have shrugged and continue to rent, semi-content to wait and see if prices will come down. This is a powerful factor given that most of us remember, not too long ago when house prices went down…a lot! The ingredients that caused the big crash back in 2007 through 2009 are not in place now, so it’s a very remote possibility that a similar outcome could unfold today. Today’s mortgages are way more vetted and no longer issued without income verifications. The government standards put in place by the country’s biggest lenders make a pretty sturdy firewall against worst case outcomes. It’s always good to keep an open mind when dealing with something unprecedented as COVID-19. There’s also no precedent for all the stimulus and intervention we’ve had over the past couple years and the possible effects they might have on inflation and mortgage rates. If you are looking to buy or sell real estate call Mike Buder at RE/MAX 2000 708418-4444, E-mail: mikebuder@remax. net, Website: www.BuderHomes.com, or Facebook Friend-request Mike Buder. Wallflower A wallflower is someone with an introverted personality type who will attend parties and social gatherings, but will usually distance themselves from the crowd and actively avoid being in the limelight. The name itself derives from the eponymous plant’s unusual growth pattern against a wall as a stake or in cracks and gaps in stone walls. “Wallflowers” might literally stand against a wall and simply observe others at a social gathering, rather than mingle. This could be due to anxiety, shyness, lack of social skills or self-esteem.

A little planning goes a long way to ease the process of restoring your life in the wake of a disaster. In honor of National Preparedness Month, COUNTRY Financial offers the following tips to be ready in the event of an emergency: 1. Talk with your insurance rep to review your current coverages. Are your current insurance coverages adequate for your needs? A regular review with your insurance rep can help you to learn more about what your policies currently cover and what they don’t, so you can make necessary adjustments to ensure you’re adequately covered should a disaster occur. This is also a great time to share any lifestyle changes or updates in financial priorities. If your family has grown, if you’ve made improvements to your home or you’re looking for ways to save, you may need to adjust your coverages. 2. Take a video inventory of your belongings. This is one of the most worthwhile ways to spend 10 minutes! Think about all of the belongings you currently have in your kitchen cabinets, closets, garage, etc. Could you list all of them from memory? This is why taking a video inventory of your belongings is so important. If a home fire or other disaster strikes, you’ll have a current log of items to provide to your insurance company. Tips for taking a video inventory: Use narration. You might feel silly talking over your video, but it’s so helpful. While you’re recording, be sure to describe what we’re looking at. The more detailed you are during your video shoot, the better. Record everything. This might seem obvious, but you need to capture everything you own. It sounds overwhelming, but if you take it one room at a time, you’ll be done in no time. Break up the videos and create one for each room can make the process easier. Don’t forget places like your garage, attic or shed, if you have them. Capture (some) serial numbers. For bigger ticket items, like

electronics, point the camera at the make, model and serial numbers and narrate that information over the video as you record. This will help ensure you’re reimbursed for the same product (or for one of equal value). 3. Save for emergencies. It’s no secret that life can hit at the most inopportune times. Do you have enough saved to cover your insurance deductible, or to evacuate should a natural disaster occur? In some extreme cases, you may need to have cash on hand if card readers are down. Ideally, you should have 3 – 6 months’ worth of expenses in an easily-accessible account such as a savings account. COUNTRY Financial’s budget worksheet can help you determine how much you’ll need to save. From there, set a weekly savings goal and make adjustments to your current budget as you build your emergency fund. Cook County Sheriff Thomas Dart Launches Missing Persons Project COOK COUNTY, IL – To prioritize long unsolved cases of missing people, the Cook County Sheriff’s Office has launched the Missing Persons Project, Cook County Sheriff Thomas J. Dart announced at a press conference today. The new project will provide resources dedicated to the search of people who have been missing for three or more years, with an initial focus on missing women. These resources include investigators who are assigned to help with unsolved cases and work closely with local law enforcement agencies. “These are incredibly challenging cases to solve and behind each of them are family and friends just left devastated and worrying with no answers,” Sheriff Dart said. “The families of these missing women deserve the public’s attention and help in trying to find answers.” The project will highlight cases that have often lacked widespread media attention. The cases will also be featured on the Office’s new Missing Persons website and on the Office’s social media channels in an effort to generate tips.
