T
his week I found myself in a nostalgic discussion with two lifelong friends about the greatest concerts we have attended. There were some good ones in the mix – Stevie Nicks, AC/DC, Guns N’ Roses, Robbie Williams, Pink, Red Hot Chili Peppers, Metallica and Iggy Pop. Of course there were the red-faced confessions – Hanson, Vanilla Ice, Tone Loc. I won’t name and shame, but in our defence we were teenagers in the ’90s. We all have concerts that we would love to tick off our bucket list and I’m sure I’m not alone in hoping to secure tickets to see one of the world’s most successful artists of all time. The Coast stopped on Friday as Sunshine Coast Council announced Sir Elton John had added our region to his farewell tour. Tickets are set to go on sale next week and are anticipated to sell out fast. Music has a way of bringing friends, family and communities together and council should be congratulated for securing this momentous event. Also this week, we investigate the pressing health issue of influenza and talk to experts about the potential havoc it can wreak on our community. Health officials are not speaking out to instil fear, rather to raise awareness about the importance of research and immunisation. Meanwhile, in our Opinion section, columnist Sami Muirhead offers a mother’s insight into the flu season with her suggestions of home remedies – Vegemite soup anyone?

Scientists in Britain have used gene-editing techniques to stop bird flu spreading in chicken cells grown in a lab – a key step ep towards making genetically altered chickens that could haltt a human flu pandemic. Bird flu viruses currently spread swiftly in wild birds and poultry, and can at times jump into humans. Global health and infectious disease specialists cite one of their greatest concerns is the threat of a human flu pandemic caused by a bird flu strain that makes such a jump and mutates into a deadly and airborne form that can pass easily ly between people. In the latest study, by editing out a section of chicken DNA inside the lab-grown cells, researchers from Imperial College London and the University of Edinburgh’s Roslin Institute prevented the bird flu virus from taking hold in the cells and replicating. The next step will be to try to produce chickens with the same genetic change. –AAP

THE BEST DEFENCE Thanks to our high standard of living and vaccination rates, Australians are relatively untouched by the epidemics and pandemics that kill thousands every year around the world. But that doesn’t mean we can drop our guard when it comes to fighting communicable diseases. WORDS: Candice Holznagel.

bola. MERS. Measles. These diseases are all in active outbreaks around the world at this very moment, and health experts continue to warn that dangerous epidemics are on the rise. The Democratic Republic of Congo is facing the world’s second-biggest Ebola outbreak in recorded history. As of Monday there were 2108 recorded cases and 1411 deaths since August. Last week, the deadly virus spread beyond the Congo border with three confirmed cases in neighbouring Uganda. Even though medical teams were unable to contain the virus, the World Health Organisation (WHO) panel has opted not to declare a global emergency. News service Reuters reports that only four emergencies have been declared in the past decade, including the worst-ever Ebola outbreak, which hit West Africa in 2014-2016 and killed more than 11,300 people. The others were an influenza pandemic in 2009, polio in 2014 and the Zika virus in 2016. The National Centre for Biotechnology Information reports that three to four new viruses are being discovered each year, while Australia’s CSIRO says the discovery of new diseases has continually increased during the past 30 years. More than 70 per cent of these are zoonotic – transferred from animals to humans – such as avian flu and SARS. WHO warns it will be an unknown

influenza that causes the next global disturbance. And with populations continuing to grow, international travel at an all-time high and our continued encroachment on the environment, it’s only a matter of time. In March, the organisation released its Global Influenza Strategy for 2019-2030 in a bid to prevent seasonal and zoonotic influenza outbreaks, and to prepare for the next pandemic. WHO director-general Dr Tedros Adhanom Ghebreyesus says the threat of pandemic influenza is ever-present. “The ongoing risk of a new influenza virus transmitting from animals to humans and potentially causing a pandemic is real,” he said in a statement. “The question is not if we will have another pandemic, but when. We must be vigilant and prepared – the cost of a major influenza outbreak will far outweigh the price of prevention.” The strategy is the most comprehensive and far-reaching plan that WHO has developed for influenza. “With the partnerships and countryspecific work we have been doing over the years, the world is better prepared than ever before for the next big outbreak, but we are still not prepared enough,” Dr Tedros said. So, why aren’t we talking about it more? University of the Sunshine Coast’s Head of School of Health and Sport Sciences Professor John Lowe says the underwhelming

