The CAP Money course has been referenced often in CAP columns. It is a tool to begin to move toward good money management practices that will affect your quality of life and that of your family. Regardless of whether you will leave any financial assets to your family, good money management practices are a financial legacy because you will have equipped your family with habits that will allow them to thrive under the cost of living. While the course goal is to move participants onto a cash basis rather than credit assisted living, once you learn the basics to budgeting you will be able to take advantage of using credit wisely ( if necessary) as well as living within your means. Understanding how your budget looks and whether it is sustainable (given your take home pay), will make it easier for you to decide if you need further help in CAP debt counseling in order to get back to “square one”. Even after creating a budget you may find you need professional help to get out of a negative financial situation. This help will allow you to move forward having learned the skills needed to stay out of debt. Good budgeting practices can be as simple as allocating to needs (non-negotiable items necessary to live), wants (negotiable, nonessentials) and savings (which include funds for unexpected bills, a future purchase, or for
debt pay down). Budgets have to be revisited, reviewed, and adjusted to factor in changes that affect your income or bills and they have to be sustainable and reasonable. As you move along the learning curve, control of your finances can open up opportunities that were not available to you before. Cash on hand in your checking accounts, savings, and a history of responsibly paying for what you owe will result in opportunities that are typically not offered to those in precarious financial positions. This can become important if you are considering major purchases like a car or a home or taking advantage of refinancing a home. Participating in a CAP Money course will help you reach your financial goals. CAP Money course begins Wednesday, Jan 19 at 7pm. There is no charge. Join me for this three session course (Jan 19, 26th and Feb 2). All are welcome. capamerica.org/capmoney to register or call me: 708 527 4844 Nancy is the South Suburbs CAP Debt Center manager in partnership with Covenant Fellowship Church in South Holland. Financial Advice Column
What to Know About Early IRA Withdrawals SUBMITTED BY PATRICK ZAMKIN While you’re working, you may be contributing to an individual retirement account (IRA), which can provide a taxadvantaged way to save for your future. So, is it ever a good idea to tap into your IRA before you retire? Ideally, you should leave this account intact until your retirement. After all, you could spend two or more decades in retirement, so you’ll need a lot of financial resources. Still, life is unpredictable, so there may be times you’ll consider taking money from your IRA. You’ll need to be aware, though, that if you withdraw funds before you turn 59½, you will generally trigger a 10% penalty. Plus, you’ll be taxed on whatever you take out, thereby losing, at least in part, the benefits of tax-deferred earnings offered by a traditional IRA. (With a Roth IRA, you can withdraw your contributions free of taxes and penalties, but the earnings may be taxed and penalized if you take them out before you’re 59½.) If you need to withdraw funds from your IRA before you’re 59½, you may be able to avoid the 10% early withdrawal penalty if you meet an exception, such as one of these: Paying for college – You are allowed to take penalty-free withdrawals to pay for tuition and other qualified higher education expenses for you, your spouse, children or grandchildren. However, since the withdrawals may be considered taxable income, they could reduce the student’s eligibility for financial aid. Buying a first home – You and your spouse can each withdraw up to $10,000 from your respective IRAs to buy your first home. To qualify as a first-time homebuyer, you (and your spouse) need to have not owned a home for the two years preceding your home purchase. Having a child – Following the birth or adoption of a child, you and your coparent can each withdraw up to $5,000 from your respective IRA without paying the 10% penalty. Covering medical expenses – You may be able to avoid the early withdrawal penalty if you use the money to pay for unreimbursed medical expenses (for you, your spouse or dependents) that exceed 7.5% of your adjusted gross income. You may also qualify to take a withdrawal without penalty to pay for health insurance premiums if you are unemployed. In the case of a disability, the 10% early withdrawal penalty also may not apply. These aren’t the only exceptions to the 10% withdrawal penalty, but they do cover many of the common reasons that people may consider an early withdrawal from their IRAs. And if you do need to take an early withdrawal, consult with your tax advisor to determine your eligibility for avoiding the 10% penalty. Keep in mind, though, that you do have ways to potentially reduce the necessity of withdrawing from your IRA early. One proven technique is to build an emergency fund containing at least three to six months’ worth of living expenses, with the money kept in a liquid account. You might also consider opening a line of credit. A financial professional can help you explore other options, as well. Ultimately, if you can leave your IRA intact until you retire, you’ll be helping yourself greatly. But if you do need to tap into your account early, at least be familiar with the possible drawbacks – and how you might avoid them. Prayer to the Blessed Virgin
(Never known to fail.) Oh, most beautiful flower of Mt. Carmel, fruitful vine, splendor of Heaven, Blessed Mother of the Son of God, Immaculate Virgin, assist me in my necessity. Oh, Star of the Sea, help me and show me, herein you are my mother. Oh Holy Mary, Mother of God, Queen of Heaven and Earth! I humbly beseech you from the bottom of my heart to succor me in this necessity. There are none that can withstand your power. Oh, show me herein you are my mother. Oh Mary, conceived without sin, pray for us who have recourse to thee (3x). Holy Mother, I place this cause in your hands (3x). Holy Spirit, you who solve all problems, light all roads so that I can attain my goal. You who gave me the divine gift to forgive and forget all evil against me and that in all instances in my life you are with me. I want in this short prayer to thank you for all things as you confirm once again that I never want to be separated from you in Eternal Glory. Thank you for your mercy toward me and mine. The person must say this prayer 3 consecutive days. After 3 days, the request will be granted. This prayer must be published after the favor is granted. MTM

