Real Estate Questions & Answers CATHY & JIM HIGGINS Question: My home is currently for sale. We are getting a lot of showings, but don’t think my real estate agent is doing enough to get these buyers to write an offer on my home. What is your opinion? Answer: Not quite sure what the problem is here. Your Realtor is marketing your home properly because you are getting a lot of showings. In order to sell your home, you need buyers to see it. You said: “Doing enough to get the buyers to make an offer on my home?” A good real estate agent should answer all the buyer’s questions, point out the negatives and positives, but allow the buyer to make the final decision on a particular home. There should be no coercion by the agent. The only problem I see is if you are getting a lot of showings with no offers, then your home price is probably too high. For example, if you go to the clothing store and are looking to buy

a sweater and find that a similar sweater is less expensive and a better value at another store, you are going to that other store to buy it. Same goes with a home purchase. Buyers will purchase the home they feel offers the best value. The home with the best value will sell before the other homes. I would suggest stopping the blame game and sit down with your Realtor and look at how your home’s Value compares to other homes for sale. E-mail us your Real Estate questions at Cathyah@aol.com. Christians Against Poverty

Let’s Look at What We Ignore NANCY ZEKVELD In previous columns I covered some obvious reasons that people make a call to CAP Debt Counseling or decide to take the CAP Money course we offer. Let us look at some reasons that we ignore; Proverbs 25:28 “Like a city whose walls are broken through is a person who lacks self control”. Today’s American culture encourages immediate gratification or even entitlement when deciding what to buy and how to buy it. It is not difficult to draw the line from that personal choice to the negative effects on our own lives and the fallout to those who live tangent to our lives such as immediate family and friends. When we are prone to be impulsive, triggering negative trends in relationships, family dynamics, family structure and security become the norm. We “live on the edge”, forcing those around us into the same spot regardless of whether they willingly chose to perch there. A life of restraint and self control where your finances are concerned gives you structure and peace of mind. Those who need you can share in the results and attest to your dependability when so much of daily life today lacks structure and peace of mind. Thessalonians 5:6 tells us “So then, let us not be like others, who are asleep, but let us be awake and sober”. You will not go wrong if you look at the task of setting a budget and involving all the family members or others who are closely connected with. You will give your dependents a reference

point to understand what it means to have self control, perseverance, and goals in “real life” situations that make a huge difference in the present and in the long run. You will avoid things that make your lives riskier and you will increase your peace of mind. If you are feeling ‘stuck’ in unhealthy spending patterns in your life or are just not sure how to make positive changes that will bring more peace, we are here to help. Christians Against Poverty offers free debt management help, budgeting and financial management advice, and the encouragement and support it takes to walk the journey to get out of debt or to establish healthy practices in your life. Jesus has given his life to pay the debt of our sin in relationship to God. Because we have experienced this freedom, CAP’s desire is to see others experience freedom and peace in all areas of life - including finances. Contact Nancy 708 527 4844 or capamerica. org/capmoney. Nancy is Center Manager for the CAP Debt Help Center, helping people in debt in the South Suburbs of Chicago. She has received CAP training and comprehensive money management training by AFCPE. If you’re struggling to pay bills, feel overwhelmed with any debt, including medical or student loans, reach out for free local credit counseling service. 708-866-5577. Nancy is wife to South Holland Pastor Richard and mom to Anton, Annika, Autumn, Augustin and Adamina.

SUBMITTED BY PATRICK ZAMKIN All of us hope to live long, healthy lives, so we do what we can to take care of ourselves through proper diet, exercise and avoiding unhealthy activities. However, none of us can predict our future, so it pays to be prepared for anything – including a serious physical illness or the onset of some type of mental incapacity, such as Alzheimer’s disease. Of course, you may never face these infirmities, but you should be aware that they could upset your long-term financial strategy and place considerable stress on your loved ones. What steps can you take to head off these threats? First, make sure you know what your health insurance covers and how much you might have to pay out of pocket for treatment of illnesses such as cancer or kidney ailments. If you’re on Medicare (supplemented with Medigap) or Medicare Advantage (Medicare Part C), you’ll want to know all about deductibles, copayments and coinsurance. However, if Alzheimer’s or another type of dementia is involved, Medicare may not cover the costs that could be incurred in an assisted living facility, so you may want to consult with a financial advisor, who can suggest ways of protecting yourself from long-term care costs, which can be quite high. Your next move is to make sure you have adequate liquidity. It’s hard to predict how many out-of-pocket costs you could incur when coping with a serious illness, but it’s a good idea to have enough cash readily available, rather than dipping into your 401(k) or other retirement accounts. So, if you’re retired, you might want to keep up to a year’s worth of living expenses in a liquid, low-risk account. Here’s another important step: Update your estate plan. Hopefully, if you have a serious illness, you’ll be able to recover. But it’s still a good idea to review your estate plan to ensure everything is in order, such as your will and your living trust, if you’ve created one. If you’ve kept up your life insurance, you’ll also want to ensure your premiums are still being paid. And don’t forget to review your beneficiary designations on your 401(k), insurance policies and other financial documents, since these designations can supersede the instructions in your will. As part of your estate planning, you may want to include a durable power of attorney for finances, which allows you to name someone to manage your financial affairs if you become incapacitated, and a durable power of attorney for health care, which lets you name someone to make medical decisions for you if you’re unable to do so yourself. You may also create a health care directive or living will to express your wishes if you don’t have a power of attorney for health care, or the person named in a power of attorney for health care can’t be reached in an emergency. And since estate planning can be complex, you’ll certainly want to work with a legal professional, and possibly your tax and financial advisors, as well. You might think it’s somewhat grim to prepare yourself financially in case you become seriously ill or if your life is touched by Alzheimer’s or another mental infirmity. But it’s a positive move – you’re protecting yourself and your loved ones from whatever life may throw at you. in Hegewisch, 13145 S. Houston. Police officers in uniform along with community advocates and those who lost loved ones recently were present. A table with pictures and candles was set up on the altar during the celebration of the Mass. Following the Mass, Chicago Police Department bagpipers played in memory and respect for those lost. During the Mass, members of the Northwest Indiana Symphony accompanied the church musicians. The event was spellbinding. I brought pictures of those lost in recent past - son Spencer Leigh Minton, brother, Jerry Kent Triller, friend Linda Cundari, friend Nancy H. Nyberg and a new friend Emily Gabel. Concluding the memorable eveningsilence filled the church as we prayed for those we lost. May they rest in peace. ***