response from society is most likely due to the success of our public health workers. “It’s interesting that people don’t consider public health and that this is happening day to day,’’ Prof Lowe says. “People are protecting our health. Food security, water, health, and yet it’s not noticed because not one thing happens. If we prevent something, no one ever thinks about it.” The WHO strategy is fundamentally
about preparing health systems to manage shocks and ensure health systems are strong. The organisation constantly monitors influenza viruses to detect potential pandemic strains and works with 114 countries across 153 institutions in global surveillance and response. Australia is home to one of these institutions – a national influenza centre. The government also has its Australian Health Management Plan for Pandemic Influenza, which outlines preparation and response in conjunction with state and territory governments. Queensland Health issued its updated plan in May 2018. We are in a good position to fight. As The Medical Journal of Australia reports, our country has experienced fortune with infectious disease during the past century. Communicable diseases are generally controlled through high living standards, the progressive adoption of vaccines and antimicrobial treatment. “It is a matter of when,” Prof Lowe says about the next pandemic. “The good news is our ability to detect a pandemic spread very early is the best it’s ever been in developed countries, including Australia. Through the centre of disease control agencies in the world, we are in constant contact and monitoring on a day-to-day basis. “Most likely there will be no vaccines. MYTHS ABOUT THE FLU VACCINE
Myth 1: Influenza is not serious so I don’t need the vaccine. Fact: As many as 650,000 people a year can die of the flu. This represents only respiratory deaths, so the likely impact is even higher. Even healthy people can get the flu, but especially people whose immune systems are vulnerable. Most people will recover within a few weeks, but some can develop complications. Myth 2: The flu vaccine can give me the flu. Fact: The injected flu vaccine contains an inactivated virus that cannot give you influenza. If you feel achy or slightly feverish, it is a normal reaction of the immune system to the vaccine, and generally lasts only a day or two. Myth 3: The flu vaccine can cause severe side effects. Fact: The flu vaccine is proven to be safe. Severe side effects are extremely rare. One in a million people may get Guillain-Barré Syndrome (GBS), which causes muscle weakness and paralysis. Myth 4: I have had the vaccine and still got the flu, so it doesn’t work. Fact: Several flu viruses are circulating all the time and because the vaccine is specific to certain strains, people might still get the flu despite being vaccinated. However, being vaccinated improves the chance of being protected from the flu. This is especially important to stop the virus affecting people with vulnerable immune systems. Myth 5: I am pregnant so shouldn’t get the flu vaccine. Fact: Pregnant women should especially get the flu vaccine because their immune systems are weaker than usual. That same kind of call to arms will happen if something else is to outbreak somewhere in the world.” As a former public health worker, Prof Lowe is pro-immunisation and says it is the one weapon we have in fighting against disease. Without the annual flu shot, seasonal influenza – which is doing the rounds now – is more likely to cause widespread damage. “Seasonal flu can have pandemic results… if people are not immunised. The outbreak would not be controlled. “If nobody – and this will never be the case – got the flu vaccine and it [the seasonal flu] broke out on the Sunshine Coast for instance, there would be no way of stopping it. It would be significant.” Influenza affects around one billion people each year around the globe. Three to five million of these are severe cases. Researchers are constantly conducting studies to develop a universal vaccine, and one such trial is underway at USC. It is hoped that identifying a broad-spectrum vaccine could transform global health. In the meantime, WHO annually recommends which strains should be included in the seasonal flu vaccine. BLOOD STOCKS DOWN THIS FLU SEASON An early start to the cold and flu season has taken a heavy toll on blood donations, with the Red Cross issuing an urgent appeal for help from healthy Aussies. The Red Cross Blood Service needs 5900 additional people to give blood over the next fortnight, with up to 1400 donors cancelling their appointments each day due to illness. The Red Cross says it urgently needs help, particularly donors with O and A blood types. “We haven’t seen cancellations this high since March 2017, and as the

