According to experts, adding a granny flat to your property can boost your home’s value by up to 30 per cent.
Of course, for homeowners with a secondary dwelling on their property, there is also the potential to cash in along the way thanks to revised government regulations, which make it easier to rent out your granny flat.
Then there is the convenience factor – granny flats provide suitable accommodation for multigenerational living.
Today’s contemporary granny flats really do cater to a wide range of needs. Turn to page six to learn more about constructing a secondary dwelling.
Also in this edition, you will find ideas on how to style your Easter dining table, plus autumn gardening tips and a DIY project to keep you busy. Enjoy.
RISE OF THE GRANNY FLAT
In a market where prices continue to increase and multigenerational living is increasingly popular, adding a secondary dwelling to your property can be both a practical and economic
THE ECONOMIC BENEFITS
One of the primary attractions of granny flats is their potential to generate rental income or accommodate family members. As of September 2022, the rules changed to allow property owners to rent out secondary dwellings, such as granny flats, to non-household members.
According to the Queensland Government’s Residential Tenancies Authority, “the property owner must obtain all relevant approvals before renting the secondary dwelling, including
development/building and council approvals. Owners must also ensure the rental complies with smoke alarm requirements and all other health and safety regulations. Depending on the setup of the property, a secondary dwelling may be rented out as either a:
• General tenancy agreement, if the secondary dwelling is let out as a self-contained unit and the tenant/resident has no access to the main house.
• Rooming accommodation agreement, if the tenant/

resident shares the kitchen or other facilities with other occupants of the house.
TIMELESS APPEAL
Chances are, a granny flat will have many uses over the duration of its life, housing different guests and having different purposes. To save on money down the track, design the space so that it can be adapted to individual styles and tastes. Keep the colour scheme neutral. You can add pops of colour with furnishings and décor accents.
DID YOU KNOW?
The average Australian granny flat ranges in size from around 50 square metres to 70 square metres. Check local regulation guidelines for size limitations.
we love!
No longer do granny flats have to be conventional and unappealing to the eye. Today’s structures are designed to please the aesthetic of your home. The two-bedroom, one-bathroom The Noosa by Oceanside Projects is a key example. Oceanside’s managing director Floyd Franklin says the company has reimagined the “tired, humble model of a granny flat” into a secondary dwelling that will not only look beautiful, but add value to your property. For example, The Noosa includes energy efficient components, Colorbond roofing and stylish subway tiles in the kitchen. There are also numerous add-ons available to ensure personalisation.
Budget planning is an integral part of any build and this applies to your granny flat project. Take into account construction costs, permits, professional fees and any unforeseen expenses. Source various quotes from builders or contractors to help estimate costs accurately. Hire qualified professionals, such as architects, draftspersons or building designers to help with the design and planning process. They can ensure compliance with regulations and create a functional and aesthetically pleasing granny flat design.
Should a new mailbox be installed for the secondary dwelling? The RTA says the property owner can choose to install a new mailbox, or they can come to an agreement with the tenant/ resident about how the mail will be distributed. This should be agreed before the tenancy agreement is signed.

3. LONGEVITY
If you do decide to go down the concrete path, it is recommended to invest in a professional cleaner who can correctly seal the tiles. This will help with ease of cleaning down the track, as well as
the porous surface from staining too easily.
4. THE DOWNSIDE
Because of the natural material, the tiles can be inconsistent in size, which can make installation harder. So, if you prefer a perfectly symmetrical look, concrete floor tiles might not be the best way to go. They will also cost more than other tile varieties.
5.
IT CLEAN
Concrete tiles are relatively low-maintenance. Regular cleaning with mild soap and water is usually sufficient to keep them looking great. A product that is easy to clean? Sign us up!
GREY
Grey is an effortlessly chic neutral flooring colour that meshes well with trendy colour palettes. This elegant neutral is a great base for urban and contemporary interior styles. When picking a grey floor, look out for undertones. Cool grey has blue, green or purple undertones and will make your space feel airy and light. Warm grey has brown, red or yellow undertones and creates a more cosy feeling.

