Dale Yonkin | Director - Residential Division Nadel has seen a significant upswing in the mixed-use multi-family housing market. With over 5,000 units in the pipeline, our residential division is busy meeting increasing demands for rental apartments with ground floor retail and spectacular amenities. The rising demand is driven in part by the millennial generation; the young professional whose average age is twenty-something, is armed with a college degree, and gravitating to the city center where employment opportunities are greater, commutes are shorter, and social life is just beyond the front door. The millennial generation seeks instant connectivity in all respects. Close proximity to coffee shops, retail and dining, and cultural activities is a must. This group often lives alone or with a roommate and is willing to accept a smaller unit if it boasts the coolest in tech amenities and enticing social spaces that provide the opportunity of chance social interactions. In exchange for livable square footage, our clients are including hospitality-inspired common areas with amenities such as luxurious gathering spaces, multiple lounge areas, courtyards, and BBQ areas. They are providing extras such as in-house theaters, spas, outdoor fireplaces, and WiFi throughout the complex. Nadel has captured these elements in 1111 Wilshire. who work and play downtown. Our expertise in designing mixed-use projects allowed us to maximize opportunities in the available space, creating the highest quality of contemporary living for residents, while incorporating access to the adjacent medical office building.” Under budget and one month ahead of schedule, completion is anticipated midFebruary 2013. Baby boomers are another group seeking smaller living spaces. Empty nesters are downsizing, trading large single family homes for the simpler way of life that a walkable city offers. Nadel’s Lindbrook-Galey project is a four-story, 80,000 square foot luxury apartment building in the heart of Westwood Village. The 34 units are designed as spacious lofts with 10foot ceilings. The building includes 7 penthouse suites, a social room opening to a courtyard, a rooftop gathering area with spa, and streetlevel retail. Demand for quality living near the ocean inspired one of the largest apartment construction projects in the U.S., located in Marina Del Rey, CA. Scheduled to open spring of 2013 is Shores. On an eight-plus acre site, the 12 interconnected 5-story buildings offer 544 apartment units ranging in size from 650 to 1,245 square feet. In the heart of the complex is a two-acre parklike courtyard with pools, spa, BBQ areas, fire pits and lounge areas placed within a lushly landscaped environment.

uring the last four years, the retail industry’s mantra – its approach to the recession – has been ‘back to basics’ for retail centers. While the industry was in survival mode, however, consumers and the marketplace have evolved in profound ways. Demographics, shopping habits and the personal values of the modern consumer are forever changed. What’s more, these changes are complemented by new technologies evolving at lightning speed.

Since retail development seemingly fell off the edge of the world four years ago, so many aspects of the market continued to evolve quietly in the background. The most obvious shift has been generational. The 18-year-olds of 2008 are now 22. Many of these ‘millennials’ have gone from freshman to college graduate. Others may have turned an apprenticeship into a well-paying job as a skilled laborer. Some have transitioned from living with their parents to being parents.
For retail architects, now is a time to go back to basics. It’s a time of great opportunity – a time when designers must challenge ourselves to create what the new retail environment will look like and how best to serve the needs and wants of today’s new consumer.
Whatever the change, most have achieved some level of independence for the first time in their lives. They’re gaining their footing at a time when our economy is also struggling to find its traction. As a result, their values and spending habits are unique. Let’s dig a little deeper into this group of new consumers.
How will new retail destinations respond to these new shopping patterns that are being created by new demographics? What are the needs of an aging population? How will the rapid growth in the multicultural population impact retail? How can brick-and-mortar retailers embrace, rather than compete against, the conveniences of cutting-edge technologies? While many basic needs of shoppers will never change, these are the questions we must answer as we define the

Accounting for nearly 40 percent of the United States population, the Hispanic demographic is quickly becoming a driving force in economic development. This is an extremely underserved area when it comes to retail, which will make Azalea a great amenity for area residents. Retail center owners and operators can solve the challenges they are facing in this market in a more cost effective manner than they might expect by engaging an architecture firm with experience in retail destination design. This solution is best suited for broken centers; where the basic shopping environment does not lend itself to the current expectations of tenants and shoppers. Many aging shopping centers in high demographic areas find themselves in this position, where newer, highend designed centers dominate that local market. The aging center is usually plagued by continuous and poorly lit colonnades and monotonous storefront elevations. Here, the approach is to create interest and scale through new facade treatments, better signage, variations in height and storefront features. This reinvention of a retail destination will allow it to have a competitive position, obtaining quality tenants and shoppers alike.