If you doubt the effectiveness of vaccines think again – it was a version of the H1N1 which caused one-third of the world’s population to fall ill during the Spanish Flu outbreak in 1918. This year, more than six million seasonal doses have been secured for Australians to access free influenza vaccines through the federal government’s National Immunisation Program. Annual vaccination is recommended for anyone six months of age or older. AAP reports that more than 12 million vaccines have already been distributed around the country. Two-thirds of these shots are for those eligible for free immunisation, while there has been an “unprecedented demand” for private vaccines through GPs and pharmacists. To date there have been 76,570 confirmed cases of the flu in Australia this year, according to the Immunisation Coalition. This compares with the total 58,570 cases for 2018. Closer to home and Queensland Health has confirmed 14,400 cases in 2019, 1002 of those here on the Sunshine Coast. Prof Lowe says while immunisation does not guard 100 per cent against the flu, it reduces the level of illness. “You may get a minor case of the flu, but if you didn’t have that immunisation then you would have got a strong and possibly deadly case. Most people don’t even get that minor case.”

USC’s Prof John Lowe says hand hygiene is the second best defence after immunisation. He says keeping sanitiser on hand will help combat the disease. “The old myth that you spread germs by kissing is nothing… you are spreading germs by touching and holding hands.” Australia’s Department of Health says vaccination should aim to achieve the highest level of protection during the peak season of June to September. Vaccines offer the best protection in the first three or four months. It’s not too late to head for the doctor’s surgery. The Federal Government offers free immunisation for pregnant women, Aboriginal and Torres Strait Islander people aged six months and over, people with increased risks due to medical conditions, and those aged 65 and over. The Queensland Government also offers free influenza immunisation to children aged six months to five. All other Queenslanders can purchase the vaccine from their doctor or immunisation provider.

PEDAL POWER SET TO TAKE OVER BIG KART TRACK WITH LAUNCH OF CRITERIUM SPRINT SERIES Landsborough’s iconic Big Kart Track is set to be overtaken by cyclists with the announcement of a brand new criterium series – The Fast Track Criterium Sprint Series – with competitors vying for up to $5000 in prize money. An initiative of the Sunshine Coast-based Australian Cycling Academy, the innovative criterium series is expected to be a major hit with the cycling community with divisions for juniors, masters and the elite A Grade division, which will attract leading male and female cyclists from across Australia. With the support of Ironman, the first two events have been strategically placed on the eve of two of the region’s major cycling related events: Velothon Sunshine Coast and the Noosa Tri Weekend. Australian Cycling Academy managing director Ben Kersten says they had an idea the Big Kart Track would be one of best criterium circuits and he has tried it out, passing the test with flying colours. There will be guest speakers from Dying with Dignity Queensland and Palliative Care Queensland. The forum will be held on June 28 from 9.30am at the CCSA Hall in Caloundra.
The Sunshine Coast has secured IAAF Bronze Label status for the McDonald’s Half Marathon race, which is part of the 7 Sunshine Coast Marathon Festival. This is one of only four road races in Australia to hold ‘IAAF Label’ certification this year. Sunshine Coast Council Tourism, Events and Sport Portfolio councillor Jason O’Pray says the international accreditation will continue to drive the high level expectations that come with hosting the Australian Half Marathon Championships in 2019. Three talented USC postgraduate students have been given a financial boost thanks to the Rotary University of the Sunshine Coast Community Fund. The fund is provided for by all 16 Rotary Clubs on the Sunshine Coast and supports three $4000 Rotary Postgraduate Scholarships each year. USC Vice-Chancellor Professor Greg Hill says there has been more than 50 scholarships awarded since 2001, supported by more than $183,000 raised by Sunshine Coast Rotarians. Brittany Elliot and Elin Pollanen received academic scholarships and Kate Ballard received the Research and Innovation scholarship.
GIVE ME 5 FUNDRAISER A number of Sunshine Coast residents have been named in the Queen’s Birthday 2019 Honours List, receiving Order of Australia medals (OAM) for service in their respective industries. Among them is hockey stalwart Adell Parkyn, conservation and environmental expert Eric Anderson, community volunteer David Devers, Alliance Airlines co-founder Steve Padgett (pictured), reverend Barbara Bailey and Australian Trucking Association co-founder and former National Party of Queensland president Bruce McIver. The late Janice Cameron was awarded posthumously for her service to swimming, particularly as a coach. The Order of Australia (AM) was awarded to Dr William Sultmann for significant service to education and community, and to Emeritus Professor Richard Fotheringham for significant service to higher education and to the performing arts. Glass House Mountains SES team leader Lou Spann has been recognised as part of the State Government’s Queen’s Birthday Honours List.