CHOOSING A NEUTRAL FLOOR COVERING
Neutral-coloured floor coverings provide a versatile foundation for your decor. Whether your taste runs more traditional or a little more minimalist, the expert team at Andersons Maroochydore share the following guide to help you select a neutral floor covering for your design style.
A truly neutral colour is neither cool nor warm. Black, white, and grey are true neutrals composed of other colours in perfect balance. Others, like browns, tans, beiges, off-whites and variants of grey, have more apparent colour undertones. These near neutrals are commonly referred to as earth colours.
A beige floor is not as stark as a white one but still provides a light backdrop for your interiors. Beige usually has undertones of yellow or pink and is a common colour in classical homes. Pair your beige floors with warm white or deep brown so they don’t look sickly. It also works well with shades of green and blue. The most important thing to remember about beige flooring is to light it attractively. When poorly lit, beige floors can look old and tired.
WHITE
Light and bright, a white floor can help to make your space appear bigger. If you go for white walls and ceilings as well, stop your interiors from resembling a doctor’s surgery by adding splashes of colour and texture. A white floor can be more high maintenance, so keep this in mind when making your decision.
BROWN
Brown occurs frequently in nature, so it’s no surprise that it looks right with many other colours. It is especially beautiful in a timber or timber-look floor covering. Although it’s naturally suitable for rustic interiors, brown flooring suits numerous design styles, especially ones that feature saturated colour accents. Complement brown floors with furnishings in metallic, glass or iridescent finishes for a glamorous lift.
BLACK
As the saying goes, ‘black goes with everything’. Whether it’s an edgy timber floor or luxe glossy tile, black flooring provides serious dramatic flair. Pair black flooring with colourful accents for a more playful vibe or couple it with white for a classic combo. Want a less harsh effect? Try a floor covering in a charcoal shade.
NEW NEUTRALS
Feel like something a little different? New neutrals bend the rules by including other hues from the colour spectrum. Pastels like sage, blush, lavender and dusty blues, such as Andersons’ Casa Feliz in Faded Sky pictured here, are muted enough that you can still be flexible with your decorating choices. You’ll most likely find these colours in carpet, tile and vinyl floor coverings.

AUTUMNAL COLOURS
Colours that conjure feelings of warmth and comfort are set to dominate Australian homes this season.
Dulux colour forecasters are predicting a move towards an eclectic mix of mid-tone hues this autumn.
Inspired by the Journey palette – one of three palettes that feature in the 2024 Dulux Colour Forecast – this look takes influence from our travels, folk traditions and cultural differences.
Colour and communications manager Andrea Lucena-Orr says maximalist and patternheavy, Journey combines bold mid-tone colours with cooler shades.
“The palette evokes a sense of security and comfort in the home making it ideal for autumn, and is influenced further through the layering of
textures and objects with rich ancestral heritage.”
The palette highlights lush green colours inspired by nature (Dulux Xena and Bean Counter) with muted blues (Swedish Blue and Clouded Sky) that help to make a space feel larger and tranquil.
Elsewhere, muted neutral pinks, including Lilac Light and Evening Blush, work seamlessly to create a cohesive look.
When it comes to using these colours in your home, stylist Bree Leech provides inspiration with her latest project. Adding depth and meaning through colour, furnishing and objects, Bree transformed a master bedroom, hallway, living room and
secondary living space.
In the master bedroom, Bree added depth through the use of greyed-off blue and layers of mid-tone shades, including Dulux’s Antique White USA.
Carmen, a rich berry shade, features within the floor-length
curtains and decorative artwork to add contrast and interest, without overpowering the room.
Journey weaves together elements of bohemian charm, eclectic allure and the art of craft, which has influenced furniture and decorative objects
around the bedroom.
“Mismatched pillows and floral bed throws invite pattern and bursts of earthy colour into the space, highlighting shades such as D Xena and Hay Wain.
“A beautiful pebbly patterned bench in the bay window is in contrasting shades of bruised reds and cooler blues to add interest.
Matching shades are added harmoniously in small quantities in quirky artwork and vessels within the room, such as marble and ceramics, adding materiality,” Bree says.
Once an all-white space, the living room has been painted in a jewelled purple shade (Bruised Burgundy), resulting in an emotive and inviting room perfect for nesting in the autumn months.
While the deep and decadent colour completely envelopes the room, a softened beige and deep red (Beige Artefacts and Carmen) is added to the trims, doors, architraves
and soft furnishings to balance the space.
“We wanted to bring more texture and materiality into the living room and the new sofa, occasional chair and woven baskets all add another dimension to the space.”
The secondary living space features a refreshing blue green on the walls.
Charming and eclectic features, such as a floral ceramic vase and artwork feature pops of pink and grassy greens, and a layered rug in a golden beige create a positive space for resting during autumn.
For those wanting to introduce the Journey palette in their home this autumn, Andrea Lucena-Orr explains that every colour is designed to work cohesively and is so versatile from creating a relaxing and inspiring space in one room and charming and positive in another.
“Just select which colour