The developers who successfully weathered the recession and are well capitalized are judiciously expanding their portfolios. This expansion includes the acquisition of existing buildings and where appropriate repositioning their buildings to take advantage of an improving market. This has led to their looking at each project and identifying, on value-received basis, what type of improvements will yield better market perception and higher rents. Currently 100% occupied by Live Nation, this office building is located on the Hollywood Walk of Fame adjacent to Mann’s Chinese Theater and the Roosevelt Hotel. The project consisted of the complete renovation of the 1980 existing 12-story, 185,000 square foot office building. Exterior vertical metal trim was removed and new window systems were added for the existing building. All new mechanical, electrical, and plumbing systems were added along with lobby elevators. Dramatic night lighting was added to reinforce the basic lines, which contributed to the complete renovation of the architecture. The ground floor retail enclosure was replaced along with signage. Designed to be attractive to a creative space tenant, a new glass entry canopy and entrance lobby complete the transformation. The result is a contemporary Class - A mixed use complex. While a complete seismic upgrade including a carbon wrap of existing concrete columns and perimeter beams was designed and plan checked, due to schedule it was not executed.
TAJ MAHAL MEDICAL BUILDING RENOVATION Laguna Hills, CA Client: The Muller Company Project Director: David Jacobson, AIA, NCARB
The extensive improvements included a total reorganization to the site parking and vehicular circulation system as well as bringing this 1960’s neoclassical 89,700 square foot building into the 21st century from a design perspective. The initial development goal was to increase the allowable percentage of medical use to be effectively fully medical by adding 107 parking spaces. This was accomplished by reorganizing what was an incoherent site circulation system, eliminating service ramps to a basement level that bisected a portion of the site, and selective conversion of former green space to parking areas. These improvements included dramatic draught tolerant landscape and beautiful contemporary plaza area that accentuates the building’s main entrance. The nature of these amenities were worked out with City staff and exceeded the requirements of the City’s specific plan design criteria. Aesthetically, the neoclassical nature of this former corporate office building suffered from a clear delineation of the points of entrance. A glass canopy, integrated signage bands, and new monumental entrance stairs were added. Inside the building, a 6,160 square foot former loading dock area in the basement was converted into medical space and a new gurney accessible elevator added that created convenient vertical circulation to this unserved end of the building.
CITRUS TOWER Riverside, CA

Long Beach, CA This adaptive re-use project, the first under the New Downtown Plan, encompasses a full city block in downtown Long Beach. The site, at the south-east corner of Pine Avenue and Seventh Street, has been vacant for many years, and will be transformed into an urban office campus. The program includes a 100,000 square foot ground-up office building incorporating portions of the landmarked 1928 Meeker-Baker building; and the renovated, 1926 Press Telegram headquarters building, which will be adapted as 73,000 square feet of office space. A creatively landscaped paseo and plaza provides usable pedestrian space between the buildings. Demolition has begun to remove a portion of the Press Telegram building which will create space for a landscaped paseo and plaza between the 2 buildings. Working in these marketplaces, often significantly different than our own, has not only provided additional diversification in our revenue stream, but constitutes a vital “feedback loop” wherein our domestic work (and staff) has benefited demonstrably from the knowledge gained and challenges met abroad. through our yet-unrealized project for one of the world’s largest convention centers, the rising Sports Complex constitutes further evidence of Nadel’s major impact in shaping this northern China metropolis. Our latest quest for work has taken us to Africa. While their marketplace is nascent, we are already happy to report progress on several significant fronts. In Nigeria, we are working with private clients to develop hotels, housing, and retail facilities in Abuja and Lagos. Similarly, we are assisting another client in his bid to create U.S.-style business and light industrial facilities in several Nigerian states. In Ethiopia, we will shortly begin construction on a data, training, and conference center for the Ministry of Finance. And, along with our Chinese joint-venture partner, we continue to wait impatiently for the results of a major competition for one of subSaharan Africa’s tallest high-rises.