ark and Tanya Martin have been staunch supporters of the annual 92.7 Mix FM Give Me 5 for Kids campaign since 2006, but their commitment to the charity was elevated to a whole new level once they spent 18 months in and out of hospital while their young son Sam, fought for his life. Sam was just seven years old when he was diagnosed with stage three adult-type fibrosarcoma, an aggressive form of cancer, in July 2013. The Sunshine Coast community subsequently banded together to support the family and pray for a miracle. Despite a courageous battle, Sam died in
October 2014. Every year since 2015, the Martins, who own Narellan Pools Sunshine Coast, have donated a complete pool package to Give Me 5 For Kids. It has become Sam’s Pool and raises around $30,000 for the charity each year. The next Sam’s Pool auction will be held on June 24 on air with Mark and Caroline from 92.7 Mix FM from 6am to 9am, raising funds for medical equipment and support services for paediatric patients and their families in the region through beneficiary Wishlist. Mr Martin says every day has been difficult since they lost Sam, but this auction is their way of “keeping Sam well and truly alive
in the community”. “We have seen first-hand what it’s like for families and children when you are involved in extensive hospital stays, and it doesn’t have to be something as traumatic as a child with cancer – any small procedure that sees a child in hospital affects the whole family,” he says. “When you see the good work that fundraisers like Give Me 5 do, they provide hospitals with extra funding and equipment, so we help out every way we can.” Although the team at Narellan Pools install pools across the Coast every week, Mr Martin says there is a deeper personal connection when they work on Sam’s Pool. “It always amazes me how the Coast digs in for this charity, it is a testament to people understanding what it’s for, which is making things better for children and their families when they are going through these tough times in hospitals,” he says. “We’ve never sat down and worked out the dollars we’ve raised – it’s not about that. It’s about helping and every small piece helps.” In its 20-year history, Give Me 5 has raised more than $5 million for the needs of local paediatric patients. The month-long appeal will continue until the end of June and is proudly supported by My Weekly Preview.

Sir Elton’s arrival a whole new ball game An estimated 20,000 people will converge on Sunshine Coast Stadium in March next year for the show of a lifetime.

rom sublime football to ridiculous obstacle challenges, Sunshine Coast Stadium has seen plenty of action over the past decade as our region’s premier venue for outdoor events. A whole new ball game awaits on March 3 next year however, when the stadium hosts Sir Elton John – one of the highest profile guests on the planet. The British singer, pianist and composer is one of the most revered and celebrated music icons of the 20th century with 38 gold records, 31 platinum and multi-platinum albums, over 50 Top 40 hits and more than 300 million records sold worldwide. So he’s a big deal and securing Sir Elton for this gig is no small feat. The council-supported event is expected
to attract a sell-out crowd of 20,000, making it one of the biggest events on the Australian leg of the legendary singer’s swansong tour. Sunshine Coast acting mayor Tim Dwyer says many years of planning, persistence, persuasion and patience has paved the way for the music icon’s Farewell Yellow Brick Road tour to arrive at Bokarina on March 3, 2020. “We have been in discussions for quite some time with Chugg Entertainment about hosting Sir Elton John in a concert on the Sunshine Coast,” Cr Dwyer says. “The stumbling block in the past was the fact we didn’t have the right infrastructure with the right capacity to host this type of event. “Over this period, we’ve worked
extremely hard to build a relationship with promoters and we’ve had numerous site visits at Sunshine Coast Stadium with representatives from Chugg Entertainment and Sir Elton’s production team. “Conversations have progressed over the past nine months and with Sunshine Coast Stadium now up to standard, our time has come. “It’s extremely exciting and a huge thrill that the executive producer has put faith in our region to support such an iconic event – Sir Elton’s last ever show in Queensland and his second last performance in Australia.” Sunshine Coast Stadium will undergo a major transformation in the final week of February 2020, when Sir Elton John’s
enormous production entourage arrives to install the opulent, Baroque style 46-tonne, 90-square-foot stage and prepare the arena for the expected crowd. “The logistical considerations involved with this event are enormous. From transport and traffic planning, to how and where we store and have access to the 32 semi trailers that will arrive for production,” Cr Dwyer says. “There’s also significant logistics in catering to the artist, like access to the venue and airports. “We had to prove to the promoter that we can deliver in all of these aspects and ensure that Sir Elton’s experience and the promoter’s experience before, during and after the event will be a positive one. “This also applies to the fans – we will be pulling out all stops to make sure their concert experience is one they’ll love and never forget. “We want to attract many more amazing live touring acts to come our region and perform at Sunshine Coast Stadium.” And as for Sir Elton John himself? “His movements to and from the Sunshine Coast and the stadium on the night will remain under wraps, but from what we’ve been told there will be private jets and helicopters involved.” What else would you expect from a ‘rocket man’?