“Remember The First…”
Great Design
MIKE BUDER There’s just something special about the firsts in life, whether it’s a first love, first car, or your first home. Elvis Presley, the king of rock and roll, said “The first car I bought was the most beautiful car I’ve ever seen. It was secondhand, but I parked it outside my hotel the day I got it…I sat up all night, just lookin’ at it.” Life is unpredictable. We may stand with our first forever, or we may in time move on to newer and better friends, cars or homes. And yet the heart and mind will always reserve a special place for romantic memories of our first. If you’re ready to experience the thrill of becoming a first time homeowner here are some helpful guidelines…smart buyers will always prioritize getting pre-approved for financing before taking any other steps. Granted, completing mortgage paperwork is not as fun and gratifying as searching for homes online, touring properties and visiting open houses. But your new home should be your refuge from the stress of life, not the source of your stress. Pre-approval will help you establish a realistic buying budget that considers all of your housing expenses including taxes, insurance, utilities and if applicable, association fees. Being budget wise will help you shop smart and minimize financial stress in the long run by keeping your monthly housing expenses within reach. Once you’ve got your housing budget determined and financing pre-approved, it’s important to shop effectively because attractive properties can go off the market before you’ve even seen them. Leverage technology to make your search quicker and more effective. Start by viewing MLS listings and saving searches on a quality real estate search tool. Focus your search on properties that have the features you need and are within your pre-approved price range. A good site will
allow you to target very specific areas, it will accurately list only currently available properties, and will offer you the option of automated email updates. Next, meet with licensed real estate professionals and establish “buyer representation” with one whom you are comfortable. This will commit the Realtor to the fiduciary responsibilities of confidentiality, full disclosure of any knowledge that might benefit you, loyalty, lawful obedience and protecting and promoting your interest as a buyer, first and foremost. Like a matchmaker, your Realtor will bring professional power to the search and help you find homes you may not have been able to find on your own. Further, they can help you obtain valuable information on the home’s condition, location and site, provide advice on market conditions, current prices and issues that may impact later resale values, and they can help you negotiate the best price when you do place an offer. All this shouldn’t cost you anything to avail yourself of their services as a buyer, because the buyer’s agent’s commission is usually paid by the seller. Becoming a first time homeowner can change your life dramatically, like falling in love for the first time. Find a matchmaker who will help you find a first home that you’ll remember forever. If you’re looking to buy or sell real estate call Mike Buder at RE/MAX 2000 (708) 418-4444, E-mail: HYPERLINK “mailto:mikebuder@remax.net”mikebuder@remax.net, Website: HYPERLINK “http://www.BuderHomes.com”www. CATHY & JIM HIGGINS Question: After taking the last walk-through tour I closed on my house. Everything seemed fine. All the upgraded appliances (Stove/oven, Microwave and Dishwasher) were installed. I was handed the keys to the house the next day at about 4 PM. I did not go to inspect the house on the day of settlement but the next day when I went to the house at about 6.30 PM all the appliances (stove/oven, microwave and dishwasher) were gone from the house. I filed a police report. The officer inspected the house and found out that there was no sign of a break-in, no windows were broken or unlocked and all the locks were intact. He made a report but also suggested that I talk to the builder. So the next day I went and talked to the builder at the office. He simply told me he did not have any key to the house and its bad luck that all the appliances are stolen. What can I do? Answer: The problem here is that buyers are best served with a pre-closing inspection right before settlement -- minutes before if
possible. Had such an inspection taken place it would have been the builder’s responsibility to deliver any missing appliances. In this situation it is likely that you have homeowner’s insurance to cover such events so speak with your insurance provider. You should have serial numbers from the builder that can be provided to the insurance company. You are plainly the victim of a crime. Before going further ask the police to check the property for fingerprints and other evidence. Also, ask if there have there been similar incidents in the new home community where you bought or at other new home properties. E-mail us your Real Estate questions at Cathyah@aol.com. Defendants,
On November 23, 2021, I reviewed a medical bill for a client from Cedar Lake, Indiana. The small bill was from a hospital in Illinois. I don’t think it sent the bill with an intention to cheat our client. Big firms often have the problem of “the right hand not knowing what the left hand is doing”. In this case, it looked like the hospital overlooked a legal obligation to give our client a small discount. But I had to write to remind them about the discount because otherwise the hospital said on the bill that they would give the account to a collection firm if it was not paid. The discount was only $9.30. If no one reminds the hospital of its obligation, then thousands of patients will be charged more money because the discount obligation is being ignored. I wrote a letter to protect our client and help thousands of other people that I don’t even know. With some editing to protect the privacy of our client, here is the letter that I sent to the hospital. Our client sent to our firm a bill from your firm for our review. The bill seeks a balance of $9.30 on Guarantor Number XXXXXXX for services rendered on 06/XX/2021. I phoned the client’s Medicare supplement plan insurance company to learn what it knew of this bill and claim. It reported that your bill is in error because of a legal obligation