Personal Trainer to the Real Estate Consumer

Are Realtors Essential Today? MIKE BUDER In a normal market, it’s good to have an experience guide coaching you through the process of buying or selling a home. That person can advise you on important things like pricing your home correctly or the first steps to take when you’re ready to buy. However, the market we’re in today is far from normal. As a result, an expert isn’t just good to have by your side…an expert is essential. Today’s market is full of extremes. Mortgage rates hovering near record lows are driving high buyer demand. On the other hand, an absence of sellers is creating record low housing inventory. This imbalance in supply and demand is leading to a skyrocketing rate of bidding wars and more houses selling over their asking price. This is driving home price appreciation and gains in home equity. These market conditions aren’t just extreme, they can be overwhelming. Having a trusted expert to coach you through the process of buying and selling a home gives you clarity, confidence, and success through each step. Here are some reasons why Realtors are invaluable in today’s market. Realtors help with the disclosures and contracts necessary in today’s heavily regulated environment. Realtors are well versed in real estate and experienced with the entire sales process, including the ways it has changed over the past year. Realtors act as a buffer in negotiations with all parties throughout the entire transaction while advocating for your best interest. Realtors can simply and effectively explain today’s market conditions and decipher what they mean for your individual goals. Realtors also help you understand today’s real estate values when setting the prices of your home or making an offer to purchase one. A Realtor can be your essential guide through this unprecedented market, but truth be told, not all agents are created equal, a true expert can carefully walk you through the whole real estate process, look out for your unique needs and advise you on the best ways to achieve success. Finding the right Realtor should be your top priority when you’re ready to buy or sell a home. It starts with trust. You’ll have to be able to trust the advice your agent is going to give you, so make sure you’re connected to a true professional, an agent can’t give you perfect advice because it’s impossible to know exactly what’s going to happen at every turn, especially in this unique market. A true professional can, however, give you the best possible advice based on the information and situation at hand. They can help you make the necessary adjustments and best decisions along the way. The right professional will help you plan the steps to take for success, advocate for you throughout the process, and coach you on the essential knowledge you need to make confident decisions toward your goals. It’s crucial now more than ever to work with a Realtor who understands how the market is changing and what that means for home buyers and sellers. If you are looking to buy or sell real estate call Mike Buder at RE/MAX 2000 708-418-4444, E-mail: mikebuder@remax.net, Website: www.BuderHomes.com, or Facebook Friend-request Mike Buder. Your comments are always welcome. Mike Buder A local Christian Businessman

WOODROW WILCOX On September 24, 2021, I got an email from the daughter of a senior citizen that I had been helping to fight a wrongful ambulance bill for $2,523. The senior citizen is from Griffith, Indiana. The email let me know that our appeal to Medicare regarding the ambulance bill had worked. The ambulance company’s bill to our client was wrongful. It probably was caused by someone at the ambulance company making a mistake. But such mistakes cost senior citizens money if no one helps them to correct the problem. If I had not worked with the senior citizen and her daughter, the senior citizen would have been hounded to pay a $2523 ambulance bill that never should have been sent to her. Since I started fighting mistakes and fraud in the Medicare system over 18 years ago, I have saved senior citizen clients of the insurance agency where I work over two million dollars. I’m very close to hitting the three million dollar mark now. I am now 66. I don’t know how much longer I will be able to do this work. I have written over 700 published articles about problems in the Medicare system. I wrote the book SOLVING MEDICARE PROBLEM$. I hope some other people start learning from me so that what I know about helping senior citizens with Medicare related medical bill problems does not end when I do. Note: Woodrow Wilcox is the senior medical bill case worker at Senior Care Insurance Services in Merrillville, Indiana.