The show The announcement of six new outdoor shows, which includes the Sunshine Coast concert, take Australia’s Farewell Yellow Brick Road – The Final Tour tally to 32 across five months. In his Farewell Yellow Brick Road tour, the songs from Elton John’s legendary 50-year career will be showcased against a backdrop of never-before-seen images and videos, brand new stage production, along with a tour wardrobe designed by Italian

Sami Muirhead says the Sunshine Coast is being swamped by sickness so it’s time to turn to comfort food – Vegemite on toast anyone?

T
he Zombie apocalypse is spreading across the Coast. I do not recall being surrounded by so much sickness ranging from horrid stomach bugs to influenza A. Name a bad bug and it is doing the rounds across the region at the moment. Friends, teachers and family members have been dropping like flies. The entire state is officially experiencing one of its worst flu seasons, with the average number of Queenslanders diagnosed with the flu this season almost three times higher than average. I do not like anything about being sick except the food. Comfort food is the best thing in the world. When I had my first baby after a long and rough labour, my sister bought me a slice of white toast with Vegemite on it and a cup of tea. To this day it is the best meal of my life. When I was a child I had quite a few big operations to get rid of some tumours and Mum would stop on the way home from hospital and buy me waffles covered in caramel sauce and vanilla ice-cream. I remember the hot sticky goodness more than the trauma and to this day, when I see waffles, I am instantly six years old again in my mind. Now as a big girl, when I have a cold or just feel a bit sad, I buy a bowl of chicken pho noodle soup from the little Vietnamese shop downstairs from work and it is like a hug in a bowl. If I get extra chilli it is a double hug. I also abused my
Instagram account this week to ask my friends what they turn to for their comfort sick food: veggie soup, two-minute noodles, toasted sandwiches and Milk Arrowroots. Betty turns to Saladas and flat lemonade when she is not well. Jacquie wants mashed potato or pasta with pesto on it and my dear friend Kellie makes Vegemite soup when her kids need extra nourishment. This is a tablespoon of Vegemite in a cup of hot water. When my kids are sick I feel a whole

But at the very least I want to cook for them and I turn into a hybrid of Florence Nightingale and Nigella Lawson. I always stop and appreciate how little and fragile my babies really are – even my most spirited child needs his mum when he is sick. And in return I get all the kisses and cuddles I could possibly need. We all have our little traditions when we are sick that centre us and fuel our broken bodies and souls. May you avoid the winter lurgies and recover with speed.

hey really get me! You know how you can meet that new and interesting person in your workplace? You get caught up in one of those lovely chats in the staffroom, work canteen, on the train going home. After years of being in a relationship that has become stale and unengaging, you become unconsciously available for a little sizzle in your life. It’s possible that meeting someone who really listens and who understands how you feel and think, and sees the world from your perspective, is like finding an oasis when you live in a desert. When your partner is too preoccupied with screen time, doesn’t really listen to you, doesn’t find you fascinating anymore, possibly burps, farts and cuts their toenails in the bedroom, they’re not going to have the ability to compete with a charming new person. The danger here is that people fail to be vigilant and they fail to contribute to the relationship. Partners become complacent, they stop making an effort. Well, don’t take that risk. Keep hunting. Hunt for happiness, hunt to spend time with your partner. Hunt their affection. Otherwise why wouldn’t your partner’s heart soar when they meet someone who is completely absorbed in their every word and wants to send them text messages all day and discuss important life issues with them? In the beginning stages of a relationship people are at their most charming. Men
develop amazing listening skills and women wear sexy outfits and might just be a little extra energetic in the bedroom. It’s intoxicating. People become obsessed with this possibly fake version of the person they have met. The impact is too great but the reward may be a hologram and not reality. People who fall for the exciting stimulation of meeting a new person may often lose a great deal. A marriage or life partnership collapses. Lives are split apart, children are impacted and hearts are broken. And we never stop to question whether the new person is worth all the heartache. Sometimes new relationships with wonderful people turn into neverending love stories, but how often do those people become disengaged once the two of you form a relationship? After a while, they stop listening to you with fascination; they stop thinking you are incredible, because now you’re becoming irritating, telling them the same boring story. The gloss goes out of the relationship and you are potentially no better off. We fall for a facade and excellent acting skills. After a while, we discover the true nature of the person and the disappointments start to occur. So it might be advisable to think carefully about being seduced over a casual coffee. Enjoy the seduction for what it is. At the same time, try to imagine what it would be like in a few years when the gloss has fallen off – maybe its better to stay with the devil you know than the devil you don’t.