you want to be the hero and bring in other hues in different proportions to create a colour palette to match the desired
mood.” Colour manager Lauren Treloar says the palette celebrates many layers; pattern, wicker and vintage treasures.
Is the most important room in your home looking the worst?
Let colour set the mood:
Choose a main colour that creates the mood you want to create in your room, space or home and incorporate different colours from within the Dulux Journey palette through accessories, arts and crafts, and treasured heirlooms.
Add interest with objects, materials and textures:
Ensure you use different materials and textures in accessories and furnishings. Use artwork to complete the space and tie in colours within the room. Embrace the significance of preserving traditions and treasuring heirlooms, Journey beckons you to weave together a rich narrative that seamlessly blends the journey between
the past and present.
tips:
Start with one room: To build colour confidence, start in one room with a colour that immediately stands out to you personally. Whether painting just one or two walls, or trying colour on an architectural feature, a door or furniture piece or even just a vase can make a huge difference and encourage you to keep going with your colour journey.
Use the Journey palette as a reference: Make sure you use the Journey colour palette as a reference and add different elements, such as art and furniture, to bring those colours into the space. The wall colour should work alongside other existing furnishings and home décor harmoniously as well as any fixtures and fittings.
CHOOSING THE RIGHT SHUTTERS
In recent years, plantation shutters have surged in popularity as a chic and functional option for managing light and privacy within homes. The experts at Shademe Sunshine Coast discuss the different materials, features and expert tips to assist you in discovering the ideal plantation shutters tailored to your home’s needs.
WOOD
Wooden plantation shutters are a timeless choice that exudes elegance and warmth. They are typically crafted from high-quality hardwoods, such as basswood or poplar, which are known for their durability and resistance to warping. Wooden shutters come in a wide range of colours and finishes, allowing you to customise them to suit your home’s décor. One of the main benefits of wooden shutters is their natural insulating properties, helping to regulate indoor temperatures and reduce energy costs. However, they can be more expensive than other
OTHER FACTORS
When choosing plantation shutters, consider features that will enhance their functionality and aesthetics in your home.
• Customisation – Opt for shutters that can be customised in terms of size, colour and finish to ensure a perfect fit for your windows.
• Louvre size – Select the right louvre size for your needs. Larger louvres offer a more unobstructed view and better light control, while smaller louvres provide greater privacy.
• Hinging options – Consider bi-fold or sliding shutters for large windows or doorways to maximise space and ease of use.
• Motorisation – For added convenience and luxury, look into motorised plantation shutters that can be controlled with a remote or smart home system.
materials and may require additional maintenance to keep them looking their best.
VINYL
Vinyl plantation shutters are an affordable and low-maintenance option, ideal for those on a budget. They’re made from a high-quality synthetic material that is resistant to moisture, making them suitable for humid areas such as bathrooms and kitchens. Vinyl shutters are also easy to clean and maintain, requiring only a simple wipe down with a damp cloth. While vinyl shutters may not have the same luxurious feel as wooden shutters, they still provide we love!
excellent light control and insulation. Additionally, they are available in a range of colours and styles to suit any home.
PVC
PVC plantation shutters are another popular choice for homeowners seeking durability and affordability. Made from high-quality polyvinyl chloride (PVC), these shutters are designed to withstand harsh
Australian weather conditions, including extreme heat and humidity. Like vinyl shutters, PVC shutters are easy to maintain and come in various colours and styles. However, it’s essential to choose high-quality PVC shutters, as low-quality options may discolour or warp over time. Look for shutters with a reinforced aluminium core for added strength and durability.

HOW TO: BUILD A RETAINING WALL
Transform your yard or garden into a functional space by constructing a wall made from interlocking bricks.
Aretaining wall is an ideal way to take a sloping piece of land and turn it into a level space.
They are the perfect way to create entertaining areas, garden beds or even some flat space for the kids’ trampoline.
There are a variety of materials you can use to build the structure. Choose from timber, brick or even large rocks.
For the purpose of this DIY project, we have chosen interlocking bricks.
1. The first step is to measure out the area and calculate how many blocks you will need to purchase.
2. Mark the place you are going to construct the wall by running a string between two stakes. This will be a good guide for you as you build the structure. Dig a trench in the earth that is about 18cm deep and 35cm wide.
3. Fill the trench with sand and compact it using a shovel. Make sure it is level. Lay the first row of blocks. This first row must be level as it will set the shape for the entire wall. You can check
this by using a spirit level.
4. Drainage is important so make sure to use drainage product, like gravel, about 15 to 20cm behind the first row of blocks. Fill the openings in the top of the blocks and between each one.
5. You may need to cut a partial block to complete the first row. If not, you will need to cut one to start the second row. Use a masonry saw to cut the blocks. Follow all safety instructions.
6. When you have finished the first two rows, add drainage. Lay slotted pipe on the gravel behind the blocks. The key is to allow groundwater to escape to a clear area.
7. Repeat laying the blocks and drainage. Take time to compact backfill for each block height and apply an adhesive, such as Selleys Liquid Nails Landscape, to the final row of blocks. Add topper stones for a clean look.
8. Backfill behind the wall with gravel and soil, taking care to tamper down each layer. Finish with a layer of topsoil.
DID YOU KNOW?
Before building a retainer wall, be sure to check the local government rules and regulations.
Sunshine Coast Council says, “regardless of their height, all retaining walls must comply with relevant building laws, codes and standards”. Here’s what you need to know:
Prior to building or adapting a retaining wall, seek advice from a private building certifier. You must have a building permit before construction, modification or repair of most retaining walls. For walls over two metres high, you must have council approval, as a concurrence agency. This is in addition to approval from a private building certifier.
