RESEARCH / GRADUATE THESIS WORK TIME FACTOR AND ARCHITECTURE OF AFFORDABLE HOUSING

SOCIAL, POLITICAL, ECONOMIC PROCESSES

AIM The study stems from theoretical and practical aspects of adaptive structure design. The goal of this study is to develop a new method for affordable housing and urban residential environment design through the study of adaptable structures. Created method opens up an opportunity to determine new potentials for use of residential space. Taking into account the dynamism and variety of residential living, the method helps to forecast the possible adaptations of dwelling during its lifetime and therefore prolong its service life. Today in Russian architecture qualities of adaptability, flexibility, changeability and transformation are often perceived as a privilege of public buildings and expensive commercial housing. The hypothesis of the research is that they are most needed in affordable housing. This idea stems from the fact that inhabitants of subsidized sector usually have no chances for removal into a new housing unit each time when dynamics of life leads them to a conflict with their current living conditions. The aim of the research is to consider social factors and adaptable spatial structures in scenario planning as an instrument to accommodate time-based transformations into the architecture of affordable housing. The goals of the research also are: analysis of the basic concepts and techniques of 'adaptability', 'adaptive structures' and their close analogs; architectural programming for architectural design of an adaptive living environment and its use in the project of an experimental neighborhood in the city of Vologda.

Major demographic, cultural and economic process and their time cycles are identified and studied as a precondition and ground for adaptation. 'Mini cycle' is a change of events within days, weeks and months. 'Midi cycle' is one to ten years long period (changes in family composition, lifestyle, income and social status etc.). 'Maxi cycle' is a longer than ten years period (changes in building codes, financial and building industry cycles, 'aging' of population, processes of modernization and globalization in society, culture and economics, etc.).

In the aspect of stated problem the author considers theoretical and design approaches of Wright, Le Corbusier, Hertzberger, Priemus, Cache, Lynch, Schroeder, and also concepts of two-level development of space of Habraken, Kendall, Brand, Laugier, Semper, Duffy, Leupen, Heijne, van Zwol, be considered. The aim of the research is the consideration of spatial structures as the main source for adaptation in the architecture of affordable housing. The key stages of the research are: 1. a study and review of basic concepts and techniques in the sphere of “adaptability” and “adaptive structures”; 2. architectural programming for adaptive residential environment design; 3. design conceptual project of housing block for experimental neighborhood in the city of Vologda The research methods are: -analysis of social problems and observation of different residential life models; -consideration of the latest theoretical and design approaches in architecture of adaptive housing; -survey and interviewing of residents of several well-known adaptive social housing complexes in Denmark and Netherlands; -application of considered approaches into the affordable housing model development.

METHODOLOGY

In the foreign practice of designing adaptable housing its a long and repeatedly tested thing. The author decided to use this fact to find out how the residents rate the quality of similar houses of adaptability and how it is recently claimed. It was necessary to establish the direction of transformation and to ensure the viability of the concept. To do this, the author conducted interviews with the residents in the complexes of the Netherlands and Denmark, recognized model "Time-based architecture"

Among basic concepts of “time-based architecture” are 'support and infill', 'open building', 'loft', 'growing house', 'sound housing', 'open plan', 'directing', 'casco', 'polyvalent space' etc. The most prospective one for adaptable architecture of affordable housing seems to be the concept of 'layers' developed by Steward Brand and Bernard Leupen. Using it as a framework the author developed a model of adaptable residential area, where elements of the outdoor living space, ranging from infrastructure to urban furniture, are subject to the logic of 'permanent' vs 'changeable' structures. As opposed to the traditional standpoint, the concept of architectural design of adaptable buildings as a permanent scenario planning of upcoming social and spatial changes has been advanced. For this concept to be realized 'resident architect' living in the project is implied as well as special written 'operation manuals' for residents in order to assist them to use a whole range of strategies for adaptations.

The call of the A101 Block City competition to address the issue of standardization in is a rather difficult but very inspiring endeavour.

“The A101 Block City competition, organized for the Masshtab corporation in Moscow, envisioned the creation of a new city of 200.000 inhabitants near Moscow. The masterplan brief demanded that 80% of blocks have standard sizes. An open competition for the design of the blocks was organized. 210 architects from 20 countries took part – 147 projects are shown in this exhibition. They are presented here in the form of a catalogue from which and endless number of different cities can be built by simple replacing blocks with others”. Bart Goldhoorn

Almost all apartments are for rent, with a high level of flexibility and interaction between residence. 1. Bigger apartment - less rental cost. 2. Community studios for common benefit. 3. Deferent variety of transformations. Through all building the line of different PUBLIC SPACES going from the begining of building to the end. All types of public spaces are different.

INITIAL DATA This house was design by Australian architects group Peter Stutchbury Architecture. And realized by Severstal Steel Solution in Cherepovets city. There is particular ‘climate’ to understand new ideas. In Vologda Region is very complexity to do c o n t e m p o r a r y architecture. This house has been reconstractiving by reasons of bad quality of building and local cultural preferences

LIVING STEEL organized third competition to design steel house and an energy-efficient single-family home in 2008 year. In order to encourage the open sharing of ideas on sustainable design among the competition finalists. More than 1200 expressions of interest, from architects in 75 countries, were received for the third competition based in Cherepovets, Russia. The Selection Committee selected 247 submissions for further evaluation, arriving at a shortlist of 12 competition finalists. The winner of the third competition was Peter Stutchbury Architecture of Australia, whose entry explored the role of steel in the conservation of energy in a cold climate. The building is composed of simple, largely prefabricated elements to optimize available energy and minimize waste. The architects describe their buildings as a 'model of restraint and function' CONCEPT 'Systems have been kept simple – direct and largely passive. The life of the building is interactive with the energy it demands. Maintenance accompanies complexity; the repetition of elements and systems expands upon a knowledge accessibly analysed, therefore system failure can be easily identified. Our building systems are deliberately simple and of low energy demand. We initiated the idea that a centralised THERMAL WALL would provide much of the heating requirements. Aiming to save culture of minimalism and clearness architectural spaces we decide to use simple materials. MASTERPLAN OF ‘LOCOMOTIVE’ TERRITORY

DATE: Summer, 2011 POSITION: Architect PLACE: Design office by Lehova, Vologda PROGRAM: Sport complex, shooting range

Abandoned stadium Lokomotiv in Vologda city would be as one of main sport complex in North-West region. I developed masterplan, closed shooting range for distance 100 m, track for speed skaters, tribune for 1500 places, locker rooms for 200 sportsmens. The design was from sketchers to detail drawings.

MASTERPLAN OF NEW NEIGHBORHOOD Design houses for Surgut city (North of Russia). There are three type of house: mini, midi and maxi, separated by size. The concept of exterior design is develop house as compound contemporary style and traditional Russian house with national wood drawing, related to north Russian real estate.

MAXI - 252 SQ.M. MISSION Vologda is traditional small Russian town. There are a lot churches, old wooden houses, but public spaces is not comfortable. Urban environment is degraded, tiresome, boring and no place for activities. I am and my friends-architects come together and decide to do experimental social project for Vologda urban environment. We start from organizing workshop and did research of urban place with students, then chosen 5 public spaces and made projects. Funding for realize all public spaces was from commercial donations. We found financial by self. Many citizens help us to constrictive. This project became proud for the city and get Russian and international honors. Citizens thank us and use these public spaces for urban activities.