The Grey Medallion is a special lifesaving award created for the over 50s by the Royal Life Saving Society – and you don’t have to be able to swim to do it. The program helps people to learn essential lifesaving and emergency care skills that could one day save family members, friends or even your own life. “Many people think that toddlers and young children are at most risk from drowning, but in fact, the over 50s are high risk group,” Grey Medallion trainer Patricia Barry says. “The Grey Medallion is definitely not a swimming award, and you don’t even have to be physically fit to do it.” It’s a two-day course that teaches how to act in emergency situations both on land and around the water, including CPR, first aid, how to use a defibrillator, treat marine stings, and water-wise skills.” On the Sunshine Coast, most people have easy access to rivers, creeks, dams or the sea and pools. Many older Australians also care for their grandchildren after school and during the holidays, so the course also covers their water safety issues. “Non-swimmers can do this course. HALCYON AUTHOR’S TRILOGY HAILED AUSTRALIA’S DOWNTON ABBEY
H
alcyon Lakeside homeowner Judy Masters is living proof that it’s never too late to try something new, after becoming a published author at 66 years of age. Mrs Masters has fulfilled her lifelong dream of becoming an author, completing the final instalment of her fictional trilogy which delves into the lives, loves, betrayals and tragedies of a wealthy Australian family during and after World War II. The books, which Mrs Masters describes as Australia’s Downton Abbey and similar to A Place to Call Home, came to her while she was sleeping. “The whole genesis of the story comes from a dream that I had while I was doing The Year of the Novel course through the Queensland Writers Centre in 2011,” Mrs Masters says. “The scene that I dreamt doesn’t occur until well into book two; but I worked back from that idea and constructed the story around it.” Blending her imagination with historical fact and stories told to her as a child, Mrs Masters self-published the first book, Julia’s Story, in 2015. The first instalment of the

trilogy was followed up by To Love, Honour and Betray in 2017. She wrote both books while running Australian Defence Magazine, a Brisbanebased publication that she and husband Peter founded in 1993. After retiring in late 2017, the couple moved to Halcyon Lakeside where Mrs Masters could fully focus on crafting the
trilogy’s conclusion, Return to Prior Park. “Return to Prior Park took about six months, but it was really intense activity for about four months, including writing on Christmas Day.” Readers were able to discover the fate of their favourite characters when the third book was published in February. Mrs Masters believes her books help to address a gap in the market: fiction for mature women, who make up 95 per cent of her readership. “It’s probably the type of book that was more popular maybe 25 or 30 years ago,” she says. “I think my books appeal to readers who enjoy being transported back into the fairly recent past; to a time when life was more formal.” Mrs Masters writes under the name J Mary Masters. Her Belleville family trilogy is available through independent publisher PMA Books, Amazon and many public libraries.