PUBLIC SECTOR greg serrao, AIA | Director - Public Sector Nadel’s Public Sector division has been busy working on several long term projects for the County of Los Angeles and has recently completed the El Cariso Gymnasium and Community Center in Sylmar for the County of Los Angeles. In addition, Jim Connelly, AIA, Managing Principal of our San Diego office, is in the construction document phase of the City of San Diego Fire Station #22 located in Point Loma, CA. The El Cariso Park Gymnasium and Community Center, recently completed for the County of Los Angeles, is a 16,000 square foot design-build project located in the San Fernando Valley. Morley Construction is the general contractor. This project (described to the right) includes a new hardscaped entryway, landscaped courtyard and gazebo, landscaped parking area, accessible walkways and site lighting. Nadel prepared Design/Scoping Documents for the $160,000,000 rehabilitation of the 460,000 square foot Los Angeles County Hall of Justice. After preparing the Earthquake Evaluation Report and adaptive re-use plan, Nadel and its consultant team were retained for the renovation and upgrade of the building, transforming it into state-of-the-art office facilities. The tenants will include the County of Los Angeles Sheriff’s Department and the District Attorney. This project also includes a new 1,000-car parking structure. Constructed in 1925, the Hall of Justice is eligible to be listed on the National Register of Historic Places, and functioned as the County’s jail and courthouse for over 70 years. The building sustained major damage during the 1994 Northridge earthquake, was
red-tagged and vacated. Nadel and its consultant team evaluated the damage, developed repair options, cost estimates, and replacement alternatives in accordance with FEMA regulations. The Hall of Justice renovation is scheduled for completion in 2014. The Public Sector division has also prepared Design/Scoping Documents for the rehabilitation of the 80,000 square foot Bob Hope Patriotic Hall, listed on the California Register of Historic Resources. The project features a mix of office and conference space for the County and Veterans. The scheme accommodates 78 workstations and 8 conference/meeting rooms and a shared auditorium, kitchen and gymnasium. The project will be completed by the first quarter of 2013. We are also in the conceptual design phase of a new education project in Granada Hills, the Jewish Education Trade School (JETS). This is a technical college that gives young Jewish men the tools with which to lead productive, fulfilling lives, through a wellbalanced program of Judaic studies, vocational training and recreational activities.

Granada Hills, CA Nadel’s design will expand the current campus to include a 21,500 square foot, two-story culinary arts building, a 32,000 square foot, three-story full size gymnasium building with 17 classrooms and a 35,000 square foot, threestory, 300 bed dormitory building. The expanded campus would support 252 students, 58 teachers/staff and 109 parked cars. The total site area is 5.2 acres.

Nadel Architects moving forward... State of Nadel, Inc.
Herb Nadel, FAIA Nadel Architects has enjoyed a significant increase in the design of multifamily housing and mixed-use projects since the middle of 2011. We currently have over 5,000 apartment units in various stages of construction, from contract documents to entitlements. The majority of these projects, which range from $10 million to $120 million, are wood framed podium or wrap projects as well as several Type I highrises. We have also had a dramatic increase in our retail projects with many new community centers such as the Azalea Regional Shopping Center in South Gate, California and the Meridian Town Center in Idaho, along with a series of renovations and repositioning of older centers. JP Morgan Chase has also selected Nadel for the renovation and repositioning of a large number of new Chase Bank branches, impacting the workload in our Las Vegas office, as well as our other offices. Our Public Sector group recently completed the El Cariso Gymnasium and Community Center in Sylmar for the County of Los Angeles and is busy with the restoration of the 1925 Los Angeles County Hall of Justice and the 1926 Bob Hope Patriotic Hall. The group is also working on modernizations of several LAUSD schools and private schools have become a more active part of the practice as well. Office building renovations have also increased. Our commercial division is currently working on several office buildings being converted to medical space. Also, demolition has begun on the adaptive re-use of the 1926 Press Telegram and 1928 Meeker-Baker
buildings in Long Beach, which will be used as office space. As featured in this newsletter, our international work in China is revealing astonishing results with the final stages of construction of the Dalian Sports Complex. This 206-acre sports complex that we designed and masterplanned, boasts an 18,000-seat sports arena, a 65,000-seat soccer stadium, a 5,000-seat natatorium, baseball and tennis stadiums as well as a 5-star Kempinski hotel. All are scheduled to be completed for the Asian Games in July 2013. In Dalian, China we’ve designed and masterplanned an enormous convention center on a 4-square kilometer site that contains hotels, housing, office, public facilities and shopping malls, all of which will be accessed by a light rail line in an area that will service a population of 135 million people! We are extremely active in hospitality work with a number of domestic and international hotels in Nigeria, China, and Hainan Island. We also designed the masterplan of PW Estates in Hanoi, Vietnam, the infrastructure of which is now under construction. Needless to say, we are very pleased that throughout this recession we have remained a very active and prosperous architectural firm. We have recruited some new very talented architects, and sadly have had a few of our senior members retire such as Mike Salter, a 38-year employee, and Jerry Kramer, the head of our Retail Division. We remain cautiously optimistic about our future work which, as reflected above, appears to be improving significantly.