A combination of low interest rates and a softening of lending conditions means Sunshine Coast property is a winner for both buyers and sellers.
P
roperty has once again become a hot topic after the Reserve Bank of Australia (RBA) slashed rates to a record low earlier this month. The cut of 0.25 percentage points has provided welcome relief for some homeowners with mortgages, but not all lenders have passed on the full cut to their customers. However, there is a widely held belief among property experts that the RBA may cut rates once more before the end of this year. The latest rate cuts mean property is looking like a more attractive long-term investment option than term deposits – the Real Estate Institute of Queensland (REIQ) reports an average of between six and seven per cent growth across Sunshine Coast property in the past 12 months compared with less than two per cent on offer through savings in a bank. The Federal Government’s plan to allow first-home buyers to buy a property with a five per cent deposit will also allow more buyers to begin actively looking at property on the Sunshine Coast.
With a drop in listings across the region, those who offer a well-presented property to the market with a holistic marketing strategy are continuing to get good prices for their properties. The difference between a discreet online campaign that attracts only those who are actively looking for a property to buy, and a comprehensive print and online campaign that attracts a wider range of buyers could be tens of thousands of dollars in the sale price. CoreLogic RP Data studied the sales history of 850,000 houses over a two-year
period, with analysts investigating where each property was advertised, its time on the market, the offer price and the value of the final deal. The study of major cities found Brisbane properties advertised in both print and online had a 12.5 per cent increase in success rate of sales, spent eight fewer days on the market and achieved a 5.8 per cent increase in the sale price. According to the sales figures at the time, this was a difference of $27,697. Define Property Agents’ Ross Cattle says the only way to “100 per cent make sure you maximise your price is to use a premium price formula”. He says this formula is based on covering every aspect of marketing. “These days, it’s a matter of a complete package of online, news print, Facebook, databases, videos, street marketing, good signage,” he says. “If you really want to make sure you nailed it and got that premium price, it’s simple – don’t miss any of the segments where buyers come from. If you miss one portion of the market, it could cost you thousands and thousands of dollars.” Data from Enhanced Media Metrics Australia found that of the 1.8 million likely property buyers, more than one million read
property content in print or online formats, and all buyers are more likely to read print than online content. Property investment expert Michael Knights says now is a great time to snap up investment property around the Coast.
R
egardless of what national media outlets are saying about a reported marketing ‘softening’, a longstanding Sunshine Coast property market expert says there are still many hidden gems throughout the region that are netting buyers and investors tens of thousands in instant equity. Horizon Property Alliance’s Michael Knights says there are always opportunities to make “really good money” in a constantlyevolving marketplace if you know where to look. “In any market, whether it’s going up or going down, there are always people that have to sell and there are always opportunities that stack up,” he says. “When you are well-connected and you know what to look for, you will know how to pounce on them when they arise. It’s important not to pay too much attention to sensationalism from major media, who most of the time are relying on reports that are three to six months behind what is happening right now.” Mr Knights says agents worked in collaboration recently on a block on Nambour Mapleton Road, where there was an existing home encroaching on three land titles.

After the lots were bought, an application was made to the Sunshine Coast Council to reconfigure the blocks to isolate the dwelling on one title and create two separate titles on either side, allowing them to be sold separately. “The end result was close to $200,000 in profits to the investor, once the first stage of the development was complete,” he says. The money-making did not end there, with each of the buyers capitalising on their respective blocks. Lot one was sold to a
buyer who built a duplex project within six months at a full turn-key and landscaped cost of $760,000 and is now selling the apartments for $455,000 each, with a potential profit of $150,000. Lot three was a vacant piece of land that was bought for $210,000 and the owner is putting a dual turn-key dwelling on that one. “This property will have four bedrooms including the granny flat. The end result will mean the buyer gets a $60,000 to $70,000 dollar profit in equity, the project will cost

the buyer $535,000 to build fully complete with no more to pay tenant ready and on completion, local agents predict the new valuation will be approximately $600,000 based on other comparable sales,” Mr Knights says. “The investor will enjoy a great return on his investment of 6.8 per cent.” He says the best way to secure opportunities like this is to team up with professional advisors. “Working together with good agents and property investment coaches means you will get first preference on some of these opportunities,” he says. “We can teach you how to do it yourself if you are savvy enough or find it for you and do the due diligence on the property to ensure it stacks up.”

Hey peeps, I’m writing this report where I have been scoring heaps of uncrowded perfect waves on Simeulue Island, Indo. This place is amazing and very beautiful. Imagine Bali 50 years ago. No bars, no restaurants, no advertising anywhere, just amazing coastline. A few very small resorts and that’s it. Will give you a full report on my return, but I just spent the afternoon surfing this amazing right-handed and yesterday was an eight-foot left-handed. Although I did get quite the flogging. Sometimes you have to pay your dues. See ya soon peeps.
